<p>There’s no shying away from the fact that the Bri​sbane property market is the best performing market in the country.</p>

<p>New apartments are being snapped up, and enquiry is at an all-time high across Apartments.com.au throughout the state, with demand strong across every development, location, and price point.</p>

<p>The imbalance between limited supply and rising demand has seen prices climb significantly in recent years — pushing Brisbane up the capital city rankings for median dwelling value, now sitting just behind Sydney.</p>

<p>While every suburb is experiencing growth, some untapped pockets are showing even stronger potential. That’s according to Place Bulimba agent Ally Edmonds, who sees real opportunity in Bris​bane’s inner eastern suburbs, where supply is unlikely to increase dramatically.</p>

<p>“Brisb​ane is going through a prolonged growth cycle across almost every market,” Edmonds says.</p>

<p>“History shows that suburbs with low supply continue to see long-term capital growth, outperforming the rest of the market. That’s exactly what we’re seeing in these smaller suburbs within the East Brisb​ane growth corridor.”</p>

<p>Edmonds points to suburbs such as Bulimba, <a href="https://www.apartments.com.au/developments/cannon-hill-qld-4170">Cannon Hill</a>, and Murarrie, all of which sit close to the city but remain undersupplied.</p>

<p>Values are tracking strongly, according to property data analytics firm Cotality — and it’s the unit sector that’s doing the heavy lifting.</p>

<p>While Bulim​ba is the headline suburb of the east thanks to its riverfront positioning, prime location, and thriving retail and family-home market, the surrounding suburbs are benefitting from the spillover effect.</p>

<p>In the past three months, dwelling values in Bulim​ba have lifted 4.3 per cent, with growth of 1.7 per cent in Murarrie and one per cent in Can​​non Hill. At a unit level (apartments and townhouses), growth has been even stronger.</p>

<p>Mur​arrie leads the way, with unit values up 5.3 per cent, outpacing Bulim​ba (3.5 per cent) and C​a​n​non Hill (3.3 per cent). Mur​arrie also presents a value opportunity, with a median unit price of $863,000 — some $165,000 less than Buli​mba.</p>

<p>Edmonds is currently selling the third and final stage of <a href="https://www.apartments.com.au/new-apartments/park-hill-village-collection-murarrie-19-governor-terrace-murarrie-qld-4172">Park Hill Village Collection</a> in Murarrie, the only new apartment development on the market in the area.</p>

Low supply, high returns: Why downsizers and professionals are targeting Brisbane’s inner east

<p>Leading South East Queensland developer <a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> has officially launched stage two of Amargo in Palm Beach, the first of its affordability-focussed Flourish brand of new developments.</p>

<p>Stage two, The Canopy Collection, introduces 28 luxury residences, including four penthouses, which will be released to market later this year. Sherpa launches next stage of Amargo, Palm Beach

<p>National developer Time &amp; Place has submitted a State Significant Development Application to the NSW Government to get its Potts Point redevelopment of The Chimes building on Macleay Street approved and underway.</p>

<p>Last year they had submitted the plans for the SJB-designed building through the City of Sydney Council. They are planning a brand new 12-level building with 34 apartments, reduced from the 45 previously put forward.</p>

<p>SJB noted in its Design Report they "investigated in detail the distinctive character of the site and local context."</p>

<p>"The proposed design responds carefully to the natural and built features of the site, social, economic and environmental conditions, and the layered history of Potts Point. The proposal has been designed to fit with and enhance the overall quality of the historical high-density community of Potts Point."</p>

<p>SJB added that the proposed design provides&nbsp;multi-bedroom units to cater to the demand for quality housing in the high density area of Potts Point. The majority of apartments have three bedrooms.</p>

<p>"This replaces the low density of existing apartments on site, which consists predominantly of studio apartments without balconies."</p>

<p>Time &amp; Place have spent a reported $85 million buying all of the 80 studio apartments and car parks in the nine-level building that dates back to the mid-20th century when it was designed by Hugo Stossel, a modestly well-known post-War émigré architect who designed a number of similar residential apartment buildings in Sydney’s inner eastern suburbs.</p>

<p>“Over the last 24 months, Time &amp; Place has worked collaboratively with owners at The Chimes, Potts Point, as well as representatives from the City of Sydney to ensure fair and considered outcomes were achieved for all involved," Time &amp; Place Director Evan Papadopoulos told Apartments.com.au late last year.</p>

<p>“A priority for our team has been to ensure that communications with all stakeholders have been consistent, thoughtful and clear from the outset. We will approach this next step in the same spirit of transparency and open-mindedness we have adopted over the course of this acquisition."</p>

<p>“We look forward to continuing to engage with the wider community to achieve positive outcomes for this iconic Potts Point site.”</p>

