Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Designed by Jackson Clements Burrows for Periphery Pty Ltd, the building can now expect to add a further 2,702sqm of offices and two retail tenancies to the local streetscape. Already at construction is 96-102 Cubitt Street within Cremorne, which continues the trend of boutique commercial developments in the immediate area.

Project Group are handling construction of the building which absorbs all of its modest 476sqm site footprint.

Finally, Alfasi Property are planning a grand gesture for 510 Church Street. COX have been installed as project architect, with the end result a total lettable area of approximately 20,000sqm across the 3,070sqm site.

Yarra's commercial prospects reloaded

City of Yarra's recent commercial planning application at 370-374 Swan Street has gone a long way to solidifying the municipality's push toward becoming the most active office sector behind those of the CBD and Docklands.

Increasing in both number and size, City of Yarra's prospective commercial developments have the combined ability to add in excess of 100,000sqm of new office space across the municipalities four major commercial nodes; Richmond, Burnley, Cremorne and Collingwood.

Many of these proposals are still at planning, meaning that City of Yarra is in many ways its own master in terms of how actively it chooses to push the commercial credentials of the municipality. At a point where many other municipalities around Melbourne are so heavily dominated by apartment developments, City of Yarra's wave of commercial proposals shapes as something of an oddity.

370-374 Swan Street becomes City of Yarra's 13th commercial entry within the Apartments.com.au Project Database.

Combined City of Yarra's development pipeline could yield an additional 80,000sqm plus, with prospective projects such as the <a href="/news/yarra-receives-a-commercial-boost-including-plans-for-fitzroys-tallest-office-building">Victoria Cross commercial tower</a> pushing that figure beyond 100,000sqm.

Currently occupied by a two storey showroom/office building, and with Zuster and Agnews Fireplaces as tenants, the site is a short distance to Burnley Station and sits directly north of the rail corridor. Zoned Commercial 2, the preferred built form for this sub-precinct is for 7-10 storeys, although this is subject to further investigation.

Looking to capitalise upon the area's growing popularity, entity 370 Swan Street Pty Ltd enlisted Bruce Henderson Architects to create a 14 storey office building with a gross leasable area of 14,804sqm. Of that, two ground floor retail premises account for 580sqm, with the balance cast as new office space.

Weighing in as one of Yarra's largest commercial proposals, 370-374 Swan Street is supplemented by 245 basement car parking spaces and 111 bicycle parking spaces.

A number of existing planning applications have been adjusted to include commercial office space, with <a href="/developments/abbotsford-vic-3067">344 Johnston Street</a> and <a href="/new-apartments/314-320-swan-street-richmond">314-320 Swan Street</a> notable examples: the latter bumping its commercial floor space up to 5,400sqm. The remaining projects are smaller in nature, with Cobild's <a href="/developments/cremorne-vic-3121">9-11 Cremorne Street</a> and <a href="/developments/richmond-vic-3121">345 Swan Street</a> the standouts.

City of Yarra's commercial surge is put into perspective relative to its commercial projects which are at leasing or under construction; only three projects rate a mention. <a href="/developments/burnley-vic-3121">East Edge Botanicca</a> with 16,000sqm has long been offered for lease, whilst <a href="/developments/richmond-vic-3121">110 Church Street</a> and 13 Cremorne Street are at construction have a combined yield of near on 6,000sqm.

As mentioned earlier, City of Yarra's largest project on the radar is Angelo Property Group and Pulitano Group's Victoria Cross development at 151-159 Victoria Parade, Fitzroy. The 1,684sqm corner block is envisaged as a 16 level commercial tower which would boast the area's largest commercial footprint.

Whether they be commercial or residential, the new projects are a sign that Melbourne's western suburbs are front and square in the collective minds of many developers.

The called for amendments to the existing planning permit and endorsed plans would see 13 and 15 storey buildings created, with a combined 229 apartments in tow; this is an increase of 76 dwellings over the approved plans.

