Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

The search widens for families priced out of cities

The Reserve Bank of Australia (RBA) has warned investors about the risks of buying student apartments.
Reserve Bank officials are concerned the number of smaller apartments targeted at student rentals will be hard for investors to resell in future years.
"This could place downward pressure on apartment prices if student demand weakens or if there are other shocks that reduce foreign investors' appetite for these apartments," it said in the RBA's twice-yearly Financial Stability Review released on Wednesday.
Micro-apartments of 15 square metres to 20 square metres may attract the budget-minded investor, but they seriously lag behind in price growth when compared with larger ­apartments.
Recent PRDnationwide data shows the value of Melbourne micro-apartments increased 10.7% over five years, while prices for two-bedroom apartments had increased 35%.
The data analysed mirco-apartments in the Melbourne CBD inner ring from 2009 to 2014 with the sample including studio apartments and one-bedroom, along with one-bathroom apartments with no car parks.
From 2009 to 2014, the median price of micro-apartments increased from $365,000 to $404,000, while two-bedroom apartments increased from $400,000 to $540,000.
PRDnationwide research manager Dr Diaswati Mardiasmo said micro-apartments fell short when appreciating over a long time.
The RBA suggested yesterday the risk of localised oversupply seemed "somewhat higher" in Melbourne where there has been greater geographic concentration of building activity recently. 
"Apartment construction in the inner city has been at high levels for some time and, given the time lags in completing higher density constructions, is expected to remain elevated for the next few years. 
"That said, liaison suggests that construction in Melbourne continues to be driven by strong demand, including from foreign investors, with pre-sale levels remaining high.
"A related risk, which is likely to be currently most pronounced in Melbourne, is that some new developments may appeal to a relatively narrow segment of tenant or owner demand. 
"For example, some new developments involve smaller-sized apartments that are targeted at international students, which could be harder to sell in the secondary market than more traditional-sized apartments. 
"This could place downward pressure on apartment prices if student demand weakens or if there are other shocks that reduce foreign investors’ appetite for these apartments."
The RBA noted the momentum in investor housing activity had been concentrated in Sydney "and to a lesser extent Melbourne."
It noted investor housing loan approvals are almost 90% higher in New South Wales than they were two years ago and are 50% higher over the same period in Victoria.
 As a share of approvals, both are back around previous peaks.

RBA warns investors of risks of Melbourne student micro-apartments

Spring buyers are coming out in force, and competition is still high in many markets this busy season.
The Property Investment Professionals of Australia (PIPA) has created a spring purchasing checklist for home buyers and investors, to encourage thoughtful buying decisions.
PIPA’s Ben Kingsley warns that while well-selected real estate is an opportunity for wealth creation, all transactions should be approached with due diligence.
“Not only should investors ensure any purchase fits in with their long term investment goals, but it’s important to be aware of unscrupulous operators, out to make a buck at the expense of innocent consumers,” he said.

Think long-term, not short-term Property investment is, generally speaking, a long-term investment. You should be thinking about buying and holding with a “bigger picture” in mind. Many investors follow emotions primarily, rather than their mind, and can encounter problems as a result. Consider each purchase a ‘stepping stone’, and ask how it will add to your overall goal.

PIPA’s five steps to spring purchasing success

When the head boffins at the Reserve Bank deliver their sermons, saying "prices don't always rise, sometimes they fall", many Australians who don't need reminding must wonder what planet they're from.
People living in many parts of Queensland, for example.
If you're an apartment owner in Cairns or Townsville, you don't need a lecture about the reality that prices don't always rise. The latest edition of Market Monitor from the Real Estate Institute of Queensland shows that median apartment price in Townsville today is 11% lower than it was five years ago. In Cairns, average values remain 15% lower than in 2009.
There are stories like this throughout the state (and throughout the nation). Large parts of Queensland are undoubtedly on an upward trajectory now, but many markets still have price levels lower than five years ago.
The median unit price for the Whitsundays has risen 9% in the past 12 months, but it remains 6% lower than in 2009.
In Noosa, Queensland's most over-rated market, the median unit price dropped 6% in the past 12 months and remains lower than it was five years ago. The housing market in Noosa tells a better story, with moderate growth in both the past 12 months and the past five years.
Despite a little growth in the median unit price in the past year, Gold Coast values are still lower than in 2009.
Ipswich City, in the south-west of the Brisbane metropolitan area, is back on a growth path, but its median house price is still below former levels.
Owners in locations like these aren't talking about whether prices sometimes fall. They're talking about whether they ever rise.
The good news for most of the locations mentioned above is that they are now moving into growth phases. Cairns, the Sunshine Coast, Ipswich and the Gold Coast can all look forward to significant price gains, after five bad years. No doubt commentators will soon be warning us about bubbles.
The people who least need a reality check about the possibility of property values falling are those who live (or own rental properties) in Moranbah, the coal mining town in Central Queensland which has become the quintessential boom-to-bust story of modern times.
Moranbah's median house price is down 28% in 12 months, according to REIQ figures, and is now 15% lower than it was five years ago.
There are some more positive stories in the same combination of numbers from the Queensland Market Monitor report.
There is some comfort for landlords in Gladstone. While the median house price has dropped about 10% in the past 12 months, it remains 12% higher than in 2009. So anyone who bought five years ago remains ahead on value, despite the current decline in that market.
There are similar stories for owners in Emerald and Mackay. If you bought five or more years ago, you're still in front, despite the recent downturn.
The Market Monitor report reveals Toowoomba to be the state's success story. Its median house price is up 10% in the past year and is now 24% higher than five years ago. There are almost identical numbers for the Toowoomba unit market.
It also shows the gathering momentum in South East Queensland, where every municipality in the conurbation covering the Gold Coast, Brisbane and the Sunshine Coast has delivered price growth in the past 12 months – still quite moderate, ranging from 2% in Redland City to 8% in Brisbane City, but there is considerable momentum in these markets.

