New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Ora, meaning &lsquo;edge&rsquo; in Latin, has been designed by Ivory Collective and will&nbsp;comprise 275 apartments, with the amalgamation also planned to be home to retail space, as well as two-levels of commercial space.

&ldquo;Ora is a development that intertwines the beautiful bayside environment of Wynnum with the ease and luxury of unit living,&rdquo; architecture firm Ivory Collective noted in their&nbsp;design&nbsp;statement in the development application.

There will be 275 apartments in the development, made up of&nbsp;54 one-bedroom, 148 two-bedroom and 67 three-bedroom apartments, along with six three-bed plus multi-purpose-room penthouses. &nbsp;

Ora&rsquo;s floor plate is designed to orientate and capture as much of the East as possible, allowing for maximum exposure to the easterly breezes and bay views.

A full recreation level is planned for level five, with a 528 sqm restaurant and bar, set around an expansive pool terrace as well as a wet deck, space, sauna and steam rooms, private cabanas, a cinema, barbecues, meeting rooms, wine rooms and function spaces.

&ldquo;The recreational level on Level 5 creates a space for both the public and residents alike to enjoy the beautiful bay views and surroundings,&quot; the statement added.

Drawing inspiration from the Wynnum foreshore in both its material and palette and building form, Ora is made up of clean off-white concrete and bronzed feature cladding and batten, reflecting the warmth and clarity of the Wynnum/Manly beach front,&nbsp;Ivory Collective noted.

Ora, which will spread across a 7,278 sqm site at 74 Charlotte Street and 89 Bay Terrace, will be built behind the existing Wynnum Shopping Centre

The local Gold Coast developer QNY Group, in a joint venture with the Melbourne-based Glenvill, has submitted plans for a residential development in the heart of Broadbeach.

QNY Group, led by Anthony Quinn, has teamed up with Glenvill, who are behind the development, design and build of the newly created Melbourne suburb, Yarrabend - set to be the world’s most liveable suburb by 2025.

They'll be creating a luxury owner-occupier tower, in line with Quinn's other joint venture Gold Coast project, La Mer at Main Beach.

He and Glenvill have had Contreras Earl Architects draw up plans for a 24-level tower with just 21 apartments, 19 whole floors and two two-level penthouses.

Quinn secured the 511 sqm site at 21 Broadbeach Boulevard, on the corner of Armrick Avenue, for $10.1 million late last year.

Quinn says the boutique development will be an architectural statement.

“This site is like no other on the Gold Coast and we wanted the design to reflect its uniqueness,” Quinn said.

“We’ve worked closely with the architects, along with Form Landscape Architects, to come up with a design that will coexist with the natural environment while delivering an iconic landmark that enhances the aesthetic of this leafy Broadbeach Boulevard corner.

“I have partnered with Glenvill Developments because they are residential specialists that bring a truly 360 degree understanding of the development and property industry.”

Glenvill Developments, spearheaded by CEO Len Warson, has spent the last five decades on the forefront of Australian residential design delivering high end luxury residences across the country.

Warson says he was familiar with the site before Mr Quinn presented the opportunity.

“After holidaying on the Gold Coast recently, I told my wife if I was developing in Broadbeach, I would develop this site. It’s the best site in Broadbeach. And here we are – it’s synchronicity,” Warson said.

In their design statement submitted to the Gold Coast City Council, Contreras Earl Architecture said the building was inspired by the surrounding vegetation and parks.

“The location presented an opportunity to create a residential landmark that coexists with the natural environment, nestled within the leafy Broadbeach Park quarter and drawing from the unique context, a quiet green nook in the heart of bustling Broadbeach.

“The tower uses its vertical structure to articulate the elegant design which emulates a tree trunk that is seamlessly connected to each floor slab which at the same time expresses an elegant organic petal shape in plan, inspired by the undulating detailed profile of Norfolk pine branches from the adjacent Broadbeach Park.

Residential amenity will exist on both the ground floor and rooftop space, with health and wellbeing at the forefront of the building’s design.

Exclusive: QNY Group and Glenvill team up for Broadbeach apartment tower

After initially focussing on Sydney&rsquo;s fast growing south west corridor, Iris Capital, founded and led by entrepreneur Sam Arnaout, has now extended its reach over the past decade to become a developer of&nbsp;integrated residential and mixed-use developments in a number of booming suburbs across the country.

The company now holds a $5 billion enterprise value, having significantly expanded its footprint over the past year through a number of land and hotel acquisitions.

Why Iris Capital chose Broadbeach for their first Gold Coast apartment project

To make the move from one property market to another is a huge step for any developer.

It often brings an element of uncertainty and unpredictability.

Tapestry has been&nbsp;designed by the local architecture firm BDA, whose brief was to merge art with architecture.

The result is a striking building of 113 apartments, featuring a&nbsp;mixture of vertical blade walls and horizontal slab edges which respond to available views and natural light.

The local aspect in the creation of Tapestry was one of the key focuses&nbsp;for Thompson.

