The Queensbury brings Wimbledon-inspired living to Albert Park Lake

<a href="https://www.apartments.com.au/developers/pdg-corporation">PDG Corporation</a> has been appointed by the Victorian Government and Development Victoria to transform a long-unused infrastructure site in Ivanhoe into a new residential precinct, delivering 275 homes alongside a 2,000 sqm public park.

The project will redevelop the former water tank site on Upper Heidelberg Road, which has been unused since 2004. The appointment follows an eight-year planning process and marks the start of detailed design, with a planning application expected to be lodged in mid-2026.

The redevelopment will introduce a new residential community in one of Melbourne’s established inner-north suburbs, with at least 10 per cent of the homes allocated as affordable housing. In addition to new housing supply, the project will expand local open space through the delivery of the public park, which will be accessible to the broader community.

PDG Managing Director and Founder Vince Giuliano said the partnership with Development Victoria presented an opportunity to deliver a housing outcome aligned with the character of the area.

National developer Fortis has received development approval for Crest &amp; Walker, its Newstead apartment development on Kyabra Street.

Construction by Binah is expected to commence on the 20-storey, Bureau^Proberts-designed building soon. There will be 65 two- and three-bedroom apartments on offer, starting at $1.8 million.

<a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a>&nbsp;said in its Design Report that the proposed multi-residential development in Neutral Bay contributes positively to the area’s established residential character, aligning with the objectives of the Low and Mid-Rise Housing Policy and relevant local planning controls.

"The building is carefully scaled to sit comfortably within its context, with articulated massing and generous setbacks that reduce perceived bulk and ensure a respectful transition to neighbouring properties.

"Through a clear response to surrounding building heights, streetscape patterns and landscape character, the proposal reinforces Neutral Bay’s reputation for high-quality residential development within a well-defined urban setting."

The report also said apartment planning prioritises outlook, sunlight and environmental performance.

"Living spaces are oriented to maximise views to the south while maintaining excellent solar access throughout the day. Dual-aspect apartments and carefully positioned openings promote natural cross-ventilation, reducing reliance on mechanical systems and supporting sustainable living outcomes."

Abadeen is on track to complete several projects this year across Sydney's Lower North Shore. Late last year it completed ENSO, a nine-apartment development toward the northern part of Neutral Bay, around 750 metres from the new Barry Street plans. The Villas, which will comprise 17 apartments, is approaching completion and is around 450 metres away.

“The Villas is an exceptional project in a highly desirable Lower North Shore location," Brown said when the building topped out in October last year.

First Look: Abadeen plots fourth Neutral Bay apartment development

Singaporean developer <a href="https://www.apartments.com.au/developers/centurion-global">Centurion</a> has unveiled plans for a major mixed-use redevelopment of the former John Martin &amp; Co warehouse building on Adelaide CBD's dress circle North Terrace.

The $300 million redevelopment will comprise three towers, rising behind and above the preserved 19th-century sandstone façade. The proposal would retain and integrate the heritage-listed structure while introducing a trio of contemporary towers that combine student accommodation, residential apartments, and commercial uses.

There will be apartments to purchase, as well as a 30-storey, purpose-built&nbsp;student accommodation tower, designed to respond to growing demand for dedicated student housing in Adelaide’s CBD.&nbsp;Ground and podium levels across the development are expected to host retail, food and beverage, and entertainment uses, helping to activate the street edge and create stronger pedestrian connections between North Terrace and the nearby Rundle Mall retail precinct.

A key element of the proposal is the preservation of the site’s historic sandstone building, constructed in 1867 and designed by prominent colonial architects Edmund Wright, Edward John Woods, and Edward Hamilton. The building originally operated as a warehouse for the well-known Adelaide department store John Martin &amp; Co before the retailer closed in 1998.

The site sits opposite several of Adelaide’s most significant cultural institutions, including the Art Gallery of South Australia, the South Australian Museum, the State Library, and the university precinct. Its location places it within a corridor that connects the city’s cultural, education, and retail destinations.

It is the second redevelopment proposal on North Terrace in recent months, with Palumbo Group set to redevelop the heritage-listed former Royal Hotel which has laid vacant for over a decade.

