<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The price gap between houses in Melbourne and Sydney is at its narrowest in four years, according to the Domain March Quarter 2018 House Price Report.
Sydney house prices have reported the largest quarterly decline since December 2015. 
In the March 2018 quarter, Sydney houses fell 2.6 percent, with the median price now just over $1.15 million.
House prices in Sydney fell 1.4 percent annually, marking the city's first annual decrease since mid-2012.
House prices in Melbourne increased again, reaching $914,518 in March, a 0.1 percent quarterly increase.
It marked 22 consecutive quarters of growth for the Victorian capital. 
Following a 15-month stretch of double-digit annual growth, however Melbourne house prices growth slowed to a three-year low of 8.8 percent year on year.
The $ price difference for houses is now $200,000.
Back in 2015 when Sydney went through the $900,000 barrier, the price gap was $260,000, with Melbourne house's sitting at $638,000.
At Sydney's peak in the June quarter 2017, the median house price stood at $1,178,417, a price difference of $312,705 to Melbourne's $865,712 median.

Sydney units also slipped back closer to Melbourne.
They fell 0.5 percent in the March quarter and 0.6 percent annually.
The move marks almost a decade since both house and unit prices in Sydney decreased over the quarter and year.
Domain's Dr Nicola Powell said the trend was identified late last year.
“Following marginal quarterly growth in December, house and unit prices in Sydney continued to soften over the March quarter, a trend first identified in September 2017. 
"Although both house and unit values declined, units softened moderately compared to house prices in March, demonstrating the impact of the affordability hurdles of purchasing a home in the Harbour City. “New South Wales is experiencing an increase in first home buyer activity, which is being driven by government incentives. 
"The increased demand at the entry-level price point may support price increases at the lower end of the market. 
"However, it remains to be seen whether the Banking Royal Commission will prompt stricter mortgage lending standards, making credit harder to attain."
Melbourne unit prices delivered another quarter of improvement, rising 0.7 percent to reach a median value of $505,861.
Melbourne was the only capital city with unit growth over the March quarter.
Annually, units in Melbourne rose 7.9 per cent.
"While Sydney is currently dealing with the impacts of decreased investor activity, Melbourne has always been an owner-occupier led market, and is somewhat less exposed to investor movements relative to Sydney," Powell said. “Ongoing price growth in the Victorian capital is being supported by the city’s rising population, strong employment growth and lower affordability hurdles. 
"Although there are certain pockets of Melbourne impacted by heightened unit supply, overall the city delivered the strongest annual growth in eight years."