Aligning with&nbsp;the Gold Coast City Council&#39;s efforts to make Surfers Paradise an arts and cultural hub, Siera also engaged local artist Tania Blanchard to create a piece of artwork that will hang in the lobby when completed.

Why Siera Group chose Chevron Island for Tapestry

Bassar Construction Group, who are&nbsp;behind the sold-out Broadbeach apartment building&nbsp;Infinity, is preparing to release its second Broadbeach project.

Bassar, who sold out the 62-apartment, 39-storey Infinity development in March, currently under construction on the corner of Surf Parade and George Avenue, has secured a site at 14-18 Mary Avenue to develop Eternity.

Kollosche agent Simon Worthington negotiated the off-market sale of the&nbsp;1518 sqm site&nbsp;for $16.6 million.

That sale, which settled at the start of May, paves the way for Eternity, a DA-approved 35-level development comprised of 88 apartments, including two penthouses, and resort-style amenities.

“Our commitment and focus remain in Broadbeach because we feel it is the suburb that caters for everyone and everything you need is within walking distance.” Located opposite Broadbeach State School, the site is currently home to two seventies-style blocks of flats across two titles."

Gold Coast-based Plus Architecture has been engaged to conceive a slender design which improves upon an existing development approval sold with the site.

Eternity will offer three and four-bedroom floor plans ranging from 190 sqm to 300 sqm, in addition to the 500 sqm for the penthouse suites.

Apartments will each have a double garage, while the penthouses come with triple car parking, a rooftop terrace and a plunge pool.

Residents will also benefit from a magnesium pool and spa, infrared sauna, steam room, gym and residents’ lounge.

“We know that buyers in the luxury space prefer to have larger apartments,” said Sarris.

“That third or fourth bedroom is important for downsizers who like to host guests and for growing families who prefer easy, low-maintenance living.”

Hutchinson Builders, who are also building Infinity, have been appointed by open negotiation to lead a 2.5-year construction timeline which would see the team break dirt in early 2023.

Sarris noted the key relationships forged on Infinity have carried over to Eternity, creating not only a smooth pathway for the developer but also&nbsp;confidence for buyers.

“Aligning ourselves with the right people in the industry has been key to our success on the Gold Coast to date and we’ve been very deliberate in taking those relationships into our next project,” said Sarris.

“When you look at the issues we’ve faced as an industry through Covid – be that increases in material prices and supply issues – you’re always better off working with people that you know will take the project to completion with you.”

Local private Sunshine Coast developers have lodged plans for a site on a key corner site located at the gateway entry point to the Maroochydore Priority Development Area (PDA) which is the emerging CBD of Maroochydore, and more widely the Sunshine Coast.

Designed by renowned architects, Cottee Parker, the mix-use development will comprise a mix of 16 three-bedroom and 88 two-bedroom apartments, along with 2,464 sqm of office space, an outdoor dining area and 831 sqm of food and retail space.

The ground floor space of the development will be home to five food and drink outlet tenancies, addressing and activating all road frontages, with a residential lobby off First Ave, and a commercial&nbsp;lobby on the&nbsp;Aerodrome Rd frontage.&nbsp;The ground floor will also contain back of house areas along with 16 car parks, screened and sleeved by tenancies and lobby areas.

Interstate dwellers seeking a safe haven on the Gold Coast was one of the biggest property trends of 2020 and 2021 since the onset of COVID.

Many have reported locals are now the ones driving the continued success in the Gold Coast market, but the latest luxury tower to hit Surfers Paradise, Aspire, is still seeing plenty of interstate interest.

Kollosche New Projects agent Andrew Ramsey says the interstate market is favourable for this type of project.

"There's still plenty of interest from both Sydney and Melbourne for this high-end stock, which is still undersupplied in the local market," Ramsey says.

"Everything with a crane on the Gold Coast has virtually sold out, so there's not a lot of opportunity at the top end of the market."

Inspired by the sun-soaked charm of coastal living and fused with timeless elegance, Lagoon provides a collection of residences that mirror Main Beach&rsquo;s landscape and lifestyle.

With all apartments&nbsp;oriented to maximise the views,&nbsp;Tower 1, named Sunrise, is the larger of the two, rising 31 levels with 143 apartments. Comprising a mix of two-bedroom apartments, which start from 91 sqm of internal space, along with 27 three-bedroom-apartments,&nbsp;which start from 154 sqm of living space, the typical floor-plate is made up of five apartments per floor, up until level 27, where the Signature Collection begins.&nbsp;

The duel-level&nbsp;penthouse suites are located at level 31, with the&nbsp;first&nbsp;floor home to three of the four bedrooms, as well as the kitchen living and dining space. The second-level feature&nbsp;the master suite, along with a media room, and an expansive&nbsp;terrace,&nbsp;spanning&nbsp;over 100 sqm with an outdoor kitchen, dining area, and private plunge pool.

Buyers of the dual-level penthouse suites will have the opportunity to give the home a personal touch with an allocation provided to complete the look with personalised fittings and finishes in consultation with interior designer and architect.

Tower 2, aptly named Sunset, rises 23 levels and has 111 apartments, with a breakdown of one, two and three-bedroom apartments.&nbsp;
