<a href="https://www.apartments.com.au/developments/broadbeach-qld-4218">Broadbeach</a> offers plenty of reasons to live vertically, but moving from a substantial family home into an apartment can expose the compromises of high-density living. Privacy, room for guests and usable living space tend to matter more when an apartment is intended as a permanent home rather than an occasional coastal base.

A typical residential floor at <a href="https://www.apartments.com.au/new-apartments/the-eveleigh-broadbeach-7-9-surf-parade-broadbeach-qld-4218">The Eveleigh</a>, on Surf Parade,&nbsp;contains just four apartments. The 94-residence development by <a href="https://www.apartments.com.au/developers/hirsch-faigen">Hirsch &amp; Faigen</a> is predominantly made up of expansive three-bedroom homes, with a limited collection of half-floor penthouses above.

Across the apartment floors, <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has used the relatively limited number of residences to give each home greater access to natural light and outlook. Living spaces extend towards full-height glazing, while a series of bay windows frame selected views across the Pacific Ocean, city and hinterland rather than treating the building edge as a continuous wall of glass.

“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.

From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.

Three genuine bedrooms provide room to accommodate family and guests, while two secure car spaces and storage address some of the practical considerations that can become more noticeable when moving from a larger home. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.

Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. Landscaped retreats and pavilions provide additional places to sit away from the main recreation areas.

Higher in the building, a rooftop pavilion and private dining suite sit alongside resident lounge, barbecue and outdoor dining areas, opening towards panoramic views across the ocean, city and hinterland.

“Buyers are no longer just looking for an apartment, but a lifestyle where they can relax, reset, and enjoy a balanced way of living,” Hirsch &amp; Faigen Director of Sales Matt George said.

Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Many are coming from larger homes and want to reduce ongoing maintenance without giving up space for family and guests, privacy, two car spaces or the ability to entertain at home.

Much of that daily life can also take place beyond the building without requiring a drive. Kurrawa Beach and Pratten Park are an easy walk from Surf Parade, while Pacific Fair, Oracle Boulevard, The Oasis, restaurants, cafés, entertainment and public transport are also within walking distance.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

“Broadbeach had been on our radar throughout our time operating on the Gold Coast,” the developer said. “Following our projects in Palm Beach, Kirra and Mermaid Beach, Broadbeach represented the natural next step for the business.”

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Campbelltown has been starved of new residential developments in the last decade.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.

They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;

Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.

They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.

Even in the low seasons of May and June, occupancy levels reach around 40 per cent.

The Transforming Housing research network recently held a workshop on how the Victorian government can maximise the social benefits of its Public Housing Renewal Program. The workshop attracted more than 100 participants – local government, non-profit housing providers, public housing residents and researchers. Despite being invited, the state government was notable for its absence.
This apparent reluctance to engage with stakeholders adds to a serious concern over government secrecy about social housing projects involving private developers. There are many basic pieces of information interested members of the public might want to find out but cannot.
The number of private units versus new public units, and the size of the units, is just one example. Another example involves the government target of an increase of “at least 10%” in social housing units on former public housing land sold to developers. There has been no discussion of the rationale behind that figure.