Melbourne houses and units narrow price gap on declining Sydney

Public discussion of rail links to airports has been narrowly focused on the idea of a single line and where to run it. In Melbourne, the politics of this debate has so far prevented a railway from being built, because it is not possible for one line to meet all of the landside access needs of the airport. The issue of rail access for a new western Sydney airport has also not been resolved.
If we want anything to happen at all, we must move beyond barracking for one or other route. We have to recognise the need for multiple lines to serve everyone’s needs.
If we look further afield, of the world’s top 20 airports, 16 have rail access, 14 have integrated metros (i.e. part of the commuter rail network) and four have dedicated express lines as well as integrated metro lines (London Heathrow, Tokyo Haneda, Shanghai Pudong and Bangkok Suvarnabhumi).
In terms of passenger demand, Shanghai Pudong and Bangkok Suvarnabhumi were comparable in 2012 with where Melbourne will be in 2019. London and Bangkok have populations of around 8 million, have other airports and have much greater numbers of passengers transferring within them than Melbourne Airport, but the most salient comparison is the means of landslide access.
We’ll look more closely at Heathrow, one of the more comparable airports to Melbourne, later in this article.
The political divide on a rail link
The history of planning for a Melbourne Airport rail link has been dogged by party-political differences focused on the idea of a single railway and the question of its route out to Tullamarine. Traditionally, the Coalition parties have favoured the express proposals, while the Labor Party has preferred alignments that benefit local commuters.
This difference and the impossibility of resolving it with a single line would be one of the reasons we have so far not gone to the bother of actually building anything. It has also distracted attention from more incremental ways to improve landside access to the airport beyond the SkyBus. Its market is similar to the main targets of the express route proponents.
The most recent express proposal is the AirTrain by the highly respected Rail Futures Institute (RFI). It’s part of a bold plan to separate Victorian regional services from the metropolitan commuter network. This would eventually provide statewide fast rail services, including a 15-minute ride between the airport and Southern Cross Station in the city centre.
The benefits of and urgent need for RFI’s AirTrain proposal are clear. But it still won’t solve all of Melbourne Airport’s landside access demands, nor will it have the city-shaping potential in the northwest region between Tullamarine and the CBD that’s driving the ideas for an airport metro service.
Prime Minister Malcom Turnbull’s embrace of these ideas is a welcome change from his side of politics, as is Premier Daniel Andrews’ apparent support for RFI’s proposal. These are amusing reversals of political positions on airport access, but the community should not be swayed by the potential for wedging.
We can learn from Heathrow
To understand our predicament of airport access, comparisons with London’s Heathrow are useful. Many Australians know this airport and its landside access demands are far more similar to those of Melbourne Airport than may be imagined.
The Piccadilly Tube line was extended to Heathrow in 1977. That was a decade before it was serving over 30 million passengers comparable to what Melbourne airport was serving in 2013.
In 1998, Heathrow added a 15-minute express rail line to Paddington Station, when its landside access needs were about 40 million. That’s the demand Melbourne Airport is projected to hit in 2019. When London’s Elizabeth line (formerly CrossRail) opens next year, it will connect Heathrow to a major east-west line similar to the Melbourne Metro.
In 2028, Melbourne Airport is projected to hit the same level of landside access demand as Heathrow experienced in 2017. Currently, 40% of passengers using Heathrow do so via public transport – 27% via rail, 13% via bus or coach. And 35% of airport staff use public transport, and this is rising.
Heathrow has 13 public bus lines, 27 coach services and three railway services - the stopping-all-stations commuter service on the Piccadilly line and two levels of express service at premium ticket prices on regional railways (which will be subsumed by CrossRail).
By comparison, even though it is one of the world’s busiest, Melbourne Airport has a mere four public buses, some regional coaches and private express bus services. As a result, 86% of access is by car, including 17% by taxi or limo. SkyBus would take the lion’s share of the 14% bus/coach access.
What do these comparisons tell us?
These comparisons show how much more can be done to improve public transport access to Melbourne Airport, in the short, medium and long term. Melbourne Airport needs express as well as commuter rail access, but it needs more than this.
A wider spread of frequent public buses would be easy to implement. Extending the 59 tram service by 7km from Airport West would also be relatively quick and easy. Light rail lines to the airport from La Trobe University and Deer Park would provide much-needed connections to the main commuter rail system in parts of the metropolitan area where public transport is far worse than average.
A genuine commuter metro to the airport would not try to be an express. It would have stations that connect the major and emerging employment centres, such as Airport West, Essendon Fields, Niddrie, Highpoint, Footscray Hospital and Victoria University, and heavy rail stations at Arden and North Melbourne, before connecting with Southern Cross and then Bourke Street, Parliament Station and on to those eastern suburbs where metro services have long been planned.
Such a line would help with the redevelopment of Commonwealth land in Maribyrnong. In fact, without it, redevelopment would not be viable.
The politics of airport access need to be shifted away from focusing on whether one rail route is better than another to the need for a comprehensive transport plan integrated with land use that shows how we can shape our city and our state for a better future.

Melbourne Airport is going to be as busy as Heathrow, so why the argument about one train line?

