<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. They recently launched <a href="https://www.apartments.com.au/new-apartments/jardin-house-by-lowe-living-camberwell-335-camberwell-road-camberwell-vic-3124">Jardin House by Lowe Living</a> in Camberwell, their first development in the Stonnington LGA.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

Plans have been lodged for the consolidated site at <a href="https://www.apartments.com.au/new-apartments/1359-1365-centre-road-clayton-vic-3168">1359-1365 Centre Road</a>, where Norus is seeking approval for 218 apartments across a 12-storey apartment building designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">Life Architecture</a>.

The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

"Public benefits include an affordable housing contribution, a new pocket park, generous landscaped setbacks, deep soil planting and integrated Water Sensitive Urban Design."

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Lada had initially looked at the established market to downsize, but the draw of living somewhere that hadn't ever been lived in before was too strong.

"It's almost like buying a used car versus buying a new car," Lada said.

That was the overarching view of experienced property investor Dale Boseley when he decided to secure three off the plan apartments in the Gold Coast recently.

"The best way to make money in a booming market is to utilize the time that is coming," Dale says.

Boseley, who hails from Victoria but has lived across the country, first looked at property in the Gold Coast in 2016, assisting his uncle when he was looking for an owner-occupier apartment.

He ended up buying in Rainbow Bay, off the plan. So when Dale decided to invest money into the Gold Coast market, that's where he started. After just a few short weeks of searching, he quickly turned to the off the plan market.

“We asked ourselves a question, ‘Where's the best place to make money in a rising market?’”

"We looked at off the plan, and sure there's always a risk in buying something, however, we found less of a risk after research and due diligence. The Gold Coast market not only attracts local buyers but also sees significant investment from Sydney and Melbourne. The demand-supply imbalance in the region appeared substantial, and we believed it was an opportunity we could capitalize on."

Like any good investor, Dale analysed various locations and the submarkets within those locations.

"We looked at the established market, however, we felt sellers were asking top dollar for really bottom quality product," Dale said.

"We got close to a few purchases, but one didn't go ahead due to concerns with the building and pest inspection, and the other didn't want to sell for the fear of it becoming an Airbnb."

Dale would go on to secure a completed apartment in Jewel Residences in Surfers Paradise, and off the plan in Sherpa's Perspective Nexus in Palm Beach, Harbour Shores in Biggera Waters by Lewis Land, and in Rainbow Bay's Radia by Paul Gedoun's S&amp;S Projects.

"What is important as an investor first and foremost is that the numbers stack up," Dale said.

"It's all about yield, potential growth and how much the forecasted rental covers the mortgage. After that though, it became about investing in a tight-knit community, something which the Gold Coast has in spades."

It was this mantra that saw Dale reach out to Sherpa Property Group to buy an apartment at <a href="/new-apartments/perspective-nexus">Perspective Nexus</a> in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

"Sherpa's commitment to the community was someone we wanted to be a part of," Dale said.

"They go further than just creating luxury apartment buildings, they're clearly a part of the local fabric of Palm Beach and the Gold Coast, and that plays an important part in the off the plan buying process."

Sherpa is&nbsp;<a href="/news/qld/sherpa-donate-1-2-million-apartment-proceeds-to-serving-our-people">donating all the proceeds</a> of a $1.2 million apartment in Perspective Nexus to charity Serving Our People. They've also recently revealed their new brand collection, Flourish, which will offer a more diverse range of housing options to cater for more than just the high-end downsizer. They have one, two and three-bedroom apartments in the building of 94 units on Sixth Avenue, with the one-bedrooms starting in the $600,000's.

Dale also secured an apartment in Harbour Shores in Biggera Waters, driven by the reputation of veteran developer Lewis Land.

"Lewis Land is another developer who you can hang your hat on to do the right thing by its buyers," Dale said.

"The masterplan they're putting together is unreplicable in the current land and built environment. When a product is scarce, the price goes up, and that's why we invested in Harbour Shores."

The reputation component was at play again with S&amp;S Projects, as was the scarcity factor of available new apartments in Rainbow Bay.

"We're well and truly invested in the Gold Coast, both financially and physically, and we're excited to see all the new developments come to life."

The Garden Homes have either two or three bedrooms and are priced from $1.35 million, while the Horizon Homes are priced from $850,000. They're a mix of&nbsp;one-bedroom two-living area apartments, two-bedroom apartments with two living areas, and three-bed options.

The COVID-induced boom changed the face of the off the plan apartment market in the Gold Coast.

Since the start of 2020 when various lockdowns were in place on both a state and federal level blocking those coming and going form Australia, the Gold Coast market has been one of the strongest property markets in the country.

