Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

The Harbour City is in line to receive two office buildings above Martin Place railway station with Macquarie Group receiving the nod via Planning Minister Anthony Roberts to proceed to the final phase of planning. The 40 and 30 storey towers still need to clear final planning necessities and garner support in New South Wales' Cabinet, in line with the state's Unsolicited Proposals process.

On the office towers, Macquarie Group describes them as "in keeping with Martin Place’s heritage as Sydney’s financial heart and to contribute to the city’s status as a global business district. Macquarie’s proposal includes two commercial towers, the design of which has been, and will be, informed by significant buildings around the world."

A variety of buildings atop the site are currently under demolition in order to facilitate the rejuvenated station and both commercial towers. Architecture firms Grimshaw and Johnson Pilton Walker are the design forces behind the commercial components with Fosters and Partners and Architectus tasked with jointly delivering the new Martin Place railway station.

The investment banking company has indicated it will move to the Martin Place development upon its completion.

A secondary frontage to 146-160 Mary Street is also included, with total site area amounting to 3,449 square metres.

At the time of the November 2017 acquisition, Ashe Morgan Principal Mendy Moss stated "the $66 million acquisition price for the portfolio is below replacement cost for the asset and we are confident of implementing a strong turnaround strategy for an asset which has been continuously occupied by the State Government for 34 years and is due for a major upgrade."

That upgrade was also set in motion last year and will culminate in a $500 million amalgamation of dual existing commercial towers and the addition of 6 new levels in order to create a sole 26 level tower set behind the historic Charlotte Street facade. A-grade office space within the project will be boosted to approximately 40,000 square metres.

With approval in hand the development partnership expect that Midtown Centre as it will be known, will be completed during 2020.

Brisbane and Sydney score significant office tower approvals

A sizeable slab of office space may be on its way to Fitzroy North as a new planning application seeks to replace a reception venue with a multi-level mixed-use building.

Moonlight Receptions at 622-636 Nicholson Street appears to have its days numbered with the development application registered with City of Yarra little more than a week ago. Rather than go down the proven path of apartments, a 10 level commercial building containing a Gross Floor Area of 16,950 square metres has been proposed.

In its current form, the Moonlight Receptions development would create a new height precedent for the area which maintains a predominantly low-rise and historic character to Nicholson Street. Any height parallels can be drawn with two residential buildings located behind the development site in question, with both those buildings set well back from Nicholson Street.

North of Alexandra Parade, Nicholson Street is bereft of any noteworthy commercial developments. Over recent years, whatever suitable development sites have become available have almost exclusively become high-density residential development.

This is particularly the case north of Brunswick Road; last year Apartments.com.au <a href="/news/nicholson-streets-apartment-activity-slips-into-top-gear">highlighted nine apartment projects in development</a> along the Nicholson Street strip.

Real Estate Agency Beller recently appointed Jeremy Gruzewski as a Director, bringing with him 11 years of experience and knowledge as National Director Metro Market Auction and Investment Services at the highly respected Colliers International.

Now part of the Beller Commercial team, Gruzewski sees market opportunity for developers who are now looking at commercial office developments due to the cooling of the inner-city residential market. Strengthening rents are supporting these developments, says Gruzewski, underpinning the large number of applications and approved permits for office spaces currently in the market.

Urban.com.au asked Jeremy about his thoughts on the state of the commercial market and what's in store for the year ahead.

Image : HASSELL</figcaption></figure>Urban.com.au: There is a significant pipeline of commercial developments either under construction or on the horizon in the CBD, Docklands etc. Beyond the core where do you expect to see a shift towards more commercial development?

Jeremy Gruzewski: There has been unprecedented supply of residential apartments in Melbourne’s core and suburbs over the last 10 years to the point that the commercial market has been left alone with minimal to no supply of office developments other than in the Docklands, which is a new market.

All other areas have seen the opposite with perfectly good office buildings replaced by residential towers.

These displaced tenants have had to find new homes and now that the CBD and city fringe are at record low vacancy rates (circa 2% for the fringe), rents are starting to rise considerably, making office developments viable.

Employers are setting the trend and demand for the location of office developments on the fringe of Melbourne with Cremorne and Richmond being two hot spots. These employers are chasing the same talent pool and this talent pool wants to work and live in the same area and not travel to Melbourne’s East (Clayton, Mulgrave) to get to work.

We have seen the most permit approvals and permit applications for office development in Melbourne’s prime City Fringe. This is in direct correlation with tenants demand and briefs for office space.

UM: We're seeing companies like SEEK looking to develop a head office just on the doorstep in Cremorne and further developments proposed along Church Street, Richmond. Similarly Hickory is pushing ahead with an office development on Clarke Street South Melbourne. Do you expect to see more of these types of commercial developments?