Similarly, what prices will be charged for land currently occupied by public housing? The government forecasts Melbourne’s population will grow to 8 million by mid-century. This means any underutilised land in the inner city will become much more valuable.
By selling off public housing land in well-located inner suburbs, the government is forfeiting the future benefits of that land, including the opportunity to add to desperately needed public housing stock in these areas. How is the public supposed to evaluate the trade-offs between costs and benefits if critical information like the repair cost versus the costs of demolition and sale is kept secret?
More social housing is badly needed
What we do know is that the need for social housing is acute. The percentage of Australian families living in government and non-profit-owned housing (collectively called “social” housing) has declined from over 7% in 1991 to a little over 4.2% in 2016. This is the lowest proportion in 35 years. Victoria would require almost 70,000 more social housing homes over the next 20 years to meet the needs of lower-income households now facing severe housing stress in the private rental market.
As public housing represents such a small proportion of total housing stock, only the most vulnerable households that are least able to pay rent are eligible to live in this housing. At the same time, federal government subsidy shortfalls have created a maintenance backlog for an ageing public housing stock.
Successive reports by the Victorian Auditor-General’s Office in 2010, 2012 and 2017 have identified the absence of a sound and sustainable mechanism for maintaining, let alone expanding, non-profit housing stock. A year ago, the independent state government advisory body Infrastructure Victoria recommended as one of three infrastructure priorities that the government repair existing stock and create new social housing.
Many questions about public housing renewal
In the context of low government funding and high repair bills, it is understandable that the Victorian government is seeking partners to renew estates. New South Wales is taking a similar approach with its Communities Plus program and it’s central to the US Choice Neighbourhoods program.
What is less understandable is why the state government is selling public housing land in nine central Melbourne estates to private developers in return for very low increases in social housing. The requirement of “at least” 10% of 1,110 units – the quantum being “renewed” – amounts to just 110 units.
That’s a drop in the ocean of need in exchange for selling off irreplaceable, well-located land. Moreover, there is a push towards demolishing four-bedroom homes and replacing them with one- and two-bedroom units. The result could be fewer beds for those in most need.
Our comparative research, covering Australia and overseas, shows that renewal with much higher social housing returns is possible in partnership with non-profit housing providers.

Evaluations of previous public housing renewal in Kensington, Carlton and Prahran estates also suggest the government undervalued the land and was not able to increase the amount of public housing as promised. The private developers created effectively “gated” private community features that did not benefit public housing residents.
Many submissions to a parliamentary inquiry by residents and neighbours of the nine affected estates express frustration and fear over the government’s secretive approach. One frustrated neighbour noted that he had to dig through the appendices of a traffic analysis to find out how many new market-rate units would be built near his home. As housing academics, we share residents’ frustrations at the unnecessary level of secrecy.
Concerns over the absence of a transparent cost-benefit approach to infrastructure planning are evident as well in the debates over the West Gate Tunnel and the recent re-emergence of the East-West Link in the appendix of a budget report. The current government spent A$1 billion to bury the latter project three years ago. The Victorian Auditor-General’s Office also expressed concerns about misreporting costs, benefits and risks under the previous state government.
Other countries show the way on transparency
In many American states, such as California, housing developers receiving government funds have their development cost details published before subsidies are awarded. Details include the cost of the land, numbers of subsidised and market units, and the costs of development. The evaluation of Choice Neighbourhoods is thorough and transparent.
Over the border in Canada, the funding and planning behind the large-scale Regent Park Public Housing renewal in Toronto is publicly available.
Developers and other providers interested in lucrative government contracts complain that transparency jeopardises their hard-earned trade secrets, and thus their businesses. We disagree. The transparency we see elsewhere isn’t stopping developers from doing business.
More importantly, should private firms that keep information about public benefit “commercial in confidence” be in the business of serving taxpayers at all? Shouldn’t those whose “business” is assured by the tax-levying powers of the state be able to be held publicly to account?

The Trocadero and Académie de Musique, a Victorian Fleming-style commercial building at 69-77 King Street, Newtown, has been sold.
The non profit cancer charity, CanTeen has paid $13 million to the Moore Theological College, which bought the property in 1974.
CanTeen has been the anchor tenant in the heritage-listed building since 2014, occupying most of the 1700 square metres of internal space.
There were more than 250 inquiries, and more than 50 inspections.
The agents were quoting more than $10 million, offering comparables including the historic Chippendale warehouse, which the University of Technology Sydney bought for $11.25 million last March.
Built during the 1880s boom, the Trocadero was one of 25 roller skating rinks in Sydney.

