Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

There's movement regarding a number of imposing skyscrapers planned for Southbank.

The Planing Minister has granted approval for 51-65 Clarke Street during April, allowing developer Newcity Development (One) Pty Ltd to proceed with the hulking 70 storey tower. The twisting multi-coloured design by Elenberg Fraser which tops out at 233m would rank the tower among Southbank's tallest, although still well short of the suburb's tallest approved tower - 1 Queensbridge Street at 323m.

Spanning a GFA of 52,313sqm, 51-65 Clarke Street consists predominantly of 512 apartments, supported in turn by 327 bicycle bays and 120 car parking spaces.

Also offered in principle support last month by Melbourne City Council was 87-105 Queensbridge Street. With Melbourne City Council's support or otherwise a prudent indicator as to whether a project will receive support from the Minister's office, 87-105 Queensbridge Street is now seemingly in the box seat to receive the green light.

If approved, the 170m tower would prove to be a boon for developer Aohua Sheng Le Property Pty Ltd.

Whether they choose to develop or move the site on, a permit for 852 apartments on Southbank is a substantial outcome. The planning application is also seeking the right to add 312 bicycle bays and 453 parking spaces within the Fender Katsalidis-designed project. 

87-105 Queensbridge Street's apartment split sees 354 single bedroom, 471 dual bedroom and 27 triple bedroom dwellings within the edifice which holds a massive GFA of 113,401sqm.

38 Freshwater Place is the higher profile project of the duo up for sale. Knight Frank and CBRE have jointly listed the project, with its EOI campaign closing mid May. Up for grabs is the right to deliver a 273m mixed used tower featuring apartments, a hotel component and retail. After picking up the site at the turn of 2016, PCT Development &amp; Management have chosen to move on the trophy property.

Rounding out the Southbank do-si-do is 127-129 Kavanagh Street, which - save for a couple of months of piling activity at the turn of 2017 - has been dormant for some years. Designed by Squillace, 127-129 Kavanagh Street's approved permit allows for 780 apartments and multiple retails space across two towers, with the taller at 48 storeys. 

The above two projects are particularly valuable given the planning changes implemented over recent times, restricting height and density, and therefore apartment yield within the suburb.

51-65 Clarke Street's approval leads the Southbank shuffle

Early in the year Apartments.com.au highlighted a squad of <a href="/news/south-melbourne-a-magnet-for-new-residential-tower-applications">new residential towers looking to call South Melbourne home</a>. Fast forward and the considerably lengthy backlog of residential projects at planning within City of Port Phillip is a little lighter, with a number of earlier tower applications given the go-ahead.

A VCAT-issued permit for 2 Bowen Crescent was obtained by Wuzhong International last month, clearing the way for a 19 storey residential building for Chinese-backed outfit. The work of Plus Architecture, 2 Bowen Crescent holds 213 apartments across a 1,800sqm site.

The tower planning application was lodged during December 2015, and at the time included a healthy number of apartments in a single bedroom format. Property advisory and project management practice Gallagher Jeffs have indicated the project will proceed to sales mid this year.

Currently, the project has been noted as at appeal within City of Port Phillip's planning system, with the supplemental action taking place earlier this month.

Initially submitted with a heavier apartment count, 7 Bowen Crescent's internals have been rejigged to carry just over 120 apartments, with 64 noted as having three bedrooms.

Meanwhile another Asian developer is poised for success, as City of Port Phillip have issued a delegated notice of decision last month for 596 St Kilda Road; the final stage prior to a permit being issued.

Having landed at planning mid last year, Singaporean outfit Lian Beng Group are in the box seat to move ahead with the tower designed by Bates Smart. Included are 170 apartments, split between one and two bedroom options. The tower was designed as a mixture of vertical fins, protruding balconies and hanging greenery running the height of the tower.

Multiple towers given the green light within Port Phillip

The long-dormant Kinnears site fronting Ballarat Road is all but ready to begin its transformation into one of Footscray's largest apartment-driven urban renewal projects.

An onsite display suite that will cater for the multiple towers to be developed over the life of the project is now complete, and ready to be swung into action once developer R&amp;F Property Australia launches the first phase of the project. And Kinnears' first stage looks to be a 15 level apartment tower at the eastern end of the sprawling site.

Kinnears which is addressed 124-188 Ballarat Road is R&amp;F Property Australia's first major development in Melbourne. 

