<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the official departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The entity that submitted the plans is directed&nbsp;by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil's son.

Sunland paid $9.5 million for the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue late last year, and are now seeking to build a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Particularly when forecasts are prone to change.
Urban Taskforce CEO Chris Johnson notes that the projections over 20 years have changed – from 1.3 million people from the 2013 Metropolitan Strategy for Sydney to 1.575 million in the 2014 projections.
“If the robust population growth continues over 50 years we will need to double the number of houses or apartments in Sydney from the current 1,673,800. Clearly this is a big task and this will require a pro-growth attitude from community groups and councils and strong leadership from the state government. The stalled planning reforms will need to be reactivated to help drive housing supply.” This works out to around 90 dwellings a day.

Sydney's population density increasing, here are the top growth areas: Urban Taskforce

My usual property outlook presentation these days covers two main themes – cycle and structure.
The interplay between these two elements makes up the property market’s DNA.
I have written about the property cycle several times over the last 12 months and have also covered four of the main five ingredients that make-up the most important structural foundations supporting the Australia residential market. These four pillars include employment, wages, income and the cost/availability of money.
This will cover the most vital ingredient for mine, demographics.
Now I am not talking about population growth per se, but a deeper cut of the available statistics.
Also, I am not that interested in the past, but much more interested in the future.  I am talking about age forecasts.
We are lucky in Australia that the ABS, after each Census, recalibrates their age-related forecasts.  They did so late last year, with their estimates reaching out as far as 2100.  Now we won’t get that ahead of ourselves but we will have a look at what’s likely to happen over the next decade or so.
Housing demographics
I don’t really like generational segregation i.e. baby boomers; generation X and the like – I think they are too broad and don’t necessarily translate well when it comes to real estate action.
We instead break the market into seven segments:
<ul>
<li>
Children – aged up to 17 years.  Living mostly – one hopes – at home; and whilst not a direct influence on underlying demand, they are captured in the larger household sizes of first home buyers (3.3 people on average per dwelling) and the upgrading market (2.99 people per home).</li>
</ul>
<ul>
<li>
Young renters – 18 to 29 years.  Statistically, 77% of them rent, many rent apartments in our inner cities.</li>
</ul>
<ul>
<li>
First home buyers -30 to 44 years.  Yes, up to 44 years!  HECS, partnering later; parents as friends; travel; options galore – so yes, for many, it is not until their mid to even late 30s that they buy a home.  
</li>
</ul>
<ul>
<li>
Upgraders – 45 to 59 years.  Having children later means that many, even well into their 50s, still have teenage children at home.  With teenagers you want space – demand is highest for houses, with lots of bedrooms, a pool etc. 
</li>
</ul>
<ul>
<li>
Downsizers – 60 to 74 years.  Many want to move into something with a nexus to the ground; in a small project and if possible in their existing neighbourhood.  Living close to the grandchildren is also a strong locational consideration.</li>
</ul>
<ul>
<li>
Age-related care - over 85 years.  At this age – and it is mostly women who live this long – some form of assistance is often required.  But many who live to 85 years, the statistics show, can expect another ten years of life, so nursing homes (for the sake of labelling them) aren’t necessarily God’s waiting room these days.</li>
</ul>
Spending on housing peaks when people upgrade, and the money spent on housing, and the number of moves made, drops sharply once we are in our mid-to-late 50s.  See the chart below.

Market outlook
Our second chart outlines underlying demand – the number of new properties needed per annum – by each housing segment over time.

This chart suggests:

