A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a> with landscape architecture by Tract, Trackside Gardens has been conceived as a botanical-style residential precinct prioritising canopy planting, communal green space, and vertical landscaping.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

A comprehensive landscape strategy would introduce deep soil planting, vertical greening, communal gardens, and new pedestrian links throughout the site.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Hamton has increasingly focused on precinct-scale, nature-led communities across Melbourne’s middle-ring suburbs, with projects spanning Hawthorn, Kew, and Moonee Ponds.

Rising prices beget more buyers?

The redevelopment of a new shopping precinct in Yarrabilba is underway, with several new major names set to move into the new centre later this year.
The District Centre which spans the area between Yarrabilba Drive, Wongawallan Drive, Waldron Street and Darlington Drive, has signed Coles, McDonald’s and a family medical centre to join an IGA anchored convenience centre, 24-hour Caltex service station and Star Mart, cafes and medical centre.
Managing director of Lendlease’s communities business in Australia, Matthew Wallace, said the development was evidence of the growing popularity of Yarrabilba.
“Attracting residents and locals alike means developing a central hub with the end user in mind and catering for the needs of the community as it continually grows and evolves,” he said.
“We are focused on creating the best places and providing our residents as early as possible with options for dining, great shopping and entertainment.”

McDonald’s head of property for Queensland and Northern Territory, Luke McGuire, said they were excited to bring the latest style of McDonald’s restaurant to Yarrabilba.
“We’re dedicated to supporting the local community and, through our partnership with Lendlease and Coles, we’re looking forward to helping it grow by offering employment to approximately 90 locals,” he said.
Prices in the centre start from $270,000, commercial / mixed unit sites range from 819 square metres to 1243 square metres.

In the Clarence Valley there are opportunities for first home buyers to purchase a property that is ripe for renovation, according to HTW’s Month in Review: March 2017. 
The valuation firm says there is a range of townhouses available below $400,000 in Yamba and in Maclean, where less than 30% of recent recorded sales were over $400,000.
“Residential development in Townsend is creating an appealing product marketed to first home buyers,” it says.
“This locality has both vacant land and house and land packages available for less than $500,000.”
HTW suggests these areas for home buyers:
• Townsend – Suited to first home buyers that are interested in a brand new product. Townsend creates a perfect environment for vacant land as well as land and housing packages - that are available for less than $500,000.
• Maclean – Suited to first home buyers in the market for perhaps an older product, holding the potential/opportunity for renovation

“Often a premium is paid for brand new product and this may not always be recouped at the time of the next sale if the market has not continued to benefit from capital gains,” HTW says.

“The biggest mistakes that you see first time buyers making in this area is that it is possible that they may overcommit or forget the illiquid nature of property as an asset.”

It’s the start of a new year and many businesses may be looking to move office.
Moving an office is a huge challenge that can make moving house feel like a walk in the park – so we’ve collated our top tips for moving offices to make sure the process is as smooth as possible.
Before the move (planning)
<ol>
<li>With the floor plan for your new location, work out at which desk each person will sit.</li>
<li>Assign each desk a number. It’s easiest to sequentially number the desks.  Also alter the number pattern per department. For example, if all your Marketing people sit in one area, assign their desks numbers 100 to 150, your IT Team 200 to 220, Customer Service 300 to 340, and so on. It makes items and areas more easily identifiable.</li>
<li>People with individual offices should have a number assigned to the office.</li>
<li>Match your numbered floor plan with the staff members who will be assigned that desk/office.</li>
<li>Name communal spaces, up to you if you use names or numbers, just make sure they are clear.</li>
<li>Work with IT to ensure all data and power needs are ready (or will be ready) for moving day.</li>
<li>Confirm that you have all details to access the building and that there will be parking available for removalists.</li>
</ol>
Before the move (communications)
<ol>
<li>To the removalists – send them copies of your numbered floor plan so that they have an understanding of the layout ahead of time.</li>
<li>To staff – send clear instructions about the process of packing, along with a cut-off time to have their packing finished. Make sure they understand that any items that are not packed properly will be left behind and then disposed of.</li>
<li>To staff – send a map of the new location so they understand how to get there, where to park, what public transport is available, etc.</li>
</ol>
Before the move (packing)
<ol>
<li>Give each staff member his or her allocated desk number.</li>
<li>Tell staff members to number all boxes, computer screens, hard drives and furniture. Ideally, each item type should be labelled in the same spot (base of the computer screen, top of hard drive, etc).</li>
<li>Filing cabinets should be emptied and locked or taped closed for easy removal.</li>
<li>All keyboards, cables, phones etc should be placed in plastic bags and labelled with their allocated number.</li>
<li>Laptops, tablets and mobiles and any other valuable/personal items should be taken home rather than packed.</li>
<li>Items for shared areas such as kitchens or utilities rooms should be labelled in the same way they are on your floor plan.</li>
</ol>
Before the move (at your new location)
<ol>
<li>Post signs for the removalists with directions to each area. For example, ‘For Numbers 300-500, turn right’.</li>
<li>If you are moving desks into the space, use masking tape, or similar, to plot out where the desks should go. Label each space with its number. Obviously, make sure you’ve measured up ahead of time to make sure everything will fit.</li>
<li>If the office is already fitted out then label the desks with their location number.</li>
</ol>
During the move
<ol>
<li>Depending on the size of the move you may need to arrange to have company representatives at both locations; if there’s more than one truck working, someone needs to be at the new location to meet the first one that arrives while someone stays at the old location until the last of the trucks have completed their work.</li>
<li>Try to have the removalists work on one area at a time, especially in a bigger building. It will ensure you can be there to provide instructions and answer questions.</li>
<li>Wait until everything has been moved in before trying to connect phones and computers. This usually means waiting until the day after the move. You should aim to have all computers connected before staff return to work again.</li>
<li>Before staff return, do a quick check to see that the boxes and items on peoples’ desks correspond with their allocated number.</li>
<li>A nice touch is to create personalized desk labels for each staff member with their name, photo, job title and company logo and leave them on their new desks. It’s a nice surprise for staff and much more welcoming than the location numbers.</li>
</ol>
Before staff arrive
<ol>
<li>Check the building is safe for people to enter, that any rubbish has been removed and walkways are clear.</li>
<li>If the building is big, put up signage with directions for each team to find their way around.</li>
<li>Spot-check all facilities – make sure power, toilets, fridges etc are working.</li>

