<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

Gold Coast-based QNY Group and veteran Melbourne-based developer Glenvill&nbsp;have received sign off for a boutique apartment project on one of the most revered spots in the whole of Broadbeach.

The first project in the joint venture has become more boutique since its initial plans were submitted to the Gold Coast City Council back in May.

Initially the plans for were 21 apartments across 24 levels at 21 Broadbeach Boulevard. Now there will be just 12 full floor apartments, and a two-level beach house, across 15 levels.

The location of the tower, almost on the corner of Armrick Avenue, which straddles the Broadbeach Bowls Club and Broadbeach Park, and Broadbeach Boulevard, means it can take in uninterrupted views of the beach, capturing a 240-360 degree view corridor from Surfers Paradise to Coolangatta, as well as the hinterland.

Designed by prominent architects Contreras Earl Architecture, each single floor residence consists of three bedrooms, three bathrooms, and a study. Plus Architecture has designed the interiors and Urbis has been appointed as landscape architects to ensure the building enhances the look and feel of the leafy Broadbeach Boulevard corner.

QNY Group director Anthony Quinn says, through a collaborative design process, the project team was able to address council’s concerns regarding height, ultimately leading to an outstanding design outcome.

“Our team worked closely in consultation with council officers along with councillors to re-design the building to satisfy council’s initial concerns regarding height, and the result is an even more bespoke residential offering that lends itself to the exclusive position that is 21 Broadbeach Boulevard,” Quinn says.

Online search is up, and so is foot traffic. With just two months to go until the end of the year, a number of developers have seen enough early enquiry to be getting their projects in market before we close 2022 and new projects start launching in 2023.

We've had a look at the best Gold Coast projects launching before the end of 2022.

Developer: Gallery Group 
Address: 211 Surf Parade, Surfers Paradise 
Apartments: 93</h2>

The national property developer Gallery Group is set to launch North, its sister project to Chalk on Surf Parade, in the coming weeks.

There will be 93 apartments in North, which will be taller than Chalk at 28 levels. Over two thirds of the product mix in North is two-beds. There will be 26 three-bed apartments and two four-bedroom skyhomes, as well as a ground level business centre, a gym on level 11, and a pool on level 12.

North has been designed by architects MAS, who&nbsp;took cues from Chalk. The aim was to create a "distinctly recognisable form that integrates into the established character of the area, whilst complementing its southern neighbour.

"Apartments have been designed with coastal living at the forefront of mind, with expansive living zones transitioning out to articulated balconies, offering privacy and comfort and encouraging the notion of sub-tropical Queensland living," MAS noted in their submission to the Gold Coast Council.

Developer: Chapter Two

The Brisbane developer Chapter Two is set to break into the Gold Coast market with its much anticipated Holm, Rainbow Bay development.

The development approved project, in the sought-after Rainbow Bay pocket in Coolangatta, will see 86 apartments developed across the 12-level project on Eden Avenue, just one row back from Rainbow Bay Beach and Greenmount Beach.

Two-bedroom apartments are expected to start in the $800,000's, one of the most affordable products in the area which has been one of the hottest pockets since the pandemic.

They'll offer a rare trifecta of views, with ocean river and Gold Coast hinterland outlooks, including views over Snapper Rocks.

Designed by Plus Architecture, some&nbsp;of the two-bedders will offer additional multi-purpose rooms, the same deal with the three-bedroom apartments.

The development will incorporate a top-floor residents’ club on level 12 that will include an ocean view infinity-edge pool; spa, sauna and steam room; a modern gymnasium and yoga deck; an outdoor dining area with barbecue facilities; and a fire pit space.

CBRE Gold Coast will be handling the sales.

Developer: Polycell 
Address: 143 Surf Parade, Broadbeach

The busy Broadbeach market is set for another tower with the recently approved The Rochester by Polycell Group set to launch in mid-November.