JG: Hickory’s development in Clarke Street is phenomenal and will set a new standard for office accommodation. It goes beyond carpet tiles and ceiling grids and becomes a place where you want to live! I believe many new developments will replicate this new look and approach.

There are approximately 25 city fringe sites that have been earmarked for office development, 90,500m2 has been approved and over 400,000 are proposed and awaiting approval. Melbourne City Fringe currently has just over 900,000m2 of office supply so if everything gets approved it is a significant amount of potential new supply.

What factors do developers need to consider?

JG: Without a doubt the major factor has been the growth in face rents; this coupled with a slowing of residential apartment sales has seen the desire increase for commercial sites.

Well-situated sites close to public transport, food and beverage outlets and entertainment venues providing a work and life balance will be the key. No surprises that Cremorne, Richmond and South Melbourne are hot spots.

UM: What impact do you think start-ups and co-working spaces are having on the Commercial market?

JG: Co-working spaces have certainly had an impact, but in a positive way. They have set a new benchmark in the quality of space and added “extra” offerings that an office needs to have. They have shown that tenants will pay extra for good quality designer spaces.

Generally start-ups are smaller lease deals in relation to tenancy size but the sum of all the little deals makes their presence significant. This allows these startups to grow, and as they grow they venture into the traditional office markets.

UM: Do you think there are areas with a lot of untapped potential for both new commercial developments but also adaptive re-use?

JG:The market continues to grow and develop and with Melbourne’s continued population growth and urban sprawl we will see new areas develop. Generally activity hubs will be the most desirable.

We believe we will see supply of new office development with smaller floor plates of circa 500 m2. This more compact size is in hot demand with the highest number of enquires.

Tenants want their own brand identity and have a whole floor rather than share, and is generally the size required from the start-ups coming out of the co-working spaces. As the world changes, so do its working habits.

Commercial real estate has a ‘push and pull’ force influencing demand with more people working from home and mobile work forces, therefore, office space is shrinking.

Tenants just want better quality that creates a high-end home environment.

UM: And lastly do you think 2018 will be the year for commercial to drive forward?

JG: Yes, 2018 will definitely see an increase in commercial developments and a decrease in residential developments as proven by applications and permit approvals.

2018 will see continued investment in commercial property; we have strong enquiry from multiple buying groups and across all price ranges. Volatility in the stock market and low bank interest rates make commercial property a feasible and proven investment option.

When a site spans 19,280 square metres, it becomes a 'district'. That's the case according to the development team behind the Jam Factory's pending overhaul.

Reporting on the project to date has focused on the close to 60,000 square metres of new commercial space that is earmarked for the site, but more importantly from a layperson's perspective is the extensive new public realm that is planned as part of the development.

<li>A new north facing dining terrace with extensive greenery and public realm opened up. Vertical links to the level three elevated garden terrace will also be incorporated.</li>
	<li>A new laneway entry from Garden Street aligned with Bray Street to the south. This new laneway physically and visually reconnects the site to the southern road network and offers unique opportunities for walkable and pedestrian-scaled ground plane treatments.</li>
	<li>Re-opening the existing original façade on Garden Street to introduce a variety of smaller scaled retail and dining formats will activate Garden Street from a moribund vacant street to a vibrant and pedestrian-friendly street.</li>
	<li>The proposed design ‘opens up’ new access points from Chapel Street by reinstating Turnbull Street lanes and a new open plaza on Chapel Street to the north of the site.</li>
	<li>Internal privately managed, publicly accessible spaces, laneways and streets feature different widths, lengths and overall design which creates a series of different spaces with different identities, character and ‘feel’ similar to what would be expected across a typical city block.</li>
	<li>Depending on their purpose, the width of each internal laneway has been modelled on analysis of successful outcomes within Melbourne – Bank Place, Degraves Street, the Causeway within the central city have informed this aspect of the proposal.</li>
	<li>A new ‘Jam Factory Square’ similar in scale to QV Square in Melbourne. Designed with a number of events in mind (normal day, small events, larger events).</li>
	<li>The courtyard is north facing and will allow light to filter through the space and define the proposed series of streets and lanes.</li>

South Yarra's Jam Factory redevelopment a public realm bonanza

The paint giant Dulux has committed to a longterm Dandenong South lease, in the M2 Industry Park.
They will take a new complex which will replace an existing Dulux centre nearby on the South Gippsland Highway.
Savills director Lynton Williams did the deal for Dulux with the developer Pellicano.
The 18,000 square-metre distribution centre will be built on the corner of Bayliss Road and National Drive.