A lifestyle retreat at Clonbinane, an hour north of Melbourne, is for private sale with an asking price of $1,225,000.
It comes with a professionally established, drip irrigated and fruit bearing plantation of 2,000 pomegranate trees.
The Kilmore office of Rodwells Ruralco Property has listed the 21 ha property.
The <a href="https://www.realestate.com.au/property-horticulture-vic-clonbinane-7959142" target="_blank">45 Shiralee Road</a> estate last traded in 2010.
The vendors find that international work responsibilities are restricting their enjoyment and use of it.
The pomegranate is a fruit bearing deciduous shrub or small tree originating from the Middle East, the Mediterranean and Asia over thousands of years.
The fruits on harvest and splitting deliver juicy gem like red seeds (known as arils and formed as a cluster) that are rich in dietary fibre and micronutrients, plus yield a juice that is keenly sought for its antioxidant qualities.
With numerous uses in baking, cooking, juice blends, meal garnishes, smoothies and even alcoholic drinks in countries in the Middle East plus Greece and Spain the individual fruits can sell for $A5 each or even more as local demand escalates. 
The vendor Nir Lang who works as a senior executive for international water products company AMIAD who says that five years ago he detected growing consumer interest in the health benefits afforded by the pomegranate for its anti-inflammatory, anti-carcinogenic and other vital nutritional values.
On assessment of the sites available on the 21.15 hectare (52.25acre) property he decided to establish a pomegranate plantation.
‘I sought the best available technical advice from a major commercial grower based in the Goulburn Valley after determining that my Clonbinane property had good soils, good exposure for sunlight and pollination resources and I also obtained the recommended cultivar a US variety that has shown to be ideally suited to the site environment.
“After five years in the ground the pomegranate bushes which are slow to mature are expected to come into full fruit bearing over the next two years.
“Despite not having many to sell we have met strong demand from customers who sought us out via the internet or from knowing that we had trees coming into bearing.
“We thought of going to local farmers markets, but we soon sold out achieving up to $5 per individual fruit” vendor Nir Lang says.

Planted in rows that are five metres apart with a bush every three metres the bushes are simple to maintain. 
With the planting divided as four blocks water and fertiliser, if needed, can be applied through the dripper lines with sufficient water that is sourced from a fully equipped bore.
The pomegranate bush grows as a small shrub up to two metres in height, but they sprout prolifically and need pruning to create the preferred bush shape while the annual harvest from about March to May needs to be done by hand.
The bush lines are kept weed free, with the inter row grass mowed by a small tractor and slasher.
The Clonbinane property has established olive trees, mostly in full bearing, plus another small multi variety vineyard of roughly an acre whose grapes are made into wine on the property.
The previous owner held a cellar door and winery licence and sold the wines under his own label; this could be an option for the purchaser to explore. 
There is also an established orchard and vegetable garden, even an original enclosed chicken run.
The previous owner of the property had an Italian background and successfully created a self-sufficiency lifestyle on the property.
There is an established modern three bedroom two bathroom brick homestead over two levels that provides ideal permanent or weekend living. 
The property is dissected by the seasonal Sheepwash Creek.
About an hour from the city it is three minutes distant from the Clonbinane exit ramp on the Hume Freeway.

Skilled job vacancies advertisements rose for an 18th consecutive month according to the Department of Employment, for the first time since March 2011. 
There was quite a jump in the month too, from 184,000 to 189,000, with the trend result now +34% higher (or +47,400 advertisements) than the October 2013 nadir.

Indeed, the number of permanent and long term arrivals hit the highest ever level in February 2018 at 105,630, in turn sending the annual total to a record high of 788,260.

With 1.4 million short-term visitors over the year to February it's no surprise that China grabs the tourism headlines, though there were also record arrivals from other countries, including India at 311,500.

Why Melbourne's supposed oversupply of housing never materialised: Pete Wargent

The Melbourne office market upswing is continuing strongly, according to BIS Oxford Economics.
They said net absorption was solid again in 2017 having been backed by strong economic and employment growth in Victoria.
Minimal net additions to stock in the year helped vacancy rates to contract in both CBD and non-CBD markets.
The metropolitan vacancy rate of around 5% is the lowest in almost a decade. Leasing incentives are being scaled back and rents are growing strongly, a recent BIS report found.
BIS did caution however that once rental growth stops – and reverses – yields are likely to correct sharply.

