<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The national industrial market is arguably the best performing property sector currently with land values up a massive 21.6 per cent, prime net face rents up 3.8 per cent, and vacancy averaging a low 2.6 per cent, according to independent valuer and advisor m3property’s latest national industrial report.  
The Australian Industrial: Winter 2019 report found prime yields were at a record lows in the June quarter 2019, ranging from 4.5% to 8.75% nationally for prime stock and 5.5% to 10% for secondary stock, with sales activity over 2018 the strongest recorded since the mid-2000’s. 
However, the report also notes a significant slowdown in online retail trade growth, according to figures reported in the NAB Online Retail Sales Index. This may see some contraction in tenant demand for the logistics sector - the most important market driver.
Vacancy also rose over the first quarter of 2019 suggesting net demand is no longer increasing faster than net supply.

National Director Research, Jennifer Williams, said the industrial market was undoubtedly enjoying its best period in years. Rents, which were previously stubbornly stagnant for a decade, are finally showing some real growth and land prices reflecting the enormous increase in demand for new stock on the back of the e-commerce revolution. 
“Australia’s industrial market is in the upturn phase of the current cycle and, while some states are further advanced in the cycle than others, it is generally a time when landlords should be locking in longer-term deals. 
“Sydney is experiencing boom-like conditions, Melbourne is experiencing significant land value increases and the Brisbane market is also seeing rental growth, land rates rising strongly and yields continuing to tighten,’’ Ms Williams said. 
She said, while slightly less advanced in the upturn, Adelaide was also experiencing solid demand and rental growth on the back of an impressive list of projects, while in the Perth market, prime space in the best locations was performing well, but secondary stock was languishing. 
The report found Sydney rental growth over the year to June 2019 was almost triple the long-term (25-year) annual average and land value growth was over four times the 13-year annual average, while in Melbourne tenant preference for new stock over existing space was driving significant land value increases, but at the same time constraining rental growth.
“Overall, the industrial market is travelling very well with economic stimuli including tax cuts, lower mortgage rates and easier access to loans, likely to drive economic activity and keep the industrial markets in the upturn phase of the cycle over the short-term. 
“However, the risks are growing. Prime well-located space should continue to out-perform and see further rental growth over 2019 but the secondary market is likely to have peaked in many markets and is starting to push up vacancy nationally. 
“The dip in online sales growth since late in 2018 is also a warning to investors but, more importantly, to speculative developers who need to be aware of the risk of an overblown response to the e-commerce led demand for new distribution stock. Already we are seeing a slight rise in vacancy for quality, well managed, industrial space,’’ Ms Williams said. 
January to September 2018 was one of the strongest growth periods in the history of the NAB online retail sales index (NAB 2019) with growth averaging over 1.6 per cent per month, but since then activity has slowed to an average below 0.5 per cent per month on reported numbers. National Director Industrial, James Farrugia, said he expected strong investment demand to continue for at least the remainder of 2019 as the existing acquisitive players in the market continued to reweight their portfolios from other asset classes into industrial, particularly logistics, assets. 
He said low interest rates and the search for yield in an asset class that has traditionally offered attractive yields, had combined with the e-commerce revolution, a downturn in the apartment market and a troubled retail market, to produce the best industrial investment market in decades. 
“Yields may tighten further, but less than the last 12 months and certainly for super prime/prime assets which have already attracted the tightest yields and are now testing a growing number of purchaser’s return on investment tolerances when assets are bought to the market and these purchasers advance through the various rounds of negotiations. 
“Secondary investments may offer more scope for tightening, however the yield gap between prime and secondary assets has already contracted considerably in the last 12 months,’’ Mr Farrugia said.  
He said any further secondary investment yield contraction would need to be supported by strong fundamentals including a location within a tight market, good prospects for underlying land and rental growth, or a strong lease covenant which would carry the asset through to a timely redevelopment or repositioning. 
Mr Farrugia said limited development/investment options in Sydney, together with steady demand for modern logistics space and ongoing interest from domestic and international purchasers, would drive increased activity across the Melbourne and Brisbane markets, particularly for land acquisitions. 
“That activity is going to put further downward pressure on yields for prime properties in the best locations and drive further speculative construction across all eastern seaboard markets,’’ Mr Farrugia said.

Bates Smart has completed its co-working space at Hub Parliament Station on Nicholson Street, East Melbourne.
Spanning 2,775 sqm, Hub Australia’s latest Melbourne venture occupying the top three floors (levels 16 to 18) of the iconic ICI House is currently known as Orica House.
The Hub Parliament Station interior is inspired by its base building’s mid-century classic design with a Palm Springs-like influence.