As the country got back to normal and borders reopened, demand didn't wane. However, one of the biggest changes in the new development market is the type of apartments being developed in the <a href="/new-apartments/gold-coast-qld">Gold Coast</a>.

All but gone are the large skyscrapers, barring a few from Harry Triguboff's <a href="/developers/meriton">Meriton</a>. Now in vogue is half and full-floor apartments, catering to the local downsizer and affluent southern state dweller either looking for a tree change or a future retirement apartment on or near the beach.

The change in dwelling make-up has pushed first home buyers out of the market. The median price of a unit in the Gold Coast has also soared over the past few years. Now over $800,000, the median unit price is only just behind that of Sydney ($859,000).

The increase in prices, dwelling change, and quickfire increase in the interest rates, pushed first home buyers out of the market. Or so it seemed.

Data from MatterFact, the new data product from Apartments.com.au, shows a huge willing from first home buyers in 2024. A third of enquiry&nbsp;on Urban across the <a href="/developments/gold-coast-qld">Gold Coast</a> in 2024 has been from first home buyers. They've even out-enquired investors.

Across 2023 first home buyers made up 30 per cent of enquiry, and 2022 and 2021 it was less than 15 per cent.

While there's been a significant shift in apartment configurations on offer, there are still some opportunities for first home buyers, however&nbsp;they need to act fast in most circumstances.

With the cost of construction, and the low returns for one-bedroom apartments compared to three and four-bedroom apartments, developers just aren't creating a meaningful number of one bedrooms within their developments.

We've had a look at what Gold Coast apartment developments have options for first home buyers.

<h2>What: Flourish Palm Beach</h2>

<h3>Where:&nbsp;6-12 Sixth Avenue, Palm Beach QLD 4221</h3>

<h3>Who:&nbsp;Sherpa Property Group</h3>

Prominent Gold Coast developer, <a href="/developers/sherpa-property-group">Sherpa Property Group</a>, is one of few developers championing affordability with their new collection of apartments.

They've created a new brand, Flourish, which will cater to a wide range of buyers, including first home buyers.

Their first installment of apartments under Flourish is <a href="/new-apartments/flourish-on-sixth-ave-6-12-sixth-avenue-palm-beach">Flourish Palm Beach</a>, 94 apartments across a 13-level building with some of the entry-level unit prices in the $600,000's.

Located at 6-12 Sixth Avenue, Flourish Palm Beach will still have all the bells and whistles of a modern development, with a resident pool, barbecue areas, and garden retreats as part of the building.

With just 10 one-bedroom apartments on offer, first home buyers will have to act fast to secure one.

<h2>What: Ombre Robina</h2>

<h3>Where:&nbsp;46 Scottsdale Drive, Robina QLD 4226</h3>

<h3>Who:&nbsp;Immerse Projects</h3>

<a href="/developers/immerse-projects">Immerse Projects</a> is also catering to a wide demographic at its <a href="/new-apartments/ombre-robina-46-scottsdale-drive-robina">Ombré Robina</a> development, with a mix of 95 one, two and three-bedroom apartments.

The one-bed units, which have two living areas, are priced from $749,000

Ombre's amenities include a pool, residents' lounge, and landscaped outdoor areas.

Construction at Ombre Robina started in June. Builder <a href="/builders/greyburn">Greyburn</a> is forecasting a late 2025 completion.

Over 50 per cent of the apartments have been snapped up. More than 70 per cent of purchasers so far have been local.

<h2>What: LAANI Mermaid Beach</h2>

<h3>Where:&nbsp;26-28 Alexandra Avenue, Mermaid Beach QLD 4218</h3>

<h3>Who:&nbsp;Dankav Developments</h3>

A handful of the one-bedroom apartments at Dankav's under-construction <a href="/new-apartments/laani-26-28-alexandra-avenue-mermaid-beach">LAANI</a> at <a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a> are priced at $780,000.

Rarely is there an opportunity to buy a new one-bedroom apartment in Mermaid Beach, with the suburb dominated by luxury beachfront homes and high-end, boutique new developments that are more likely to be priced from upwards of $2 million.

LAANI, on Alexandra Avenue bordering <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, comprises just 46 apartments across an 18-level building designed by BDA.

LAANI features a string of hotel-style amenities including a&nbsp;heated pool, gym, sauna, cinema room, and communal workspaces.&nbsp;

<h2>What: 180 one &amp; two-bedroom apartments</h2>

<h2>Where:&nbsp;20 Queen Street, Southport</h2>

<h3>Who:&nbsp;MRCB</h3>

While not yet in market, Malaysian developer <a href="/developers/mrcb">MRCB</a> is set to bring an injection of affordable stock to the Gold Coast.

