Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

55 William adds to a growing concentration of Fortis projects in and around Double Bay, a market the developer has become increasingly active in over recent years.

Fortis previously completed the nine-residence Marmont on New South Head Road, while it is currently developing a mixed-use residential and retail project at 12 Cross Street. Its wider Double Bay footprint also extends into commercial and retail development.

The developer's broader Sydney residential pipeline is particularly concentrated across the eastern suburbs, with projects spanning Doub​le Bay, Ro​se Bay, Wo​ollahra, Dar​ling Point, Poi​nt Piper and Eli​zabeth Bay.

At 55 William, Fortis has again turned to MHN Design Union, the architecture practice behind several of its eastern suburbs projects, while London-based 1508 London has been appointed to handle the interiors and Wyer &amp; Co the landscaping.

The six-level building will comprise a combination of two and three-bedroom apartments, including a garden residence, full-floor apartments, a sub-penthouse and penthouse. Each residence will have secure basement parking and private outdoor space.

A rooftop terrace for all residents, along with select apartments, enjoys views across Double Bay Harbour and toward the Sydney skyline.

Ceiling heights will reach up to three metres&nbsp;in select residences, while the kitchens will feature natural stone and integrated Gaggenau appliances.

The boutique nature of the project reflects the type of stock Fortis has increasingly targeted across Sydney's eastern suburbs, where larger apartments and smaller buildings are being pitched primarily toward local owner-occupiers and downsizers.

Fortis Group General Manager Ed Eve said the developer continues to see demand from buyers wanting to remain in the eastern suburbs but move into newer, lower-maintenance housing.

“We're seeing continued demand from local owner-occupiers and downsizers looking for high-quality homes that allow them to remain in the eastern suburbs, close to the lifestyle and community they know,” Eve said.

55 William is also one of the early projects to respond directly to the NSW Government's Low and Mid-Rise Housing reforms. Fortis had previously secured approval for just two townhouses on the 599 sqm site before revising the scheme to eight apartments following the planning changes.

Situated one street back from Double Bay's water's edge, the project enjoys an enviable harbourside setting within walking distance of Double Bay Village and the ferry wharf.

Fortis has increasingly made the eastern suburbs a major focus of its Sydney pipeline. Beyond Double Bay, it recently completed the 14-residence Piper in Point Piper and has projects underway or planned across Rose Bay, Woollahra and Darling Point.

Fortis continues eastern suburbs push with 55 William launch

UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. Instead, the appeal is in removing some of the maintenance associated with a larger home while retaining generous living areas, storage and enough flexibility to accommodate family and friends.

Coronation’s sales team is seeing buyers place particular importance on natural light, practical storage and additional rooms that can be used as guest bedrooms, home offices or secondary living spaces.

Kitchens and dining areas are also playing an increasingly important role, particularly for buyers who regularly entertain or have children and grandchildren visit.

“These buyers still want their home to feel generous,” Porter says.

“They may want less maintenance, but they are not looking for less life.”

The challenge for the broader housing market is providing enough of the right stock to encourage that move.

While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

It also has implications beyond the downsizer market. Providing suitable apartments for smaller households can free up established houses for families who need the additional bedrooms and land, creating greater movement through the housing market.

The development will form part of Coronation’s broader Erskineville Village precinct, which will combine new homes with green space, retail, hospitality and new pedestrian connections.

The ever-busy Broadbeach has seen another development application lodged for a residential tower, the third in a week following two by Morris Property Group.

Platinum Investments Pty Ltd, a Sydney-based developer, had Design Vibe draw up the plans for a 40-level tower&nbsp;2797 Gold Coast Highway, on the corner of First Avenue.

It sits on a 1,201 sqm block that was secured earlier this year for $4.3 million.

The tower will&nbsp;home 113 apartments, with a mix of two and three-bedroom apartments, in addition to one five-bedroom penthouse.&nbsp;

The busy Aniko Group has been given the green light to proceed with its fifth project at Hope Island.