The 39-level, BDA-designed tower, on a three-site amalgamation put together and sold by GV Property Group, will have 170 two, three and four-bedroom apartments, as well as two huge five-bedroom penthouses.

The two-bedders start from 93 sqm of internal space, 111 sqm including balconies.

Following the success of their Infinity, Broadbeach development, Bassar Construction Group are set to launch their next in Broadie.

Bassar, who sold out the 62-apartment, 39-storey Infinity development in March, currently under construction on the corner of Surf Parade and George Avenue, will be creating a Eternity, around the corner at 14-18 Mary Avenue Eternity.

“Our commitment and focus remain in Broadbeach because we feel it is the suburb that caters for everyone and everything you need is within walking distance.” Located opposite Broadbeach State School, the site is currently home to two seventies-style blocks of flats across two titles."

Gold Coast-based Plus Architecture was engaged to conceive a slender design which improves upon an existing development approval sold with the site.

Eternity will offer three and four-bedroom floor plans ranging from 190 sqm to 300 sqm, in addition to the 500 sqm for the penthouse suites.

Apartments will each have a double garage, while the penthouses come with triple car parking, a rooftop terrace and a plunge pool.

Residents will also benefit from a magnesium pool and spa, infrared sauna, steam room, gym and residents’ lounge.

Kollosce will be handling the sales.

The longstanding ACT and Gold Coast apartment developer, Morris Property Group, will be launching two projects before the year is up.

The first is in Broadbeach, where Morris has big plans both this year and next. Another launching in mid-November, Crest, will have 157 apartments across a 37-level tower designed by the Canberra architecture firm Guida Moseley Brown.

The two and three-bedroom apartments start from level five, above the three podium levels and level four amenity.

Also part of the level is extensive co-working space, with a number of single desk pods, office spaces, and boardroom-style rooms.

There will be a maximum of&nbsp;five apartments per floor, with just three three-bedroom apartments per level on the higher floors.&nbsp;

Morris secured the two side by side Armrick Avenue sites last year, the two 647 sqm blocks totalling&nbsp;1294 sqm.

Morris Property Group's second project is in Burleigh Heads, where they'll be launching a 25-level development around Christmas.

The new residential apartment building will comprise a majority of two-bedroom apartments with limited three-bedrooms located on levels 19 and above.

The building will also include four levels of underground car parking and an entire level dedicated to residents recreational facilities.

Company director Barry Morris acquired the double-block site last year through Antonio Mercuri’s GV Property Group following an expressions of interest campaign.

"We saw a great opportunity for this site as it's ideally positioned to offer direct access to popular destinations including James Street and Goodwin Terrace," Morris told Urban.

The planned apartment building is next to the previous MPG project Boardwalk Burleigh and will be the group's&nbsp;fifth project in Burleigh Heads.

MPG are currently building Sanbar Burleigh Beach nearby.

The top 6 Gold Coast apartment developments still to launch in 2022

Chevron Island is set to welcome its first ever two-tower development.

A private local developer has submitted plans for what will be Chevron Island's second largest development, with 277 apartments planned across two 30 and 35-level towers.

Site amalgamation specialists GV Property Group sold the 17 Illawong Street site, a huge 3,033 sqm site which straddles Illawong and Dalpura Streets, on behalf of 20 unit owners in a tired 1960s block of townhouses.

Plus Architecture say the two tower scheme was a response to views, shaping the towers to respond to views in all directions.

"Views to the hinterland to the west, views to Southport Spit to the north, views of the Nerang River to the south and most importantly views of Surfers Paradise and the ocean to the east," Plus noted in the design statement submitted to the local council.

"Starting with such a primary function – achieving broad vistas in all directions – the planning was simple."

Plus said that a significant amount of time was spent crafting the floor plates into sculpted forms that not only responded to the views but worked to create a delicacy of form, cast shadow and create movement when viewed from each direction.