<p>The recent plans suggest it will cost around $100 million to construct the new building, that will feature ground-floor retail fronting Macleay Street and resident amenity in the form of two lap pools, and an outdoor gym on the third level, as well as additional communal space.</p>

<p>The affordable housing component, which has triggered a 30 per cent uplift in height of the building, will be operated by Bridge Housing Limited, who will assume&nbsp;management of the affordable housing dwellings within the project for a minimum of 15 years.</p>

JWLand opens display apartment at De Burgh, Lyneham, offers $5k deposits

<p>Rob Steer's&nbsp;<a href="https://www.apartments.com.au/developers/steer-developments">Steer Developments</a> is doubling-down on Palm Beach, expanding its footprint with a new tower near the sand.</p>

<p>Steer has joined the ranks of developers taking up what is becoming precious land on Jefferson Lane, one row back from the beach.</p>

<p>He is seeking to develop Jardin, a nine-level, code-assessable building with 40 two- and three-bedroom apartments at 234-236 Jefferson Lane. Steer worked with the landowners to put together three sites totalling 1,242 sqm.</p>

<p>Steer had Plus Studio design the building, which "unfolds" among curated gardens, the Design Report submitted to the Gold Coast Council noted.</p>

<p>It said the building is&nbsp;“inspired by the essence of the Mediterranean, framed by sunlight, shaded by greenery, and elevated by form”.</p>

<p>A central architectural spine is accentuated by vertical planting, while stepped terraces to the west cascade toward the highway with integrated greenery.</p>

<p>Steer is currently delivering&nbsp;<a href="https://www.apartments.com.au/new-apartments/c-te-palm-beach-3-thirteenth-avenue-palm-beach">Côte</a>, just 17 apartments nearby on Thirteenth Avenue. After GCB, the builder of the project, collapsed, Steer brought development in-house, establishing SunBuilt.</p>

<p>Steer is the latest to join the ranks of Jefferson Lane. Recently Josh Foote's Ignite Projects launched Retreat Palm Beach, and Tim Gordon's Gordon Corp, in another joint venture with the Mathieson family, launched Elle on Jefferson.</p>

<p><span>The investor market in Mount Gambier is currently strong with a mix of both local and out of town investors, according to the August Herron Todd White (HTW) residential report. </span></p>
<p><span>The valuation firm took a look at investor markets across the nation. </span></p>
<p><span>The report suggests properties in Mount Gambier are generally cheaper compared to say Adelaide or Melbourne. Paired with low interest rates and returns of approximately six to seven per cent, there is a much better return for property.</span></p>
<p><span>"After speaking with local agents, it is clear that the market in Mount Gambier has not slowed due to the effects of Coronavirus and while it was expected that rental prices would drop due to the increasing supply of short term rentals being listed as long term rentals, this has not deterred investors," the valuation firm said. </span></p>
<p><span>Houses have been hitting the market </span>and some are receiving offers within 48 hours, often at the asking price or higher, with many going to the highest and best offer.</p>
<p>Investors are generally after houses that present well and are low maintenance, within the price range of $200,000 to $350,000. The return for anything above this will likely not be as strong, the report noted. </p>

<p><span>The government’s incentive to build has definitely spurred the market, with over 20 land sales in the popular Springview Drive division within the past couple of weeks, however this hasn’t been a huge benefit to investors as they cannot simply build and rent these houses out straight away on completion of the build.</span></p>
<p><span>"Within the Mount Gambier region, typical investors tend to invest in a mixture of units and detached houses, which are likely to be in the $150,000 to $250,000 price range.</span></p>
<p><span>"For depreciation benefits they also invest in new houses, ranging from $250,000 to $350,000," the valuation firm said. </span></p>
<p><span>A division popular with investors in Mount Gambier is the O’Leary Road division . An example of a recent sale within the division is below. </span></p>
<p><a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-133040070" target="_blank">3/20 O'Leary Road</a> (pictured below) is a small three-bedroom, one-bathroom dwelling with a single garage under the main roof, on an allotment of approximately 450 square metres. <p>A semi-detached three-bedroom duplex at <a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-132470002" target="_blank">13 Schinkel Street </a>(pictured below) can be purchased for $100,000 to $130,000, with an achievable rental for these dwellings being around $190 to $200 per week.</p>
<p>This provides a gross yield of approximately ten per cent. The capital growth would not necessarily be good, and the quality of tenant may also be an issue, but the return is pretty competitive.</p>
<p>The property below sold for $109,000 and achieves a rental of $195 per week. This is a yield of 9.3 per cent.</p>

