<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

There is little doubt the Sydney auction market has started out a lot better in February, than it finished off last December.
At this stage, four weeks in, the positivity has been more evident from the auction clearance rate being on the rise, than prices making any advances.
February typically suffers none of the inbuilt end of year fatigue. Saturday's preliminary clearance sat at over 70 percent.
You never know, but prices could spurt again, especially if our fresh stock levels stay low after the upcoming early Easter break, and the banks begin to ease up on their lending.
It would not be a second wind for prices, because we've already seen that many times, just when the market seemed destined to head backwards.
Sydney is highly resilient when it comes to property price momentum, often catching forecasters out of step.
I was thinking of the contributing mix, intrinsic and not so, when I popped a few questions to Harry Dent, one of the world’s most controversial economic futurists.
He is currently touring Australia. Last time he toured in 2014, Dent's worst case scenario was for a post-China bubble burst impacting on Sydney with property prices possibly set to collapse by as much as 60 percent.
His controversial forecasts were labelled as scaremongering by many commentators including Chris Joye.
Dent's earlier 2011 crash forecast also saw the founder of wealth manager Yellow Brick Road Mark Bouris counter the claims. 
In 2011 on David Koch’s Sunrise program, Dent urged viewers to sell their homes before the 50 percent crash in prices arrived at their doorsteps after a China crash hits our shores.
He will be pursuing the same message this time around.
I told Dent that dwelling prices in Sydney now sit at around a $895,000 median, up from $610,000 in early 2014.
The median represents a significant 46 percent rise since Dent's last warning, and an 80 percent rise since his 2011 warning.
Pressed by me, Dent admits he was wrong through he sticks to the yet-to-occur outcome, merely adjusting the timing of his dire forecast.
"I was wrong, how about that," he said.
"I'm early."
Australia will burst whenever the China bubble bursts, he says.
Dent warns many won't see it coming, and adds that real estate, unlike the stockmarket, won't have any easy escape route, and its recovery will take much longer.
"This is not a normal bubble," he suggests noting the global real estate bubble had extended well beyond typical lengths.
He argues the global bubble has been caused by central banks printing money, not just low interest rates.
Dent says suggests central banks can't keep printing money for ever.
"What's not different is by every measure, is these are bubbles.
"Chinese real estate is a bubble.
"The Sydney real estate is a bubble." 
"Better to get out a little early," he will be telling his 2018 audiences.

Companies spend tens of billions of dollars each year on wellness programs - on gyms, health funds, yoga classes, and the like. But research shows only mixed success, with low take-up rates among employees and a poor return on investment for companies.
People attending work while sick costs the Australian economy about A$34.1 billion each year through lost productivity.
Rather than promoting these wellness programs, companies should instead design the workplace itself to support wellness. Sleep pods, air filtered by green walls, and selectively placed healthy food are already realities in some workplaces.
Through this kind of design, employees are “opted-in” to an environment that supports their health and well-being during the day. They don’t have to choose to take a walk at lunchtime or think about taking the stairs. The design of the workplace is engineered around creating these positive choices.
It isn’t just “presenteeism” (showing up to work in spite of medical problems such as back pain, headaches, or mental health issues) that is a problem. The cost of absenteeism in Australia is estimated at A$7 billion a year.
Meanwhile, the prevalence of chronic disease including obesity, diabetes and heart disease continues to rise among the workforce.
Modern work practices contribute to these diseases through the largely sedentary nature of modern office work. Increased sitting, for example, has been associated with higher risk of chronic disease.
 