Kinnears' rebirth first came to prominence <a href="/news/rf-properties-advance-plans-for-kinnears-footscray-redevelopment">during late 2015</a>, with Elenberg Fraser enlisted by the developer to create a new masterplanned residential enclave. In doing so, limited demolition and adaptation of existing heritage buildings spread over the site has been worked into the overall masterplan, which also includes provisions for 1,400 plus new dwellings.

The display suite model depicting the entire project is very much in line with the 2015 site plan, and sees a number of new north-south pedestrian and vehicle links dividing the site.

Shops and a supermarket will be set around a plaza, with communal facilities such as a childcare centre, kindergarden, maternal and child health centre also in the mix. Offices, a gym and further medical-based spaces add the the development's mixed-use nature.

R&amp;F Property Australia, part of Guangzhou-based R&amp;F Properties, has been trying to gain a foothold in Melbourne for some years.

At one stage the developer was primed to secure Fishermans Bend's <a href="https://urban.melbourne/projects/fishermans-bend-renewal-area/60-82-johnson-street-south-melbourne">60-82 Johnson Street</a>, but that deal <a href="http://www.smh.com.au/business/property/developer-mcnee-makes-a-30-million-killing-on-south-melbourne-apartments-site-20170124-gtxnkd">failed to materialise</a>, with local developer Salvo Property Group subsequently securing the approved site. R&amp;F Property Australia's next move was for Kinnears, successfully acquiring the site from <a href="http://www.afr.com/real-estate/residential/richard-gu-nets-60m-for-footscray-development-site-20140722-jjllw">AXF Group for $60 million during 2014</a>, with development plans already in motion at that stage.

Based in Melbourne, R&amp;F Property Australia's first successful move on the national development scene was in Brisbane. Dubbed <a href="http://www.rfaustralia.com.au/project/brisbane-1/">Brisbane 1</a>, the project sees 600 plus apartments in development over multiple buildings on a 4,661sqm plot in South Brisbane.

With the imminent launch of Kinnears, R&amp;F Property Australia also now has a Melbourne-based apartment project that will be rolled out in stages over coming years. R&F Property Australia's first Melbourne project enters the starting gates

Although applications for substantially tall apartment towers have eased over recent times within City of Stonnington, two current development applications across Prahran and South Yarra represent the next sling of smaller sized towers for the municipality.

A 14 storey apartment building at 10-16 Cecil Place is being sought by Bensons Property Group. The quiet Prahran thoroughfare is eventually expected to be graced by the Fender Katsalidis-designed building that includes 92 dwellings, with the vast majority of those encompassing two bedrooms.

10-16 Cecil Place along with <a href="/buildings/vanguard-781-807-dandenong-road-malvern-east">Vanguard</a> and <a href="/buildings/chronicle-960-high-street-armadale">Chronicle</a> sees a total of 447 dwellings across various stages of development within Stonnington under the Bensons umbrella.

Existing built form precedents in the immediate area rise to a similar height, with the most notable being Caydon's Troligi development. Set atop four basement levels for 96 vehicles, 10-16 Cecil Place's ground floor will also include a 229sqm food/drink venue and a 127sqm retail outlet.

Fender Katsalidis have taken steps to compliment yet distance the tower from the adjoining property which carries heritage value. Expression lines across the proposed podium facade match the scale of the heritage facade, with a similar degree of density also employed, as opposed to the tower proper's glazed finish.

Whilst 10-16 Cecil Place shapes as a future Bensons project, Vanguard is at construction. With ABD Group enlisted as builder, Vanguard includes 3 basement levels supporting 18 above ground levels and 323 apartments, 2 retail spaces and a gymnasium.

Partially sited above the adjacent rail corridor, Headland's proposal includes a ten storey building, with VicTrack and structural engineering specialists having been included during the design stage. In preliminary feedback, City of Stonnington expressed concern about the buildings intended height of 33.8m, which exceeds the preferred height of 18 metres for the area as specified by the proposed Activity Centre Zone overlay.

In its submitted form, the Elenberg Fraser-designed 121-123 Commercial Road includes two retail spaces totalling 267sqm, 80 apartments, 88 car spaces and 42 bicycle spaces at ground level. Key to the design is a large courtyard fronting Commercial Road, which doubles as the building's major design feature.