There will be 126 apartments in the northern tower, a mix of 72 two-beds and 51 three-bed units. The southern tower, the taller of the two, will have 87 two-beds, 61 three-bed apartments, and three four-bedroom penthouses, a total of 151 units.

Level 28 of the northern tower will feature three sub-penthouses. Levels 29 and 30 of the northern tower will have three double storey sky homes.

There will be the same layout across the southern tower, just at higher levels.

Typically there will be five apartments per floor. The floorplates of both towers have been designed with three units orientated to the north and two units to the south or east.

There will be 381 resident car parks across three levels of basement and two podium levels of parking, as well as an additional 30 visitor parking spaces on the ground level.

Resident amenity will occupy the top of the podium, shared across the two buildings. There will be an infinity pool, a gym with a yoga deck, a spa garden with a sauna and steam room and outdoor plunge and cold pools, an outdoor barbecue and dining area, a work from home lounge, and a private dining room.

Plus noted the height in the design, given the towers will be the second and third tallest on the Island.

"Height was another careful consideration in the design – sited in an unlimited height area it was critical that a balance of scale and form was achieved.

"One tower is 30 storeys in height and the other 35 storeys to introduce a dynamic perspective of the development from all angles. By altering the heights of the two towers the perceived bulk and scale is also reduced and the towers are read as having two distinct identities, one recessive, the other more prominent."

There are currently nine developments either approved or under construction on Chevron Island, which has become a hotbed for residential development in recent years.

The Melbourne-based Bensons Property really kicked off the high-rise trend with Chevron One, the 41-level tower on Stanhill Drive currently under construction.

Designed by global architecture practice Marchese Partners, the architects behind the iconic Bondi Icebergs, Chevron One Residences is rapidly earning the moniker of being the ‘millionaires’ tower’ with all remaining apartments priced well over $1 million. The project is now 60 per cent sold, and recently secured&nbsp;the highest price per sqm for an apartment on the Gold Coast.

The four-bedroom apartment, part of the Daylight Sky Homes collection, sold for $9 million to a well-known Sydney family, who intend to make the luxury apartment a local base for their vacations and school holidays. The family also acquired a three-bedroom apartment for family members.

The $9 million sale of apartment 3802 transacted at $25,000 per sqm, topping the previous record of $24,725 per sqm. The four-bedroom apartment spans over 364 sqm.

Brent Thompson's Siera is currently selling Tapestry, an arts-inspired project near Chevron One on Darrambal Street.&nbsp;

The development approved-project of 113 apartments, on the sought-after eastern side of Chevron Island near the bridge that takes residents over to Surfers Paradise, pays homage to Chevron Island's arts and cultural precinct.

Inspired by HOTA and designed to be a ‘home amongst the art’, Tapestry will feature one of the most impressive rooftop amenity's on the island, with a sunken swimming pool, gym, and private dining area.

There's Nina by Macquarie York also being developed on Chevron, their second project on the island after Allure. There's also Citimark's Mirador at&nbsp;8 Mawarra Street

Brisbane developer Ention's Greenwich, a design inspired by New York's Flatiron building, is all-but sold out.

Currently awaiting approval is Vaun Developments' Aurum project, which will bring something different to Chevron Island.

Vaun Developments, led by young entrepreneur Luke Vaughan who founded and now runs Gold Coast estate agency Crown Realty, and his business partner, construction industry veteran Geoff&nbsp;Pontefract, are plotting a boutique project of just eight two-level apartments, each set to have nearly 320 sqm of internal space, four bedrooms, a multipurpose room, and a study. Each level of the apartments will open to a 23 sqm balcony space.

Aurum, Latin for gold, will also have the largest apartment ever offered in Chevron Island. The massive penthouse will spans three levels and features its own rooftop pool and full barbecue kitchen.

First look: Chevron Island set for its second biggest apartment project

Southport is set for a new apartment development which have been mooted as more affordable than other apartments on the market.