Cancer charity CanTeen buys Newtown building for $13 million

David Jones is pressing ahead with its first stand-alone gourmet food store under its new owner, South African retailer Woolworths Holdings.
It has plans to open in the up-market Capitol Grand retail arcade development on the Chapel Street and Torook Road, South Yarra corner.
Its scheduled opening is in 2019.
The Capitol Grand store will be about 500 square metres. Larry Kestelman, with financial backing from the US investment bank Goldman Sachs, is currently constructing the $700 million Capitol Grand luxury high-rise tower. Over 75 per cent of the 500 apartments across the two towers have been sold with about 80 per cent of purchasers owner-occupiers. One-bedroom apartments in the LK Property Group development start at $700,000.
David Jones will also open a food hall in its suburban Malvern store in Melbourne in March.
It plans to spend at least $100 million over three years building a retail food business, restoring its reputation for gourmet food, differentiating the department store from rival Myer and also protecting sales from new competitors such as Amazon.
The strategy includes building a new food hall in the flagship Elizabeth Street store to replace its Market Street store in Sydney.
Most of the products, including 90% of the store's fresh food offering, will carry the new David Jones Food brand, which was launched last year.
David Jones chief executive David Thomas hopes the new proposition will resonate strongly with the local customer.
The Insider Retail website reported David Jones said that the new store format store was designed with an emphasis on fresh premium produce including pre-packed meat and seafood, and a comprehensive convenience selection comprised of pre-prepared vegetables, salads and fruit as well as innovative, restaurant-quality ready meals.
Most of the fresh produce and ready-made meals will be supplied by In2Food, a South African-based company which is the largest food supplier to Woolworths Holdings.
Last week Woolworths cut the value of David Jones by $712 million - around 34% - citing poor execution of its previously announced turnaround plans along with emerging structural changes in retailing.

Regional areas are out-performing their capital cities in the eastern states. 
My research for the new Summer edition of The Price Predictor Index finds that Regional NSW has more growth markets than Sydney, Regional Queensland is out-performing Brisbane and Regional Victoria has more upwardly-mobile markets than Melbourne. 
Regional NSW is now the leading market jurisdiction in Australia. It has more growth markets than anywhere else in the nation. The Newcastle region and the Central Coast are the stand-out precincts, but there are strong markets right throughout Regional NSW. 
There are some strong growth markets also in the regional areas of Victoria (led by Geelong and Ballarat) and Queensland (the Sunshine Coast and Cairns).
The significant thing about this is that it highlights the great diversity of property markets around Australia – and that while high-profile markets like Sydney are no longer pumping, there are many other places where sales and prices are strong – and others that are just starting their run.
Economists create confusion for consumers by discussing Australia as a single market. But there are major differences among the various capital cities (the performance of Canberra has been quite different to that of Sydney, while Perth has been opposite to Melbourne). 
Markets move in cycles but there is not always a single situation for a major city. As we have seen with both Sydney and Melbourne in recent years, a boom cycle often starts in the inner-city and over a period of perhaps three years ripples out from the centre. 
Part of the way through the boom phase, the city’s Middle Ring suburbs will be the most active, with the strongest price growth. Late in the cycle it will be the affordable Outer Ring locations that are strongest. 
We are currently as that point with the two biggest cities: the LGAs of Hume and Wyndham City are the leaders in Melbourne, while the Camden LGA in the far south-west is the stand-out market in Sydney. 
In terms of sales volume in Melbourne, upmarket Hawthorn peaked in late 2013/early 2014; middle market areas like Blackburn and Clayton peaked in late 2014/early 2015 while outer ring locations such as Cranbourne and Broadmeadows hit the high points in 2017.
There are not only major variations of performance within individual cities - but a single municipality within a major city can have diversified markets. 
The Price Predictor Index report shows that the Northern Beaches LGA in Sydney has one growth suburb, nine plateau suburbs (sales have levelled off below the peak), one consistency suburb and one danger suburb (serious decline in sales activity). 
The City of Sydney has one rising suburb, eight plateau ones, two consistency ones and five classified as danger markets. 
This also reinforces a central message: that local conditions dictate property markets, not national factors like interest rates or constraints imposed by regulators.
Another highlight of the report is that locations that have previously featured in the Dirty Dozen section (danger markets to avoid) are now showing up as growth markets. 
Primarily these are regional centres strongly impacted by the resources sector. Three striking examples are Dalby in Queensland, Port Hedland in Western Australia and Singleton in NSW.
These markets suffered downturns when a rise in supply coincided with the pause in the resources boom, which impacted on housing demand. Now these places are recovering. 
Singleton and Singleton Heights combined have had quarterly sales of 36, 42, 48, 43, 58, 55, 58 and 93 over the past two years, a pattern that charts the recent recovery.
Other examples of this trend include Emerald, Moranbah and Mackay in Queensland; Muswellbrook and Mudgee in NSW; and Karratha in WA. 
Despite the signs of improvement, investors should remain cautious of such markets because of their volatile and high-risk nature. But it’s worth noting that even the most devastated markets recover eventually and that a long-term view is needed when buying in such places. They’re not for the feeble-hearted.

