<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

Real estate abounds with myths and misconceptions and there are few bigger than this furphy: you always get the best growth in the “prime” areas.
That old chestnut has always been false but commentators still repeat it, particularly those who make their living from selling real estate in the millionaire suburbs.
The top end of town in both Melbourne and Sydney have seen good growth in recent years, but over the longer-term they’re not the market leaders.
In Melbourne, the prime market is headed by suburbs like Toorak (median price $4.7 million) and Canterbury (a tick under $3 million). Toorak’s 10-year growth average is 5.9 percent a year, which is pretty ordinary, while Canterbury averages 6.8 percent. By contrast, the previously-stigmatized Sunshine suburbs in the western suburbs all average above 10 percent a year, while humble Thomastown and Lalor up in the northern fringes of the Melbourne metro area average better than 9 percent.
There are many similar examples to be found across Sydney and Melbourne.
It’s good news for real estate consumers, most of whom can’t afford the swanky suburbs and are simply looking for locations where the prices are attainable and the growth prospects are strong.
Fortunately, there are plenty of options around Australia.
Right now, the most buoyant markets – as well as the ones with the best future prospects – are generally the more affordable ones.
While the average price performance for Sydney and Melbourne is now a little in the negative, it’s mostly happening in the expensive areas, while the more affordable outer-ring markets are still delivering some growth.
Our strongest capital city market right now is the cheapest one, Hobart.
The capital cities with the best prospects moving forward are those which offer a lot more affordable options than Sydney or Melbourne – namely, Brisbane, Adelaide and Perth.
And in terms of the markets that are showing the greatest activity and highest price growth right now – they’re mostly regional centres, where prices are a lot more attractive than their capital cities.
Geelong has thrived partly because of the price comparison with Melbourne and Newcastle has surged thanks in part to its pricing compared to Sydney.
For these and other reasons, the most popular reports at Hotspotting include the ones we call Cheapies with Prospects. We have a city edition and a regional edition.
Each edition has five locations worth considering and here I’m focusing on three of them, to illustrate why cheaper areas with good growth drivers are worthy of attention from real estate consumers.
Ipswich City
Not many capital cities offer suburbs with median house prices below $300,000 but Brisbane does. You’re most likely to find them in Ipswich City (pictured above) in the south-west of the Greater Brisbane area – although suburbs with medians in the $300,000s are more common.
So the area offers plenty of “Cheapies” but the key words are “With Prospects”, and Ipswich City offers plenty of potential for growth.
It has good infrastructure, transport links, amenities and major job nodes, helped by the evolution of master-planned communities like Springfield. 
A key factor in identifying hotspots is what’s coming up in the near future and this is what puts Ipswich firmly on our radar screen: there is big spending on infrastructure, like the ongoing expansion of the RAAF Base at Amberley, and major new jobs nodes, like the one being created by the $5 billion Defence contract recently announced.
City of Marion
The South Australian economy is steadily improving and prospects for Adelaide property markets are rising. 
I like the City of Marion because it’s middle market by Adelaide standards but its price levels are below the bottom end of Sydney and Melbourne.
Several suburbs have median house prices in the $300,000s though there are more in the $400,000s. The LGA is handy to the Adelaide CBD, with good transport links, and has multiple growth drivers, including Flinders University, the nearby Flinders medical precinct and the strongly-emerging Tonsley precinct created from the former Mitsubishi car plant.
Ballarat
Regional Australia abounds with growth markets at the moment and many of them have attractive prices.
Ballarat in Victoria stands out because it’s a strong, growing regional city with great links to its capital city, but at a fraction of the price.
There are growing numbers of Melbourne residents prowling Ballarat looking for affordable properties with attractive rental yields, amid a thriving local economy.
There are suburbs with median house prices in the mid-$200,000s and others in the low-to-mid-$300,000s. Yields in the 4.5 to 5.5 percent range are on offer.
Several locations have recorded double-digit price growth in the past 12 months.
The most popular suburbs, in terms of sales numbers, are Wendouree and Sebastopol, both of which have a median price of $260,000.