Dear Reserve Bank: Australians don't need to be reminded that prices fall

Property investors need to pay more attention to price points, rather than just generic price growth.
If I was to tell you that there were more home sales under $400,000 across Brisbane than, say, between $600,000 and $800,000, many of you might not believe me. A similar trend exists across most other Australian capitals, including Sydney and Melbourne; and this is definitely the case in our regional towns.
This information is very important for a range of reasons.
Market size is important. More so, for me, than the general direction or position of the market. Size does matter. Buyers should know how many sales take place in their particular price category.
This helps work out how long it might take to resell. It also gives a clue as to how much one might need to promote their property in the future in order to achieve a sale.
Most property sells for less than the property intelligentsia would have us believe. We largely read about the ‘good news’ in all those property investment mags, and not the bad - or even plain average.
Again, most dwellings sold across Australia sell for under $500,000. A third sell for prices under $350,000.
The market is shaped like a pyramid. Sales volumes diminish as prices rise.
In general, the more you pay for a property, the fewer buyers there are to resell to in the future. That isn’t to say there hasn’t been growth in the size of the top end housing market across Australia. Today, one in 10 of our homes achieves over $1 million on sale, up from 3% 10 years ago. One in 50 sells for over $2 million, up from 0.7% a decade earlier.
Another important point is that price movement isn’t uniform across a market.
Certain price points move more than others, and this changes, depending on the market’s position in the property cycle.
For example, Brisbane is in a recovery phase, so the more expensive properties are starting to sell. While there has been some movement in the number of house sales priced in the more affordable sub $350,000 price range (a 12% lift) over the past three months, this is mild compared to the increase in sales priced between $500,000 and $1 million, which has increased by over 30%.
Sales over $1 million are up a whopping 43%.
In contrast, during a downturn for example, it is the cheaper properties that see more growth in sales volumes.
Keep the latest Brisbane dwelling price points in mind:

<li>38%: Under $400,000 
</li>
<li>39%: $400,000 to $600,000 
</li>
<li>6%: $800,000 to $1,000,000 
</li>
<li>4%: Over $1,000,000</li>
</ul>
In summary, I believe investors – especially those starting out – should buy a property in the larger price brackets. There is safety in numbers. Properties in these price groups are generally more affordable, making them more ‘downturn’ proof.
When you read about generic price growth, keep in mind that not all of the market is moving at the same pace. Some market segments may even be moving in a different direction. There are many housing markets, even in the same city and local area.

Keep your eye on price points, not price growth

Surry Hills’ Carrington Hotel premises at 563-565 Bourke Street is up for sale as a freehold purchase with vacant possession. Listed earlier this month, it's set for auction on 18 October through LJ Hooker Commercial.
The hotel, circa 1877, has 2B residential zoning with existing use rights for a pub, and<a href="https://sydney.ljhcommercial.com.au/8ZHKR" target="_blank"> the listing suggests</a> that there are many options for a site redevelopment and a chance to “reinvent a Surry Hills icon”. It was previously listed in February through a for sale by expressions of interest campaign through CBRE.
The hotel's listing suggests it could continue functioning as a pub/restaurant or be redeveloped into:

<li>A combined retail/residential space 
</li>
<li>Corporate headquarters 
</li>
<li>A residential home of four or five bedrooms and three bathrooms, potentially creating “what would be one of Surry Hills' grandest residential properties”</li>
</ul>
There are concept drawings available for some of these configurations.
LJ Hooker Inner City provide concept images, and a number of potential floorplans, including one with a pool, with their listing of the property (pictured below). It notes that these are not DA approved.

“The Carro” as it was more informally known, and restaurant Chica Linda, ceased trading on 31 August after three years of operation. It was a Spanish-themed restaurant, with a tapas menu later refurbished to include Central and South American dishes.
Chica Linda only opened in May this year and at the 2014 Australian Bar Awards they were awarded Pub of the Year at the State Awards and a finalist for Pub of the Year National.
Sydney’s Broadsheet quoted head of the Drink’n’Dine group Jaime Wirth as saying that the landlord had been wanting to redevelop the site for some time, although now it appears owner Greg Magree's Magree Corp are passing the opportunity along. Porteno, The Norfolk and The Forresters, all of which are in Surry Hills, remain in their portfolio along with their two Fratelli Fresh outlets. They purchased The Carrington in April 2011 under company name Carrington Property Holdings Pty Ltd.
Wirth also pointed to a downturn in trade over the past six months and a restriction of the licence to use the upstairs levels as other reasons they’ve determined to focus on their other venues.
The 273 square metre land parcel, with 708 square metres internally over two levels, has three street frontages, a basement/cellar and parking potential. It has period details throughout.
The redevelopment potential is a source of fascination for many past patrons and, potentially, for investors. One asked on Facebook: “Why the close [sic] will it be units or another boozer?” 
Seems we'll have to wait and see.