Young renters – drop in market demand over the next 10 years.  My experience is that town planning is a decade behind the actual market and the willingness to approve downtown high-rise apartments in big blocks should have been done ten years ago, not now.  The demand for product is much smaller than many realise.  Well, that’s what the statistics are telling us.  And it is for that reason we aren’t advising on or advocating large scale downtown apartment projects these days.</li>
</ul>
<ul>
<li>
First home buyers – significant increase in demand.  Affordable housing is increasingly important, especially given the casualization of the Australian workforce.  Many may also remain renters out of choice or force.  But the potential demand is here.  More affordable product is the answer, not grants or handouts. 
</li>
</ul>
<ul>
<li>
Upgraders – a drop in demand.  This will slow down the momentum of the housing market in coming years, especially so once interest rates rise.  This is one of the reasons, we believe, why Australia’s housing market will contract post 2016.  
</li>
</ul>
<ul>
<li>
Downsizers – strong lift in underlying demand.  Many will opt to age in place, as the upgrading market that usually buys their property will not be large enough to consume this supply.  Also, many would sell if they could find smaller and affordable local digs.  The irony here is that this is the demographic that mostly protested against local infill development in the past.  However, some are reassessing this non-development stance.  First home buyers are another potential buyer group, but these larger houses will need to be retrofitted to allow shared accommodation to help first timers pay the mortgage.  This is the space in which town planners and urban decision makers need to spend more time, and not in ten years’ time! 
</li>
</ul>
<ul>
<li>
Retirement – a big shift too and more so in the 2020s.  Living in more compact housing suits this demographic – more travel; little maintenance and convenience.  Importantly, they like a limited number of neighbours; and they like their pets too.  Pet friendly developments are a must. 
</li>
</ul>
<ul>
<li>
Age-related care – little change, but post 2020 a massive shift upwards.  The ABS statistics suggest that during the 2030s, the largest single housing market is Australia – with the need to build close to 40,000 new dwellings per year – will be for those aged 85 or older.  It is little wonder that the likes of FKP and Eureka Group Holdings Limited are focusing on existing and future sites to cater for this pending demand.</li>

What is it we are trying to do? Reach an agreement.
Why is the agent lying to us? To reach an agreement – hopefully with us!
Lies can be very positive things
<ul>
<li>They can be an attempt by the other side to get a connection which they hope will lead to an agreement – they show a willingness to treat.</li>
<li>They are often a way to the truth if that is what you seek</li>
</ul>
Lies are actions designed to get a connection that otherwise (in the opinion of the liar) may not have happened.
Good Negotiators are looking for connections, even with liars
Connection – is the first and last step of any deal. Without connection you have no deal. Connection is the key ingredient of an agreement, more so than price.
Price is a figurative expression, the end product, of a connection of minds that have formed an agreement based on perceived facts and the actions of the parties.
A well-executed lie can get a connection – how many people don’t bid until there is another “offer”, but then bid under threat of one and a deal is struck.
A poorly executed lie can destroy a connection – the buyer will pay the asking price and probably more, but just doesn’t. Why because they don’t trust the agent, based on previous perceived lies and so moves onto another home.
But we’ve found its not always the lie that breaks or prevent the connection – it’s the reaction to it that does.
Good Negotiators and the blunt instrument
If you cannot get connection in a negotiation then you are forced to use a blunt instrument until you get a connection.
And that blunt instrument is?
No, it’s not a club or a fist – its cash.
That’s expensive to you or your client.
Buyers most affected by liars.

<li>Interstate and overseas and different cultures</li>
<li>Not business orientated or</li>
<li>Buyers with egos not suited to best dealing with agents</li>

Good Negotiator and the moral high ground
Creating that connection isn’t best served by creating an emotional response and putting yourself on the moral high ground above those ‘lowly” agent liars. You might feel better able to defend yourself against the lies, but it also lessens your chances of connection.
Have you never said something or changed your mind, in an attempt to influence, that you think might be or you know to be different from what you have said. Are you really all alone on that moral high ground?
In Melbourne home buying you are a further away from the action when you are on the moral high ground and that means less chance of connection.
And remember the lesser the connection, the greater the use of the blunt instrument (cash) or you miss out.
Don’t let lies drive you to the moral high ground without due consideration.
Good Negotiators have very few attachments
Yes all buying and selling agents have heard the line “I’m not attached to this home”.  Most times when this is said a neon sign miraculously appears above the speaker’s head and its flashes: Liar, liar pants on fire – I am actually really attached to this home.
The better negotiators, whether liars or not, are good connectors; but they have little emotional attachment to a number of the things they say and you say.
In professional negotiation we have found if you limit the attachment, you limit the emotion and then you minimise the hurdles to connection between the parties.
Non-attachment is not a concept determined by the spoken word. It’s determined by an emotional feeling and only the very skilled can disguise their attachments from professional negotiators.
Paradox: Non-attachment is a characteristic of a good negotiator but also a characteristic of a good liar.
Good Negotiator and reading the play
A lie is good when you are the other side’s intended target of the deal and you read it correctly.
A lie is bad when you misread the lie and/or you are not the other side’s intended target of the deal.
Good negotiators can for the most part read the differences between a lie and a truth.
We (James Buyer Advocates) don’t get every nuance, every subtle ploy exactly right when dealing with liars and we don’t need to – because to do so means the experienced negotiator is focussing on the minutiae. Good Professional Negotiators always have an eye on the big picture – the client’s desired outcomes.
Good Negotiators carry a big stick (if they can find one)
Good negotiators carry a big stick in dealing with liars – please don’t read into this article that we are saying good negotiators should acquiesce to liars and accept lies.
Good negotiators don’t condone lies – after all its not an efficient way for a market to operate.
The big picture – good negotiators hit back in a timely manner (where appropriate) where a lie can be used against the liar. Many, many times a lie designed to increase the price actually lowers it – when used well against the liar by a professional negotiator.
But good negotiators don’t focus on hitting back at the expense of the client’s desired outcomes.
If we are lied to and it’s appropriate (to our clients benefit) we will return a lie with interest, but we don’t do so in a highly charged emotional state.