Mount Gambier investor market remains strong: HTW residential

<p><span>"As restrictions begin to ease and some normality resumes, we remain positive that the impact will be limited, however are not naive to the fact that there will be ramifications within the property market," the valuation firm said. </span></p>
<p><span>"Now, where to spend a lazy $700,000", the report continued. </span></p>
<p><span>The report suggests few dwellings sell for more than $700,000 and demand for property tends to reduce significantly when the market value is greater than $700,000. </span></p>
<p><span>Within the past 12 months there have been a limited number of houses sold for $600,000 to $700,000. </span></p>
<p><span>Typically, up to $700,000 will allow you to purchase a character dwelling in a sought-after central location.</span></p>

<p><span>The valuation firm suggests that in locations across the nation, the downtime delivered by isolation has spurned on owners looking to improve their assets through maintenance and upgrade. This month's HTW residential report highlights where renovations are on the rise and the price points and outcomes those markets can expect.</span></p>
<p><span>"Whilst the market has softened as a direct result of government enforced restrictions and general economic uncertainty, we are yet to see this reflected in any value correction.</span></p>
<p><span>"As restrictions begin to ease and some normality resumes, we remain positive that the impact will be limited, however we are not naive to the fact that there will be ramifications within the property market," the valuation firm said. </span></p>

<p><span>What about renovations?</span></p>
<p><span>Bunnings is certainly packed on the weekends and our DIYers are making the most of lock down time! However, from what we can see at the moment, it would appear as though the top priority on everyone’s renovation list is to complete small jobs that were already on the to do list," the valuation firm said. </span></p>
<p><span>Larger renovations often take longer to plan and generally rely on the availability of tradies and they are not easy to grab in our region at short notice.</span></p>
<p><span>"In our region, major renovations need to be considered quite carefully. The cost of demolition, altering and reconfiguring existing improvements can quickly make any renovation very expensive, without necessarily seeing any improvement in the dwelling," the valuation firm said. </span></p>
<p><span>"Prior to completing any major renovations we would recommend that home owners ascertain the current value of their home (have a valuation done), consider the cost of the proposed renovations and then add the two amounts together. </span></p>
<p><span>"What can you buy in the current market for a similar price? Are you best to do the proposed renovations or perhaps consider buying a property at a similar total cost where someone has already done all the hard work? This is a simple way to have an informed opinion on the best way to tackle the question of whether to renovate or not." </span></p>

<p><span>The outlook for 2020 for Mount Gambier is that the housing market will remain stable throughout the year, according to a recent Herron Todd White (HTW) residential report. </span></p>
<p><span>"We are not aware of any obvious indicators that will have a significant impact on the local economy and the property sector," the valuation firm said. </span></p>
<p><span>As seen in the graph below, house sales for 2019 were at similar levels to where they have been since 2014 and it is expected that this trend will continue throughout 2020. </span></p>
<p><span>The report notes the median housing price has increased slightly in recent years, however there is still a large supply of housing and land for sale, which does impact on growth in the region.</span></p>

<p><span>There was a significant drop between 2010 and 2011 when the market declined, however there has been a steady incline in sales since then, with sales within this range now the highest they have been in the past 10 years. This may be something to watch this year to see whether sales within this range </span>continue to increase or we start to see a few more house sales above $500,000.</p>
<p>A three bedroom house in Mount Gambier was sold for $465,000 in December last year. </p>

<p>"The market has remained relatively stable over the past 12 months with similar market conditions to last year.</p>
<p>"For $500,000 you can purchase a similar property this year to what you could last year." </p>

<p>The report suggests that the number of house sales occurring in the first quarter has been steady.</p>
<p>In 2014 house sales were slightly higher, however there has not been a significant drop in sales numbers which are still much higher than in 2011 when the market dropped back.</p>
<p>"The most purchased dwelling price range within the last 12 months is $200,000 to $250,000," the valuation firm said. </p>
<p>"There are few dwellings purchased over $500,000 or under $150,000.</p>
<p>"The $200,000 to $250,000 price range is affordable for people entering the market and for investors looking at a property which provides a stable rental return."</p>
<p>A three bedroom house in Mount Gambier has been sold for $225,000.</p>
<p>Built in 1994, the house at<a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-128096338" target="_blank"> 4 Winfield Court </a>(pictured below) comes with three bedrooms, lounge room, timber kitchen and private rear yard.</p>

<p>It was sold for $610,000 in May.</p>
<p>Located minutes from Mount Gambier and schools, the house at<a href="https://www.realestate.com.au/sold/property-house-sa-moorak-123887258" target="_blank"> 158 Telford Road</a>, Moorak (pictured below) comes with four bedrooms, study, timber kitchen, and open living areas.</p>

<p>The report notes that properties located within the Lakes location and centrally around the town centre have shorter listing times than most other areas, as they are tightly held locations.</p>
<p>The median sale price has been slightly increasing over the past five years and property prices have remained stable.</p>
<p>"The overall feel of the market at the moment is that it will remain relatively steady throughout the remainder of the year," the valuation firm said.</p>