Outer ring suburbs, the strengthening regions or previously devastated mining towns? Ryder's choice

Big cities and places with internationally renowned attractions have long been the most popular tourist destinations. Even today, Chinese tour companies in Australia, for instance, mostly <a href="https://epubs.scu.edu.au/tourism_pubs/2219/" target="_blank">focus on the biggest cities</a> – Sydney, Melbourne, Brisbane – and landmarks like Uluru. But modern tourism is starting to take a slightly different path, regional travel, which creates economic benefits for towns and also leaves tourists with a better impression of a country.
Unpublished research undertaken by one of us (Elizabeth Turenko) while working as a tour leader in Ukraine in 2013-2014 confirmed this. Feedback from guests travelling on a group tour to Europe showed 80% preferred to visit “well-known” large cities, mostly capitals, when it came to choosing a tour.
Most of the time, though, these tourists were disappointed because the cities did not live up to their expectations. But, the study revealed, 75% of tourists enjoyed travelling to smaller towns when they did decide to visit them as part of a tour.
<h2>Big cities are losing their local flavour</h2>
There is no doubt the major cities are attractive and are still perceived as the essence of a country for many tourists. Yet the question remains: are these cities actually showing the “real country”? At a time of globalisation and global cities, to what extent do the larger cities still give tourists “the taste” of local culture.
Rural Tourism Marketing Group CEO <a href="http://ruraltourismmarketing.com/" target="_blank">Joanna Steele</a> <a href="https://www.propertyobserver.com.au/http://www.cfra.org/node/2504" target="_blank">writes</a>:

In the past five years tourism has seen some big changes. Large numbers of travellers have lost interest in cookie-cutter restaurants, lodging and attractions. Instead, they want local food, local attractions and connection to the lifestyles of local people.

The best places to experience that are often small local towns and villages. Here life hasn’t yet been adapted to tourist needs and the authenticity feels right.
Turenko also investigated the tourists’ preferences during a group bus tour in Europe. The main program involved a one-day visit to Amsterdam and a second day on which tourists could spend their free time in Amsterdam or go on a group trip to <a href="https://www.iamsterdam.com/en/plan-your-trip/day-trips/old-holland/smalltown-harbours/volendam" target="_blank">Volendam</a>, a small town 20km away. The 90% of the group who opted for the town visit were very satisfied with their decision.
So, was there anything special about Volendam? Not really.
Much like many small towns in the Netherlands, Volendam has limited tourist attractions, these being mostly its built heritage (wooden buildings) and cultural assets (a museum and a cheese factory). When surveyed, the visitors explained they enjoyed the glimpse into the local culture and the routine life of the locals.
The tourists appreciated going to local shops and eating at local restaurants far away from standardised brands and international franchises. They felt they could feel the “soul” of the country.

