Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

The interior designer Darren Palmer has snappily sold his home in Edgecliff, as the judge from the hit Channel 9 renovation show, The Block heads off to Bondi Beach.
Stylishly transformed since it was purchased for $1.35 million in mid-2013, the Walker Avenue property was tipped to fetch upwards of $2 million.
The three bedroom, two bathroom home secured a bullish $2.1 million on Friday evening through Pauline Goodyer of Goodyer Real Estate who had the listing inconjunction with David Malouf at LJ Hooker Double Bay.
It sold to a young couple who fancied the walk-in, do nothing design offering. 
The fully renovated Federation Edgecliff home had been scheduled for December 1 auction by Darren and his partner, the cosmetic industry CEO, Olivier Duvillard. 
The couple have decided to live the beach style with their son.

Block judge Darren Palmer secures quick Edgecliff sale

We have valuation firm Herron Todd White to thank for this quite startling revelation earlier in the week: “Signs of slowing have emerged in Sydney property markets.”
Were it not for the ground-breaking analysis and cutting-edge research of HTW, no one would have noticed that the Sydney market has been fading. 
The marked decrease in sales volumes since the start of the year would have passed us by.
The stark decline in auction clearance rates over several months would have gone unnoticed.
The significance of the steady increase in stock on the market would have been lost of all but the most brilliant among us. 
And the wind-down in the pace of price growth would have been quite meaningless.
Fortunately, HTW to the rescue, publishing a report that contains zingers like: “There are signs that the market may be cooling.”
Good grief. What were they thinking? Were they competing for first prize in a competition for under-statement of the year? Or was it the time-honoured tradition among the valuation profession of being unwilling to say anything meaningful for fear of being relevant? 
There are signs that the market may be cooling? Is there seriously some doubt that the Sydney market is in wind-down? 
This is sadly symptomatic of the absence of expert analysis in the residential property industry.
We had another example in a speech last week by Reserve Bank assistant governor Malcolm Edey, in which he made the most common mistake in real estate “analysis”. This is the theory that says that if Event A coincided with Event B, therefore Event A must have caused Event B.
It’s irrelevant that there are five or six other events that also were aligned with Event B - Event A has had the most publicity, so Event A gets the prize.
So APRA made some announcements and then signs emerged, a la HTW’s rip-snorting expose, of a cooling in the market, therefore APRA must have caused the de-heating. 
Obviously.
This overlooks the reality that the Sydney market peaked and started its gradual wind-down long before APRA had its self-indulgent brain-explosion.
The Sydney market peaked in the December Quarter last year. Sales activity dropped in the March Quarter, dropped again in the June Quarter and continued its steady dissipation in the September Quarter.
Little by little, that has been reflected in other data. 
Clearance rates are now below 60% for the first time in three years, following a pattern of decline stretching back months.
The latest quarterly price data, always a long way behind the real game, indicates Sydney growth has fallen back to levels on a par with Adelaide and Brisbane.
 But Edey, as a boffin who gets no closer to the coal face than his computer screen, sees only “tentative evidence that sentiment may now be turning”.
 I fully agree with the growing list of pundits calling the end to Sydney’s boom. I’ve been writing about it for the past 5-6 months.

Investors have traditionally made up a considerable portion of buyers in the Mildura region.
They have been buying modern stand alone dwellings in the $250,000 to $350,000 price bracket, says valuation firm Herron Todd White.
In their November review they suggested the demand from local investors has been relatively stable during the past few years, while demand from out of town buyers was higher than normal during the period from around 2010 to early 2015, boosted by the activity of several promoters who were selling house and land packages, often at prices not supported by local evidence.
"Demand from out of town buyers appears to have slowed during 2015, partly affected by a strengthening in land prices and a resulting shortage of affordable land. It is also possible that this pool of buyers has reduced, due to the slowing economy in the resource states," HTW said.
"We expect local investors to remain active, despite some tightening in lending criteria and concerns that interest rates may rise."
The report added homes that are attractive to investors typically contain 3 or 4 bedrooms and are less than 20 years old, thereby providing depreciation allowances and less maintenance issues.
"Low vacancy rates have contributed to rents for this type of property increasing by around $20 per week in the past two to three years.
"This has helped keep gross yields between 5.5% and 6%.
"Yields for small units are higher, however these traditionally have shown less capital gain."

Perth suburbs Balga, Rivervale and East Cannington are reporting a 10% price adjustment from peak level dwelling prices, according to Herron Todd White.
Herron Todd White's October Month in Review said local agents are having difficulty accurately pricing properties due to the subdued market.
"This is particularly prevalent in well established locales such as Kardinya, where recent sales activity indicates price adjustments of over 10% in some cases," HTW said.
"While modest compared to 2014 levels, sales of modern 3-bedroom, 2-bathroom dwellings on lot sizes ranging from 300 to 450 square metres in establishing suburbs are dominating the market.
"Examples include Piara Waters ($450,000 to $525,000), Lakelands ($320,000 to $370,000) and Aveley ($400,000 to $450,000)."

Herron Todd White's October Month in Review said the greatest growth has come from four or five bedroom houses on an 800 to 1,200 square metre block around the Wimmera River.
The report said unit sales are limited due to the relative affordability of housing. 
"The recent growth in the upper end price bracket from $400,000 to $600,000 is beginning to impact the mid price range older housing stock from $300,000 to $400,000 and small price movements have been experienced in some sectors of this market in recent times.
"The price movement has seldom reached the lower end price bracket. 
"An example of this top end growth is the sale of a 3-bedroom, 2-bathroom modern home on McPherson Street that sold in May 2014 for $450,000 and recently re-sold in June 2015 for $470,000 which displays value growth of 4.4% year on year."

The top sale of the week was a six bedroom waterfront home with private wharf in the NSW suburb of Avalon, according to CoreLogic RP Data.
The property, <a href="https://www.realestate.com.au/property-house-nsw-avalon+beach-120938241" target="_blank">17 Riverview Road, Avalon Beach</a> (above) sold for $5,700,000 through David Watson and David Mackay of LJ Hooker Avalon Beach.
It last sold at $910,000 in 1983 as a land value for the 2076 sqm holding. More than $5 million was being tipped for the six bedroom home.

The couple has moved back to their home town of Melbourne where she recently took up the post of chief executive of the State Library of Victoria.

The top sale of the week was a six bedroom manor in Sydney's Strathfield on 1,460 sqm of land, according to CoreLogic RP Data.
The property, <a href="https://www.realestate.com.au/property-house-nsw-strathfield-120869501" target="_blank" style="line-height: 1.3em;">19 Newton Rd, Strathfield, NSW,</a> (above) sold for $5,850,000 through Steven Devine and Aaron Papadimatos from Devine Real Estate Strathfield.
But since it last traded in 2004 at $4.6 million it represented subdued 2.2 percent annual growth over the decade.