They&#39;ve secured&nbsp;development approval for their $145 million waterfront development, Athena Quays at 10 Sickle Avenue.

Aniko, led by&nbsp;George Mastrocostas, has been the biggest developer on Hope Island in recent years, with their&nbsp;portfolio totalling more than $500 million&nbsp;including the sold out No.1 Grant Avenue and Athena Residences projects, along with No. 35 Grant Residence which are currently selling.

The latest approval&nbsp;will see the group deliver 177 apartments across two stages, adjacent to the company&rsquo;s currently under-construction, Athena Residences, with 90 apartments planned&nbsp;for the first release and 87 for the second.

Mastrocostas said they decided to fast-track Athena Quays off the back of the successful Athena Residences which achieved a sell out within three months.

Aniko Group secures approval for $145 million Athena Quays at Hope Island 

A Brisbane apartment project by Henroth Investments&nbsp;is set to be revised.

Henroth, led by the Sydney-based Roth family, are scaling back their West End development at&nbsp;281-297 Montague Road. The site has previously was approved for five towers, before Henroth changed it to two in December.

There will still be nearly 350 apartments across the two towers, the north tower rising 19&nbsp;levels and the south tower 17&nbsp;levels.

The new design involves the creation of a vibrant, public amphitheatre area along the Davies Park side of the site with retail planned surrounding the amphitheatre, as well as a new sculpture park. It also&nbsp;features a curved landscaped exoskeletal sunshade, which has been popular among recent design applications.

Designed by The NRA Collaborative, the north tower will comprise 76 two-bedroom apartments, 95 three-bedroom apartments and 12 four-bedroom apartments and penthouses.

The south tower will consist of 30 one-bedroom apartments, 73 two-bedroom apartments, 43 three-bedroom apartments and 20 four-bedroom apartments and penthouses. &nbsp;&nbsp;

Some 1,606 sqm will be dedicated to retail space, in addition to 3,382 sqm of green public space.

A rooftop recreation area is planned for both towers, complete with infinity pools, gyms, dining space, library or cellar, barbecue areas, all set amongst lush landscaping.

There is also a unique north-east facing landscaped covered outdoor terrace on level one of each tower, with study and work areas, provided to accommodate the working from home movement. In addition, this area contains a selection of enclosed glass pods for residents’ who may wish to engage in private podcasts or online meetings.

According to The NRA Collaborative, the revised design incorporates a rethink to the open space and ground plane opportunities to the West End community.

“The revised design will deliver a vibrant activated public plaza and subtropical landscaped space for the benefit of the local community,” they said.

The design response will also incorporate outstanding cross-site links in the form of direct pedestrian and cycle connections from Vulture Street, which is one of Brisbane’s major thoroughfares, through to the Brisbane River walkway.

The new public plaza space is integrated with an active retail frontage, which connects Montague Road to the centre of Davies Park, Souths Leagues Club and beyond to the Brisbane River.

Architecturally, as a central feature, each building will focus on incorporating unique large landscaped open-air common access balconies/gardens to every floor.

This will contribute to more equality in rates of home ownership across income cohorts, and could create more opportunities for key workers to live in more central areas.

Being able to share up to 40% of the purchase price with the government, along with only a small deposit and opportunity to save on lenders mortgage insurance, helps to overcome several of the hurdles of home ownership.

Keeping in mind buyers will still have to fund their transactional costs, including stamp duties, legal costs and bank fees.

Labor&rsquo;s Help to Buy scheme will involve an equity contribution from the Federal Government of up to 40 per cent of the purchase price of a new home, and up to 30 per cent for an existing home for 10,000 Australian&rsquo;s each financial year, with homebuyers needing just a 2 per cent deposit.

However places for new homes were not taken up as quickly, and building constraints and high construction costs could deter the uptake of a shared equity scheme for new homes.

Having said that, a higher interest rate environment, which may see lower prices, could make people more cautious of buying, reducing demand for the scheme in the short term.

