Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

When designing its debut Gold Coast apartment development, developer Polycell tried to find a way to create a point of difference in what else was on offer in Broadbeach.

Their conclusion was to bring on not one, but two of Australia's most celebrated architects to design <a href="/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a>, a sculptural 42-level tower in the heart of the <a href="/developments/broadbeach-qld-4218">booming suburb</a>.

BDA Architecture Director Darren Greenway said The Rochester has a really strong independent character.&nbsp;

“BDA’s philosophy is to create enduring architecture," Greenway said.

"The Rochester is different to other buildings in the Broadbeach precinct. Its unique form is more elegant and linear, with soft curves to the edges, that relate back to the more fluid parts of the beaches and the hinterland of the Gold Coast.

“Having a really simple floorplate, with elegant slight curves to the balconies, very horizontal lines, and vertical contrasting elements, makes it more timeless in the architecture. When people are moving along the esplanade, or up Surf Parade, they’ll see this clean, timeless line."

BDA Associate Patrik Pelikan said the overall experience of The Rochester has been none of trying to achieve excellence; almost like a club, that once you are part of it, it elevates you.

“Every apartment is orientated and crafted to its location within the building. We wanted to create an upmarket coastal feel, more refined and elegant through the detailing of the interior palette. So, we used high-end materials, in coastal tones – the whites, the creams, the sands, the timber. It’s about a series of little details and moments," Pelikan said.&nbsp;

“The entertainer’s kitchens are specifically designed for each unit, and they flow into the living room areas. The balconies have been meticulously crafted to provide beautiful views, but at the same time give you privacy.”

The Rochester, now over 80 per cent sold, has 182 two and three-bedroom apartments across a 42-level tower at 143 Surf Parade.

Since the pandemic hit Australia, there's arguably not been a suburb in Australia that's been more in vogue than <a href="/developments/palm-beach-qld-4221">Palm Beach</a>&nbsp;on the <a href="/developments/gold-coast-qld">Gold Coast</a>.

Data from Apartments.com.au's new data product, <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, showed that from 2020 to 2021, enquiry spiked 130 per cent, driven by local and interstate purchasers snapping up luxury beachfront apartments.

Enquiry levels returned to early pandemic levels in 2022, namely due to the fact several developments sold out quicktime, but the appetite to live in the coastal enclave did not abate, with search traffic to Palm Beach staying consistent. There was simply much more demand than there was supply.

Josh Foote's <a href="/developers/ignite-projects">Ignite Projects</a> took just eight weeks to sell all 34 apartments at <a href="/buildings/cabana-1-nineteenth-avenue-palm-beach">Cabana Palm Beach</a>, where sale prices ranged from $1,775,000 to just over $5.5 million.

It was the same story with developer&nbsp;<a href="/developers/pask-group">Pask</a>. Launching during the pandemic, they sold out <a href="/new-apartments/esplanade-474-the-esplanade-palm-beach">The Esplanade</a>, named after its position on the dress circle street that runs down to Burleigh Heads. The 15 apartments on the beachfront sold between $3.2 million and over $7.1 million.

One of the main reasons southern dwellers descened on Palm Beach was how much it flew under the radar. The quiet neighbour of Burleigh Heads, Palm Beach had been void of new developments until the demand spurred by the pandemic to live on the Gold Coast became aparent, those from the southern states in particular had a narrow brief; Gold Coast, and as close to the beach as possible.

Palm Beach has been one of the most active suburbs for development site sales.

Since the start of 2021, around 25 per cent of total sales by site amalgamation and sales specialists GV Property Group has been in Palm Beach, only second to Broadbeach.

After the boom that saw the likes of Cabana, Esplanade, <a href="/buildings/the-tally-14-twenty-eighth-avenue-palm-beach">The Tally</a> and Hirsch &amp; Faigen's <a href="/buildings/hemingway-1267-1273-gold-coast-highway-palm-beach">Hemingway development</a> sell out, the suburb remained in hot demand, but supply wasn't there to match it. When a project like <a href="/new-apartments/seaclusion-202-4-twenty-first-avenue-palm-beach">Seaclusion</a>, 40 one two and three-bedroom units on Twenty First Avenue entered the market, the majority of apartments were snapped up within a month.