EXPERT OBSERVER
The past financial year saw solid returns for investors but it was a story of two halves.
While the December half year was strong as global share markets moved to factor in stronger global growth and profits helped by US tax cuts, the last six months have been messier and more constrained – with US inflation and interest rate worries, trade war fears, uncertainty around Italy, renewed China and emerging market worries and falling home prices in Australia.
But will returns remain reasonable or is the volatility of the past six months a sign of things to come?
A good year for diversified investors 
The 2017-18 financial year saw yet again pretty solid returns for well diversified investors.
Cash and bank deposits continued to provide poor returns and the combination of low yields and a back-up in some bond yields saw low returns from bonds.
The latter resulted in mixed returns from yield sensitive investments, but Australian real estate investment trusts performed well helped by the RBA leaving rates on hold.
Reflecting strong gains in the December half as investors moved to factor in stronger global growth and profits assisted in the US by tax cuts global shares returned 11% in local currency terms and 15% in Australian dollar terms.
Australian shares also performed well with the ASX 200 rising to a 10-year high and solid dividends resulting in a total return of 13%.
Unlisted assets have continued to benefit from “search for yield” investor demand and faster growth in “rents” with unlisted property returning around 12% and unlisted infrastructure returning around 13.5%.
As a result, balanced growth superannuation returns are estimated to have returned around 9% after taxes and fees which is pretty good given inflation of 2%.
For the last five years balanced growth super returns have also been around 8.5% pa.

Australian residential property slowed with average capital city prices down 1.6%, with prices down in Sydney, Perth and Darwin. Average returns after costs were around zero.
 Key lessons for investors from the last financial year 
Be cautious of the crowd – Bitcoin provided a classic reminder of this with its price peaking at $US19500 just when everyone was getting interested in December only to then plunge 70% in price.
Turn down the noise – despite numerous predictions of disaster it turned out okay.
Maintain a well-diversified portfolio – while cash, bonds and some yield sensitive listed assets had a tougher time, a well-diversified portfolio performed well.
Cash is still not king – while cash and bank deposits provided safe steady returns, they remain very low.
Expect more constrained returns and volatility
We expect returns to slow a bit over the new financial year and just as we have seen over the last six months volatility is likely to remain high.
First the positives, while global growth looks to have passed its peak the growth outlook remains solid.
Business conditions indicators – such as surveys of purchasing managers (Purchasing Managers Indexes or PMIs) – are off their highs and point to some moderation in growth, but they remain strong pointing to solid global overall.

In Australia, growth is likely to remain between 2.5% and 3% with strong business investment and infrastructure helping but being offset by a housing slowdown and constrained consumer spending.
Second, solid economic growth should continue to underpin solid profit growth from around 7% in Australia to above 10% globally
Third, while we are now further through the global economic cycle there is still little sign of the sort of excess that normally brings on an economic downturn – there is still spare capacity globally, growth in private debt remains moderate, investment as a share of GDP is around average or below, wages growth and inflation remain low and we are yet to see a generalised euphoria in asset prices.
Fourth, global monetary policy remains very easy with the Fed continuing to raise rates gradually, the ECB a long way from raising rates and tightening in Japan years away.
Finally, share valuations are not excessive. While price to earnings ratios are a bit above long-term averages, this is not unusual for a low inflation environment. Valuation measures that allow for low interest rates and bond yields show shares to no longer be as cheap as a year ago but they are still not expensive, particularly outside of the US.
 Against this though there are a few storm clouds
First, the US economy is more at risk of overheating – unemployment is at its lowest since 1969, wages growth is gradually rising and inflationary pressures appear to be picking up. The Fed is aware of this and will continue its process of raising rates. While other countries are behind the US, its share market invariably sets the direction for global markets
Second, global liquidity conditions have tightened compared to a year ago with central bank quantitative easing slowing down and yield curves (ie the gap between long term and short-term bond yields) flattening.
Third, the risks of a trade war dragging on global growth have intensified. While the share of US imports subject to recently imposed tariffs is minor so far (at around 3%) they are threatened to increase. Our base case remains that some sort of negotiated solution will be reached but trade war worries could get worse before they get better.
Fourth, emerging countries face various risks from several problem countries (Turkey, Brazil and South Africa), slowing growth in China, concerns the rising US dollar will make it harder for emerging countries to service their foreign debts and worries they will be adversely affected by a trade war.
Finally, various geopolitical risks remain notably around the Mueller inquiry in the US, the US mid-term elections and Italy heading towards conflict with the EU over fiscal policy. A problem is that various threats around trade and Trump, Italy and China have come along at a time when the hurdle for central banks to respond may be higher than in the past – with the Fed focussed on inflation and the ECB moving to slow its stimulus and less inclined to support Italy.
 What about the return outlook?
Given these conflicting forces it is reasonable to expect some slowing in returns after the very strong returns seen in the last two years.
Solid growth, still easy money and okay valuations should keep returns positive, but they are likely to be constrained and more volatile thanks to the drip feed of Fed rate hikes, trade war fears, China and Emerging Market worries and various geopolitical risks.
In Australia, falling home prices in Sydney and Melbourne along with tightening bank lending standards will be drags.
Looking at the major asset classes, Cash and bank deposit returns are likely to remain poor at around 2% as the RBA is expected to remain on hold out to 2020 at least.
Investors still need to think about what they really want, if it’s capital stability then stick with cash but if it’s a decent stable income then consider the alternatives with Australian shares and real assets such as unlisted commercial property continuing to offer attractive yields.