Wellness programs that work
Wellness programs have become increasingly popular as companies and researchers have realised that productivity lies in the health of individual workers. The focus has also shifted to prevention of health problems rather than treating them after the fact.
Traditionally, this was accomplished by offering a range of services, from discounted health fund and gym memberships, and medical screening services, to activity-based programs such as in-house massages and yoga classes.
But simply giving employees lots of information about their health and telling them what to do doesn’t work. Research has shown that these programs don’t often change behaviour or help us to build new habits. If we are faced with too many choices, for example, our self control is quickly depleted.
So instead of simply presenting employees with options that are good for us, companies can borrow from behavioural economics and “nudge” us to change our behaviour.
Many workplaces are already using this design, covering a range of factors including lighting, air quality, materials, furniture, physical activity, and food.
Take the stairs, for example. In traditional offices lifts are generally positioned centrally, making them the easiest option. If you wanted to take the stairs that often means using the fire stairs, with the added risk that you might be locked out when you try to re-enter on another floor.
By simply moving the staircase into a central position you can make them the most convenient option for quickly moving between floors. This is common practice now at a wide variety of companies such as the Boston Consulting Group’s New York offices.
But let’s not stop there. By using experience design, employees can be incentivised in other ways to take the stairs.
Timber walls, natural lighting, art and music can be used to align with our natural preferences for attractive and calming environments, and nudge employees to take the stairs. At the offices of Delos in New York, sensors in the stairs record the number of trips employees take during the day.
Every time an employee uses the stairs, a drop of water is added to an electronic “waterfall” display. The more times you take the stairs, the bigger the waterfall gets.
This use of technology represents a bit of gamification within the workplace. It’s like a scorecard for stair use, and every trip comes with a visual reward that gradually adds up.

By creating well-designed, centrally located eating areas and providing healthy food choices, organisations can also encourage employees to make better food choices.
In one study researchers from Yale teamed up with Google to try and nudge employees towards healthy choices. Simple changes in the office cafe had huge results. Replacing loose M&amp;Ms with small packages reduced serving sizes by 58%, and putting up prominent signs increased the number of employees eating certain vegetable dishes by 74%.
Research also shows that air quality and lighting at work can have significant effects on brain function and productivity. Poor oxygen levels, toxic gases from furniture, and toxic chemicals are commonplace in modern workplaces, while poor lighting can cause headaches, eye strain, and tiredness.
Workplaces can be designed to counter some of these problems, by using circadian lighting systems for instance. Circadian lighting follows the patterns of natural light over the course of a day. Sleepy in the morning? The system will provide the right amount of light to wake you up. Circadian lighting results in your body releasing melatonin at the right times, helping employees unwind after work and improving sleep quality.
Using air filtration systems, as well as materials and furniture that don’t contain chemicals like formaldehyde, can significantly contribute to employees’ well-being and productivity. Providing natural ventilation, views of nature, and greenery in the workplace have also been shown to improve employee’s wellbeing and productivity.
Investing in office design has been seen as a “nice to have”, but the research shows it can also be seen as an investment. The costs of employee illness and lost productivity are high and even simple changes can have huge impact.
And while employees may be concerned about companies designing environments to engineer behavioural choices, this inclusion of behavioural insights is widespread, and can be seen in areas as diverse as city planning and retail.

The proposal by the NSW Treasurer to establish a NSW Productivity Commission could dramatically help with housing supply.
The proposal by NSW Treasurer, Dominic Perrottet, to set up a state version of the successful Productivity Commission that operates at the federal level is good news for the supply of housing across the state.
At the federal level the Productivity Commission has been very critical of the anti-competition issues that flow from restrictive zoning and of the amount of red tape in the NSW planning system.
They have also critiqued the complex planning systems across Australia as impacting on the nation’s productivity.
A critical role for the NSW Productivity Commission will be to review the impact of the multi-layered planning system has on housing supply and therefore housing affordability.
The new commission must look at the haphazard, piece-meal approach to affordable housing where each council seems to be developing its own policy yet the Greater Sydney Commission has a different approach.
The NSW Department of Planning and Environment has yet another policy position and Landcom has now been tasked to get involved in housing affordability.
These multiple levels of policy interventions seem to be unco-ordinated and confusing and are creating uncertainty and leading to a loss of productivity by the housing industry.
The report to the NSW Government by the former Governor of the Reserve Bank of Australia, Glenn Stevens, sets out a number of important economic directions that impact on productivity related to housing affordability.
Stevens raised concerns that planning decisions were often delegated to very local levels without any representation on behalf of the future population expected to require housing in the state.
The NSW Government has stated that 725,000 new homes are required for Sydney over the next 20 years but even in boom times we have not reached the average of 36,200 homes a year.
Clearly there is a productivity problem with Sydney’s housing supply.
Glenn Stevens also raised concerns about the zoning and approvals process and that these regulatory costs could add $150,000 to the cost of a dwelling in Sydney compared to a similar sized dwelling in Melbourne or Brisbane.
A NSW Productivity Commission must look at these issues.
The NSW Productivity Commission must also look at the impact of the government’s proposal to remove caps on infrastructure payments over the next four years so that extra costs do not simply add to the cost of housing.
The Urban Taskforce is keen to work with the proposed NSW Productivity Commission by providing ‘on the ground’ examples of where well-meaning regulations that control new housing are simply adding significant costs to a new home.
There are too many well-meaning state and local government regulations and levies that are contributing to the excessive costs of Sydney’s new housing and the new productivity commission will need to take a leadership role on behalf of consumers of new housing.

