Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Queensland is a lovely place. Chinese buyers seem to be snapping up everything in sight. Why, then, does the Queensland government report that investors from Switzerland, Germany and Holland own more hectares of land than do those from China?
To be fair, the British own even more than these other Europeans. The United Kingdom’s position as Queensland’s number-one foreign land owner is understandable. So, too, is the lead they have on everyone else.
The POMs own more of Queensland than the Swiss, Germans, Dutch and Chinese – put together. That makes sense, because the British have been acquiring land since the days of the First Fleet.
It is the paltry amount of land owned by the Chinese that surprises, given how Chinese purchases have dominated the news over the last few years.
It's not for lack of trying. Since 2011, Chinese have pushed their share of Foreign Investment Review Board approvals for real estate purchases up by more than 50 percent. Last year, Chinese applicants received approvals on a record of $12.4 billion of investments.
On the other hand, Chinese investors have only been buying property in Australia during the last half decade. Earlier, they did not not have the desire, the wealth or the practical ability to purchase property in other countries.
So, while the British had been piling up Australian riches since January 1788, Chinese have only been investing in this country on any real scale since 2010. This helps explain why the Chinese have not yet accumulated the same level of assets as investors from other and much smaller nations.
There is another reason Chinese possessions in Queensland are less than one-ninth the extent of British-owned. Many Chinese buyers are either individual home-owners, or developers.
The developers aren't buying huge tracks of land. They prefer urban sites that are just the right size for an apartment building or two.
Needless-to-say, the individual homebuyers are also purchasing on a one-by-one basis. Many also go on to become Australian citizens, so the property they purchase is no longer owned by a foreign national.
In other countries, as wealth as has risen, so too has ownership of foreign real estate. Most observers expect China to play catch-up over the next decade or two.
China will continue purchasing real estate overseas at a rapid pace, although of course with fluctuations in specific locations.
By 2025, you might expect China to own more Australian property than the Dutch or the Swiss. They may even challenge the British, although I personally think that will take longer.

Real estate agents in Queensland's Mackay are fielding increased sales enquiries driven by local first-home buyers, according to the latest quarterly report from the Real Estate Institute of Queensland (REIQ), indicating confidence in the economy and property market.
Local property projects like Somerset Park, off Bedford Road in Andergrove, are reporting increased enquiries.
Developed by Trinity Property Consultants, Somerset Park will have 250 homes, duplexes and townhouses built across four stages over the next two to three years.

Queensland's cheapest weekend auction result was a townhouse at Eagleby - sold at $64,000 less than its last sale.

It is not the first in the complex to sell for less as another sold at $290,000 on completion has sold recently at $227,000, an even bigger loss.
There are around 100 townhouses in the scheme with resales at losses now totalling 15 or so.
Records show another sale matched the purchase price with just two vendors recorded as making gains of around $10,000 over the years.

A row of seven terraces in Mary Ann Street built nearly 150 years ago and a cottage in Hackett Lane, Ultimo are going on sale to raise funds for affordable housing near the city.
Set in a leafy, heritage-rich urban precinct on the edge of Sydney city, each of the spacious Victorian terraces have the potential to be an ideal investment or renovation opportunity.
Darling Harbour and universities are a short walk away.
"The properties were purchased over 20 years ago and no longer meet the demand for affordable rental housing required close to the CBD," said Janelle Goulding, CEO of City West Housing, which is focused on budget homes.
Selling agent Peter Gordon of Cobden &amp; Hayson will auction the homes on October 29.
The nearly 30 residents of these houses have been relocated to newer accommodation in nearby areas and the funds from the sale would be used to build homes for up to 100 people in the city, said Goulding.
City West Housing is a not-for-profit affordable housing developer in Australia, and in the last 20 years has built more than 650 homes for nearly 1,400 people.
“This is the first time that these historic properties have been offered individually for sale and we are confident they will be very popular with owner occupiers, builders and investors alike. They are very substantial properties with terrific upside and it’s a very exciting location in terms of amenity, future growth potential, lifestyle and history,” said Peter Gordon.

Victorian terraces in Sydney's Ultimo go on sale

Channel 9 sports commentator and former World Surfing Champion legend Mark Warren and his wife Helen have secured $2,435,000 for their northern beaches home.

Their renovated North Avalon home with vaulted bamboo ceilings sold through LJ Hooker Palm Beach’s David Edwards who was suggesting $2 million plus for the home in North Avalon's so-called golden triangle.

Set two minutes walk to the beach and rockpool, the home sits on a <a href="https://palmbeach.ljhooker.com.au/35AF6Z/15-harley-rd-avalon-beach" target="_blank">level 930-square-metre Harley Road block</a> with tropical gardens. Its kitchen was designed by Brian Boaler.

The empty nest couple, who will downsize locally, bought it for $365,000 in 1995.

Surfing champion Mark Warren sells on northern beaches

Stockland has reported its residential sales remained robust with a further 1,557 net deposits for the latest quarter, with project release timing in Sydney especially influencing the result.
First quarter deposits combined with the deposits already on hand at the end of FY15, totalled 5,299.
The majority will settle in FY16, with the balance in FY17, managing director Mark Steinert said.
The listed property group was very well placed to achieve its target of 6000 residential settlements this year.
“This result provides a high level of confidence for our earnings outlook this financial year and confirms that the markets where we operate remain healthy, underpinned by 73% owner occupier demand,” Mr Steinert said.
Its offshore buyers continue to represent less than 1% of net deposits.
“Residential markets around the country are at different stages, however, our active projects are generally well placed in high demand, low supply corridors.
“In line with our previous commentary, we expect markets in Sydney and inner Melbourne will moderate with a more normalised level of growth.
"Brisbane is showing improvement, Melbourne growth corridors remain sound and Perth has continued to slow as anticipated.
“We remain confident we are well placed for these conditions and will continue to capitalise on strong demand for our differentiated and affordable offerings.
"Our new projects continue to strengthen our returns with operating profit margins over 14%.
Stockland launched two new residential projects in the first quarter -<a href="https://cityofcolour.com/vision/overview" target="_blank"> Aura on the Sunshine Coast</a>, the largest project in Australia under single ownership, which has attracted over 900 leads since launching earlier this month.
Stockland’s first stand-alone medium density project, <a href="https://www.stockland.com.au/residential/vic/arve/" target="_blank">Arve in Ivanhoe Melbourne,</a> (pictured above) is already 80% pre-sold.