Still ultra-low sovereign bond yields and the risk of a risking trend in yields, which will result in capital losses, are likely to result in another year of soft returns from bonds.
Unlisted commercial property and infrastructure are likely to benefit from the ongoing “search for yield” (although this is waning) and okay economic growth.
Residential property returns are likely to be mixed with Sydney and Melbourne prices falling, Perth and Darwin bottoming and other cities providing modest gains.
Shares are at risk of a further correction into the seasonally weak September/October period given the storm clouds noted above, but okay valuations, reasonable economic growth and profits and still easy monetary conditions should see the broad trend in shares remain up – just more slowly. We continue to favour global shares over Australian shares.
Finally, the $A is likely to fall as the RBA holds and the Fed hikes adding to the case for unhedged global shares.
Things to keep an eye on
The key things to keep an eye are, global business conditions PMIs for any deeper slowing; risks around a trade war; risks around Trump ahead of the US mid-term elections; the drip feed of Fed rate hikes; conflict with Italy over fiscal policy in Europe; risks around China and emerging countries; and the Australian property market – where a sharp slump in home prices (which is not our view) could threaten Australian growth.
Concluding comments
Returns are likely to remain okay over 2018-19 as conditions are not in place for a US/global recession.
But expect more constrained returns (say around 6% for a diversified fund) and continued volatility.

The beers at Paddington's Four in Hand Hotel will continue to be poured after people power stopped its mooted residential conversion.
The popular pub is set to remain trading, to the joyous shouts of the locals, who'd campaigned against its sale and conversion into a luxury home.
The saviour emerged yesterday afternoon in the Good Beer Company, headed by George Azar and run by his nephew John, who paid around $7 million for the premises. 
"It would be a shame to lose it," John told the Daily Telegraph.
"It's a great pub," adding he was keen to introduce lots of craft beers behind the heritage bar. 
The hoteliers own two other pubs in the east, Randwick's The Dog Hotel and the Keg &amp; Brew in Surry Hills.
The listing of the landmark Sutherland Street building triggered protests against the possibility of its conversion into a residence or even worse apartments.
The locals campaigned that the uniqueness of Paddington would be lost. 
Woollahra Council stepped in with its heritage protection of the pub's facade.
The hotel was offloaded by the hotelier brothers Mitchell and Ashton Waugh who bought it in 2015 for $8 million with the celebrity chef Colin Fassnidge soon after departing the 1870s establishment.
The Waugh brothers moved the valuable pokies licence to other venues and were initially seeking to sell the property as residential.
Paddington has lost other pubs including the Windsor Castle which became an $11.85 million four level house.
The local resident lobby group amassed over 12,000 signatures urging it remain as a hotel.
Some of the big names who campaigned included House Husbands star Rhys Muldoon, Prime Media executive John Hartigan, local solicitor Nick Eddy and the formerThe Daily Telegraph and New York Post editor Col Allan and. 
"Quite clearly there are hospitality properties out there which enjoy alternative use opportunities; however, in my view some are simply either too iconic or important to the fabric of a community to make wholesale changes to, and I think this is true of the Four in Hand," listing agent Andrew Jolliffe said.
Jolliffe said it was "incumbent" upon the vocal Paddington community to back up the fervor shown over recent weeks with a show of patronage.

AMP Capital expands their real estate team

The AVID Property Group has secures a 150ha site in Lower Hunter Valley region with the acquisition of the remaining 750 residential lots at Waterford County.
It is part of an established master-planned community in Chisholm, New South Wales.
AVID Property Group CEO Cameron Holt said the acquisition forms part of AVID’s growth strategy in New South Wales.
It supports his national goal to triple the company’s value over the next five years.
“We are no stranger to the region, with our development, Harvest, located just next door and benefitting from much of the same infrastructure investment we have made in the region,” Mr Holt said.
“The Lower Hunter is increasingly becoming an affordable alternative to the Sydney housing market with many buyers moving out of Sydney in favour of regional New South Wales ."
“Harvest and Waterford County are poised to meet demand for the booming population of nearby Newcastle, which is undergoing a $500 million revitalisation, increasing the need for housing in the region," suggested Mr Holt.
The second half of 2016 saw a 40 per cent rise in sales at Harvest, showing demand for property in the area, which is forecast to be home to more than 26,000 additional residents by 2036.
With an established primary school, childcare Centre and a new high school currently under construction and set to open in 2018 and a future town centre proposed in the area, AVID hopes to complete the masterplan over the next five years.
“We are looking forward to pushing through the completion of this large project,” stated Mr Holt
He concluded that “this project will complement the ongoing development of Harvest, which is 75 per cent complete and has already welcomed over 700 residents."