The recent Closing the Gap <a href="https://closingthegap.pmc.gov.au/" target="_blank">report</a> has highlighted the lack of progress in Indigenous affairs since the apology to the Stolen Generations a decade ago. Although not a specific target, safe, appropriate and affordable housing is acknowledged to be a fundamental building block for improving the well-being of Aboriginal people and closing the gap on many of the target indicators. For these reasons, it is unfortunate to learn the Commonwealth may be seeking to withdraw its support for remote Indigenous housing programs.
<a href="https://www.propertyobserver.com.au/https://www.ahuri.edu.au/research/research-and-policy-bulletins/216" target="_blank">Our research</a> and that of others provides evidence these programs are producing significant improvements. A sustained Commonwealth commitment to remote housing programs is essential for closing the gap.
Crowding and inadequate housing are linked to poor physical and mental health. They result in higher rates of infectious diseases such as rheumatic fever and eye and ear infections, emotional stress and conflict in the home.
<a href="http://www.health.nsw.gov.au/environment/Publications/housing-health.pdf" target="_blank">A New South Wales study</a> demonstrated that in communities whose housing was improved, the rate of hospital admissions for infectious diseases was 40% less than in communities where no housing improvements had taken place. Other research has shown that poor housing has negative impacts on educational and employment outcomes.
Job is only half done
The central role of housing in Closing the Gap was acknowledged in 2007 when the Council of Australian Governments (COAG) established a 10-year A$5.5 billion remote Indigenous building and refurbishment program. This aimed to bring living standards in remote Indigenous communities to the same standards as comparable locations elsewhere, and to improve the management and maintenance of houses.

Last October, a federal government review of the remote Indigenous housing program found crowding has been reduced and housing management is more consistent and effective. But the job remains half done. Importantly, levels of household crowding (no more than two persons per bedroom) in remote communities are still around 37%.
<a href="https://www.propertyobserver.com.au/https://www.ahuri.edu.au/research/research-and-policy-bulletins/216" target="_blank">Our research</a> tells a similar story. Crowding remains high in some locations. There are problems of fairness and efficiency in the application of mainstream rent settings. There are also questions about the most effective model of housing delivery and who should be responsible for it.
However, in the five communities we examined in three states, we found the program had led to significant improvements on a range of indicators. This was particularly evident when the housing was managed by an Indigenous housing provider that employed Indigenous people and provided a culturally adaptive service.
The complexities of remote settings mean that for these gains to be maintained and continued, the Commonwealth needs to maintain its commitment. Delivering and maintaining housing in remote locations is costly, so subsidies will be needed in most regions.

Commonwealth oversight is also essential to ensure appropriate regulatory frameworks are in place. Monitoring and quality assurance procedures are needed to maintain standards.
The building and refurbishment program was revised and renegotiated with the states and the Northern Territory in 2016. That program ends this June. To date, there has been no indication of what will replace it.
Most worrying are reports that Western Australia, South Australia and Queensland have been advised that remote Indigenous housing is a state responsibility and that Commonwealth funding may end when the current program ends. Even in the Northern Territory, which had seemed quarantined from these developments because of the extent of the housing crisis in remote communities there, there are signs that the Commonwealth may withdraw its commitment to addressing this.
If this is true, it’s likely the political commitment to improvement will wane, investment will decline and gains in housing standards will reverse.
At risk of losing hard-won gains
In 10 or 20 years’ time, we might once again be looking at a housing crisis in remote Indigenous communities.
To avoid such a policy failure – and its implications for Indigenous well-being – it’s time for governments to recognise that real progress can only be made if they stop turning Indigenous programs off after they have been positively evaluated. They need to accept that improvements will be slow and what’s needed is incremental, consistent and preferably bipartisan commitment over the medium to long term.