In the investment market, robust demand has pushed yields down – and prices up – further.
Some are concerned that the upswing in prices has run its course, however BIS suggest they do not share this view.
In the company’s latest Melbourne office market reports, it assesses prime grade CBD offices as being fairly valued (in relation to prospective returns) over a five-year horizon, while non-CBD assets are considerably undervalued.
“We’re looking at a prospective five-year IRR of around 10% on average across Melbourne’s non-CBD office markets” says Lee.

This forecast is based on a continued favourable demand/supply balance that will push vacancy rates lower and rents markedly higher over the next five years –albeit BIS Oxford Economics expects a temporary hiccup in the leasing market around 2019 and 2020 as the wave of development currently under construction comes on stream.
The strong returns forecast comes despite the company’s expectation that rising bond rates will result in softening yields. The critical thing here is the timing.“Certainly, falling bond rates were a key factor in promoting investor interest in property and driving down investment yields” states Lee, acknowledging that “On the face of it, rising bond rates will put upwards pressure on yields.”
However, there are several factors that BIS Oxford Economics considers will offset this impact over the next few years; indeed, near term yields could firm further. Firstly, the extent and timing of rate rises is uncertain. Moreover, the company points to the healthy buffer between office yields and bond rates, and to the lag, historically, before changing bond rates affect yields.
“In addition, and importantly, bond rates aren’t everything," Lee says.
"Investors are not consistent in the importance they attach to bond rates. As we’ve seen in the past, strong rental growth can take over as the driver of firmer yields. That’s what we believe will happen in the early 2020s.”

Melbourne office market going from strength to strength: but BIS Oxford Economics issue warning

This month's announcement that University of Queensland's Sustainable Futures Building is drawing closer to reality has given cause to touch upon architecture firm Lyons' stellar design legacy across multiple Australian cities.

Lyons in association with m3architecture won the design competition for the development during late 2015, but the project has only this month received a major boost with alumni Andrew N. Liveris <a href="https://www.uq.edu.au/news/article/2018/04/historic-gift-andrew-and-paula-liveris">pledging $13.5 million</a> to take the project from design to reality. The intended 11-storey engineering, education and research hub will now be known as the Liveris Academy.

At University of Queensland's St Lucia campus, Liveris Academy is yet another project which showcases Lyons' uncommon design traits.

Expected to be built by 2020, Liveris Academy's multicoloured facade and sandstone base are distinctive design features. Protruding design elements are very much in keeping with Lyons' design style, as evidenced by existing projects such as Melbourne's <a href="http://www.lyonsarch.com.au/la-trobe-university-institute-for-molecular-science-2/">LIMS Building</a> and Newcastle University's <a href="http://www.lyonsarch.com.au/new-space-the-university-of-newcastle/">New Space</a> project.

In terms of Liveris Academy, an open aired staircase provides the form-breaking design aspect; it along with common spaces add to the design's standpoint of being ‘outwardly open and transparent, while inwardly intense and focused’.

Liveris Academy is but one of many Lyons projects across the nation that are readily recognisable. In shape, style and especially colour, Lyons designs are exceedingly unique. This is particularly the case with their education and research-based designs, of which a sample are shown below.

During March <a href="/news/design-team-for-university-of-melbournes-student-precinct-announced">it was announced</a> that University of Melbourne’s Parkville campus will play host to nine refurbished or redeveloped buildings which will amalgamate a range of services and university bodies.

The $229 million project will see Lyons head an expanded design team which includes United States-based Koning Eizenberg Architects, Aspect Studios, Breathe Architecture, NMBW Architecture Studio, Greenaway Architects, Glas Urban and Architects EAT.