Historically, residential transaction activity correlates with property price movements. Additionally, we have just been through a period of significantly elevated transaction activity, including from the first home buyer cohort, where many home purchasing decisions were likely brought forward to take advantage of the swathe of home buying grants and incentives over 2020 and 2021.

The added flexibility of buyers being able to &lsquo;top up&rsquo; their ownership stake once in a better financial position is another advantage of the scheme, although any change in the proportion of ownership would presumably be accompanied by a paydown in the share of equity that has accrued in the property back to the government.

With the housing market probably heading into a downturn over the coming year or years, some buyers may find their home is worth less than the debt held against it.

It&rsquo;s important to know if the government will share in the downside risk if the property is sold while in a negative equity situation.

KeyStart Loans in WA is a good example of what can happen to a shared equity scheme in a declining market. According to the WA government, the portion of KeyStart loan accounts in default did rise between January 2017 and September 2019, from 0.92% to 1.21% of KeyStart accounts, in the midst of a long, large housing downturn across WA.

However, he also added the default rate is still relatively low and the scheme has helped thousands of people into home ownership, saying, the nature of the housing and economic downturn in WA has posed a lot more risk to serviceability than the relatively tight labour market conditions we see in Australia at the moment.

While the Help to Buy scheme will help thousands of Australian&rsquo;s enter the property market, it&rsquo;s only addressing the symptoms of housing affordability rather than aim to actually fix the underlying issues.

Similar to the First Home Loan Deposit Scheme, the new Labor Government appears to be adjusting from housing affordability solutions to more pragmatic policies that target home ownership, avoiding any downward pressure on housing prices.

It is also worth considering any demand-side incentives can add upward pressure to home prices. For this reason, the limited number of places in this particular scheme, along with price caps and income caps, should help to contain some of the excess demand that could result in upward pressure on prices.

Help to Buy is restricted to Australian&rsquo;s with a taxable income of up to $90,000 for individuals and up to $120,000 for couples. Capped at 10,000, applicants are also required to be Australian citizens and first home buyers.

The Regional First Home Buyer Support Scheme extends the existing First Home Loan Deposit Scheme by providing an additional 10,000 places specifically for regional first home purchases, providing a guarantee of up to 15 per cent for eligible first home buyers &ndash; so that locals with a&nbsp;five per cent deposit can avoid paying mortgage insurance.

Based on the property price caps, the scheme is likely to be most popular for those buyers targeting a unit purchase, or lower priced regional markets where detached housing values are more affordable.

CoreLogic&rsquo;s analysis of regional Australian suburbs shows roughly one third recorded a median house value equal to or under the Regional First Home Buyer Support Scheme price cap, and 71.1 per cent recorded a median unit value equal to or less than the price cap.

The Labor party notes &lsquo;the housing crisis is hitting regional Australia the hardest&rsquo;, which isn&rsquo;t necessarily true from a purchasing perspective.&quot;

Although regional housing values have risen faster than capital city housing values over the past few years, we are still seeing the dwelling value to household income ratio across regional Australia (a ratio of 7.9 in March 2022) lower than the capitals (a ratio of 8.5).

From a rental perspective, regional renters have been dedicating a larger proportion of their incomes towards rent than the capital cities since 2017.

Establishment of a National Housing Supply and Affordability Council

Many of the factors contributing to worsening housing affordability, such as insuffficent land release and restirive town planning policies will soon be part of an extended remit for the reframed NHFIC, which would be re-branded as Housing Australia, The expanded role will administer the various government programs, including the Help to Buy scheme, existing deposit guarantee schemes and the Housing Australia Future Fund, as well as take responsibility for the newly created National Housing and Affordability Council and National Housing and Homeless Plan.

Lawless said NHFIC&rsquo;s expanded remit should help to address the issues that make housing unaffordable, while also providing more transparency and reporting about the release of government owned land and helping to steer policies related to social and affordable housing supply.