Current arrangements for remote Indigenous housing are not perfect, but our work suggests that, at this stage, a hybrid model is likely to be most effective. This is one that involves a partnership between state housing departments and knowledgeable, preferably Indigenous, third-party providers delivering a culturally appropriate service.
There are also opportunities to explore new models of housing delivery. These could leverage off the Indigenous estate and engage with the Indigenous and non-Indigenous community housing sector. Any model should contribute to the sustainability of communities by maximising opportunities for local partnerships and employment for local Indigenous people.

Overall sentiment around commercial property (measured by the NAB Commercial Property Index) moderated a little in Q4 (down 1 to +17) but is still well above the long-term average (+2). 
NAB Group chief economist Alan Oster said positive sentiment likely reflected a steady economy, healthy employment growth and strong business conditions.
CBD Hotels out-performed all other sectors, while retail sentiment fell quite sharply and turned negative for the first time since mid-2014.
Industrial sentiment also lifted, amid continued reports of strong warehousing and logistics activity linked to growth in online retail (including Amazon) and e-commerce. 
Office has eased but is still out-performing.

“Not surprisingly, NAB’s Business Survey also showed retail was the only industry sector reporting negative business conditions” said Mr Oster. 
By state, sentiment was broadly unchanged and strongest in NSW (+33 points), followed by VIC (+20) where it softened somewhat but was still relatively solid. 
A weaker outcome was also reported in WA (-44) where the ongoing transition from the mining investment boom continued to weigh on both economic growth and local commercial property markets. 
Overall confidence levels fell to their lowest levels in 2 years and fell in all sectors - except CBD Hotels.

“It fell most in Retail, which is not surprising given NAB’s own outlook for wages suggests that any improvement in consumer spending will be slow, especially if wealth effects have an impact as house prices ease” said Mr Oster. 
Property experts in all states were less confident about overall commercial property markets in the next 1-2 years. NSW is still the most upbeat state, and WA and SA/NT the least confident (and negative).
 
The survey also indicated that property developers were more hesitant about entering the market in Q4, perhaps reflecting concerns about over-supply in some segments such as high density apartments. 
Australia wide, the number developers intending to start new building works in the next 6 months fell to 47% in Q4 below its long-term average (51%). 
“Property experts are also telling us that debt and equity funding is still difficult to obtain and most don’t expect any improvement in their funding conditions any time soon” said Mr Oster. 
About 300 panellists participated in the Q4 2017 Survey.

Retail sentiment falls sharply as sentiment in commercial property moderates: NAB

SeaLink has acquired the iconic tourism attraction, Kingfisher Bay Resort Group on Fraser Island.
It signals the establishment of a new SeaLink business hub in Brisbane.
The acquisition by SeaLink Travel Group Limited of Kingfisher Bay Resort Group was for $43 million.
The Kingfisher Bay Resort Group calendar year 2017 EBITDA was $7.9 million, and EBIT of $5.8 million, respectively.
The stockmarket was advised today that Cosmos Australia Pty Ltd, an entity owned by publicly listed Cosmos Initia Co Ltd of Japan, was disposing of their interest in the businesses to focus on residential development and other investment opportunities in Australia.
Cosmos Australia, together with their partner since 1991 Tourism Leisure Corporation, jointly developed or acquired, and operated the resorts and businesses
The property is on the World Heritage-listed Fraser Island, 300 kilometres north of Brisbane in Queensland.
The acquisition includes the two island resorts Kingfisher Bay Resort and Eurong Beach Resort, as well as Fraser Explorer Tours and the Fraser Island Ferry business operating from Hervey Bay to the Western side of Fraser Island.

Kingfisher Bay Resort Group accounts for 90 per cent of accommodation options and the majority of touring experiences on Fraser Island.

The Queensland Government has welcomed the transaction and the establishment of SeaLink’s business hub in Brisbane.
SeaLink already has significant operations in Queensland, servicing Magnetic Island and Palm Island from Townsville, the LNG Plants on Curtis Island from Gladstone, North Stradbroke Island and the islands of Moreton Bay, and will add its new Brisbane office as a hub to complement its Adelaide headquarters.