Good Negotiators &amp; TRUST – lying is not the only way to deal
A number of the better agents, be they buyer or seller agents, do not “materially” lie to their clients – they really don’t.
I’m not on the moral high ground here – its purely business. It’s never a good battle strategy to have mistrust within your own ranks. We don’t buy around 85% of the homes we go after at auction and over 90% of the homes at EOI because we are perceived as liars to our buying clients.
And we didn’t buy over 100 homes in 2013 around the $2 million to $4 million mark because we lied to those above same very experienced selling agents or they lied to us on a regular basis. A number of professional deals between experienced and competent negotiators are based on a healthy amount of trust and to be trusted you cannot lie (to your advantage) on a regular basis to those you represent or deal with (and get away with it).
You may have noticed that we have deliberately avoided a specific definition of what constitutes a lie – we have circled around it. Why? In our opinion, a unilaterally agreed definition of a lie is not the main game in Melbourne home buying. Is it a lie or is it bullshit and is their a difference? It is not important whether or not you and I think that a particular statement is a lie. If you perceive it is a lie, then for all intents and purposes it is a lie to you.
Healthy trust – is not blind trust – scepticism and independent, competent due diligence must always be part of the armoury of a good professional negotiator – after all the other side’s desired maximum outcomes are rarely the same as yours.
So for every liar and deal done on a lie there are many more we do with truth tellers and deals done on truths.
Good Negotiators and culture
In our early days of multi-cultural and international dealings we would get upset if things didn’t go the way for our clients we wanted them to go. And as you know, being upset means getting emotional, which leads to body changes and this was not in our future clients best interests. So we changed. 
As previously stated, successful negotiators often look on a negotiation as a battle situation – they might follow Sun Tzu’s teachings – he would consider as positive, a deceitful move on the enemy if it resulted in a victory.
Different cultures have different ways of looking at what happens within a negotiation.
<ul>
<li>When I’m dealing with Indian sellers, agents or clients, for instance, I perceive it to be a moving goalposts culture.</li>
<li>When I’m dealing with Chinese people the goalposts seem to be very firm – but sometimes it takes me a long time to find where those goalposts are.</li>
<li>Both of those cultures operate in a different way to my Anglo-Christian upbringing – which lets face it has a far from perfect historical past in negotiations.</li>
</ul>
To say everybody who thinks differently to you is wrong and a liar will really only hurt one person in Melbourne home buying – you; or in our professional case, our buying client.
The same goes for the agents' culture. Each real estate agency in Melbourne has its own particular culture and there are huge cultural ‘moral’ rule differences between those companies.
RT Edgar is very different from Kay and Burton and Jellis Craig is different from Marshall White – they all have their own way of operating with people on the other side of their fence (you the buyers).
And as buyers you really need to understand that many agents do not perceive what they do to you as morally wrong and who’s to say which actions are and which aren’t?
Lies or perceived lies are endemic within the Melbourne property market.
Some may say all agents are liars.
Some may say all humans are liars.
The recognition of a lie can affect your body and mind chemically and make you react in ways detrimental to your best interests.
If you want to maximise your options and ultimately your longer term outcomes when buying in $1 million plus Inner Melbourne in 2014 then we feel you need to have an understanding of lies when dealing with agents and multicultural negotiations.
If you cannot deal with lies then your alternatives may well be limited to offering more cash or to missing out.
So don’t get mad or get even, get what you really want!
Stay focused on your longer term emotional, financial and physical outcomes above all else.
At times lies us affect us all – but its the circumstances that surrounds the lie and our reactions to it, rather than the initial lie itself which ultimately determines the damage it does to us.

