Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

The median house price in Victoria has recorded its largest increase since 2000, according to data from Real Estate Institute of Victoria’s quarterly December report.  

For the first time, metropolitan houses in Melbourne surpassed a median value of $900,000, jumping by 9.5 per cent from the September quarter to $941,000.  

House prices in middle Melbourne increased by 8 per cent to $1,066,500.

Regional Victoria recording its highest quarterly growth since 2003 with houses at median price of $485,500, up 9.2 per cent from the September quarter, and 7.5 per cent annual growth.

Regional unit prices recorded a 3.5 per cent quarterly increase, to be now 10.3 per cent more valuable than they were 12 months ago.    

Units in metro Melbourne achieved a median price of $639,500, 2.5 per cent higher than the September quarter and an annual increase of 3.8 per cent.  

Following the lifting of intensive lockdowns in October, activity in the property sector returned in Victoria, with an estimated 29,500 transactions in the December quarter, the highest number of quarterly transactions in 2020, surpassing the March quarter at 27,500.  

REIV president Leah Calnan said the Victorian property market has remained “remarkably resilient” in 2020 despite dire market predictions at the on-set of COVID-19.

Having worked in the industry continuously for many years, I have seen property trends come and go and come again, and I believe right now is a particularly interesting time. For the first time in many years, decades even, First Home Buyers have more opportunity than ever to get themselves onto the property ladder.

It’s been well documented that Millennials in particular have found buying their first home a lot more difficult than previous generations, so the government grants and stamp duty exemptions on offer right now are particularly welcome – however many people are not actually aware of what is available to them, or that they might be closer than they think to owning their own place.

Although it seems that word of all the assistance available is reaching a few savvy purchasers, our main source of enquiry are first home buyers at our newest project in Brunswick, <a href="/buildings/brunswick-yard-8-ballarat-street-brunswick">Brunswick Yard</a>. The combination of historically low-interest rates of c. 1% (cash rate) and government grants have really boosted appetite for entry-level property product. For first home buyers in particular, it's not servicing the loan that is the biggest problem, it's saving the deposit in the first place. Conversely, some people have come through the Melbourne Covid lockdown with more money in their savings accounts than previously, especially when you add in early superannuation withdrawal.

We are seeing that young people are viewing this time as a unique time to step onto the first rung of the property ladder and really capitalising on the government grants and financial assistance. There is a lot of movement in the market. The Residential <a href="/news/everything-you-need-to-know-about-australias-25-000-homebuilder-grant-how-much-off-the-plan-homebuyers-could-save">Homebuilders Grant</a> has been extended to the end of March 2021, albeit at a reduced rate of $15,000. The grant is available to individuals with annual income below $125k a year, or couples with a combined income of up to $200k based on 2018-19 tax returns.

<a href="/guides/how-to-navigate-australias-first-home-buyer-grants" target="_blank">First Home Buyers’ Grant</a> is a Victorian state grant for property purchases up to $750k. The grant is for $10k for inner-city and $20k for regional locations. And most excitingly, First Home Buyers purchasing their first place up to $750K receive stamp duty 
concessions. If your home has a dutiable value of $600,000 or less, you receive the first home buyer duty exemption (no stamp duty payable). However, if your home has a dutiable value of $600,001 up to $750,000, then you receive the first home buyer duty concession of 50% reduction of stamp duty.

What I believe to be the most interesting thing about all of the above, is that these grants and concessions can be compounded! So, if you are eligible for them all, then you could be saving yourself many tens of thousands of dollars! If you are looking to buy in the Brunswick area, and in particular are looking at off-the-plan projects such as the one my team and I are working on at Brunswick Yard, I would also impart advice on what to look out for to ensure you are putting yourself in a good financial position for the future.

We only work on projects that we believe are positive contributions to the area and our city. I believe that Brunswick Yard is a good example of how medium-density living can add to (not deflect from) inner-urban living and the built realm, as there is an important equation of location + design - price to consider. This is something especially true if the project is considerate to its community and the people residing and working in the area.

Firstly, location is everything. Location informs the character and identity of a building. In real estate, a corner site is always preferable because of the views and aspects it provides. A corner site also anchors the look and feel of the block.