From a public perspective, 121-123 Commercial Road also includes a new 3m wide proposed public footpath / bike path linking Osborne Street and Balmoral Street that would be maintained by the building's future body corporate.

Bensons and Headland sign in at Stonnington

Having heard of the importance of street setbacks and tower separation over the previous two years as part of the Government's push for better tower design outcomes, somewhat of a built form quirk is emerging on Southbank's Coventry Street.

Should the recently submitted 31 Coventry Street gain approval, it would allow four towers to be built wall to wall, with the quartet each spanning approximately 20 levels. With no street or tower setbacks involved, the result would be a solid build form that stretches roughly 90 metres on the horizontal plane.

This seems to fly in the face of what has been drummed into all and sundry in recent years. But of course it's not a black and white matter when considering equitable development opportunities, discretionary design controls which veil the site/surrounds and existing built form precedents.

It could be argued that having this solid wall of towers is a poor design outcome, yet at the same time why should 31 Coventry Street be treated any differently than the towers which have been approved before it over recent times.

With precinct-specific design controls in a state of change, the developer has taken the opportunity to push through with the project which is the amalgamation of the Coventry Street plot and 22-24 Wells Place. The latter southern facing site did hold approval for a slim Pandolfini Architects-designed residential tower.

The amalgamation of the Wells Place and Coventry Street plots has allowed for an increased apartment yield, which totals 120. This sum is split between 40 single and 80 dual bedroom options, with premier two bed, two bath layouts facing Coventry Street.

Assisting the proposed tower is basement car parking for 94 vehicles, a ground floor showroom and rooftop amenities.

The remaining trio joining Elenberg Fraser's vision for Coventry Street are at different stages of delivery.

Evolve Development has seen the completion of The Guilfoyle at 39 Coventry Street come and go, with the developer also poised to begin construction on Botanic Melbourne at 25-29 Coventry Street which includes 288 apartments over 20 levels. The project has an end value of $190 million and has a targeted 2019 completion date.

Botanic Melbourne is also noteworthy in that Evolve Development control the adjoining 23 Coventry Street, thus preventing development of that site in order to preserve views and amenity from their pending tower.

Rounding out the quartet that combine to create the 'Wall of Southbank' is Coventry Haus, with Hamilton Marino Builders progressing the build that will eventually see 68 apartments within the slim 20 level tower.

Hitting the wall on Southbank

Melbourne is in for another dose of Zaha Hadid Architects.

After the renowned London-based design practice achieved approval for their <a href="/buildings/582-606-collins-street-melbourne">first Melbourne project</a> earlier in the year, developer UEM Sunrise has chosen the firm to spearhead their pending residential redevelopment of the former Victoria Police building at 412 St Kilda Road. The Mayfair as it has been dubbed, will be positioned as one of Melbourne's premier residential addresses.

City of Port Phillip gave approval for the building's rejuvenation earlier this year, although UEM Sunrise in the interim instigated an international design competition in order to attain a "higher standard of design excellence" for their third Melbourne project.

Elenberg Fraser will act as the project's local executive architect.

Externally, The Mayfair takes its design cues in the form of crashing waves and the Lorenz attractor; a mathematical system that when plotted resembles a figure eight or butterfly. Flowing lines aside, open balconies replace enclosed wintergardens under the previously approved scheme. The newly submitted proposal is a demolish and build, as opposed to a refit of the existing structure.

Double glazed window systems will sit between each floor, while metal cladding providing the exterior with its shapely appearance.

<figcaption>The Mayfair at ground level. Planning image: ZHA</figcaption></figure>Last month tenders for the construction of a dispay suite onsite for The Mayfair closed, signifying UEM Sunrise's ambitions in pushing through with the project as soon as practically possible.

To date, Zaha Hadid Architects' sole approved Melbourne project is 582-606 Collins Street. The $300 million tower for developer Landream sees 420 dwellings and 10,000sqm of office/retail space spread over 54 levels; no word has emerged as to when the Collins Street project will become reality.

Seen below right is another recent Zaha Hadid Architects design for 254-260 La Trobe Street, with Landream also behind the project. The stunning design though seems to be little more than an unrealised project.