Smooth moves: An office relocation checklist

Ray White Commercial NSW has achieved a 60 percent percent clearance rate with total sales of more than $11.3 million at their first in-house auction event of the autumn selling season.
Ray White Commercial NSW boss Jeff Moxham said three of the five properties sold under the hammer and a fourth with terms agreed shortly after the auction.
A DA approved residential development site at <a href="https://www.commercialrealestate.com.au/property/258-264-pennant-hills-road-thornleigh-nsw-2120-2013365659" target="_blank">258-264 Pennant Hills Road, Thornleigh</a>, (above) marketed by Michael Ajaka and Samuel Hadgelias was sold for $9.5 million under instructions from Bradley Tonks and John Vouris of PKF as Joint and Several Liquidators
Mr Ajaka said the approximately 1,510 sqm site approved for 73 residential apartments as well as five retail outlets was purchased by a Parramatta-based developer.
A free standing commercial building on a 889 sqm block at <a href="https://www.commercialrealestate.com.au/property/10-east-market-street-richmond-nsw-2753-2013356524" target="_blank">10 East Market Street, Richmond</a>, (below) was sold to a private investor who plans to develop the site by Jeff Moxham and Samuel Hadgelias for $1.3 million on behalf of Legacy NSW.

Autumn commercial property auction nets 60 percent clearance rate

A three level commercial building in Sydney's Chinatown has sold at auction for $19.9 million.
The property, 82-84 Dixon Street, Haymarket, is on land sized 342sqm and has 14 metres of Dixon street frontage with a total lettable space of 983sqm.The ground floor features retail spaces, with upper levels retail and residential. Current tenants include the Hingara Chinese Restaurant and Live Crafts Centre.
Dominic Ong, Knight Frank’s head of Asian markets, Australia said the premium location of the Dixon Street property, as well as its redevelopment potential, made it a highly attractive opportunity for investors.
“There were over a hundred people at the auction, with multiple competing bidders," he said.
"Chinatown is a tightly-held area and opportunities like this don’t come along very often.
"The last standalone property to sell on Dixon Street, Pedestrian Lane, was some 30 years ago, and this property has been with the same family for about 100 years."

First-in-a-century commercial property sale in Sydney’s Chinatown

Australian commercial property is seen as highly attractive by global investors with a total of $18.2 billion targeting Australia, owing to their high yields, stable economic outlook and open and transparent market, according to recent research. 
Australia is the world’s sixth most popular destination for investment capital in 2017, behind the US, China, UK, Japan and Germany, according to the latest Great Wall of Money Report by real estate firm Cushman &amp; Wakefield.
The report tracks the amount of newly raised capital, including debt and equity, targeting real estate at a global level. The total global wall of money has fallen by 2 percent compared with 2016, the first drop since 2011 but current levels are still the second highest on record, it says. 
Adjusted for investable market size, Australia is number second behind Sweden, said James Quigley, head of Capital Markets, Australia and New Zealand.
“Our comparatively high yields, stable economic outlook and open and transparent market help to ensure our commercial property is highly attractive to global investors,” he said.
While the total amount of available capital fell slightly, the amount of new equity raised increased by 5 percent over the past year. The overall decline is a function of reduced debt availability as a result of regulatory changes, lower gearing and currency movements.
For APAC, available equity increased by 1 percent since 2016, whereas in Australia this rose by 8 percent, up from $16.8 billion in the last year highlighting the relative attraction of the country as an investment destination. This builds on a substantial increase in the prior year, with capital targeting Australia up 20 percent from $15.1 billion since 2015.
“The data highlights the relatively advanced state of the global CRE cycle and the difficulty of finding assets that meet return criteria. While available capital remains high, fund raising activities have slowed as investors focus on deploying existing capital,” said Dominic Brown, head of Research, Australian &amp; New Zealand.