Next, do your research on the architect and the developer. If they are well regarded and have a strong track record, then you can rest assured you are in safe hands and your project won’t fall behind schedule. Looking at our Brunswick Yard project from a design perspective, the architect, Chris McCue of Carr respects the urban landscape but is looking to add more nature for residences of Brunswick through biophilic design references through the building. Brunswick Yard is wrapped in a growing green vine which provides fresh air reticulation and privacy. There’s also a central courtyard that will bring light into the residences and provide a space for residents to have BBQs and makes it much more likely for meaningful interactions to take place which over time leads to a sense of community. The <a href="/news/apartments-now-90-sold-biophilic-design-a-key-contributor-to-melbourne-quarters-sales-success">biophilia</a> hypothesis is the idea that humans have a need to connect to nature due to our evolutionary dependence on nature for survival and personal fulfilment. 

Finally, one more hot tip would be on parking as it’s a contentious topic for purchasers. This too is well considered with Brunswick Yard with generous residential parking of 144 car spaces and 175 bike parks will alleviate traffic congestion in the community. Non-stacker parking is always attractive to residents!

First Home Ownership and Brunswick Yard

The near $300 million sale to Chinese interests of the building contractor Probuild has fallen through, after Treasurer Josh Frydenberg declared the transaction as contrary to Australia's interest.

The Australian Financial Review reported Frydenberg deemed that Probuild was a significant player in a sector that was critical to Australia's economic and social wellbeing.

China State Construction Engineering Corporation, the state-owned Chinese company, has withdrawn its offer.

The major building contractor is Melbourne-based and largely South African-owned. Late last year Probuild won the National Construction Master Builder of the Year and National High-Rise Apartment Building for The Towers and Ritz Carlton at Elizabeth Quay Project in Perth at the 2020 Master Builders National Excellence in Building and Construction Awards.

The offer attracted rigorous Foreign Investment Review Board scrutiny given the Chinese state-owned builder is the largest construction company in the world.

It has been active in Australia.

The Australian newspaper’s DataRoom column first reported CSCEC’s interest in Probuild in June last year.

Probuild’s parent, South African infrastructure contractor WBHO, holds an 88 per cent interest.

The Probuild founder Phil Mehrten stepped down from the construction group on its 30th anniversary in 2017, when it had a national project pipeline of $5 billion and annual revenue of $2 billion.

The small team’s key early project was to refurbish a shopping centre at Altona Gate in Melbourne’s west.

It went onto projects including Chadstone Shopping Centre, where it has worked on its many major expansions since 1988.

Mehrten took on partners including Wayne Judson and Ted Yencken, then  equity backing from the South Africa-listed WBHO which enabled Probuild to better compete with multinationals.

Apartments of Melbourne, which specialised in short stay Melbourne apartment accommodation, has gone into administration.

It is being liquidated by Cor Cordis partner Sam Kaso.

The business had turn over of more than $10 million annually from 160 serviced apartments in Empire Melbourne Central, 555 Flinders Street, and 568 Collins Street.

The collapse of business travel has been blamed for the administration, along with rival accommodation hitting the market from the online booking site Airbnb. 

At its peak, Apartments of Melbourne employed 52 people, according to director Neil Devonport.

Booking.com. and the ATO rank among its bigger creditors, according to The Australian, with creditors owed around $1 million.

Apartments of Melbourne started in 2015.

Devonport told The Australian almost 25,000 rentals had come on to the Melbourne market in the last six months, with over half being short-stay apartments where operators had walked away.

North facing, affordable, and excellent on-site amenities were some of the priorities on first home buyer Lisa Luong's list. Lisa used Urban as a research tool before purchasing her dream property at R.Iconic. 

Having been on the home buying journey recently, we asked Lisa what advice she would have for buyers who are considering Melbourne's exciting new development, R.Iconic.

Apartments.com.au: Which apartment configuration did you opt for, and what led you to narrow down your decision to the apartment you have purchased?

Lisa Luong: I purchased a one-bedroom apartment at R.Iconic that has its own study. While the project has some awesome work spaces scattered throughout it, I wanted access to my own private working area but this had to be separate from my bedroom! Another big drawcard which led me to purchasing at R.Iconic was the availability of north-facing apartments within my price range. Lots of natural light is a must-have for me and I am really happy with the apartment I was able to secure.

U: Were you already looking for property when you discovered R.Iconic?

LL: I had been window shopping for a little while before I found R.Iconic and started to think seriously about purchasing my own place. I felt like there was always something missing from the different apartments I was enquiring at before coming across the project – this was usually due to size or configuration. R.Iconic was very reasonably priced in comparison to projects in similar inner-metropolitan areas, and the purchaser incentives available, like the HomeBuilder grant, was definitely something which helped me reach my decision.