They recently settled on a well-connected site at 20 Queen Street, <a href="/developments/southport-qld-4215">Southport</a>, currently home of the Sundale Motel, and quickly submitted plans for a 20-level building with 180 apartments.

The 92 one-bedroom and 88 two-bedroom apartments will all likely come in under $1 million.

The development falls in line&nbsp;with the Queensland Government’s Homes for Queenslanders and the Australian Government’s National Housing Accord, aiming to contribute to addressing the national housing crisis by adding much-needed housing stock in a rapidly growing region.&nbsp;

The building will feature amenities such as a pool, gym, and barbecue areas.

<a href="/developers/mrcb" target="">MRCB</a>&nbsp;International Sales and Marketing Director, Kevin Zhang, said the&nbsp;Southport development is aimed at capitalising on the prime location.

“The north-facing apartments will have unobstructed views of Broadwater, while residents will also enjoy easy access to all the popular dining, entertainment and shopping precincts of the central Gold Coast right at their doorstep, with access to the light rail.”

How first home buyers can still get into the off the plan apartment market in the Gold Coast

The continued bullrun of unit growth in the Gold Coast has pushed the median value over $800,000.

So far in 2024, the unit market, which incorporates both apartments and townhouses, has jumped nearly 10 per cent, data from property analytics data firm CoreLogic shows. The median started 2024 at $724,000.

August showed another strong month for units, according to CoreLogic, recording 0.6 per cent growth.

The housing market tells a similar story, which is why downsizers are driving demand for new apartments and townhouses up and down the Gold Coast.

The median house value in the Gold Coast is $1,218,000, which in capital city terms, would be the second most expensive capital only behind Sydney.

CoreLogic’s Head of Research, Eliza Owen, noted that markets like the Gold Coast, along with Perth, Adelaide, and Brisbane, are outpacing other regions, thanks in part to a surge in demand for more affordable property options. This is reflected in the fact that unit values in most capital cities are now growing faster than house values.

<h2>What happened in Gold Coast’s off the plan apartment market in August</h2>

The Gold Coast's largest development for decades kicked off its construction in August.

Lewis Land, one of the pioneers of Gold Coast development founded by the late Bernard Lewis back in the 1950, broke ground on their landmark Biggera Waters masterplan, Harbour Shores.

<a href="/developers/lewis-land-group">Lewis Land</a>&nbsp;Chief Executive Officer Brett Draffen said the vacant 16-hectare site, which has been held by the group for more than 40 years, would be transformed into a vibrant ‘village of villages’ that will ultimately be home to more than 4,000 people.

<a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a>&nbsp;has received a 6 Star Green Star Communities rating from the&nbsp;<a href="/news/a-greener-future-green-building-council-australia-discuss-climate-change">Green Building Council</a>&nbsp;of &nbsp;Australia, a world leadership standard, making it the most sustainable development in the history of the Gold Coast.&nbsp;

Greyburn will deliver the first collection of residences. Around 40 per cent of the first stage has been reserved, with Colliers handling the sales.

Designed by&nbsp;<a href="/architects/bda-architecture">BDA architects</a>,&nbsp;Harbour Shores&nbsp;will evolve over the next decade to deliver a mix of boutique apartments and villas, communal open spaces and parklands, a 1.2-kilometre waterfront boardwalk, private marina berths, and a range of resort-style resident amenities.&nbsp;&nbsp;

Another city-shaping development is also set to get underway with the approval of the redevelopment of the Gold Coast Turf Club.

The joint venture with the Gold Coast Turf Club and Tony Fung's Aquis Australia will see a new $370 million delivered. Known so far as the Sunlight Lifestyle Precinct, the new community will home eight new buildings, including three high-rises which will house most of the 582 apartments and 63 short-term accommodation suites.

Tower A and Tower B will also house the rooftop amenities like a swimming pool, outdoor dining area, sauna, spa, and an indoor function room, while Tower C, the tallest at 19 levels, will feature a two-level day club with a central pool, cabanas, day beds, pavilions, restaurant dining, bar space and a VIP lounge.

The remaining residential buildings will be low-rise, located away from the track, featuring ground-floor amenities along a sub-tropical boulevard.&nbsp;

The Sunlight Lifestyle Precinct project will span over seven years and aims to transform the area into a dynamic precinct that complements the Turf Club and nearby Home of the Arts (HOTA).

There was plenty activity on the beach in August.