It was interesting to note Labor intends to fund some of these initiatives by applying higher fees on foreign buyer purchases.

Higher fees and costs associated with foreign buying activity comes after a recent history of substantially higher federal and state-based taxes on this buyer segment. In fact, this may have contributed to foreign buying approvals hitting record lows according to FIRB data.

Further disincentives for foreign buying have the potential to keep foreign purchasing at low levels, which could have a negative outcome on rental supply. Arguably, higher levels of foreign buying activity could help to alleviate the rental crisis Australia is navigating by introducing more rental housing into Australia, given that foreign buyers generally have to buy new homes.

The Housing Australia Future Fund

With the stock of social housing increasing only marginally since 2006, investment in social and affordable housing is long overdue.

While the additional funding and housing support for disadvantaged sectors of the community is welcome, the 30,000 additional dwelling over five years remains insufficient.

A recent report from Brendan Coates at the Grattan Institute noted even with 100,000 extra social housing properties targeted towards people in most need, more than two thirds of low-income Australians would remain in the private rental market where national rents are currently rising at around 9% per annum.

National Housing and Homelessness Plan

What a Labor Government means for housing affordability and the Australian property market

The Gold Coast apartment boom may have come off its 2021 highs, but solid sales reported in first three months of the year reveal continuing momentum as new apartment supply hits a record low.

Data compiled by property consultancy shows the Gold Coast recorded 377 new apartment sales in the March quarter, well off the 2021 high of 742 in the equivalent quarter last year.

The result also falls short of last year&rsquo;s low of 450 sales for the June quarter.

Despite 11 new projects launching during the quarter the data continues to highlight the ongoing shortage of new apartments with just 411 new apartments remaining for sale at the end of March, which is the lowest number ever recorded by Urbis since it began monitoring the new apartment market in 2014.

Based on the current quarterly sales rate, the Gold Coast has just 3.3 months of supply remaining, although Urbis notes that this figure will change once a number of large-scale projects are released to the market over the coming months.

&ldquo;Sales have certainly eased off their 2021 highs in the latest quarter, but that&rsquo;s not unexpected considering the high levels achieved last year,&rdquo; said Urbis director Lynda Campbell.

&ldquo;The key statistic this quarter is the drop in the number of apartments for sale to a record low, which shows the supply side is still failing to keep up with demand. It&rsquo;s unclear whether the supply shortage had any bearing on overall sales for the March quarter as the urgency to buy that we saw in 2021 is showing signs of easing.

&ldquo;However, there are several large projects coming to the market and we will be watching these sales closely as the market digests rising interest rates and any new initiatives at the federal level.

&ldquo;The obvious concerns surrounding construction costs and supply chain issues means that we do not expect to see as many projects make it out of the ground as in previous years while volatility and viability are managed.&rdquo;

Off the back of an impressive run of sales last year with a record 2,492 new apartments sold, the current quarterly sales rate could translate into another high-performing year the market.

Prior to 2021, the Gold Coast market absorbed an average of 1,100 new apartments a year with a high of 1,600 in 2015 and a low of 800 in 2017. If the March-quarter sales of 377 are repeated throughout the year, 2022 is on track to becoming the third biggest year for sales behind 2015.

&ldquo;The dominant buyer profile for Gold Coast apartments remains owner occupiers looking for larger apartments,&rdquo; said Campbell.

&ldquo;Almost a third of the sales &ndash; about 31 per cent &ndash; were at price points above $1 million, which reflects the general increase in apartment values.&rdquo;

The Gold Coast Central precinct, which includes Southport, Surfers Paradise and Broadbeach, had the highest number of sales in the March quarter with 243 sold, followed by the North Shore, which includes Hope Island, where all 90 sales were made.

The Coastal Fringe precinct and the Southern Beaches precinct &ndash; which is from Mermaid Beach to Coolangatta &ndash; both saw a drop in sales, with the Southern Beaches precinct falling to 27, the lowest since late 2017.