LL: I actually found the due diligence process quite complicated. Apartment conveyancing can get pretty tricky at the best of times as there is a lot of paperwork to familiarise yourself with and complete. Thankfully the R.Iconic sales teams were really supportive throughout this process and helped me with all my enquiries.

U: What advice would you have for other first home buyers?

LL: My first piece of advice to other first home buyers would be to write down all the questions you have and make sure these are answered before committing to your purchase. Like most people out there, buying a new home is a huge investment, so I wanted to be absolutely certain the apartment I was looking at R.Iconic was the right one for me. I would also encourage first home buyers to do as much research as they can – believe it or not, I actually jumped onto Apartments.com.au during my research phase which was really insightful!

LL: The extensive list of amenity has something for everyone and the development’s convenient location in the CBD South precinct is perfect for city workers who want to be close to the office but out of the hustle and bustle of everyday city-living.

U: Did you have a set of criteria that your first home had to meet?

LL: I was looking for apartments with great amenity in up-and-coming areas, however I did not want to buy in a spot that was super busy. This meant living in the heart of the city was off the cards for me as I think it is too congested. Instead, I wanted to live in a residential area closer to established homes and in a great neighbourhood – R.Iconic definitely met this criteria!

U: What was it like negotiating with the sales agent and the team at R Corporation?

LL: All my dealings with the R.Corporation team were great! They would always answer my enquiries in a timely manner and did so in a straightforward way that was simple to understand. My questions and requirements were always paramount when dealing with the development and sales teams which made the complexities of purchasing my new apartment a lot easier.

LL: Something that ultimately shaped my decision to buy off-the-plan at R.Iconic was how much value you get for your money. The project is absolutely packed with useful everyday amenity which made it stick out from the other apartment candidates I was considering at the time. R.Iconic’s HomeBuilder grant eligibility was another key component which helped shape my decision to purchase off-the-plan at the project – I did not know apartments could even be eligible for this until the development and sales teams told me!

U: R.Iconic has a pretty impressive on-site amenity list. Which amenity is your favourite? 

LL: I cannot wait to get into the listening room at R.Iconic! I am a big fan of all things classical music and was so excited when I saw this space on the list of amenity at the project. It is such a great idea and it will be a good way to meet new people. I am also looking forward to getting my fitness levels up around the outdoor new running track. I love how this has been integrated into the project’s design and hopefully it will get more people outdoors and breaking a sweat!

Nick and Chris, the Channel 7 Melbourne House Rules brothers handed over the keys to fellow renovation contestants of their Californian bungalow in Preston in 2013.
It came with a mortgage of $524,000 which would have beeen wiped off by Channel 7 if they had won the renovation competition series hosted by Johanna Griggs.

The 1930s bungalow went to July 2012 Ray White auction without success, subsequently listed at $580,000.
The brothers paid $555,000 in August 2012 for the 1930s bungalow on its 475 square metre block.
"A lot of our money went into our deposit," <a href="/news/preston-house-rules-renovation-with-524-000-mortgage-after-555-000-brotherly-purchase">the Stavropoulos brothers told the House Rules viewers</a>. 
There was a subsequent $49,000 development application with Darebin Council.
The brothers, who also appeared on Channel 9’s Reno Rumble, have made a few minor alterations since the show, including extending the outdoor area.
No price guidance is being given.
The median price of houses in Preston has jumped 8.8 per cent over the past 12 months to $700,000, <a href="/news">according to CoreLogic RP Data</a>, having been at around $575,000 when the house was bought in mid-2012.

Preston House Rules house hits the Melbourne auction market

There are 1,043 auctions scheduled this week in Melbourne compared to 1,124 for the same time last year.
The highest volume of auctions is in St Kilda with 23 expected, followed by Reservoir with 22 and Kew with 19.
In the auction market the increased volume has shifted the market in favour of buyers with a lower clearance rate resulting from the almost 2,000 auctions held over the past fortnight.
In the private sale market however sellers are seeing a peak in demand with lower days on market and reduced discounting prevalent.
On a city wide basis, the time on market results for houses sold at private sale tightened from 40 days to 37 days over the last week whilst vendor discounting fell from -5.1% to -4.9%.