The only apartment project to launch to the market was <a href="/buildings/malo-broadbeach-8-jubilee-avenue-broadbeach-qld-4218">Malo</a>&nbsp;in <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, the latest instalment from&nbsp;<a href="/developers/morris-property-group">Morris Property Group</a>.

The 16 half-floor apartments, designed by <a href="/architects/guida-moseley-brown-architects">Guida Moseley Brown Architects</a>, feature three bedrooms and expansive views across the Gold Coast skyline.&nbsp;

Morris, with its own building arm, has been quietly building the boutique development, launching to the market just months before it completes. They're expecting to welcome buyers before the end of 2024.

Malo’s location offers residents easy access to Surf Parade, known for its dining options, as well as Pacific Fair, the largest shopping centre on the Gold Coast.

Several developers bolstered their apartment pipeline last month, with a handful of notable applications submitted to the Gold Coast City Council.

The largest pipeline of apartments by one developer is no doubt Harry Triguboff's <a href="/developers/meriton" target="">Meriton</a>. They have once again filed for a new high-rise in Surfers Paradise.

The new development,&nbsp;<a href="/new-apartments/shore-meriton-126-the-esplanade-surfers-paradise">Meriton&nbsp;Shore</a>, at 126 Esplanade Surfers Paradise, takes its name from the 52-year-old high-rise, The Shore, which currently sits on the vast 3,460 sqm site along with The Dolphins boutique apartment block and several high-street retail spaces.

<a href="/developers/meriton" target="">Meriton</a>&nbsp;Shore will have 519 one, two, three and four-bedroom apartments across a 73-level tower designed by&nbsp;<a href="/architects/cottee-parker-architects" target="">Cottee Parker</a>&nbsp;with landscaping by DBI.

The 3,460 sqm site is less than 300&nbsp;metres from the under construction Iconica, 260 metres from Ocean that was completed in 2022, and 700 metres from the recently launched Cypress Palms, set back from the beach on Cypress Avenue.

The four developments total well over 2,000 apartments.

Down the coastline,&nbsp;<a href="/developers/mosaic-property-group" target="">Mosaic Property Group</a>&nbsp;finalized&nbsp;plans for their newly acquired beachfront development site in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

&nbsp;

The nine-level building, designed by <a href="/architects/bureauproberts">bureau^proberts</a>, will replace a 1980s apartment block and will feature 32 luxury apartments.&nbsp;

The new development will have a mix of seven two-bedroom and 25 three-bedroom apartments. The apartments will sit above two levels of basement parking for 67 cars. It will form part of Mosaic's Masterpiece Series of luxury new apartment developments.

Another interesting development application in August came from Malaysian developer&nbsp;<a href="/developers/mrcb" target="">MRCB</a>, who is currently delivering Vista at Surfers Paradise.

They filed for a 20-level tower at 20 Queen Street, <a href="/developments/southport-qld-4215">Southport</a>, offering 180 one and two-bedroom apartments, configurations left behind in current market conditions.

City Beat September 2024: Gold Coast unit median tips over $800,000

When drawing up plans for its 12th residential apartment development on the Gold Coast, Sherpa Property Group set out with a goal.

The objective from the outset was to maximise liveability for the residents of the nine-level building on the eastern side of the Gold Coast Highway in&nbsp;<a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

When designing Perspective Nexus, Sherpa enlisted <a href="/architects/hal-architects">HAL architects</a> to deliver a premium collection of 35 spacious apartments. There are two, three and four-bedroom apartments on offer, including&nbsp;two half-floor penthouses and three two-storey sky homes with private rooftops.

“We partnered with HAL Architects to ensure that Perspective Nexus is designed to seamlessly integrate lifestyle, location and liveability, offering the Gold Coast’s most liveable floorplans,” Clarke said.

Perspective Nexus will feature 79 car parks for both residents and visitors, including electric car charging stations, individual apartment storage, a car wash bay, parcel delivery storage and cold storage.

Perspective Nexus enables and celebrates beach living, with outdoor showers and a dog-wash area to cater to locals seeking to downsize and enjoy the beach which is just a stone’s throw away.

The building will also have a resident-only wellness centre with&nbsp;a magnesium spa, sauna and steam room. Internal stairs will lead down to the resident’s exclusive recreational area that will feature a spa, pool, wellness garden, and private dining area with an outdoor kitchen.&nbsp;

Sherpa has appointed LPS Group as the project builder. LPS has already commenced construction on Perspective Nexus and are expecting completion in Q3 2025.

Only a handful of apartments remain, with 80 per cent of homes already snapped up.
