Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

The longstanding Gold Coast family and development company Chippendale Group, headed by fifth-generation family member and local businessman Daniel Chippendale,&nbsp;has received approval for the boutique development, Eva on Tenth.

The development of 48 apartments at&nbsp;1214-1220 Gold Coast Highway, in the heart of the emerging Palm Beach precinct and between Tallebudgera and Currumbin Creeks, has been designed by BDA Architecture, who were inspired by the natural landforms of the Burleigh Headland.

The South East Queensland developer Marquee Development Partners are continuing to bulk up their apartment development pipeline, following the speed of their latest Kirra Beach.

Marquee&#39;s Kirra Beach apartment development SOL didn&#39;t even hit the market, selling out all 46 apartments in the in-demand&nbsp;Kirra Beach in just 10 days.

The development, which&nbsp;will go down as one of the Gold Coast&#39;s fastest sell-outs,&nbsp;was Marquee&#39;s eighth project, and they&#39;re set to launch their ninth.

Their next Gold Coast project, Northshore, is north of the Kirra hotspot, in the equally booming&nbsp;north Palm Beach area.

Sherpa Property Group are set to continue to change the shape of Palm Beach with their luxury apartments.

The development firm, led by Christie Leet, has lodged plans for Perspective Nexus, their latest in the Perspective chain. The proposal comes after sell-out success at the nearby Perspective 488 and Perspective Two Sea.

Located on 1581&nbsp;sqm at&nbsp;949-953 Gold Coast Highway, Sherpa are planning a 14-storey building pitched at the downsizer. There will be just 34 apartments, half of the site's allowable density.

There will be just three and four-bedroom apartments, including three impressive three-level, four-bedroom sky-homes, which each has its own private roof access where there will be a pool and spa and 360 degree views across the Gold Coast.

The respected Sydney-based developer, Abadeen Group, has officially launched&nbsp;its first Gold Coast project.

Abadeen, founded and run by property industry veteran&nbsp;Justin Brown, is behind the latest Palm Beach tower, Villea.

The 69-apartment tower at 26 Mawarra Street has one,&nbsp;two and three-bedroom apartments,&nbsp;designed for owner-occupier.

Just two weeks in to its sales launch and half of the apartments in The Tally, the latest apartment development to hit the market at Palm Beach, have already been snapped up.

The 45 apartment building, developed by Scott Dolso&#39;s&nbsp;MVGS Property Group at&nbsp;14-18 Twenty Eighth Avenue, has been a hit with local owner-occupiers&nbsp;in particular, KMSM agent Chez Fraser says.

Fraser has&nbsp;fielded over 1,200 enquiries so far.

&quot;Gone are the days of waiting for an agent to be get in touch and chasing&nbsp;buyers who have enquired on the project,&quot; Frazer says on the current booming market, adding that she&#39;s never been so busy.

Fraser&nbsp;says there are a few stand out features of the project which are dragging a high level of enquiry, namely the location.

&quot;The location is pretty extraordinary&quot;, Frazer says, adding that the development is not far off the Gold Coast Highway for transport links, and the apartments either overlook Burleigh Heads, Tally Creek, or the beach.

There&#39;s the affordable entry point of the development as well, a big drawcard in the current market with the wave of new&nbsp;multi-million dollar apartments targeting the luxury downsizer and owner-occupier dominating the off the plan market space.

Frazer believes we won&#39;t see two-bedroom apartments of this level for some time. They start from $650,000, with two bathrooms and two car spaces.

The majority of buyers have been local owner-occupiers, with a handful of first home buyers and a few interested from interstate.

The Tally, spanning&nbsp;nine levels and designed by BDA Architecture, has a yoga lawn on the ground level and a rooftop which has a swimming pool with views across the beach.&nbsp;Completion is slated for early 2023.

Strong demand from buyers has seen half of the 16 residences snapped up prior to the project&rsquo;s retail sales launch.

NPA Projects Director Andrew Erwin saying he&#39;s seen interest from Gold Coast locals, as well as from Brisbane, and Melbourne.&nbsp;

Sales launch at Pask's luxury Esplanade, Palm Beach apartment development

The Seven Group media heir Ryan Stokes is set to develop an apartment block on his recently acquired double block on Gold Coast’s Palm Beach.

Stokes, managing director and&nbsp;chief executive of Seven Group Holdings which his father Kerry Stokes founded in 1991, recently doubled the size of his Jefferson Lane holding, paying $4,625,000 for a holiday home on 406 sqm. That gave him a total of 814 sqm. Stokes spent $3,375,000 on a four bedroom home on 408 sqm next door in 2016.

And now Stokes has lodged plans for&nbsp;Akuna, a boutique block of just 13 apartments designed by the Brisbane-based Modulus Architecture at 39-41 Jefferson Lane, Palm Beach.

Akuna, which derives from the Aboriginal word meaning “flowing&nbsp;water," will span&nbsp;nine levels and&nbsp;comprise nine three bedroom apartments and four four bedroom apartments.

“Contextually, the development is conveniently located within proximity to a range of retail, restaurant and wellness facilities, providing residents with an increased level of amenity.”