13 retail premises covering a combined 1,040sqm and 232 car parking spaces are expected for the project which fronts Foundry Road. The revised plans see CHT Architects create dual buildings with a similar architectural expression to the initial phase, which is pictured above.

That initial phase consisted of an 8 storey building with 116 apartments, built by ABD Group.

Located at 124-188 Ballarat Road Footscray, Elenberg Fraser has designed multiple towers across the sprawling land holding. The initial masterplan called for developer R&amp;F Properties to deliver approximately 1,400 apartments over various stages.

The project headed to VCAT earlier in 2016 with Maribyrnong City Council electing not to approve the company’s masterplan proposal for the 3.3 hectare site. With an imminent project launch, Kinnears will surpass Growland's <a href="/news/growland-group-readies-joseph-place-as-footscrays-next-super-project">Joseph Place</a> as the suburb's largest active apartment development.

Last week Wyndham City officially signed agreements to develop four separate development sites in the Werribee City Centre.

Project Delivery Agreements have been signed with The Burbank Group and Pelligra, with the latter's intended nine level commercial building already at planning. At 37-43 Cherry Street, Pelligra intend for the building to include 5,000sqm of office space and hundreds of new car parking spaces, within a building spanning 32 metres in height.

The Burbank Group on the other hand now has the ability to create multiple residential towers on key sites facing Werribee River. Towers of up to 20 levels have been envisaged.

Also on the radar for Werribee is a mixed-use project on Watton Street, with the above left image appearing on Probus Built's website. Should it come to fruition, 195 Watton Street could include 49 apartments, 40 offices and three retail spaces within a 12 level building valued at $55 million.

Melbourne's west gathers some development momentum

With preliminary construction works underway, Lendlease have completed the sale of their first offering within the multi-towered Melbourne Quarter development.

Announced yesterday was the sale of the precinct's first commercial tower to Lendlease-managed affiliate, Australian Prime Property Fund Commercial. The transaction comes at a point of near full tenancy for the commercial tower dubbed One Melbourne Quarter.

Upon completion, initial signatory Arup will also be joined by Lendlease within the 13 level commercial tower, with the latter absorbing four floors across the Denton Corker Marshall-designed, 26,400sqm complex.

Updated project renders accompanying yesterday's announcement also better highlight the tower's activated frontage to Collins Street, perhaps the project's single biggest positive.

Lendlease steps in on One Melbourne Quarter

Another apartment development site in Thistlethwaite Street, Fishermans Bend, has sold, this time for $7,525,000.
The 1237 square metre parcel was not offered with a permit, but instead an architectural concept plan for an eight-level complex with 84 flats, many capitalising on city and Port Phillip Bay views.
Colliers International's marketed 37-47 Thistlethwaite Street, currently a two-storey building with a lettable area of 1749 square metres.
The sale comes after the same agents sold a 1194 square metre block next door, at 15-35 Thistlethwaite Street, for more than $8 million.
The vendor of that site, Circa Property Group, offered the block with a permit for an eight-level, 83-unit complex.
It exchanged to an Asia-based builder.

Fishermans Bend development site sold

Stand-alone building at heart of Nunawading sold at auction

The latest research from Chatswood Cityscope shows that commercial property sales in the areas covered have decreased in both sales volume and total value, according to CoreLogic's latest report.
For the quarter to September 2016 there were 22 sales at a total sales value of $94.2 million, compared to 29 sales at a total value of $371 million for the previous quarter. The yearly figures have increased, however, with 126 sales at a total value of $591.7 million for the 12 months to September 2016, compared to 113 sales at a total value of $358.8 million for the previous year.

The last week has seen two noteworthy commercial leasing deals unveiled as major tenants secure space for their operations.