Kingfisher Bay Resort Group on Fraser Island sold to SeaLink

Australian instant boiling water system manufacturer, Zip Industries, has committed to 1,661sqm at Hallam, signing a lease for part of 59-65 Wedgewood Road.
Savills Australia’s David Kalb and Kosta Filinis, in conjunction with Crabtrees Real Estate, negotiated the five-year deal at $82 per sqm on behalf of a private landlord. 
Zip took over from Polyflor Australia last month.
Kalb said Savills initially sold the property for $3.68 million to an owner-occupier, who had residual space to lease out after moving in.
“The refit encompassed significant office space and a high-quality showroom, which suited the tenant perfectly,” he said.

Zip's industrialist founder Michael Crouch passed away this month at the age of 84 after a battle with cancer.
Crouch had sold his majority share of Zip.
Raised in Sydney, Crouch aged 28, acquired a small hot-water company in Sydney called Zip Heaters which had 12 employees.

When he learnt a large block of units in Sydney was installing instant hot-water heaters, he conceived of the idea of instant boiling water, according to an obituary in the Australian Financial Review.
He first developed a cumbersome unit that sold only a few hundred, so he refined it and made a neater appliance he called the "Miniboil" - a white box on the wall with the red tap in office tea rooms.
Not only was the product more convenient because staff weren't waiting around for the jug to boil, Crouch's design delivered boiling water more efficiently. The first big contract was with the Commonwealth Bank.

Stockland announced yesterday its masterplan for a $500 million state-of-the-art technology hub at Macquarie Park in Sydney.
The stage one application proposes 16,500 square metres of office, retail, learning and co-working space across 10 storeys, with typical floor plates of around 1,750 square metres. 
The building will eventually form part of a 55,000 square metre masterplanned, campus-style precinct 
Stockland owns 13.7 hectares of assets within Macquarie Park. The holding is between 17 Khartoum Road and 39 Talavera Road.

Stockland plans $500 million redevelopment at Macquarie Park in Sydney

The first delivery of cross laminated timber columns, beams and floor panels have arrived at Brisbane Showgrounds for what’s set to be the world’s largest and tallest engineered timber office building.
The Bates Smart-designed tower, dubbed 25 King, stands at almost 45 metres across nine storeys and is being developed by Lendlease with a late 2018 completion date slated.
A world first in sustainable architecture, 25 King is targeting a 6-star Green Star Design and As Built rating which will use 67 per cent less electricity and 55 per cent less potable water and is targeting a WELL Core and Shell rating.
Tony Orazio, Lendlease Building general manager, said construction was well underway and the installation of the first pre-assembled modules are taking place.
“As the world’s largest and tallest engineered timber office building, 25 King will be one of the most exciting additions ever made to Brisbane’s skyline.

“A key element of 25 King’s structure is the use of prefabricated modules for each floor. These modules are pre-assembled at ground height and then lifted into place to form what looks like a wooden lego structure,” said Mr Orazio. 
“The fascinating thing about building with timber is that its strength is akin to concrete and steel, it can be produced economically in a factory environment and most importantly boasts a plethora of sustainability benefits.”
The innovative building, owned by Impact Investment Group, will be the future home of global engineering firm Aurecon, whose services are being provided in the construction. They have committed to lease four of the nine office floors.
There is still around 7,900 sqm of office space remaining to be leased. 
25 King is Lendlease’s fifth engineered timber building in Australia and joins International House Sydney, Forte Apartments and Library at The Dock in Melbourne, and Jordan Springs Community Hub in Western Sydney. 
Lendlease is a partner in The Future Timber Hub, Australia’s leading timber research collaboration committed to challenging the barrier of timber construction by pursuing research-based strategies and innovation technologies to boost the timber industry.
Today Lendlease announced their half year 2018 results ending December 31 2017, with an after tax profit of over $425 million, up eight percent.
The results cited strong residential completions in apartments and land lots.

First timber arrives for the world’s largest and tallest engineered timber office building

McGrath Estate Agents has secured the return of Michael Conolly as Head of Network Property Management for McGrath.
Mr Conolly has over 28 years’ experience in residential, commercial and business management.
Mr Conolly returns to McGrath after a short break from the company. He first started with McGrath in 2002 - 2005 as General Manager of Property Management, and returned in 2010 to a newly established role of Head of Network Property Management.
McGrath Head of Franchise, Christopher Mourd, said Michael "will be a strong asset in our future growth.”
Conolly will work alongside Rob Fearnley, Head of Corporate Property Management for McGrath.
Fearnley joined the Company in September last year and is responsible for overseeing the Company Owned Property Management business across NSW and QLD.