The eight-storey building at 18 Bauer Street will comprise 54 apartments, a mix of 16 three-bedroom and 38 two-bedroom units which BDA said will offer quality apartment design in a central location and at an affordable price point.

The apartments will be set atop a communal podium and expansive entry lobby, with a small-leaved Fig and landscaping penned for the space.&nbsp;

Softly curved balconies and vertical blade walls combine with a textured and timeless material palette, featuring light-textured face brick and a mix of coloured and rendered concrete.&nbsp;

“In its overall shape, massing and composition, the external form of the project has been developed through a considered analysis of the physical form, existing character, climatic conditions and envisaged potential for the site."

The architecture firm said the design intent is to contribute positively to the image, identity and overall quality of the context through achieving a high quality urban environment with appropriately expressive built form and activated and interesting street frontages.

Externally, the tower will be made up of predominantly glass and rendered painted concrete, with the base also including a mix of brick, stone cladding and aluminium battens.&nbsp;

Future residents will also benefit from the site's close proximity to the Ferry Road Markets, along with Southport Shopping Centre, the CBD and an array of public and private schools.

"Affordable" new apartments set for Southport

Plans for a new luxury tower on one of Palm Beach's best streets have been re-jigged.

There were approved plans for a nine-level, clam shell-inspired building designed by Contreras Earl at 215-217 Jefferson Lane, which were signed off in November last year.

But since then the amalgamated 817 sqm corner site with 20 metre frontage to both Jefferson Lane and Thirteenth Avenue has sold, for $13.51 million through Kollosche, and now the plans have been tweaked.

The new plans were filed by a company tied to Sydney-based lawyer Pierre Saab, who runs Macquarie Law.

BDA designed the new tower, with a few changes to some of the internal configurations and the facade. They have added an&nbsp;open rooftop level which will be the communal space for residents.

That frees up the ground level where BDA are proposing another apartment, taking the total apartments from eight to nine.

"Notwithstanding, the development retains almost identical setbacks, site cover, and landscaping and remains compliant with the provision of parking and servicing as per the original approval," the report by town planner Zone Planning Group read.

"The proposed change is not anticipated to generate additional impacts beyond the boundaries of the site, compared to what was deemed acceptable by Council under the previous approval.

"In summary, the amended development is considered appropriate for the location providing a contemporary and functional design outcome that will complement and enhance the existing and emerging urban forms in the general locality, without unduly impacting the amenity currently enjoyed by surrounding properties."

The dwelling on 215 Jefferson Lane has recently been demolished, but the two-level duplex at 217 Jefferson Lane still stands.

First look: New plans for luxury Jefferson Lane, Palm Beach apartment development

Prominent luxury property developer Luxcon Group are set to break into two new markets.

The Sydney-based developer, who has a string of high-end projects across Sydney's eastern suburbs and Melbourne, is set to launch two new high-end projects in Surfers Paradise and Byron Bay.

The two projects, Escape in Surfers Paradise on Garfield Terrace and Bohemian in Byron Bay on Jonson Street, located on the popular tourist spots most sought-after streets, will be part of Luxcon's new Coastal Collection.

Escape, Luxcon's first project in Queensland, will comprise 28 full floor and dual level penthouse-style residences, each with four bedrooms. There will be two floors of amenities including a pool, gym, sauna and spa.

Sydney architecture firm PBD Architects suggested in their design statement submitted as part of the development application process back in July that Escape&nbsp;will be an iconic tower overlooking the ocean from the coast of Surfers Paradise, towering out amongst the Gold Coast cityscape as a new destination for those looking for resort-style luxury living.

"Its uniqueness is comparably contemporary and "edgy" amongst a sea of beachfront architecture incorporating coastal curvature and sleek ripple effects in their designs. It also creates a highly sophisticated urban design," PBD noted.

"Inspired by the natural transition or movement from the coast to the air by the cooling coastal breeze, Japanese art of paper folding, origami, a simple rectangular paper begins to articulately transform into a sculptural object."