What does Volendam have that Amsterdam doesn’t? It probably comes down to everyday local character.
At the time of this 2014 survey, cities and holidays at the coast were the <a href="https://www.nbtc.nl/web/file?uuid=7361722f-011d-4714-b98b-8ced3eee1bb2&amp;owner=388ad020-d235-4624-86a4-d899f855a216&amp;contentid=48712" target="_blank">main attractions for visitors to the Netherlands</a> (36% and 22%, respectively). But interest in the countryside and touring the Netherlands (12% and 10%, respectively) has been increasing.
<h2>Finding a local tourism niche</h2>
Let’s be frank: smaller towns and villages have not been dormant, and many have jumped at the opportunities offered by tourism. We all have heard about farm holidays, horse riding, wine tasting tours, nature guided walks and so on.
Building on this, innovative regional tourism practices have been recognised worldwide for displaying a breadth of approaches and end products. A good example in Ireland is <a href="http://visitballyhoura.com/" target="_blank">Ballyhoura</a>, “a world where the little pleasures of sharing everyday things with the locals in Ballyhoura – talking with them, walking with them and sharing a joke – is possibly the greatest attraction of them all!”
Despite a lack of outstanding tourism resources, the area became a successful tourism destination thanks to a very personalised marketing method. Visitors even received a welcoming letter. The focus on “<a href="http://www1.agric.gov.ab.ca/%24Department/deptdocs.nsf/all/csi13476/%24FILE/Rural-Tourism.pdf" target="_blank">promoting a genuine rural experience and warm welcome</a>” creates an incentive for more local start-up enterprises and for a co-operative, closing-the-loop process of quality control.
Longreach and Winton are Australian towns that have taken advantage of distinctive local histories and features such as old mines and fossil beds. Longreach has the <a href="http://outbackheritage.com.au/" target="_blank">Australian Stockman’s Hall of Fame</a> and the <a href="https://qfom.com.au/" target="_blank">Qantas Founders Museum</a>, while Winton’s <a href="http://www.australianageofdinosaurs.com/" target="_blank">Australian Age of Dinosaurs Museum</a> offers “products” of the natural environment such as dinosaur stamps and bones.

Yet all attempts have not been met with success. Many smaller towns are slowly disappearing in Australia. Main streets with closed shops and abandoned business are not uncommon.
The combination of lack of employment and population ageing and loss is a chicken-and-egg situation. The various levels of government are acutely aware of this, and tourism offers a possible way out of the dilemma facing these towns. Several recent initiatives have shown how tourism can contribute to the development of these areas when innovation, expertise and community participation are brought together.
Charleville in far west Queensland offers a great example of this, with the outback town working on making the most of its clear nighttime skies, far from the city lights. An extension to the <a href="http://www.cosmoscentre.com/" target="_blank">Cosmos Centre and Observatory</a>, <a href="https://www.statedevelopment.qld.gov.au/index.php/regional-development/regional-economic-development/building-our-regions/remote-communities-infrastructure-fund/1385-charleville-cosmos-centre-planetarium-stage-1" target="_blank">funded by state and local governments</a>, has boosted visitor numbers in just one year. The extension displays fun and serious facts about planets and life in space, enhanced by interactive media.

A Cross Street, Double Bay property - that once housed one of Sydney's shopping mecca Hampshire &amp; Lowndes - has been listed with estimated $15 million hopes.
The 329 sq m site at <a href="http://www.onthehouse.com.au/11744095/2_12_cross_st_double_bay_nsw_2028" target="_blank">12 Cross Street</a> has been held for more than 20 years.
The shop was long run by Jilly Hampshire and Susan Lowndes. It now consists of five retail tenancies and five commercial tenancies.
Sarah Lowndes has been a director of the vendor company since 1976. The current shareholders are listed as Hugh Norton and Clive Mansell.
The commercial property is fully leased to 11 retail and commercial tenants.
Colliers International has the offering of the first Double Bay freehold commercial property set to be auctioned in many years, Fairfax Media advised.