Lyons expand their design legacy as Brisbane's Liveris Academy draws closer to reality

The Melbourne CBD building housing Italian restaurant Bottega has been listed for sale.
The vendors including celebrity chef Guy Grossi have expectations above $5 million. Bottega is run by restaurateur Denis Lucey.
Mr Grossi owns the 1880s-built two-storey building with his wife Melissa, sister along with business partner Liz Rodriguez and her husband, Grossi executive chef Chris Rodriguez. 
The two-storey property is at <a href="https://www.realcommercial.com.au/property-retail-vic-melbourne-502772874" target="_blank">72-74 Bourke Street</a>.
Grossi, a judge on My Kitchen Rules, and his partners paid $2.375 million for the building in late 2001.
The property offers a 254sq m floorplan and 198sq m landholding.
Savills Australia agents Clinton Baxter, Nick Peden and Benson Zhou are selling the property via an expressions of interest campaign closing May 9.
Marketing it as an “extremely rare CBD freehold investment” with the restaurant recently extending its lease to paying “a modest rental” of $211,940 per year.

Bottega restaurant premises on Bourke Street listed

The former home of Trans Australia Airlines, and more recently Qantas, has sold to an offshore buyer for $90.15million.
The property at at <a href="https://www.realcommercial.com.au/property-offices-vic-melbourne-502622354" target="_blank">50 Franklin Street in Melbourne</a> sold with a new long-term lease in place to the Victorian government.
The deal comes just more than a year after Singapore-based property developer Lian Beng picked up the 18-level office tower in the heart of the city’s education precinct for $51.5million, and six months after the state government signed a 10-year lease to occupy the entire building.
It was sold by a band of 12 private investors and was sold by vacant possession after the departure of Salmat.
Savills Australia’s Ben Parkinson, Paul Craig and Ben Azar managed the international expressions-of-interest campaign in conjunction with Colliers International’s Trent Hobart.
Parkinson said the buyer recognised the potential of the property’s solid passive income stream, which spiked 116 enquiries and ultimately 14 offers, six domestic and eight offshore, from a combination of private and listed groups.
“The Victorian state government has signed on for 10 years, with various departments to occupy the space and undertake a multi-million-dollar major building upgrade during the tenancy,” he said.
“There’s a focus on increasing the NABERS Energy rating from 1.5 stars to three-plus stars.”
Ben Azar said the property’s ultimate income security under the strong AAA-rated government lease covenant was the deciding factor in the deal.
“This is an extraordinarily rare opportunity to acquire a whole building occupied by a government tenant,” he said.

Paul Craig said the Melbourne CBD continued to be a core Asia Pacific investment destination and Australia’s most diversified office market.
“The forecast office supply from 2017 to 2026 is indicating only half the stock of the previous decade will come to market against a backdrop of sustained high demand,” he said
“This is anticipated to translate to effective rent growth and the ongoing generation of Melbourne’s sought-after high-return profile.”
Mr Parkinson said the buyer planned to capitalise on the tower’s future development upside, with hotel, studentand residential accommodation among the possible opportunities.
“The flexible floorplate configuration allows for easy conversion,” he said.
“With the prominent total site area of 2,213 sqm, there is potential to increase the building area to 40,000 sqm, subject to council approval.”
50 Franklin Street is in one of the Melbourne CBD’s most rapidly evolving precincts, with major state government and City of Melbourne infrastructure works being undertaken in the immediate vicinity, including the $10.9billion Metro Rail Project and the revitalisation of the Queen Victoria Market.
“Anticipated to become one of the most densely populated precincts in the world, this will be the epicentre for office and education use,” Azar said.
“During this time of growing demand in the international education sector and falling yields for commercial offices, we expect significant domestic an off-shore enquiry for this asset.”
Extensively refurbished about eight years ago, the building includes four passenger lifts, 36 basement car parks, an entrance lobby and flexible ground-floor commercial space.

Apartments.com.au recently sought to gain further insight into the architectural practice's design process, methodology, portfolio of work and aspirations for the future, summarised in the below Q&amp;A with Warren and Mahoney Principal Nick Deans. Nick Deans: We are a practice of 300 staff across 7 studios in Australasia, and we currently employ 50 people across our two Australian studios. Our business model operates as one studio, as such we are able to draw on expertise across the studio network, and we are able to scale up/down very quickly in-house to meet client requirements.

UM: What projects is the studio currently working on locally in Melbourne?