The latest sees Cbus Property add another premium tenant to their Collins Arch project, with HWL Ebsworth Lawyers taking near on 6,500sqm of space alongside initial tenant King &amp; Wood Mallesons. Following last week's official ground breaking ceremony held onsite, HWL Ebsworth Lawyers' arrival now sees 30% of total commercial space within the project accounted for.

Securing levels 8-10, the HWL Ebsworth Lawyers deal leaves roughly 30,000sqm of commercial space as still available within the uniquely shaped skyscraper. Cbus Property will seek to secure further commercial commitments for Collins Arch which will be completed during 2019.

An external terrace on level nine fronting onto Collins Street presented a rare opportunity for the new tenants who have shown they value not only location but amenities, which will enhance the working environment and assist them in attracting and retaining leading legal talent.

The HWL Ebsworth Lawyers deal follows on from <a href="http://www.afr.com/real-estate/commercial/qic-wins-macquarie-for-landmark-collins-st-tower-20161005-grvceu#ixzz4MFzmw1l9">last week's reporting</a> that QIC are poised to land Macquarie Group for their long-delayed 80 Collins Street.

With Multiplex signage adorning the vacant site for some time, construction now looks increasingly likely to begin in earnest following AFR's reporting of the lease deal. Macquarie Group is expected to have firmed on 6,000sqm within the Woods Bagot-designed commercial tower, which shapes as being on of the tallest delivered in Melbourne since the commercial boom of the early 1990's.

The pending deal with Macquarie Group bolsters the project, which also features a reworked retail podium surrounding Nauru House and a hotel fronting Little Collins Street. Singapore-based SilverNeedle have taken rights over the hotel component, with the suites to be operated under their NEXT Hotel brand.

Rialto's regeneration and Mirvac's 664 Collins Street have been the only projects of note under construction and north of the Yarra for some time, with Mirvac also approaching completion for PwC's tenancy at 2 Riverside Quay on Southbank.

Commercial intentions fall into place as Cbus Property secures another tenant for Collins Arch

With little fanfare, six notable planning applications have been given the OK via City of Melbourne over recent weeks.

From mid July through to last week, one after the other are now free to proceed at the whim of the developer. And for three of the six a start to construction is precisely what is at the forefront of the developer's thinking.

The most recent approval is that of 269-271 Spring Street, otherwise known as the new home of Australian Unity. Approved last week, the brisk planning process which barely latest three months saw a mildly compromised design outcome for the tower, which is located above sensitive heritage buildings.

Early expectations had the tower operational by some point during 2018.

GSA Group will now push the student accommodation project through to immediate construction, after its approval during July.

The DKO Architecture designed building will carry 244 beds over 13 levels, with 152sqm of retail at street level. An early development cost for the project was a nominal $32.5 million.

Also subject to a recent construction tender, 5-17 Flemington Road was given the nod by City of Melbourne last month. Purchased by Singapore-based Centurion Corporation for $60 million during 2013, the current RMIT Village which provides student accommodation will be greatly expanded under the freshly agreed to permit.

Created by Hobart-based firms Architects Designhaus and Jones Moore Architecture, 147 additional beds will soon be added to the Flemington Road frontage.

Designed by Jackson Clements Borrows, 558-566 Swanston Street initially sought 179 apartments over 17 levels when it first entered planning during late 2015.

Besgate Group's remaining projects are with the State Government owing to their size; the duo are either side of 200 metres in height and yet to be approved.

Another residential project to find favour is 684-688 Elizabeth Street, with a planning permit granted during August. The SJB Architects-designed tower is now capable of adding 120 apartments to the growing stock along a stretch of Elizabeth Street directly north of the CBD.

Rounding out the six is Epworth HealthCare's freshly stamped plans for an overhaul and expansion of the Freemasons Hospital. With a nominal development cost of $55 million, the project first entered planning during December of last year.

A joint design between Silver Thomas Hanley and John Wardle Architects, the expansion revolves around a new facility dubbed the Grey Street Centre which will accommodate spaces for education/training, day procedure and theatre rooms and medical consulting suites.