They are planning 211 apartments across two towers, just over a kilometre from Centurion's project.

The prominent South East Queensland developer, Mosaic Property, are readying their second Broadbeach project, following strong early success from their first in the busy Gold Coast suburb.

They've lodged plans for a 26-level, 98-apartment tower at 4 Rosewood Avenue, a site secured following strong demand from their nearby Surf Parade tower, Marella.

Mosaic Property Founder and Managing Director, Brook Monahan, says securing another site nearby Marella&nbsp;was a no brainer.

Mosaic again had Plus Architecture create the tower to compliment Marella, In their design statement, Plus said the two towers are&nbsp;designed to be in partnership, boasting slight difference in tone and form whilst sharing similar characteristics.

"They will harmoniously co-exist, complimenting one another to enhance the Broadbeach skyline," Plus note.

Again the tower will provide a good mix of density, with more affordable product than Broadbeach has possibly seen over the last few years. Around two thirds of the tower will be two-bedroom apartments, ranging from 100 sqm to 120 sqm.

The project isn't expected to launch until early 2023.

They&#39;ve had Plus Architecture design the 29-level tower at 146 Surf Parade, which will home 96 apartments. Mosaic, led by Brook Monahan, secured the prime site late last year, buying&nbsp;each of the original apartment&nbsp;blocks at the neighbouring 146 and 148 Surf Parade.

Mosaic already have plans with the Gold Coast City Council for <a href="/news/qld/mosaic-set-for-new-bilinga-beachfront-apartment-development-bianca-by-mosaic">a boutique Bilinga project</a> of 14 apartments at 1 Surf Street, and a <a href="/news/qld/exclusive-mosaic-property-group-set-for-new-coolangatta-apartment-development">30-apartment development at 7 Douglas Street in Coolangatta</a>.

The new Broadbeach tower&nbsp;will be similar&nbsp;in density to Mosaic&#39;s red hot Mermaid Beach towers,&nbsp;Dawn and Bela, which sold out in record time last year.

There will be 59 two-bedroom apartments on offer, 21 of those with an additional multi-purpose room. The three-bedroom apartments, of which there will be 37, start from level 12.

The majority of the resident facilities are located one level one, where there will be a swimming pool with day beds and a spa, sauna and steam room, as well as a gym, two outdoor barbecues, and extensive dining and lounge options. The facilities have been oriented towards Surf Parade to capture views out over the park and toward the ocean.

There will be further recreation on level 11 in the shape of a 200 sqm communal space with balconies to capture wider views.

The ever-busy South East Queensland apartment developer, Mosaic Property Group, has pivoted away from a hotel apartment development at its recently acquired Milton, Brisbane site.

Mosaic, led by Brook Monahan, secured 33 Railway Terrace, Milton, a near 1,600 sqm site not far from the Brisbane River, late last year.

The sale came with plans for a mixed-use hotel and apartment tower, however Mosaic, who are always keenly developing for the owner-occupier, has taken a change of direction, amending the plans to create 113 two and three-bedroom apartments across the 20 levels.

The renowned South East Queensland apartment developer, Mosaic Property, has lodged plans for its latest Brisbane apartment project.

They&#39;ll be developing in East Brisbane, where they&#39;ve previously had quick-fire&nbsp;sell-out success with The Sinclair, which is to be completed later this year.

The latest project, at 89 Lytton Road, occupies a prime position across the street from&nbsp;Mowbray Park and the Brisbane River. The blue chip 2,563 sqm corner&nbsp;site, currently home to the East Brisbane Shopping Centre, also has street frontages to Northcote Street and Heidelberg Street. Mosaic secured the site mid-last year.

Mosaic had DKO Architiecture put together the creative plans, which saw them incorporate&nbsp;the Moreton Bay Fig trees at Mowbray Park in to their design.

The fig tree response saw DKO create a unique design. The columns throughout the tower take on the form of branches, with the structure transferring through the raking sculptured columns at ground then into the basement grid below.