How good negotiators deal with liars: Home buying in the Melbourne property market

In the June 2014 Productivity Commission interim report the Relative Costs of Doing Business in Australia: Retail Trade it notes that one of the major costs for retailers is, of course, occupancy.
However, it also suggests that the high costs may be partly due to restrictive planning.
“Occupancy costs, including rent, also account for a substantial share of many retailers’ costs of doing business in Australia. In this context, a number of submissions have pointed to what they view as unnecessarily restrictive approaches to planning and zoning by state and local governments as contributing to higher costs for retailers —both in terms of rents and compliance,” the <a href="/news">findings note</a>.
“The Commission previously estimated that reforming development assessment processes that apply to commercial and industrial sector applications (which includes applications for retail space) could generate net cost savings of around $240 million per year.”
With rents and other costs rising at a faster rate than capital prices and final retail prices (as can be seen in the graph), clearly this is an issue for all retailers and landlords providing their accommodation.

Occupancy costs are without a shadow of a doubt highly related to location.
Those who are not in prime real estate and higher rent situations do not often consider it a major issue, while those that are and that pay significantly little rent as a percentage of sales also do not.
The Commission notes it seeks further information on the costs of doing business, including rent, across different categories of retailers in Australia.
This includes the extent to which these costs have changed in recent years, the impact of business size on cost structures and the extent to which e-commerce is affecting cost structures.
The Commission also seeks further information on the impact of planning and zoning laws on occupancy costs, as well as asking: "To what extent are occupancy costs also influenced by the behaviour of retail property owners?"

Costs of doing retail business sees Productivity Commission set to look closer at rents

A freestanding IGA supermarket has secured a seven figure sum after it was purchased by a Chinese investor.
The buyer put their faith in the numbers, paying $3,398,888 for the Boondall supermarket. The number eight is associated with prosperity in Chinese culture. The transaction reflected a yield of 8.1%.
Set on a 3,434 square metre site at 2138 Sandgate Road, the 790 square metre supermarket was developed by Hardev Property two years ago. It was sold by in an off-market transaction by Michael Harcourt and Jon Tyson of Savills Retail Sales.
Luck aside, Harcourt said the high profile main road location was a key factor for the buyer.
“IGA Boondall is underpinned by a 10-year lease with a further three five-year options and also features convenient on grade parking for approximately 51 vehicles,” said Harcourt.
According to Tyson, the property combined a number of highly sought after characteristics in the convenience retail market.
“It boasts a prominent left-hand location to capture outbound traffic out of Brisbane and a core non-discretionary offering of grocery and fresh food items,” said Tyson.
“Having opened its doors just two years ago, the Boondall IGA Supermarket is now well established and supported in the local community. As Savills originally secured IGA as the tenant, it is rewarding to have now closed the loop on the property with a strong sales result for both vendor and buyer,” he said.

Leighton Holdings’ chief executive Marcelino Fernandez Verdes has become executive chairman.
The outgoing chairman Bob Humphris, who announced his retirement at the contracting group’s annual general meeting last month, will leave the company on Wednesday.
Fernandez Verdes became CEO of Leighton in March replacing the former CEO Hamish Tyrwhitt.

Fernandez Verdes becomes Leighton Holding's executive chairman

National Storage REIT (NSR) intends on expanding its Perth, Western Australia property portfolio.
The portfolio will be expanded following the purchase of a self-storage facility at Wangara featuring 579 units across 5,300 square metres of net lettable area. The purchase price for Wangara is $10.9 million at a projected year one passing income yield of 9% (excluding transaction costs).
There will also be a development site at Kardinya, 7 kilometres east of Fremantle, covering 5,700 square metres with planned construction for 417 units over approximately 4,400 square metres of net lettable area. 
Kardinya will be purchased for $8 million and is forecast to generate a passing income yield of over 10% once occupancy stabilises.
The group also announced a development expansion of an existing NSR operated leasehold site at Cockburn. 
The development cost for Cockburn will be borne by the vendor with additional rent to be incurred by NSR, as its existing lease is expanded to cover the new building.
National Storage is one of the largest self-storage providers in Australia, with 65 centres providing tailored storage solutions to over 23,000 residential and commercial customers.
NSR is the first independent, internally managed and fully integrated owner and operator of self-storage centres to be listed on the Australian Securities Exchange (ASX). 
In April, NSR <a href="/expert-insights/investing/national-storage-reit-buys-townsville-self-storage-property-for-17-million">bought a Townsville self-storage facility for $17 million</a>.

