A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.

Online shopping has become one of the clearest examples of that change.

Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.

For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.

That is why secure parcel infrastructure is increasingly being considered alongside more familiar apartment amenities.

The broader Parcel Locker network now includes more than 1,500 locations across Australia, positioned at Post Offices, shopping centres, supermarkets, transport hubs and other accessible locations.

For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.

As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.

It is one less thing for residents to worry about, and another example of apartment design adapting to the way Australians now live.

While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.

Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

The ACT government has scrapped stamp duty for off-the-plan apartment and townhouse purchases up to $500,000 from July 1.

The stamp duty abolition will apply to first-home buyers and other owner occupiers who exchange purchases for off-the-plan in the territory from July 1.

<a href="/developments/act">Buyers of newly built apartments or townhouses at $500,000 will save $10,360 in stamp duty.</a>

The eligibility criteria includes satisfaction of residency requirements, that at least one buyer must live in the home continuously for at least one year, starting within 12 months of the date of completion/settlement date.

Since 2012 the ACT has been reducing stamp duty.

&ldquo;This is a further step in our tax reform program and one that encourages an increased supply of housing below the $500,000 threshold,&quot; ACT Chief Minister Andrew Barr said.

The announcement is part of the territory&rsquo;s 20-year plan to phase out stamp duty and replace it with an annual land tax.

The plan has been underway since 2012.

Stamp duty has also beeen reduced by $1040 for any owner-occupier established property purchase between $200,000 to $1.455 million in 2021-22.

As part of the ACT tax reform program, average general rates have increased to offset revenue that would otherwise be lost due to the abolition of stamp duty.&nbsp;

This did not occur in 2020-21 as part of the Government&rsquo;s response to the COVID-19 pandemic.

The ACT residential property market continues to be driven by high wages support by strong government employment and low general unemployment, according to a recent Herron Todd White (HTW) residential report. 
The current COVID-19 epidemic is going to have a negative impact on key drivers, so it will be interesting to see what impact this may have on the property market in the short to medium term, the valuation firm said.
 The public service accounts for 42% of the ACT’s total workforce which is heavily responsible for the strong $108,000 per year median income in the ACT. 
The report suggests the high median income keeps property prices on the high comparative to the rest of Australia. 
The median house price in Canberra currently sits at $691,000 (January 2020) compared to the national average of $809,000 (January 2020) making it the 3rd most expensive Australian city behind Melbourne and Sydney.
A four bedroom house in Gordon has recently been sold for $685,000.
Set on 525sqm, the <a href="https://www.realestate.com.au/sold/property-house-act-gordon-133438178" target="_blank">21 Rollins Place home</a> (pictured below) comprises formal lounge, informal living area, kitchen, four bedrooms and study nook.
It is located within walking distance to Point Hut Pond, playgrounds, schools, shops and transport.

ACT property market continues to be driven by strong government employment: HTW residential

The 2019 ACT Architecture Awards’ top prize has been won by a contemporary extension to an inner-south bungalow.
The prestigious Canberra Medallion was presented to Austin Maynard Architects for the Empire house (pictured above).
Minister for Planning and Land Management Mick Gentleman handed over the award.
The project also won the Gene Willsford Award for  Residential Architecture – Houses (Alterations and Additions).
Australian Institute of Architects ACT Jury Chair, Sarah Truscott, said the project displayed an understanding of the building’s heritage.
"Empire is located on a road that forms a key part of Burley Griffin’s masterplan,” said Truscott.
“The architects have shown respect for Canberra’s built heritage by preserving the best of this home and creating smart additional living spaces inside and out for all seasons."
Other major winners include Edgeworth Apartments, which won the Sydney Ancher Award for Residential Architecture – Multiple Housing for Cox Architecture, and the Concrete House by Rob Henry Architects won the Malcolm Moir and Heather Sutherland Award for Residential Architecture – Houses (New).
Clarke Keller and dwp|design worldwide partnership received the Enrico Taglietti Award for Educational Architecture for their work on ANU’s Hanna Neumann Building. The building also won the W Hayward Morris Award for Interior Architecture and the Pamille Berg Award for Art in Architecture.
"This new building brings together ANU’s Mathematical Sciences Institute and Computer Science in a new teaching and research hub. Embedded coding in the façade and interior details create a series of mathematical puzzles for students to decipher as they work their way up the building with the most complex on the top level," Truscott said.
A total of 30 Named Awards, Awards and Commendations were presented on the night.
ACT Chapter President, Philip Leeson, said: “This year’s awards saw 37 entries ranging from small alterations and additions to large public commercial buildings and institutions.
“Each year our awards showcase the extraordinary talent of the architecture profession and the outstanding buildings it produces and this year is no exception.
“The architects and their projects recognised by this year’s jury will enter the canon of great architecture that has contributed to the city of Canberra that we love.”
Named Award and Award winners will now progress to the National Architecture Awards to be announced on Thursday 7 November 2019.