Melbourne market shifting in favour of buyers: RP Data's weekend auction preview

The Australian Bureau of Statistics (ABS) released its quarterly Consumer Price Index (CPI) data for the December 2015 quarter.
The data showed that inflationary pressures remain very low with headline inflation rising 1.7% over the year and core inflation (underlying inflation) increasing by 2.0% over the past year, which is right at the lower end of the Reserve Bank’s (RBA) target range for inflation of 2% to 3%. Of course across most developed nations there are very few inflationary pressures currently despite record low interest rates.
As a follower of the residential housing market I always like to have a look at the impact of inflation on Australian capital city home values by adjusting the CoreLogic RP Data Home Value Index for the impact of inflation. 
As you’d expect with inflation so low it is having minimal impact however, over the longer term it has had an impact on the real increase in capital city home values.

With nominal home values increasing by 7.8% in 2015 across the combined capitals, when adjusted for inflation growth is somewhat lower at 6.0% over the year.  In terms of the individual capital city performances the four cities which recorded nominal value increases have still seen values rise in real terms albeit the rate of growth is lower.  Alternatively, the cities which recorded value falls have seen larger value falls in real terms.

The trends across the capital city housing markets have shifted substantially since the financial crisis after home values declined during 2008.  Since the financial crisis home value growth has surged in Sydney and Melbourne, while elsewhere the rate of value growth has generally been comparatively modest. 
The chart above shows nominal and real home value changes over the seven years from December 2008 to December 2015.  While Hobart was the only capital city to record a nominal value fall over that time, in real terms values are lower over the past seven years in Brisbane, Adelaide and Perth while they have barely moved in Darwin and Canberra.

To further highlight the previous point, the above chart shows the change in real home values across each capital city since their previous cyclical peak.  Sydney and Melbourne are the only two capital cities in which home values are higher than their previous peak. 
After Sydney home values hit a previous peak in March 2004 they are currently 21.1%, in Melbourne home values peaked in September 2010 and are currently 6.5% higher.  Elsewhere home values are -11.0% lower than the March 2008 peak in Brisbane, -9.8% lower than their June 2010 peak in Adelaide, -13.5% lower than their September 2007 peak in Perth, -21.8%  lower than their December 2007 peak in Hobart, -19.3% lower than their September 2010 peak in Darwin, and -8.5% lower than their June 2010 peak in Canberra. 
Despite historic low mortgage rates over recent years, home value growth in real terms over recent years has been soft.
Of course most people don’t think about the ‘real’ growth in home values, we tend to operate in a nominal world.  We see the value of our assets rising and we are generally quite happy with that however, it is important to at times consider the impact of inflation and if our asset values are rising at a faster pace than prices more broadly.
The data shows that even with historic low mortgage rates, real home value growth has failed to show any substantial or sustainable pick-up outside of Sydney and Melbourne.
This suggests that other economic factors are impacting on demand for housing. Furthermore, the drivers of housing demand in Sydney and Melbourne are somewhat different to the rest of the country. Some suggestions as to what these factors are would be the rise in demand from overseas purchasers, greater demand due to better jobs growth and employment prospects as well as the fact that these cities already have more than 4 million people compared to our next largest city at around 2 million people.
The much higher population results in substantially more housing demand than elsewhere in the country.

The South Melbourne ANZ branch premises have sold under the hammer for $5.7 million.
It is the latest in a series of properties owned by superannuation funds to be offered to the market.
CBRE managed the sale campaign for the 307 Clarendon Street property, which is leased to ANZ for a two-year term.
The auction for the 469sqm freehold property attracted a crowd of more than 100 people, with a total of 32 bids received from a pool of local and offshore investors.
Mr James said the sale highlighted a recent flurry of movement from investors looking to divest properties purchased through superannuation funds. 
This is ahead of tax changes to be introduced next year.
“Some 28% of properties we have listed in November and December are owned by superannuation funds.
"This is with a number of these owners receiving advice that there could be significant tax implications should they continue to hold these assets in their super post June 30 next year,” Mr James said.
“We have started to list properties under these circumstances for the start of 2017, and anticipate seeing further stock coming onto the market all the way through to June, should the new regulation be passed.”
Mr Hage said the strong sale result, which translated to a yield of 3.5 percent, further evidenced the ongoing demand for quality leased assets in premium locations.
“This asset represented an outstanding investment opportunity, given its attractive tenancy profile and prominent position in South Melbourne,” Mr Hage said.
