Gold Coast developer Drew Group is fast approaching sell-out at its Main Beach apartment development, Lagoon Main Beach.

In the last nine months, Drew Group and sales partner Pezet Matheson have secured 31 sales totalling over $75 million, as the two-tower development advances towards completion under the expert eye of Hutchinson Builders.

Drew Group has also removed the much-maligned sunset clause from all contracts at Lagoon. The sunset clause — although rarely invoked, yet on occasion known to have been — allows developers to take back contracts on apartments should the building not be completed within the timeframe specified in the contract.

Pezet Matheson Co-Director Jayde Pezet says the fact Lagoon is&nbsp;within a year of completion, and has no sunset clause in contracts, provides certainty to buyers.

The Trenerry Consortium has announced the acquisition of the historic, Burnham Beeches in Melbourne&rsquo;s Yarra Ranges. The transaction was managed directly with the former owners who will hand over the reins of the site&rsquo;s regeneration.

The consortium intends to engage early with the close-knit community of the Dandenong Ranges as an important first step in a holistic review of the master plan.

Placemaking agency Village Well has been appointed to assist with this process, leaning on their extensive experience with both public and private development projects.

&ldquo; We are pleased to be embarking on this regenerative journey with the local community and to be working on such a significant and unique site which is both locally loved and globally distinctive. Hayball Architects have designed the building which will consist of 12 one bedroom apartments, 78 two bedroom apartments, 29 three bedroom apartments and a four bedroom penthouse. There will be seven duplexes.

There will be 250 sqm of communal space, split between a 201 sqm communal terrace on level 1 and a 49 sqm communal sky garden on level nine. 

Residents will also have access to a cinema room which is part of the ground level clubhouse where there’s also a lounge and kitchen and dining space.

The 1,920 sqm site last traded for $5.28 million in 2014.

The developer has opted for car share facilities rather than a designated car space per apartment.

“Data shows that car ownership in the suburb of North Melbourne is low and a significant number of apartments do not own a car and the average ownership for larger dwellings is only one vehicle,” the assessment by Traffix Group noted.

“This is reflective of how accessible the site is and demonstrates how suitable the site is for strategic developments that seek to further reduce the reliance on private motor vehicle.”

As an average rate, the proposal includes a provision of 0.73 spaces per apartment and there are in the order of 30% of apartments proposed without parking.

The first two towers in Melbourne Square, Melbourne&rsquo;s largest city precinct project, have topped out. Developed by OSK Property, <a href="/buildings/melbourne-square-93-119-kavanagh-street-southbank">the .8 billion Southbank project on Kavanagh Street</a> will comprise commercial, hotel and residential towers when its five stages are completed in 2027. The topping out of the COX Architecture-designed towers, which stand at 236.7 metres and 184.3 metres respectively, comes three years after Multiplex began construction on the towers.

The topping out comes as the finishing touches are being placed on the precinct&rsquo;s latest completed apartments, with interiors by Carr Design.

OSK Property have also unveiled the city&rsquo;s first wellness-enabled lifestyle apartments, with technology to make indoor environments healthier. The technology, which will come as standard for the new apartments, will be offered to those apartments which were completed before the technology became available

The Delos integrated wellness ecosystem controls the quality of air, water and light in apartments to improve the health of the resident. The air quality&nbsp;sensors and high end HEPA air filtration systems detect and remove impurities like pollen, dust and smoke, water purifiers that reduce levels of chlorine, heavy metals and particulates, and smart lighting that mimics daylight patterns in order improve daytime performance and sleep cycles. The wellness technology will benefit allergy sufferers and asthmatics in particular and is part of an intention to deliver a precinct that responds to people&rsquo;s needs.

Melbourne Square Sales and Marketing Director Scott Jessop said the apartments would be the first in Victoria to incorporate the world-first wellness technology.

Melbourne Square will also offer its residents a number of swimming pools, gym, golf simulator and yoga space, as well as social connections through the precinct&#39;s large public park, dining rooms and resident lounges.

There will be commercial and retail outlets as part of the development, including Victoria&#39;s first ever double-storey Woolworths.

CBRE Residential Director Andrew Leoncelli said COVID-19 had many people rethinking their living arrangements, which boded well for Melbourne Square as it unveiled its last remaining apartments ready to move into.

He said after spending so much time at home, buyers were seeking spaces that reflected their own individuality so a new partnership between MSQ and Coco Republic to offer tailored interior styling along with wellness-boosting biophilia by The Plant Society would appeal.&nbsp;

The revitalised precinct will include 40 affordable housing units, retail and community facilities, a boutique hotel as well as 1,000 square metres of public space across two levels which will be owned and operated by the City of Melbourne.

The City of Melbourne recently partnered with PDG Corporation to embark on Munro – a $450 million mixed-use development opposite Queen Victoria Market.

PDG Corporation Managing Director Vince Giuliano said the company’s latest project was similar to the Munro development in the sense that it reflects local character and will bring together “various community spheres in one location”.