South Canberra home rental the ACT's priciest: CoreLogic RP Data

There are few opportunities these days to write anything bullish about the Canberra property market.
All the data suggests prices are stagnating or falling and rents are down significantly, with a 5% annual decline for the median house rent and a 7% fall for apartments.
While Sydney three hours down the road is pumped up by a strong state economy, a big infrastructure spend and the confidence created by competent governance, Canberra is mired in negativity and uncertainty thanks for cuts to the public service and an oversupply of apartments.
But, as is so often the case, there are different stories to be found if you dig beneath the generalised figures about a city.
The Gungahlin precinct is one sector of the Canberra market showing some life. It will benefit in future from the new light rail system, as well as the relocation of 650 public service jobs to that part of Canberra.
The territory's Chief Minister Andrew Barr has confirmed that 400 public servants from ACT Shared Services will vacate Woden this year and head north to Gungahlin.
The move will leave a lot of empty spaces in the Callam Offices complex at Woden, but the biggest impact is likely to be the positive one for Gungahlin – particularly as another 250 public servants will pulled from other areas and relocated to Gungahlin as well. 
The move, taken in conjunction with other unhelpful events, will hurt the economy of Woden and possibly property markets in surrounding areas, which are struggling already.
<a href="https://www.canberratimes.com.au/national/public-service/2015s-perfect-storm-for-woden-will-be-the-public-service-exodus-20150222-13gvdr" target="_blank">The Canberra Times reported</a>: Woden Valley Community Council chairman Martin Miller said the town centre was "probably not prepared" for the departure of so many regular workers.  "The federal public service is decreasing its presence as well – the Department of Human Services was moved to Tuggeranong years ago and the Department of Veterans Affairs is due to move as well," Miller said. "It will have an impact – it's sort of like the perfect storm."
Property markets in suburbs surrounding the Woden Town Centre have been weak performers in recent years. Suburbs like Phillip, Lyons, Hughes and Mawson have median house prices lower than they were three years ago.
They, along with others like Garran, Chifley and Pearce, all have long-term capital growth rates in the 3-4% range, which is poor by national standards.
Where Woden loses, Gungahlin gains. Generally, this precinct of Canberra looks to have better prospects than most in the national capital, helped by the Capital Metro light rail system, which will link Gungahlin to the city centre.
The light rail system is currently in the procurement stages. The ACT government has named four private business consortiums, which will be considered for the construction of the $800 million light rail line.
The targeted travel time from Gungahlin to the city via Northbourne Avenue, the Federal Highway and Flemington Road is 25 minutes. Experience shows that new transport infrastructure can be a game-changer for residential property markets.
The Gungahlin precinct is currently one of the few sections of the Canberra market showing some life. While Canberra prices generally have not grown in the past 12 months, some suburbs in the Gungahlin area have delivered solid increases in median house prices.
They include Palmerston (up 7%), Amaroo (up 5%) and Harrison (up 6%).
Unlike the Woden precinct, suburbs around Gungahlin mostly have values higher than three years ago, though not a lot higher. Amaroo, for example, has grown an average of 4% per year over the past three years.
This precinct also shows up in The Price Predictor Index published by Hotspotting. It has a couple of suburbs listed as Rising Steadily – Palmerston and Nicholls – and others classified as Consistency markets, including Ngunnawal, Franklin and Amaroo.

Not all doom and gloom for Canberra: Terry Ryder

The Reid, ACT home of late novelist Bryce Courtenay and his wife Christine has been sold for $1.8 million.
The Canberra home on 1,045 square metres at 35 Euree Street was listed for auction last weekend after Christine decided to return to Sydney.
The couple lived in Canberra following the author's diagnosis of cancer.
Listed through Peter Blackshaw Manuka agent Mary Debus, the three bedroom home had been bought for $1.29 million in 2008.

Bryce Courtney's former Canberra home sold

Prices growth in Canberra has been relatively flat over recent years, reflecting the impact of a declining local economy, according to the Domain Group senior economist, Andrew Wilson.
"Canberra has clearly benefited least from the sharp cuts in interest rates through 2012-13, which activated most capital city housing markets," said Wilson.
"Federal government fiscal consolidation policies over recent years have impacted the local economy through public service job losses and service cuts, and this has had a predictable impact on housing market activity."

Over 2014, Canberra recorded modest price growth of just 0.9%, following the previous year’s 2.2% result.
"Through 2015 the Canberra housing market looks set to maintain its modest but steady performance of recent years," he said.

Recent positive signs for the local market remain with increased auction activity recorded towards the end of 2014 and solid buyer activity early in 2015.
"Lower interest rates will feed into buyer confidence and add to the prospects of rising buyer activity," Wilson said.
"Canberra’s median house price is set to increase by between 1 and 3% through 2015."

Domain Group tips the best performers will be the middle and upper price market sections as well as regions that experienced subdued prices growth over recent years as value perceptions drive increased changeover buyer activity.
"As usual, however, much will depend on the performance of the local economy, which has recently shown encouraging signs of improvement," said Wilson.
"Government fiscal consolidation policies remain an ever-present impediment for the local Canberra housing market."

Modest price growth tipped for Canberra: Andrew Wilson

ME Bank has released a support package for ACT home owners affected by Mr Fluffy asbestos that sign on to the government’s buy back scheme.
The package allows home owners to borrow against their dwelling to accelerate the purchase of an alternative home.
Up to 80% of an agreed value on an existing property will be available through ME Bank, with standard lending criteria still to apply. The standard hardship policy will also be available to these property owners.
The hardship policy allows deferred or reduced home loan repayments if they are facing financial hardship.
Around 1,000 residences in Canberra had loose amosite asbestos installed by Mr Fluffy from the late-60s to the 70s.
Between 1988 to 1993, the federal government attempted to remove the asbestos, but did not manage to clear the properties.
Jamie McPhee, CEO of ME Bank, said that home owners understandably want the certainty and ability to move on with their lives.
It is important people know the banks are here to help people through this difficult time, said McPhee.
“To help them ME Bank has agreed to lend on their existing Mr Fluffy-affected homes using standard lending criteria, and as soon as they join the buy back. That means they can start looking for and potentially buy a new home as soon as possible,” he said.