PBD were also in charge of the designs for&nbsp;Bohemian at 96 Jonson Street Byron Bay. That will home 44 two and three-bedroom apartments, at the heart of Byron Bay’s main strip and just moments to the beach.

The Byron Bay project will sit above a 1,750sqm retail shopping and international food plaza and will also include a rooftop terrace with infinity edge pool, gym and spa.

Both developments will feature VZUG Swiss appliances and interiors by Coco Republic.

The Bohemian and Escape developments will see prices start from $2.2 million.

Luxcon launch new Coastal Collection apartments in Surfers Paradise and Byron Bay

One of the Gold Coast's most anticipated projects is set to launch in the coming months.

Tim Gurner's GURNERTM,&nbsp;in a joint venture with investment house Wingate, are soon to unveil the first tower in La Pelago, their $1.7 billion, four-tower masterplan at Budds Beach in Surfers Paradise.

Launching to the market later this year, the “Resort Residences” will be the first stage available in the project, located in the first 28 storeys of the project’s first tower, ‘Aquia’, which will soar 65 levels and have a total end value of $1 billion.

The Resort Residences will have a mix of one, two and three-bedroom apartments ranging from $525,000 up to $1.8 million, ranging in size from 60 sqm to 200 sqm.

Aquia boasts an exclusive private wellness club, the three level resort-style podium deck with its ‘private island’ Archipelago of pools, lagoons and relaxation areas, and direct access to a signature restaurant, bars and cafes located throughout the tower and on ground level.

The Aquia tower also will house the yet-to-be-announced global hotel brand which is rumoured to be around 185 rooms across levels 29 - 42.

The Melbourne-based developer Little Projects has redesigned its Broadbeach apartment tower Aperture, which had been knocked back at council.

Now seeking the sell the high-end project on a prime Broadbeach address at 20 Mary Avenue, on the border of the Broadbeach State School, Little Projects have had Plus remodel the luxury tower which had initially been designed by Elenberg Fraser. They've cut it in half from its 34 levels to just 17, and created a more curved facade.

It will still be as high-end as it was previously, just with fewer levels and apartments. Instead of 29 full floor and double-storey apartments, it will now be 17 full-floor apartments across 18 levels.

Level one will still home the resident facilities. There will be a pool, spa, barbecue area, and a gym with sauna and steam room.

From levels two to 18 will be 17 full-floor apartments, with three bedrooms each across its 158 sqm floorplate. There will be a further 13 sqm of balcony.&nbsp;

Despite Little Projects highlighting the former plans met a number of criteria, being code assessable under the Planning Scheme and being in a High Residential Density Zone Code, the plans were still rejected. The council suggested "the proposal does not meet the light rail urban renewal overlay code, high density residential zone code, and aspects of the high-rise accomodation design code and general provisions code."&nbsp;&nbsp;

Site amalgamation specialists and development site sellers GV Property Group have expressions of interest for 20 Mary Avenue.&nbsp;

Little Projects, headed by Paris Lechte and Leighton Pyke, have had success in Broadbeach before, selling out their nearby development Signature before it was completed.

They also have a development application sitting nearby for another high-end tower at 118 Old Burleigh Road. Expected to be in a joint venture with fellow Melbourne developer R.Corp, they are wanting to develop 33 apartments across&nbsp;37 levels on the corner of Old Burleigh Road and Australia Avenue.

It will tower over the neighbouring Ocean Royale and Boulevard Tower, which are 16 and 17 levels respectively. They are also more focused on short-term accomodation apartments, whereas the new project, dubbed One Australia, will be another by Little Projects targeting the high-end owner-occupier.

DKO Architecture has put forward the designs for the slender tower, which will have full floor apartments, with 218 sqm of living space, from level two to level 33. Above will be a three-level penthouse with its own rooftop pool.