Taking inspiration from the curls of a breaking wave,&nbsp;Akuna’s sculptural form evokes a sense of fluidity and calm. Concrete upstands bend and curve their way around each articulated floor plate and terminate much like a wave crashing back into the ocean. Each floor level is articulated with a series of breaks and extensions that mirror the effect of natural resonance. Pushing in and out to provide balconies and quiet moments to view the magnificent coastline.&nbsp;

Built Form&nbsp;

The sculptural form appears to float over the street level but seamlessly integrate with the natural surroundings along the beach front.&nbsp;Akuna&nbsp;is study in horizontality, broken by finite vertical elements. Slab extensions and breaks are positioned so as to provide glimpses to the water but provide privacy to neighbouring sites. Setbacks are considered with the view to reduce overlooking. Rear setbacks to balconies are calculated from the Sea Wall A-Line, with the street front setbacks exceeding four metres to the bulk form of the building. Elegant curves wrap and fold around the façade whilst providing a level of protection to the apartments from the afternoon sun. Bedrooms and living spaces are positioned to capture vistas north to Surfer’s Paradise and south to Coolangatta. Noting the 29m height limit,&nbsp;Akuna&nbsp;looks to maximise its coastal outlook by providing a series of elevated roof zones which follow the natural contour of the ground. All 9 levels are contained within the stated 29m height limit.

A pool and sculptural planting creates an increased level of activation to the street and provides the opportunity for passive surveillance to the public footpath and street face to the north of the site. Car &amp; bicycle parking is contained within the basement zone, providing four visitor carparks accessible from the street, and an additional 30 residential carparks secured behind an access controlled gate. Bicycles are located within the basement, with a collection of visitor bicycles located on grade adjacent the lobby.&nbsp;

Materiality&nbsp;

A refined palette of carefully selected materials envelope the elegantly winged floorplates; profiled concrete provides a reference to the striations of shells, whilst the battened façade screens allude to the natural tones and colours of found items along the shoreline. The allocation of extra large balconies in each apartment supports flexible living patterns and enables semi-outdoor living all-yearround in the sub-tropical climate. The building design (interior and exterior) responds to multiple site parameters such as orientation, context, environment and public realm integration. The directionality and openness of the building towards the ocean was of primary importance, driving the design process. The location of the core and stairs towards the south-west fa&ccedil;ade work to maximise privacy and the amount of open space available towards the favorable North East aspect.

The refined shape and form of the building is the result of a responsiveness to the parameters mentioned. The resultant building allows for an interesting tension between solidity and transparency allowing for enclosure and openness from within protecting from unfavourable conditions (western sun, southerly winds, potential overlooking neighboring buildings) and opens and embraces the favourable summer breezes and beautiful views to the beach. The morphology and self-sufficiency of certain clam shell species inspired the curvaceous form of the apartment pods that read as individual elements horizontally.

The elegant facade articulation derives from the recognized need to give the project more privacy towards the southern neighbour as well as protect the building envelope from prevailing winter winds, providing an enclosed side and an anchor point for the apartments to open and extend towards the northern and eastern facades.

The continuous curvilinear shading device provides climatic control and reduces heat loads and also allows for protection from prevailing winter winds. Visually this shade device creates individual pods per apartment and provides a high level of modulation and presents an attractive sculptural interface to the south east corner. Planters to the North protect and bring privacy as well as bringing greenery to the building helping it to touch lightly and integrate with the ground plane.

This iconic corner will create a unique sense of arrival to the prospering suburb of Palm Beach on approach from Jefferson Lane as well as a beautiful visual addition from Gold Coast Highway and the pedestrian experience will be optimised through the active engagement of the ground plane with street orientated landscape solutions. This new landmark will be an engaging architectural asset for the urban fabric of the coastal city.

The Melbourne-based national&nbsp;developer Hirsch &amp; Faigen have officially launched Hemingway, their first apartment development on the Gold Coast.

Prices will range from $450,000 to $2 million in the&nbsp;Palm Beach residential project which will comprising 78 apartments over 14 levels. The penthouse is priced at $4 million.

Rothelowman&nbsp;have designed the tower which has been described as&nbsp;a multi-storey reimagining of the area&rsquo;s humble holiday shacks from the late 1950s and 1960s.

Named&nbsp;after the famous author&nbsp;Ernest Hemingway, Hemingway is located at 1267-1273 Gold Coast Highway and&nbsp;will front the&nbsp;exclusive Jefferson Lane beachfront enclave.

Matt George, Hirsch &amp; Faigen&rsquo;s head of sales and marketing,&nbsp;said they were determined to push the bounds of architectural design to pay homage to the charming beach shacks while exuding contemporary design excellence.

&ldquo;We went above and beyond to make it feel as though each apartment was its own full scale beach house, just mere metres away from the water&rsquo;s edge while boasting those luxury finishes that makes the home feel like an indulgent retreat,&rdquo; George said.

Residents of Hemingway will have access to a range of lifestyle amenities including its own ground-level caf&eacute; and communal open space with a swimming pool, pool lounge, barbeque area and outdoor cinema.