In Australia, Q1 investment volume (as at March 9) is already nearly $5 billion, and remains on track to deliver the highest first quarter total since the $5.2 billion recorded in Q1 2011. 
This follows from a strong volume recorded in Q4 2016 of $9.7 billion. Of the total investment to date in the March quarter, foreign investment remained robust representing 52 percent of the overall transaction volume.
While New South Wales was the top destination for investment during 2016 of all states and territories with 37 percent of overall volume, Victoria and Queensland stand as the most traded destinations so far during the current quarter. During Q1 the most active purchasers have been unlisted funds, with unlisted funds and REITs the largest sellers.
“Demand for Australian CRE remains strong, though limited stock availability in 2016 caused Australian office and retail property transaction volumes to fall.” However, transaction volumes are expected to increase in 2017,” Dominic Brown said.
James Quigley added that “more stock is likely to come market as institutional owners look to dispose of non-core assets and more active traders offer repositioned assets for sale as they seek new opportunities”.
Turnover is also expected to increase in the Sydney CBD where Quigley estimates over $2 billion in stock is likely to come to market.

Australia at No. 6 globally for commercial real estate investment: Cushman & Wakefield

Each fortnight I update my chart of the titles registry figures for Queensland, although I don't post the results here all that often.
When figures aren't seasonally adjusted, it pays to be wary of drawing conclusions from individual weeks or months of data. 
After all how many times have new home sales figures "peaked" in this cycle, or how may times has housing finance "tanked", or buying intentions "cratered", or consumer confidence been "smashed", and so on?
Every other month in each case, pretty much. 
By drilling trendlines through the titles registry figures you can see that Queensland's mortgage and transfers market has ground its way through a long, slow recovery since bottoming around late 2011.

<div>The Queensland Government updated its annual land valuations for 2017 last week, which showed a very wide range of outcomes across the state. The post-2012 malaise continues apace across many of the resources regions. There was more excruciating news for Gladstone which recorded another massive 20.6 per cent drop in median land values (although the Mayor kindly noted that residents shouldn't expect a reduction in their rates bill). Over the past four years Gladstone land values have recorded losses of -5.4 per cent, -14.6 per cent, -4.8 per cent, and -20.6 per cent respectively. Brutal, with land prices declining to just $113,000, Dwelling prices have often seen drops of well over 50 per cent since 2012, and in many case rents have fallen by at least an equivalent amount. The news wasn't much brighter in Mackay which racked up a third year of declines, and the Central Highlands saw land values fall for a fourth year, while Rockhampton saw land prices fall by 8.7 per cent from the preceding valuation date. Townsville has also recorded moderate declines across the last five years. There were bright spots, though, with the Gold Coast recording another year of recovery, and land prices notching up solid gains in Brisbane City Council (BCC), with the usual variances at the suburb level.</div>

 It is wise to exercise caution in interpreting suburb level median land values, not least because the Queensland Government rather likes to see those rateable land values rising for all-too-obvious reasons (though rates aren't based only on land valuations, the Government assures us!). Changes in land use resulting from the BCC 2014 City Plan may also potentially skew the results in suburbs with increasing multi-unit development, for example. Nevertheless, the figures are well worth a look, for the Valuer-General's figures logically cannot diverge too far from the reality over the long run. Residential land values increased across some 132 Brisbane suburbs over the past year according to the 2017 report, although there were some declines in commercial and industrial valuations on the city fringe, according to the Valuer-General. Over the past couple of years the greatest dollar value increases have largely been seen in the inner suburbs where land values are highest. The following suburbs, for example, saw their median residential land values increase by $100,000 or more in only two years: New Farm, West End, Windsor, Wooloowin, Newmarket, Holland Park, Albion, Kedron, Annerley, Wilston, Carina Heights, and Carindale. A vast wave of Chinese money has also seen Sunnybank and Sunnybank Hills notch outlandish increases in land values since 2014, the pocket known as Brisbane's "Little Asia".</div>

 The largest two-year gains in percentage terms have been driven by a popular school catchment, however. Suburbs located within the Mansfield State High School (SHS) catchment saw land prices rise by between 37 and 43 percent over the two-year period, including in the suburb of Mansfield itself, Wishart, Mackenzie, and Upper Mount Gravatt. </div>