There will be 81 apartments across the eight-level building. Mosaic has always positioned itself as a developer for the owner-occupier. They&#39;re offering three different configuration types,&nbsp;33 two-bed apartments, 22 two-bedroom plus multi-purpose room, and 26 three-bedrooms plus multi-purpose rooms.

Residents will have access to the private wellness and gym space on the ground level, located beside two retail tenancies.

There&#39;s further private amenity on the rooftop, which will feature a luxury, resort-style pool, day beds, barbecue&nbsp;and dining areas, and extensive landscaping by Wild Studio.

Speaking to Urban earlier this year, Mosaic Property boss Brook Monahan said there is huge potential in the Brisbane apartment market, particularly in the owner-occupier space.

&quot;There&#39;s just not enough high quality built form for owner occupiers wanting bigger units, and world class amenity, in the five kilometre ring around Brisbane,&quot; Monahan said, suggesting there&#39;s been a chronic undersupply for that type of buyer&nbsp;since around 2018.

Mosaic is set to launch seven projects to the market this year, spread across Brisbane and the Gold Coast. They have their sights set on Broadbeach, Coolangatta and Bilinga on the GC.

All the talk has been about how the Gold Coast has dominated the South East Queensland apartment market since COVID triggered an exodus from the southern states.

And the fanfare around the coastal areas, with the majority of the country working from home for the last few years, has seen Queensland&#39;s capital fly quietly under the radar.

Mosaic Property Group Founder and Managing Director Brook Monahan believes&nbsp;the inner ring surrounds of Brisbane has the most potential of any market in the state, and is looking to invest even further across its development pipeline after building a solid reputation over the last 17 years across south east Queensland.

&quot;There&#39;s just not enough high quality built form for owner occupiers wanting bigger units, and world class amenity, in the five kilometre ring around Brisbane,&quot; Monahan said, suggesting there&#39;s been a chronic undersupply for that type of buyer&nbsp;since around 2018.

&quot;That issue is getting worse, not better, with the amount of people still moving to Brisbane,&quot; Monahan added.

Data from the Australian Bureau of Statistics showed&nbsp;Queensland gained around 7000 people from net interstate migration over the March 2021 quarter alone.

&quot;With the amount of infrastructure being delivered across the city, not to mention international travel getting back to normal at some point this year and the pipeline of development in preparation for the 2032 Summer Olympics, there is just nowhere near enough housing stock.&quot;

The low stock is a pain point for the owner-occupier demographic, but not for investors, who Monahan says aren&#39;t quite back in full force just yet.

While Mosaic tend to cater for local owner occupiers&nbsp;in their developments, some investors who bought apartments to lease in Brisbane,&nbsp;have seen rental yields go through the roof.

&quot;If it&#39;s difficult to buy a larger apartment due to low supply, then the only option is to rent, and those who invested are benefitting from the tight supply and huge migration numbers,&quot; Monahan said.

Mosaic will be launching five projects in Brisbane across 2022,&nbsp;nine all up across South East Queensland. They&#39;ll be venturing into the Kangaroo Point and East Brisbane apartment markets&nbsp;after much success there in recent years, including the&nbsp;The Sinclair,&nbsp;which is fully sold out and due for completion mid this year.

One of their major focuses for the last eight years has been in Brisbane&#39;s inner west suburbs, which Monahan identified as a high growth area back in 2014. Last year they sold out&nbsp;The Witton in Indooroopilly, The Patterson in Toowong, and Kensington in Toowong, with all sales going&nbsp;to database buyers before hitting the open market.

The first to launch this year will also be in Toowong, which will be Mosaic&#39;s 11th project in the space of six years in the inner-west.

The development, designed by DKO directly behind Toowong Shopping Centre, will offer a mix of large two and three-bedroom units and luxury penthouses.

The facade is inspired by the detailing and repetition of the traditional Queenslander. The veiled podium references the nearby Regatta Hotel on the Brisbane River.

There are four&nbsp;different zones on the rooftop. There&#39;s a&nbsp;wet zone,&nbsp;including&nbsp;pool and&nbsp;wet deck,&nbsp;with views to the city and river; a dining zone,&nbsp;including&nbsp;outdoor BBQ area and shelter&nbsp;overlooking the city&nbsp;and river; a wellness zone, which is a combination of a yoga lawn and gardens; and the multiuse zone to the south west which can be utilised for co-working during office hours or a communal kitchen and dining area after hours and on the weekends.