It wasn't until earlier this year that the tap was turned back on. Prominent Gold Coast developer Sherpa brought to the market Perspective Nexus, 35 apartments at&nbsp;949 Gold Coast Highway&nbsp;that have race to 75 per cent sold, while fellow renowned local developer&nbsp;<a href="/developers/marquee">Marquee Development Partners</a>&nbsp;launched <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a> to similar fanfare. Over 80 per cent of the 75 apartments on offer were snapped up, making La Belle the fastest selling project on the Gold Coast in 2024.

The apartment pipeline for Palm Beach looks strong, as demand will be somewhat to be satisifed by the number of developments waiting to hit the market.

<a href="/developers/sherpa-property-group">Sherpa</a> is soon to launch <a href="/new-apartments/flourish-on-sixth-ave-6-12-sixth-avenue-palm-beach">Flourish on Sixth</a>, the first development of its Flourish brand that caters for a wider range of buyers with a diverse mix of 94 one, two and three-bedroom apartments.

Tim Gordon's <a href="/developers/gordon-corp">Gordon Corp</a>, in another joint venture with the Mathieson hospitality family, is <a href="/news/qld/first-look-exclusive-gordon-corp-team-up-again-with-mathieson-family-and-join-booming-palm-beach-off-the-plan-apartment-market">teaming up again</a> to create a development that is also expecting to attract several buyer camps.

Recent data released from CBRE suggests new apartments are set to get more expensive, with CBRE forecasting prices could jump by as much as 20 per cent by the end of 2026.

CBRE is forecasting build prices are forecast to grow 23 per cent by 2026, as supply tightens to around 45 per cent below pre-pandemic completion rates over the next five years.

CBRE’s Pacific Head of Research Sameer Chopra said newly built apartments are commanding a premium price compared to older stock.&nbsp;

“These premiums are justified by changing consumer expectations around amenities, like building security, lift access, flooring to rooftop gardens and gyms, which typically come with newer builds,” Chopra said.

New one-bedroom apartments are delivering a 16 per cent premium compared to older apartments, new two-bedroom apartments are at a 30 per cent premium, and it’s 45 per cent increase for newly built three-bedroom apartments.&nbsp;

Urban.com.au CEO, Mike Bird, says we are seeing the gap between off the plan and established units continue to grow.

"Historically there hasn't been much backwards movement in the cost structure that drives new apartment pricing, so that suggests the only way the market can unlock the supply is by the price of established growing through increase lending capacity driven by the upcoming rate cut cycle."

The report forecasts rents will grow by 25 per cent ($170 per week) between 2024 and 2029 across 59 suburbs in Australian capital cities. By 2029 it’s predicted the rent for a two-bedroom apartment will exceed $600 per week across 90 per cent of precincts.

<h2>The Supply Factor</h2>

CBRE’s Apartment Vacancy and Rent Outlook 2H 2024 estimates over the next 10 years, demand for housing is expected to benefit from a combination of population growth (+3.9 million), employment growth (+2.6 million) and rising income (+$36,000).

In terms of supply, delivery of new apartments is expected to be around 50,000 per year from 2025 to 2029, but population growth is expected to require an apartment supply of approximately 75,000 per year to avoid further falls in vacancy.&nbsp;

In Sydney, apartment delivery is expected to average 12,100 per year from 2025 to 2029, well below the 30,000 average demand for housing stock per year. In the next three years, city-wide vacancy is expected to fall from 2.2 per cent to 1.5 per cent.

Apartment delivery in Melbourne is expected to average 8,700 per annum over 2025-2029, nearly 35 per cent below Sydney, however demand for housing stock is likely to average 37,000 per year over the next five years. The supply and demand inbalance should continue to drive down city-wide vacancy rates from 1.8 per cent to 1.4 per cent, CBRE suggests.

Brisbane's demand for housing stock is likely to average 18,000 per year, but apartment delivery is only expected to be 4,200 per year which should drive vacancy rates from 1.5 per cent to 0.9 per cent.

<h2>The Demand Factor</h2>

CBRE's Q3 2024 Residential Valuer Insights revealed that 43 per cent expect apartment value growth over the next 12 months, with the highest conviction in Perth and Brisbane metro.