Putting your faith in published data on prices is one of the great perils facing property investors around Australia. 
Anyone who bases a major investment decision on something they read about the pricing levels in a particular location and how much they are growing (or falling) may end up with a serious miscalculation.
It’s possible to access three sources for price information on a particular location and get three different results – one suggesting prices are rising, another claiming they’re stagnating and a third declaring that values are falling.
Here’s an example: a couple of days ago, I was writing a report and did a Google search on the median house price for Alice Springs in the Northern Territory.
The search engine brought up results from multiple sources. 
Here are three of those outcomes:  
<ol class="ol1">
<li class="li1">According to Your Investment Property magazine, quoting CoreLogic data, the median house price was $299,950, up 5.7% in the past 12 months.</li>
<li class="li1">According to realestateinvestar.com.au, the median house price for Alice Springs was $469,000, unchanged from a year earlier; and </li>
<li class="li1">According to homesales.com.au, the median house price for Alice Springs was $1,109,913, down 1.7% on a year earlier. </li>
</ol>
So the median price was either $300,000 or $469,000 or $1.1 million, depending on which source you chose to believe. And prices in Alice Springs were either down a little, unchanged or up moderately, depending on your source. 
If this was an isolated example, there wouldn’t be a problem. But the experience of finding contradictory information on pricing is common. 
For the January edition of my monthly newsletter The Ryder Report, I compared price growth for apartments in the major cities, taking figures from three major sources.
Firstly, the figures demonstrate (yet again) that we don’t have a single property market in this country. We have many different markets, which currently are delivering contrasting results. And secondly, there are big differences in growth rates from one source to the next.
Hobart is the clear market leader: all three sources have the Tasmanian capital leading on annual growth in the median apartment price, but there are big variations in the claimed rate of growth, ranging from 9% to 18%.
Melbourne ranks second with two sources, but again there is quite a divergence in terms of the published annual growth rate in median prices. The ABS has apartment prices in Melbourne up 4% but CoreLogic has double the growth rate (a little over 8%) while SQM’s growth rate (13%) is three times higher than the ABS rate.
There is broad agreement that the Brisbane unit market is rather mediocre, but SQM record no change in prices, while ABS has prices down a little while CoreLogic has prices declining, but at three times the ABS rate of decrease.
It’s hard to know from these figures where the Canberra market is at: the three growth figures are 1.8%, 2.1% and 10%. Two sources suggest a quiet market while the third depict a strong rising market. 
Unit prices in Adelaide? CoreLogic suggests little change, SQM suggests a 2% annual rise and the ABS has prices up 6%. 
CoreLogic data suggests prices have stopped falling in Perth but both the ABS and SQM record an annual decline of about 6%. 
So, what do we make of that? My conclusion is: it’s all dodgy data, to a certain degree. 
All information about median prices and how much they’ve risen or fallen is rubbery figures to some extent, with the discrepancies and contradictions partly explained by different methodologies and varying definitions about various elements, such as how do you classify townhouses and where do the boundaries sit for a city like Melbourne.
But think about it. The Sydney metro area has over 700 suburbs and what’s happening in the Northern Beaches is somewhat different to the situation in Penrith, while Bondi has few similarities with Campbelltown. 
Yet a research company will try to distil all the sales activity in the past 12 months down to a single growth figure, declaring that Sydney prices are growing … well, the rate of growth depends very much on the source.
Media treats them as fact, despite these kinds of discrepancies, which are common. And bases sweeping interpretations on individual figures from a single source.

<div>Total 90+ day Prime RMBS arrears declined from 1.62 per cent to 1.54 per cent in the September quarter, according to Moody's Investor Service. The main improvement was seen in shadow lenders, with delinquencies declining from 2.85 per cent to 2.59 per cent, which there was also a solid decline in non-confirming loan arrears to 3.3 per cent. Elsewhere it was reported that loan impairment charges were also close to record lows in 2017. </div>

<div>As usual vacancy rates were higher in the month of December at 2.5 per cent or 80,092 vacancies.</div>

<div>Despite the record high level of building, vacancies were considerably lower than a year earlier, when there were 89,721 vacancies according to SQM Research figures. The year-on-year decrease reflects a combination of strong population growth and a very high volume of higher-density apartments still under construction, there being a lag in the completion of this dwelling type. </div>

<div>Hobart has a record low vacancy rate for any capital city of an extremely tight 0.3 per cent, while Canberra (1.3 per cent) and Adelaide (1.5 per cent) remain tight rental markets. </div>

<div>Asking rents have increased strongly in Hobart and Canberra accordingly over 2017. </div>

<div>Perth and Darwin also seem to have turned a corner, with vacancy rates well down from a year earlier, while Melbourne's 2.1 per cent vacancy rate was also well down from 2.4 per cent in December 2016.</div>