Their second time developing in Coolangatta after having success with Elan,&nbsp;Mosaic has lodged plans with the Gold Coast City Council for a nine-level building at 7 Douglas Street, just off Musgrave Street and less than 200&nbsp;metres from the popular beach and surf spot.

There will be 31 two and three-bedroom apartments across the tower, which architecture firm Gatehouse Architects designed to connect the occupants to the local environment.

The South East Queensland apartment developer, Mosaic Property Group, has lodged plans for its next Gold Coast project.

Mosaic, led by Brook Monahan, are set to create a&nbsp;luxury seven level&nbsp;beachfront apartment development at 1 Surf Street, with unrivalled views and direct beach access.

With only two apartments per floor, private entry lobbies and direct physical access to the ocean front, Mosaic are making the most of the unencumbered site edges.

Every apartment in Bianca by Mosaic covers more than 160 sqm internally, each stepping out to its own private balcony spanning at least 25 sqm.

It&#39;s been proposed the three-bedroom apartments will be laid out across seven levels, with the entry level through the lobbies and into the units curated by SJB Architects to feel like a home, rather than a flat in an apartment block.

The Surf Str​eet design features a communal open space with a 30 sqm swimming pool and&nbsp;barbecue area, with every unit also being granted dedicated bicycle parking and storage.

They said that the&nbsp;quaint beachside suburb on the southern end of the Gold Coast is populated with a mix of mid-century beach cabins and mid-rise multi residential buildings.

Mosaic, who develop apartments across Brisbane and the Gold Coast, had a stellar 2021, selling out Dawn at Mermaid Beach, LOrient at Sunshine Beach, The Witton at Indooroopilly and The Kensington at Toowong.

Mosaic set for new Bilinga beachfront apartment development, Bianca by Mosaic

Some of South East Queensland&#39;s best developers scooped a number of prizes at the annual UDIA QLD awards last weekend.

The national ASX-listed developer Mirvac took out the best development in Queensland, with their Gainsborough Greens project winning the Project of the Year Award.

Gainsborough Greens, which also&nbsp;took home the Environmental Excellence award, is a masterplanned community&nbsp;in the Gold Coast&#39;s Pimpama area.

&quot;The project is a benchmark example of environmental rehabilitation, creating an outstanding backdrop for a master planned community,&quot; the judges noted.

Gainsborough Greens has created a new habitat for koalas and an array of native fauna and birdlife species within 170 hectares of conservation area.

Aria Property Group, whose focus is sustainable developments in Brisbane, won five awards on the night, spread across their residential and commercial efforts in the Fish Lane Town Square precinct.

The Standard by Aria, their flagship development with 260 apartments, Tesla vehicles for residents, and 2,000 sqm of resident amenity, won the awards for Construction Excellence, Design Excellence, and the best High Density Development.

The Fish Lane Town Square took out the awards for Urban Renewal and Retail and Commercial Excellence.

Aria recently launched their latest sustainable project, Trellis, in South Bris​bane, which will no doubt more than hold its own at the awards following its completion in mid-2023.

Queensland's biggest apartment developers take out UDIA QLD awards

The South East Queensland developer&nbsp;<a href="/developers/mosaic-property-group">Mosaic&nbsp;Property Group</a> are set for their next development on the Gold Coast.

It's going to be their most boutique offering yet, with just nine whole floor apartments planned for the Burleigh Heads dress circle The Esplanade.

It will be located just up the road from their successful 47 apartment development Grace by Mosaic, which sold out in just a few months late last year.

The new apartments at 42 The Esplanade, dubbed Augusta by Mosaic, will be designed by the architecture firm bureau^proberts and will replace the current brick apartment block built over five decades ago.

Mosaic Property boss Brook Monahan says the development will set a new benchmark of luxury living for an upmarket boutique building in Burleigh Heads.

"This is a genuinely world-class, one-of-a-kind&nbsp;address," Monahan told Urban.