CBRE's forecast suggest 60 per cent of new supply purchases will be from owner-occupiers. Over the past 25 years, the demographic has comprised 64 per cent of all purchases.

Current data shows there's still strong demand from New South Wales, with traffic from Queensland's southern neighbour accounting for around a third of total listing views.

There’s no slowing down for new apartment development in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

The in-demand southern <a href="/developments/gold-coast-qld">Gold Coast</a> suburb, which has arguably been one of the most popular areas in the country since the onset of the pandemic, is finally seeing supply that meets the continued heightened demand for new apartments.

The latest plans are from B.K.A Holdings Pty Ltd, a company directed by solicitor David Ingwersen.

B.K.A is planning two towers across the amalgamated six-lot, 2,472 sqm site at 1395-1405 Gold Coast Highway and 436-438 The Esplanade, located on the prized eastern side of the highway.

Several single-level commercial buildings, currently tenanted by BWS and Marie's Pizza, as well as a single-level beach shack on The Esplanade, will make way for what is being dubbed Est Palm Beach in the planning documentation.

The two 13-level buildings have been designed by architecture firm Plus and will home 98 two, three and four-bedroom apartments.

Plus wrote in their submission to the Gold Coast City Council that the proposed development&nbsp;is crafted by location and considered with design.

"Its close proximity to the beach and thriving community, together with quality building amenities, provides its residents the ultimate experience in lifestyle living," Plus, led locally by Danny Juric, wrote.

The Planning Report by Zone Planning suggested the proposed development has been thoughtfully designed to allow for both towers to predominately operate independently, sharing only access, on-site circulation, waste management, and infrastructure connections.

"The two towers have been designed in consideration of each other and the broader community, maintaining important view corridors towards the ocean and hinterland, as well as along the Gold Coast Highway corridor," Zone noted.

"Each of the units include a generous provision of private open space which capitalises on views towards the coastline and hinterland, maximising outlook through the considered aspect of the buildings.

Zone said the proposal will provide 98 additional dwellings in a location that is well-located to accommodate an increase in residential density.

"The proposed units vary in their size and typology – contributing to housing supply and diversity."

The development is seeking to trigger the 50 per cent building uplift provision in the City Plan, exceeding the designated 29m height limit in place.

Gold Coast units have experienced robust growth throughout 2024.

According to the latest data from property analytics firm CoreLogic, unit values in the <a href="/developments/gold-coast-qld">Gold Coast</a> increased by 0.6 percent in September, marking a 1.5 percent rise for the quarter.

The median unit price, which surpassed $800,000 last month, has now reached over $807,000—an increase of 12.3 percent since the beginning of the year.

In fact, this growth has outpaced that of houses, which have shown a slight decline of 0.1 percent in September, despite being up 12.1 percent for the year.

September was particularly active in the off the plan apartment market, with notable activity coming from <a href="/developments/main-beach-qld-4217">Main Beach</a> and <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

There was a mix of new apartment supply in Main Beach in September, as well as supply to come.

Builder developer Alroe Construction launched <a href="/new-apartments/lune-main-beach-19-21-rankin-parade-main-beach-qld-4217">Lune Main Beach</a>, a boutique block of six villa-style apartments across the road from Broadwater.

This facilities level includes a residents' lounge with a games area, a library, and various lounge spaces.

The biggest proposal in September however came from the heart of the Gold Coast.

Local developer <a href="/developers/andrews">Andrews Projects</a> revealed it was the buyer of the well-known <a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise">Orion Towers site</a>. One of the towers was approved at over 100 levels, which would have made it one of the tallest towers in the southern hemisphere.

Andrews however has pared back the plans for 1,100 apartments, instead opting for two 37-level towers with just under 400 apartments.

In September, we spoke to three different off the plan buyers, to understand their buyer journey and what they bought.

Two of the buyers were downsizers, one from Brisbane and one from the Gold Coast, and the other was an investor who recently bought three off the plan apartments in the last six months.

September was a busy month in the Gold Coast off the plan apartment market, with significant activity in Main Beach and Palm Beach in particular

Local developer Andrews Projects has submitted plans for its largest project to date: a $700 million twin-tower development in <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>.