Carrington Hotel for sale, but what will the reinvention of the Surry Hills icon look like?

The Reserve Bank of Australia (RBA) is discussing additional steps that might be taken to reinforce sound lending practices, particularly for lending to investors, with the Australian Prudential Regulation Authority (APRA).
"The composition of housing and mortgage markets is becoming unbalanced," the RBA said in its latest bi-annual Financial Stability Review, issued today.
It also noted that "with attractive yields on Australian commercial property, many of the dynamics evident in investor housing are also playing out in this market, increasing the vulnerability of the commercial property market to a price correction".
The Reserve Bank noted that the low interest rate environment and, more recently, strong price competition among lenders had translated into a strong pick-up in growth in lending for investor housing.
"As a result, the composition of housing and mortgage markets is becoming unbalanced, with new lending to investors being out of proportion to rental housing’s share of the housing stock.
"Both construction and lending activity are increasingly concentrated in Sydney and Melbourne, where prices have also risen the most."
The bank observed that the risks are likely to be macroeconomic in nature, rather than direct risks to the stability of financial institutions.
"Property investors in Australia have historically been at least as creditworthy as owner-occupiers, and mortgage lending standards remain firmer than in the years leading up to the financial crisis.
"Even so, a broader risk remains that additional speculative demand can amplify the property price cycle and increase the potential for prices to fall later, with associated effects on household wealth and spending.
"These dynamics can affect households more widely than just those that are currently taking out loans: the households most affected by the declines in wealth need not necessarily be those that contributed to heightened activity. Furthermore, the direct risks to financial institutions would increase if these high rates of lending growth persist, or increase further."
It suggested the apparent increase in interest-only loans by both owner-occupiers and investors might also be consistent with increasingly speculative motives behind current housing demand.
"At this stage the main risk from this strong investor activity appears to be that the extra demand may exacerbate the housing price cycle and increase the potential for prices to fall later."
On the commercial property front, the bank noted strong demand for commercial property continued to boost prices, especially for CBD office and industrial properties, despite weak leasing conditions and subdued tenant demand in some states.
"In particular, lower demand from government organisations in Brisbane and mining- related companies in Brisbane and Perth has weighed on conditions in these CBD office markets. 
"By contrast, the Sydney office market, where price rises have been greatest, has been somewhat shielded from the effects of weaker tenant demand, in part because withdrawals of property from the market (particularly the conversion of older office space to residential property) have constrained supply.

A substantial supply of office properties is under construction or being refurbished and is therefore expected to come online in the next couple of years in Sydney, Brisbane and Perth.

Supply-side pressure in the retail sector should remain limited, with the increase in construction activity over the past few years largely related to the refurbishment 80 and modest expansion of existing centres, and construction of large retail centres (occupied by a single retailer).

Commercial property vulnerability warning as RBA looks to tightened lending options

The iconic Oxford Hotel’s premises are up for sale providing a unique opportunity in Sydney’s Darlinghurst. However, it appears that the venue will still keep the same tenants.
The <a href="https://www.realcommercial.com.au/property-hotel+leisure-nsw-darlinghurst-501298311" target="_blank">134 Oxford Street located Oxford Hotel</a> has a long-term anchor tenant providing 70% of the rental income stream.
The property listing, through JLL, notes that it includes a number of beneficial aspects, including an irreplaceable rooftop signboard approved in perpetuity “never to be repeated” and a rare 24-hour hotel licensed trading approval. It notes that it is “impossible to get approval for these anymore in Sydney”.
The Oxford Hotel spans four levels, including two bars, a cocktail lounge and a live performance area. Currently, the venue is managed by Pelathon Management Group.
It includes 21 gaming machine entitlements, owned by the lessor, which has an estimated value of approximately $2.5 million when combined with the hotel licence.
The corner location is on Taylor Square and provides future retail and commercial uses.
In 2007, the property was valued at $36 million and covers 1,050 square metres. In January 2015, the hotel is expected to undergo a $500,000 Capex refurbishment programme by the tenant.
It is up for auction on 21 October.

CBRE agent Daniel Dragicevich said the area had a growing population.
It is adjacent the Top Ryde City Shopping Centre.
It is the priciest of Gallagher Hotels' 13 properties.
It has been much traded, selling seven times since 1986.
It last traded in 2009 when Hedley Leisure, aka Redcape, secured $9.25 million.
It had previously traded at $14 million in 2006 when sold by the Grant Samuel syndicate which paid $15.5 million in 2005.
It sold at $8.7 million in 2003.
In 1999 it was sold at $5.4 million by William Bowmore who had paid $1.7 million in 1986.
