The sale equates to around $37,500 per sqm.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Sydney property developer Michael Teplitsky has sold a Surry Hills hotel site off market to Golden Age Group.
There are plans to convert it into a luxury hotel, which has preliminarily been named 'The Treehouse.'
Teplitsky had plans for a hotel at the Wentworth Avenue address which homes the derelict Key College House. The Tyne House premises date back to 1916 with the innovative glazed facade set to be retained.
The 2016 plans would have seen architecture firm Bates Smart add six floors atop the building as part of the conversion to a 19 level mixed-use hotel and apartment development which was dubbed 8Hotel.
The new plans from the Melbourne-based Golden Age group propose a 19-storey hotel-only development with 287 rooms.
There will be a ground floor restaurant/cafe, bar and lobby, as well as a rooftop bar.
Golden Age chief executive Jeff Xu told the AFR they are confident in the hotel market in Sydney and Melbourne.
The purchase comes after Golden Age and Starwood Capital, Golden Age's capital and funds management division, formed a $600 million alliance last year to develop a luxury apartment and hotel complex on Melbourne's Spring Street.
Golden Age bought the site from Grocon.
Wentworth Avenue has seen a number of conversions in recent years, most notably across the road where the Griffiths Tea building was converted into luxury apartments.
Prices in the block fetched as high as $4 million off the plan, but have struggled to onsell at similar prices.

Melbourne headlines strong industrial property markets across majority of capital cities: HTW

The office market on the Sunshine Coast is heavily oversupplied due to a number of projects completed in 2017, according to the latest report by the valuation firm Herron Todd White (HTW).
They suggested it has led to a reduction in rental levels across the Sunshine Coast market over the past nine months for new tenants.
This oversupply was predominately in the Maroochydore area.
"We have generally seen all but the most prime tenancy areas in quality buildings with good views have reductions in effective rentals of circa 10% to 30%," HTW said.
The valuers suggested effective rents within A grade style premises on the Sunshine Coast were from circa $400/m² gross pa to circa $480/m² gross pa, "though have now fallen and the market remains volatile."
It had begun to impact on the traditional owner-occupier strata titled market, which generally has a value range from $3,500/sqm to $5,000/sqm depending on the location, size of the strata and overall quality.
HTW noted office sales over the past 12 months had begun to slow in this market as business owners have begun to look at the cost of owning or leasing and the quality of space that is available.
The largest of these developments, Kon Tiki in Maroochydore, is a mixed-use development with a range of retail uses to the ground level and medical uses within one of the two towers.
Kon Tiki is a mixed-use style development, the first of its type on the Sunshine Coast (above).
"While take-up of the office space has been slow, the majority of the lower level retail space is now taken up with the medical space also mostly taken up."
HTW forecast the new CBD development within Maroochydore will see further construction of large office complexes, but more in line with the mixed-use nature of developed CBD rather than the business park style developments that have been developed previously.

There has been an accompanying uplift in prices, an increase in rentals and a tightening of yields over the past 18 months in the North Western office markets, such as Chatswood, Macquarie Park and Norwest as well as other key office locations such as North Sydney (above) and Parramatta. 
Demand remains strong for good quality office space in the North Western office markets.
There is new development is centred around Parramatta, Norwest and Macquarie Park with improvements in infrastructure and continued growth of demand driving the market.
These areas have substantial new office developments underway or in the planning stages meaning more offices will be on the market from next year onwards.
Opportunities in emerging office markets also exist in other areas of Sydney.
The commercial centre of Liverpool is thought to be benefiting from the continued residential development in the southwest, proposed construction of the Badgerys Creek Airport and the extension of the Sydney Metro.
Areas that remain in demand and popular with owner occupiers and tenants are the inner city and city fringe areas such as Surry Hills, Alexandria, Woolloomooloo and Pyrmont.
The update concluded the outlook for Sydney’s office market looked "positive" for 2018 as demand continues to drive the market for both traditional type offices and more non-traditional options.

The Chatswood retail space, home to the former Fook Yuen Seafood Restaurant, has been listed for lease.

Office space in Melbourne’s iconic Tea House has become available for lease for the first time in four years as a growing number of businesses look for unconventional work environments.
Savills Australia’s Mathew Kent has been appointed to lease the prominent building at 28 Clarendon Street, Southbank.