Zaha Hadid Architects land on St Kilda Road

Almost three years to the day of <a href="/news/the-fahrenheit-tower-a-closer-look-at-127-141-abeckett-street">Urban.com.au covering Eq. Tower's planning application</a>, ICD Property's 62-storey tower at 127-141 A'Beckett Street has held its topping out ceremony. The event held onsite yesterday coincided with the first round of residents settling on apartments within the Elenberg Fraser designed scraper.

According to ICD, the build is on track with the balance of apartments due to settle in April 2017.

Apartments.com.au was on hand to witness this significant project milestone. Eq. Tower is the latest in a string of 200 metre towers that have sprouted in the northern zone of Melbourne's CBD.

Lord Mayor Robert Doyle spoke, with representatives from Sinclair Brook and head contractor Multiplex also on hand.

Eq. Tower follows hot on the heels of Vision Tower in joining CBD North's 200 metre club, soon to be followed by a host of other towers designed by Elenberg Fraser.

The distinctly shaped tower, which tapers from its mid-section as it transitions to the high-rise segment, responds to key setback and planning requirements. Despite the result being a varied floorplate for a significant portion of the tower, Eq. Tower has still reached structural completion in what has been described by the team as "record time."

Tower also presents a number of firsts for the project team, with the topping out ceremony marking the completion of Elenberg Fraser's first 200 metre-plus tower on the Melbourne skyline. Callum Fraser remarked that he's going to have to get used to attending topping out ceremonies, with a number on the horizon over the course of the next year.

For developer ICD Property, it marks their first foray into the realm's of high-rise development in Melbourne, following previous project success with the mid-rise You &amp; I on Smith Street, Collingwood.

Looking ahead, ICD's next project lies north of the border in the harbour city, while they scour the Melbourne landscape for their next significant development opportunity. Meanwhile Elenberg Fraser is occupied with five towers in the city's northern reaches, plus a sixth which received approval last month on the adjoining site at 111-125 A'Beckett Street.

Three years on, Eq. Tower tops out

For differing reasons, City of Port Phillip's planning department is currently handling two highly interesting planning applications.

37-43 Park Street continues to gain height as it cycles through the planning process, with developer Milbex hoping an additional six floors can find favour with Council. 190-192 St Kilda Road on the other hand has stamped itself as one of 2016's more astute small-scale designs owing to its busy yet engaging design.

Both intended developments were lodged for assessment during the third quarter.

Image: Milbex</figcaption></figure>South Melbourne's 37-43 Park Street began its planning process during 2014, with a new design submitted during mid-2015. Elenberg Fraser have remained the project's lead throughout, with the latest design iteration lodged during September.

Relative to the previously approved scheme, the current taller submission seeks the approval of an 18 level tower yielding 201 apartments, or an increase of 49 over the previous design. Additionally the tower's car spaces would expand from 81 to 120, bicycles from 132 to 164 and the overall height from 35 metres to 60 metres.

Although a reduction in ground floor retail space from 453sqm to 410sqm is envisaged, the project's renders depict an activated frontage to Park Street; something which is currently sorely missed. Ground floor will also see the elimination of car parking, with resident's amenities such as a gym, lounge and dining space installed.

Milbex has dubbed the project 39W, and it shapes as their largest residential development to date, nominally superseding the nearby Essence South Melbourne which holds 182 apartments and was completed during 2013.

A six storey mixed use development is called for, with three levels of office space amounting to 675sqm. Set above the commercial floors is a penthouse which carries 218sqm of internal space, including four bedrooms.

Designed by Peddle Thorp, 190-192 St Kilda Road also includes provisions for 22 vehicles across basement and ground levels.

The ground floor cafe is the design highlight, with Peddle Thorp extending the curving interior outward. According to submitted documents, the project's brief was to emulate the project's name through form, and the result is a highly impressive street level activation.

Directly above the arcing and transparent ground level, Peddle Thorp have employed an angular mesh veil across the main commercial levels, with an eye toward distinguishing the project from others in the immediate vicinity. A green wall element will also be introduced across the building's rear.

A curving floor plate rounds out the highly meritorious application. All in all an eye-catching design.

City of Port Phillip deal with the tall and the short of it

A trio of apartment projects are before City of Melbourne, all seeking the right to add to the inner north's apartment stock. Lodged during September, the trio are also looking to bring a heightened design perspective to their surrounds.

First up and Piccolo Developments are seeking another statement project, with 341-347 Queensberry Street subject to a 13 storey application encompassing 59 apartments. On the back of their award-winning Upper House project, Jackson Clements Burrows Architects have been utilised once more with a similar design outcome.