National Storage expands portfolio with Perth purchases and developments

Propertylink announced it has acquired 10 industrial properties in NSW and Victoria from Abacus Property Group and Abacus Diversified Income Fund II for $106.75 million.
Led by former Valad chief Stephen Day, it takes the total value of the Propertylink Australian Industrial Partnership (PAIP) assets to $203 million.
Day says that the acquisitions demonstrate their intention to increase their industrial property holdings Australia wide.
“PAIP portfolio assets now range from some solid long lease assets with excellent tenant covenants blended with traditional multi-let estates and single tenant distribution centres with shorter [Weighted Average Leases to Expiry] which present an opportunity for Propertylink to add value or to achieve higher yields and total returns with hands on asset management,” said Day.
“The PAIP industrial strategy is offering great “risk adjusted” returns in the current climate due to the light capital expenditure requirements, relatively low incentives required to secure tenants and, most importantly, strong capacity to achieve a high proportion of targeted total returns to investors coming from cash distributions from rental income.”
According to Peter McDonald, head of property at Propertylink, there are potential plans to subdivide the assets.
“The portfolio will benefit from strong asset management and we’ll create significant upside by knuckling down and really working the assets,” says McDonald.
“The 9.4% property yield is very attractive, however our team is looking forward to working on the various value-add initiatives that include potential land sub-division, strata sub-division, and bulky goods development. We have just added former JLL director Casey Greenberg to the Propertylink Asset Management team and his appointment has come at an opportune time with this acquisition”, he says.
The Abacus portfolio is the largest acquisition since PAIP was established in March 2014. A separate Propertylink fund acquired two long lease industrial assets for $63 million in October last year.
PAIP now comprises 17 assets Australia-wide, with backing from Goldman Sachs and London-based Grosvenor Group. 
Four of the properties were held on the Abacus balance sheet and six were in an unlisted retail fund it managed.
The sales were above the aggregate book value, Abacus managing director Dr Frank Wolf said.
The entire portfolio has a 97% occupancy.
The Abacus deal was brokered by CBRE agent Matt Haddon and Colliers agent Tony Iuliano.

Propertylink adds 10 industrial properties to portfolio

Publican Fraser Short is planning a 270-seat restaurant at Liner House in Bridge Street, Sydney.
Liner House is owned by the Moran health care family, tucked beside the older Burns Philp building between George and Pitt streets.
Liner House was built between 1959 and 1961, designed by the architects Bunning and Madden, whose best-known work is the National Library in Canberra.
It is known for its striking post-war international architecture, and ­distinctive mural screen by Australian artist Douglas Annand. 
Liner House is also located within a busy restaurant strip emerging on Bridge Street that includes Neil Perry’s Rockpool, Ryans Hotels’ Republic Hotel, Fratelli Fresh and Cafe Sopra, and newcomer Bridge Street Garage. The restaurant will take up the ground floor and mezzanine levels of the Sulman Award-winning Liner House.
The $1 million interiors are set to be installed by Alexander and Co.
The Moran Group bought the site for its headquarters for around $6.25 million in 1997.
The building had been in the ownership of an investment consortium, including Jack Diamond of Rose Bay, which paid $5.8 million for it in 1986.
In the late 1980s there was a heritage inquiry into the treatment of a spiral staircase and bronze mural that was at the time only 28 years old.
The six-storey building designed as a shipping line office had been initially covered by an interim conservation order in 1985.
The "Modern Movement" building won a Sulman Medal for architecture in 1962 for Walter Bunning.

Moran family's Liner House set for Fraser Short restaurant

Peter Bond, the chief executive of gas company Linc Energy, has listed the Redfern post office premises.
The Business Review Weekly rich lister <a href="/news/nsw/redfern-proving-magnetic-for-coal-executives">bought it in mid-2011</a> when the former post office commercial premises at <a href="https://www.propertyobserver.com.au/new-south-wales/redfern-proving-magnetic-for-coal-execs/2011062250564" target="_blank" style="line-height: 1.3em;">113-119 Redfern Street were sold by spruiker Max Markson</a> for $2,125,000.

The former Redfern Post Office, in Redfern, NSW, was built in 1882. It has a two-storey Victorian Italianate building plus a dominant four-and-half-storey corner clock tower. The post office included a telegraph office, parlour, drawing room, three bedrooms, kitchen, a servant’s room, bathroom, scullery, washhouse, fuel shed and two stall stables. 
In 1880, £3000 was provided for the erection of the Redfern post office, and then the Public Works added a clock tower for an estimated extra £700.
The building has 480 square metres of internal space on its 330-square-metre Redfern Street block.