Urbis puts the drop in sales across these areas down to limited supply, with just 67 apartments remaining in the Southern Beaches precinct at the end of March.

Gold Coast apartment market down but not out as supply hits new record low 

Nedale Hamdan and Charlie Ayoub are the latest Sydney developers to dip their toe in the water in the Gold Coast apartment market.

They've lodged plans in Palm Beach, which is set to boom when the much-talked-about Gold Coast Light Rail passes through the quiet beachside spot.

Hamdan and Ayoub, who founded developer Masscon in 2014,&nbsp;has lodged plans for a nine-storey residential apartment across an amalgamated 1,783 sqm site&nbsp;fronting the Gold Coast Highway.

Designed by BDA Architects, the built form combines softly articulated edges and gentle curves to its horizontal layering, with soft flowing screen elements and a coastal material palette which anchors the development in its context.

“Through thoughtful, considered analysis of the context and its location within the Palm Beach area, the design builds on the existing contextual coastal qualities and provides a response that offers a high quality and visually interesting residential building which will provide considerable amenity for residents and a lasting architectural contribution to the Palm Beach precinct.”

There will be a maximum seven apartments per floor, with&nbsp;apartments on the higher levels offering unobstructed beach views of the neighbouring Palm Beach frontage. There will be a mix of&nbsp;two and three-bedroom apartments, some 16 configurations on offer. The largest apartment configuration spans over 160 sqm. There is a single&nbsp;one-bedroom apartment.

Each of the 58 apartments extend out from the living spaces onto expansive balconies, seamlessly blending the indoors with the out, and further opening up the already generously-sized apartments.

First look: Sydney developers lodged new Palm Beach apartment development

The national property developer RG Property have lodged plans for a 15-storey residential tower in the heart of the buzzing Fortitude Valley.

The base of the tower, proposed for&nbsp;36 Warry Street, is weaved into the existing heritage fabric that occupies the site, blending in between the buildings of Keating’s Bread Factory, which was established back in 1879 before becoming one of the major bread making companies in Brisbane.

Designed by Blight Rayner, the Warry St development will comprise a total 118 apartments, with a mix of one, two, three and four-bedroom residences.

The ground level concept is to integrate the heritage buildings with the new built environment by linking them into a pedestrian laneway activated by food and retail outlets, forming the heart of the development.

“Initially, the historic buildings are intended to retain their predominantly office uses but over time, they may gradually change to retail and dining uses once the laneway gains a reputation as a hub of day and night life in Spring Hill,” said Blight Rayner in their development documents.&nbsp;

“The strategy for integrating new and old is twofold. One, by way of matching podium scale and two, by using a contemporary version of the heritage material palette, seeking not to imitate but add a new complimentary layer to the old,” they added.

Level one will home a yoga/pilates terrace along with a gym, which will overlook the bustling streetscape, in addition to three apartments that open out on to surrounding gardens.

Designed with the owner-occupier in mind, apartments offer a variety of layouts and floorplans, catering to differing living and lifestyles.

Large balconies are provided to all apartments and depending upon their orientation, balconies are variously open or screened.

The balconies provide depth to the three-dimensional form creating articulation around all sides, generally positioned on the corners of the building, giving two-way views as well as softening the built form.

“The typical apartment floors are accessed by an L-shaped corridor that opens up to gardens at each end and is naturally ventilated. The layout enables the majority of apartment balconies to occupy corners to optimise both outlook and aspect."

Two penthouse levels provide larger apartments on the southern side of the tower, while creating a distinctive top to the built form.

Crowning the tower will be an expansive roof garden and swimming pool, with the intent that plants will drape over each edge and be highly visible from the streets and afar. The gardens will also screen the plant enclosure and surround a large barbecue plaza for its solar protection, reinforced by a lightweight, open pergola structure

The site has relatively good access to buses and Fortitude Valley Train Station, while sitting within walking distance of the Brisbane CBD, the new Fortitude Valley State Secondary College, and a host of other convenient amenities.