Mosaic are already fielding enquiry from their VIP, pre-launch access list.

The Heads will feature a&nbsp;ground level pool, dining and lounge area. The apartments start on the ground level, the first&nbsp;complete with a large 130 sqm terrace with outdoor kitchen and landscaping.

Each apartment above will have balconies over 35 sqm.

Mosaic double-down in areas where they've seen great success. They had the same idea in the exclusive Mermaid Beach area, further north on the Gold Coast

After seeing success at Bela, Mosaic bought a site a few doors down on Peerless Avenue and created Dawn, which secured 95 per cent of its sales within its first two weeks of its pre-release to their database.

The site at 42 The Esplanade gives new opportunity to acknowledge Burleigh's beachfront appeal. The tower’s form is sensitive to its site and neighbourhood by responding to the existing Norfolk Pine trees, key aspect views and privacy requirements from its neighbours. The 9, single floor, vertically stacked coastal homes achieve stunning beachfront and headland views by opening the living areas out to the east, with the master bedroom placed prominently to give the residents an unrivalled northern aspect. The glazed envelope is protected down each side with horizontal batten screens which rhythmically move in and out as they rise up the building.&nbsp;

The slab edges move and fold around the building, reaching out to connect its inhabitants with the Esplanades’ parkland, then cutting in to open up views and angle breezes through the interior spaces. The movement of the floor plate is an homage to the undulating outcrops of the nearby headland.&nbsp;

Landscape is employed at the ground level to interact with the street and give space to the existing Norfolk Pine which has been previous been constrained on all edges. This allowance of space is replicated up the building with the southeast corners being cut back to give the tree its breathing space. Vegetation is continued up and around the building, creeping through the screens and with time, will drape and soften the building edges and contribute to the visual and micro-climatic coolth around the tower. As response to the beachfront climate, large outdoor living areas reduce the reliance on indoor conditioning. Breezes are mapped such that openings across and through the plan allow for effective cross ventilation of the interior

Mosaic Property Group lodge next Gold Coast apartment development after double Mermaid Beach sell-out

Fresh off the back of two UDIA QLD Awards, the South East Queenslander developer Mosaic has secured yet another sell-out, before the project even hit the open market.

Their second Maroochydore&nbsp;development, LOrient, part of Mosaic&#39;s&nbsp;Masterpeice Series developments,&nbsp;lasted just a few weeks before selling, with prices starting from $2.75 million.

LOrient, named after the French port famous for its maritime history,&nbsp;netted the Sunshine Coast&#39;s most expensive apartment sale, with a 571 sqm apartment selling for $7.5 million.

It bettered the existing $6 million record,&nbsp;set at Avalon by Mosaic a few doors down. Avalon by Mosaic&nbsp;just won&nbsp;the&nbsp;High Density &ndash; 10 storeys or less award at UDIA QLD awards.

&quot;We are humbled by how receptive the market has been to our developments, which has resulted in our projects selling out in record time,&quot; Mosaic Property boss Brook Monahan told Urban.

Mosaic had to drop the number of apartments in the eight-level building from 21 to 15, due to the interest in making the apartments even bigger than what was offered.

The boutique development, set on the Maroochy River at 90&nbsp;Duporth Avenue, had been set for 21 three-bedroom apartments. Now there will be just 12 three-bedders, two four-bedroom apartments, and one massive five-bedroom apartment.

Level one will home the&nbsp;resident amenity, which includes a 60 sqm gym, a lap pool with spa, lounges, and a cabana.

Construction is now expected early next year, well ahead of schedule, due to the speed of the sales.

LOrient is the first apartment project on the Sunshine Coast designed by&nbsp;bureau^proberts.

&quot;The site at 90 Duporth Avenue connects an established avenue of apartments to the water&rsquo;s edge of the Maroochy River,&quot; the design statement by&nbsp;bureau^proberts read.

&quot;The architecture responds with sensitivity to its site, both natural and man-made, with apartments rising to eight&nbsp;storeys to contribute a scale that is consistent with its neighbourhood.&quot;

There will be continued interest in the area from Mosaic heading in to 2022.