ND: Our Melbourne practice is currently engaged in:

	<li>Deakin University Central Plaza Project</li>
	<li>6 x mid-rise residential projects for Gurner, including The Spanish Club.</li>
	<li>We completed two projects for Gurner in 2017, including Stanley Street Apartments in Collingwood, and Regent Residences in Richmond.</li>

UM: One of the more notable projects that has been in the press recently is the former Spanish Club being developed into apartments by Tim Gurner. Can you speak a bit about this project and some of the challenges involved in working in a historically sensitive context such as Fitzroy on the site of a well-known Melbourne institution?

ND: Melbourne is a melting pot of cultural diversity and we are very proud to play a part in the continuation of ‘The Spanish Club’ which is an iconic institution on Johnston Street, representing the heart of the Hispanic Festival since its inception.

We have been working with Gurner on the Spanish Club project for the past three years from early feasibility through to the receipt of Town Planning Permit. The project consists of a seven-storey building that includes 40 apartments, and a ground floor tenancy that will become the new home to ‘The Spanish Club’.  Two levels of basement carparking are accessed via a rear lane.

The proposal fully refurbishes the original façade to pay homage to both the heritage of the site and of the Johnston Street precinct.  The massing of the apartment building is set back from the street to visually soften the interface between the old and new.  The design draws on the mass and gravitas of the original façade and reinterprets the scale and portion to create an elegant interplay between both elements.

The upper floors to the building are recessed above the main parapet and feature large terraces over Johnston Street.

We are very excited to be working directly with ‘The Spanish Club’ to create a new club and function space on the Ground Floor of the development. It is great that the iconic institution will be able to continue to operate and will have a future for years to come.

The inherent challenge an infill site is the management of the bulk and massing in the context of the streetscape. Our site sits in an immediate context of largely developed properties, as such we are creating a precedent of development for the streetscape. 

We envisage that in the future it is highly likely that the entire length of Johnston Street will be home to 7-10 storey buildings. We have the responsibility to be good neighbours.  As part of our initial investigation on the site we examined the likely pattern of development from Nicholson to Brunswick Street.  This has informed our setbacks to ensure complementary relationships will exist with a view to the future. Outlook, daylight, and ventilation are fundamentals of inner city living.

The prospect of our city fringe suburbs, Fitzroy, Collingwood, etc, becoming Parisian scale is a future we face to house a growing population. The population is already demanding access to amenity and social infrastructure, ‘The Spanish Club’ is a step toward this ideal.

ND: Our design vision is built on the understanding that the most authentic, successful and enduring projects are those that reflect the shared identity of their users. Our work strives to capture social and cultural identity in ways that resonate with communities and enhance a sense of belonging.

Our design capability is supported by sophisticated processes and technology that allow us to deliver projects of all scales and complexities. Integral to our work are best-practice documentation and quality management systems, a world-class rendering and visualisation division and an advanced Building Information Modelling (BIM) team.

UM: What are the aspirations for Warren and Mahoney in terms of growth and project sectors and typologies? Is there a desire to work on projects of a certain scale?

ND: Warren and Mahoney has been on a strong upward growth path for the previous 5 years, growing on average 20% per annum. Our business aspires to continue that growth and aims to further expand our studios in Sydney and Melbourne.

However, we’re not pursuing growth for growth’s sake. We believe we have a unique and valuable story and we’re excited to take that story into new cities, and to work with new clients. Hand in hand with our clients, we’ll explore the frontiers of sustainable, people-centred design and in doing so, both reflect and strengthen the communities we serve.

UM: Is there a particular project either here or anywhere in the world past, present or yet to be conceived that you wish the studio worked on or would like to work on?

ND: As a studio we look to projects that display an ethos that lies at the nexus of people and the culture of place.  We believe that identity matters so projects in the vein of The High Line in New York inspire us.

The High Line has not only established a successful activated public realm, it has also provided the framework for a progressive architectural and arts programs along its perimeter.  The project epitomises the strong interest of Warren and Mahoney in the creation of space that is embedded in the culture of the city that it exists in.