Rental vacancies down in 2017; but not everywhere: Pete Wargent

A nation like Australia should be able to have a sensible, rational, balanced debate on issues like housing affordability – but it seems we cannot because we have the media from hell. 
Mainstream media has been having a feeding frenzy recently over two documents about negative gearing and its impact on affordability – one a leaked report from Federal Treasury and the other a half-finished research paper by Melbourne University economists. 
Both apparently claim that scrapping negative gearing tax benefits would have only a minor impact on home values but at the same time would bring about a major improvement in housing affordability. 
There’s been lots of commentary on the significance of these documents, especially with regard to Federal Government policy, but I have not seen any media reports from writers who have challenged the documents. 
Their findings, apparently, are deemed to be factual and beyond scrutiny. 
The worst contribution to this endless and seemingly fruitless debate about affordability, its causes and its solutions, has come from the Melbourne University research paper. 
My first question about this is: why would the authors publish research that is not yet finished? It is, according to the authors, “preliminary and incomplete”. One of them says that when the research modelling is complete, the results may change, particularly the forecast size of the lift in home ownership. 
Given the sad record of this discussion being blighted by claims, counter-claims, pet theories and silver bullet solutions, why would academics who want to be taken seriously publish something that just adds to the quagmire of confusion because it’s still a work in progress. 
This paper makes some pretty big claims. Three-quarters of households would be better off, home ownership would surge and rents would rise but renters would be somehow better off. 
These are big statements. But they’re not justified or substantiated in any of the reports I’ve read. 
To try to understand why the authors think the suggested policy changes would have the big impacts they claim, I studied reports from six sources, including The Australian, the Financial Review, The Age and The Guardian. 
I’m still waiting for an explanation of the claimed outcomes. And I’m still waiting to come across a journalist who challenged the authors of the report on a number of matters, including their credentials, their motivations, their methodology and their assumptions. 
I’d love to see the mathematics that’s led them to their preliminary and incomplete conclusions. 
Here’s a core question they should be asked: how can you claim that the suggested policy would cause a 30% reduction in rental property supply, and therefore an increase in rents, but also claim that renters everywhere would be better off? 
From my study of media reports, it seems the authors are assuming that a 30% reduction in supply would cause a rental rise of only 2.4 percent – and that the Federal Government would financially compensate tenants for the higher rents that would result. 
Those are massive assumptions. No one in Australian media has challenged them. 
If they’re wrong and there’s no government compensation for higher rents, which would cost billions of dollars according to the report, tenants will be disadvantaged by having higher weekly occupancy costs, which would make it harder to save a deposit to get into home ownership. 
That whole argument falls apart if a future government offers no compensation. 
And keep in mind that other research tells us that last year, without any taxation policy changes to limit the supply of rental properties, house rents rose 7 percent in Canberra, 9 percent in Hobart and 5 percent in Melbourne. 
But, according to the Melbourne University boffins, eliminating one-third of the supply of rental properties would cause rents to change barely at all. 
It’s worth remembering that significantly higher rents resulted when a Labor Government scrapped negative gearing in the 1980s and then had to re-instate it a short time later because of the unforeseen adverse impacts. 
The university paper claims that property values would fall only 1.2 percent but somehow this insignificant decline in house prices would generate a massive rise in home ownership – from 66.7 percent to 72.2 percent. 
How have they come up with these very precise but unexplained estimates? 
They claim 30 percent of rental properties would be freed up and bought by Australians who would otherwise have rented. So we’re asked to accept that a 1.2% drop in prices would turn those who can’t afford to buy into people who now can do so. 
That’s another massive assumption that no one has challenged. 
Think about it. The Asking Price Index for Sydney houses sits at $1,356,500, according to SQM Research. A 1.2 percent reduction in prices would bring that down to $1,340,222. Apparently $1.356 million is unaffordable but $1.34 million is affordable to heaps of people. 
But those are Sydney prices. Let’s look at a city that’s a little less extreme, like Brisbane. The Asking Price Index for the Queensland capital sits around $614,000 and a 1.2 percent reduction would bring it down to about $607,000. 
The report authors want us to believe that this small change will cause a “surge” in home ownership rates in Brisbane. 
In a parallel universe, maybe, but not in the real world. 
There are other aspects of this paper that ought to be challenged – and would be if journalism played a part in the reporting of the housing industry. 
The claim that only the “rich” benefit from negative gearing is outrageous - and patently false, according to ATO data. 
There’s no explanation in any report I’ve read for the claim that 76 percent of households would be better off under the suggested policy change. We’re told only that the authors used “an economic model”. 
Surely Australia as a nation can do better than this. But while we’re saddled with such mediocre media and clueless politicians, we’re doomed to having this festering issue drone on for years to come.