The composition of the building mass was conceived through a series of urban design gestures. The first conceptual gesture was based on the acknowledgement of the prominent corner position of the site. 

Punching through the facade are a series of projecting balconies that graduate in depth and width as they travel up the building.

On the corner of Queensberry and Peel Streets in North Melbourne, the design has taken inspiration from a handful of existing forms such as Milan's Bosco Verticale and The Bauhaus Building; a 1925 design-based building in the German city of Dessau.

Piccolo Developments intends to split the dwelling numbers between 36 single bedroom and 23 dual bedroom apartments.

Planning image: JCB</figcaption></figure>Plus Architecture are on the radar once more with an angular design effort for 419-421 Spencer Street, West Melbourne. Located within an emerging high-rise precinct, the proposal is of a larger nature and seeks approval for 181 apartments, with internals ranging from 48sqm to 111sqm.

On the corner of Spencer Street and Batman Street, and created for Yarrabank Developments Pty Ltd, the 22 level tower's design is described as follows:

The building is split into three to create building separation from the heritage component thus distinguishing it from the tower beside and above. The towers peel away from the heritage building increasing separation, and celebrates the bakery chimneys that line the lobby entrance. This also gives the apartments above the heritage a better view beyond the parapets. 

The two parts of the tower are differentiated in size, form and material. One side facing west, is smaller, angular and brick, which reflects the smaller scale of west Melbourne and its industrial lineage. The other, larger smooth and glazed faces towards the city. This site is therefore a culmination of contradictory relationships between fast and slow, active and inactive, big and small, old and new.

The design response seeks to make best use of and contribute to these context features and fit respectfully within the urban fabric.

Total apartments within the scheme have essentially doubled to 124, with a mix of one and two bedroom options planned. Consequently, the overall size of the project has increased, with Elenberg Fraser conceiving a 12 storey building which is similar is size to a number of surrounding projects which have been approved.

The building has also been designed with reference to ‘Artemis’ - the goddess of the hunt and wilderness. Artemis’ character and fables form the basis of a holistic design narrative which is carried through the architecture, lighting installations and landscape architecture.

The bronze colouring and earthy tones contained in the depictions of Artemis in the design concept inspire the materiality of the architectural expression, and also references the red brick and industrial elements commonly found in the area.

City of Melbourne field three high quality development applications

Melbourne is in the unprecedented position of now having a seventh tower spanning at least 200 metres at construction.

Far from its heydey of years gone by, the Carlton United Brewery site fronting Swanston and Bouverie has remained dormant since its closure during 1987. In that period a variety of proposals have filtered through for the prime site, but none were successful until developer Hengyi secured the development plot and revealed Swanston Central.

At 237 metres, Swanston Central is now in the hands of Multiplex, adding to the builder's already bulging current Melbourne construction portfolio.

<figcaption>Swanston Central. Image: Hengyi</figcaption></figure>As part of the development, the remaining bluestone brewery building which is now in a decrepit state will be restored to its past glory. Swanston Central will sidle up alongside.

Rich in history, the Carlton United Brewery site was subject to an archaeological dig during 2013 which <a href="https://www.propertyobserver.com.au/http://collections.museumvictoria.com.au/articles/13635">unearthed 2,187 artefacts</a>. With the ground underneath no longer baring any hidden relics, Delta Group over the last week have begun site remediation and excavation.

Eventually the Elenberg Fraser-designed Swanston Central will encapsulate approximately 1,000 dwellings, with a host of amenities to match. A level 69 Skyline Bar and Lounge leads the way, with a wellness centre, winter garden and ground level hawker market also planned for the project which accounts for another piece of the overall Carlton United Brewery site regeneration.

Tower, Aurora Melbourne Central and Victoria One are jointly beginning to, or are impacting the skyline, while Swanston Central will visually fall under the umbrella of Melbourne's northern CBD despite it being in Carlton.

The two remaining towers under a builder's guidance are Collins House at 204 metres and Australia 108 on Southbank Boulevard at 319 metres. A notable mention should also go to Tower Melbourne; due to legal wrangling, it too would be well into construction.

Multiplex's snaring of Swanston Central bolsters its current construction workbook, which includes Australia 108, Light House, EQ. Tower and a range of projects across Melbourne.