Andrews Projects purchased the 5,700 sqm site, two blocks from the beach at <a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise">3006-3016 </a><a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a><a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise"> Boulevard</a>, earlier this year. It's the well-known Orion Towers site, which had approved plans for two 104 and 73-level towers with 1,100 apartments.

In collaboration with renowned architects Bates Smart, <a href="/developers/andrews">Andrews Projects</a> has completely changed the original design, reducing the density by 65 per cent. The project will now feature two curved 37-level towers with 394 apartments ranging from one to four bedrooms.

The two residential-only towers will rise above a six-level podium that includes a double-height residents’ foyer, a co-working space for residents, a publicly accessible café opening onto a landscaped outdoor seating area, and four levels of above-ground parking enhanced by cascade planting.

With the growing trend towards wellness and urban bathhouses, residents will have access to state-of-the-art facilities on level six. These include two large outdoor pools, a Hammam, a steam room, plunge pools, saunas, a fully equipped gymnasium, and BBQ picnic areas, all integrated and framed by extensive subtropical landscaping.

The apartments, located from level seven through to level 37, feature&nbsp;wrap-around balconies designed to provide indoor-outdoor living.

The considered design staggers and rotates the two towers in opposite directions to maximize the number of apartments with beach and river views, with most two and three-bedroom apartments enjoying dual or triple aspects.

Andrews Projects Sales Manager, Sarah Andrews, said the project&nbsp;aims to establish a new residential address that embodies the essence of high-rise coastal living in Queensland’s distinctive subtropical environment.

“We are thrilled to be working with Bates Smart to bring this visionary project to life," Andrews says.

"Over the past few months, we have developed a fresh approach to beachside living, crafting apartments that offer enhanced liveability with abundant natural light, cross-flow ventilation, and dual-aspect living areas."

Andrews says the Gold Coast market&nbsp;is severely undersupplied, and this situation is likely to worsen.

"This project will help meet the demand, and we look forward to working with our construction team and the <a href="/developments/gold-coast-qld">City of Gold Coast</a> to deliver this iconic project.”

Andrews is currently building <a href="/new-apartments/cascade-robina-116-laver-drive-robina">Cascade</a> at Robina, another two-building development. They recently completed Dune <a href="/developments/main-beach-qld-4217">Main Beach</a>.

Boutique developer&nbsp;<a href="/developers/arena-property-group">Arena Property</a> has filed plans for its largest tower to date.

Arena, the developer behind the luxury low-rise apartment development Lana Bilinga, is proposing a 28-level building in <a href="/developments/main-beach-qld-4217">Main Beach</a>.

Plus Architecture has designed the tower, named Belle Vie—French for "beautiful life"—to feature two distinct sections, separated by an amenities level on the 18th floor. This facilities level includes a residents' lounge with a games area, a library, and various lounge spaces.

Adjacent to the lounge, is a wine cellar, a private dining room, and an outdoor sunset dining area. This level also offers a dedicated work-from-home space with a boardroom, as well as a 91 sqm gym that includes a Pilates studio, a sunrise yoga deck, and a functional training room.

The levels beneath 18 incorporate 56 quarter-floor, two-bedroom apartments, each with a study or multi-purpose room, while above level 18 are 14 half-floor, three-bed units.

There are two four-bedroom apartments, the three-level penthouses, each with a dedicated home office and its&nbsp;own 120 sqm plus rooftop with a pool, spa, outdoor kitchen, lawn, and firepit area.

There are more amenities on the top of the podium, in the form of a swimming pool with a spa and a wet deck, hot and cold plunges, and a sauna.

The three-level podium, and basement, will have parking for 100 vehicles.

Plus said Bella Vie is situated in a pristine Main Beach location, on an amalgamted 1,010 sqm site at 47-49 Pacific Street, currently occupied by a three-level walk-up with 12 units.

Main Beach is undergoing a huge transformation from a lifestyle perspective with the redevelopment of the Marina Mirage shopping precinct, the Manta Ray residential and commercial development and Ritz Carlton hotel among several other key developments that will put&nbsp;<a href="/developments/main-beach-qld-4217">Main Beach</a>&nbsp;on the world map.