Accommodating over 500 members, the new co-working space includes a café, integrated barista bar/hot desks, a boardroom, large serviced meeting rooms, private offices that can be open or screened, member kitchen and lounge, fitness centre, parent and wellness rooms and a media hub.
The work-zone spine runs centrally through each floor, made up of a series of flexible, open-plan workspaces, breakout zones and dedicated rooms.
Elements of the original documentation of the base building have been incorporated within Hub Australia’s new workspace. 
Breezeblocks are used throughout, in screens, walls and joinery, referencing the existing concrete waffle slab and ground floor lobby brickwork.

Global flexible workspace provider, Compass Offices, has leased an entire floor at Dexus’s 141 Walker Street in North Sydney through Colliers International.
The group signed a long-term lease across 950 square metres commencing Q3 2019. 
“Compass decided to take space in North Sydney due to the location of 141 Walker Street – the existing A Grade building will benefit from increased amenity flowing from the regeneration of the North Sydney office market, including the new Victoria Cross Metro Station currently under construction,” said Dan Walker, Director-In-Charge of Colliers International, North Sydney.  
“Furthermore, North Sydney is seen as a viable and more affordable alternative to the Sydney CBD.”  
Currently, A grade rents in North Sydney are around $800 per sqm.

Carrara industrial investment on market after 12 years

The Sydney CBD premises of Rockpool Dining Bar &amp; Grill and Spice Temple has been listed for sale.
The two dining institutions have called the <a href="https://www.realcommercial.com.au/property-retail-nsw-sydney-503256906" target="_blank">66 Hunter Street space</a> home since taking up a lease in 2009.
They took a 10 + 10 year lease in 2016, paying over $2 million per annum.
It comes with a fixed annual rental increases of four percent.
Offered for sale either separately or together, the 2,000 sqm space sits on the ground floor of the historic 1936 City Mutual Life Trust Building, regarded as one of the finest Art Deco buildings in Australia.
A new underground metro station is being built across the road.
BluePrint Property North Parramatta agents Manuel Pavia and Anthony Malek have listing. There are reports $40 million is being sought.
In 2016 the property was offered by US based investor, David Doyle who was Perry's business partner with $30 million achieved when it was bought by the Spanish-based Allegra European Holdings.
Meanwhile the Good Food website report the expected sale of Rockpool Dining Group has been temporarily sidelined, with the group set to embark on international expansion.
Earlier this year RDG assessed strategic options for what is now the country's largest restaurant group.
One of those options was the sale of the group, which is currently owned by Quadrant Private Equity.

The minutes of the July monetary policy meeting of the Reserve Bank Board confirm that the Board is still open to further monetary easing, although as we had expected, prospects for a third consecutive easing in August have been dampened.
The best way to assess the likelihood of a move in August is to compare the wording in the June minutes with the wording in the July minutes.
In the June minutes, the key “considerations” section noted “members agreed that it was more likely than not that a further easing in monetary policy would be appropriate in the period ahead”. This very strong sentence was not repeated in the July minutes.
Furthermore the minutes do state that “the Board will continue to monitor developments in the labour market closely, and adjust monetary policy if needed”.
In the June minutes, the “if needed” qualification was not used, merely saying instead “members agreed that in assessing whether further monetary easing was appropriate, developments in the labour market would be particularly important”.
Finally, my experience is that when a central bank decides to pause, it often refers back to previous policy decisions.
In the final paragraph of the July minutes, the Board notes “this decision, together with the reduction in the cash rate decided at the previous meeting, would assist in reducing spare capacity in the economy”.
Other points which are worthy of noting are:
&gt; The Board confirms that it expects that GDP growth will return to trend over coming years. That comment provides a fairly clear indication that the GDP forecasts that will be provided in the August Statement on Monetary Policy will maintain the view that GDP growth in 2020 will reach 2 ¾ per cent.
Westpac expects that following further evidence around the economy’s momentum through 2019, this growth forecast will need to be revised down in the November Statement on Monetary Policy, paving the way for a further rate cut at the November meeting.
In that regard, it is interesting that  in previous communications, the dominant emphasis has been on reducing spare capacity in the labour market, the decision to cut rates was also impacted by the recent disappointing data on output growth, which is described as well below trend over the year to the March quarter.
Despite the prospect of some lift in income growth from the legislated tax cuts, the outlook for consumption growth remains uncertain.
 &gt; The description of the housing market continues to be cautious. Conditions in Sydney and Melbourne are noted to have stabilised, although rising auction clearance rates were on low volumes, and more generally, turnover in the housing market had remained low.
 &gt;The Board explicitly dismisses any prospect of a further decline in interest rates “encouraging an unwelcome material pick-up in borrowing by households that would add to medium-term risks in the economy”.
This is important, since lower rates are expected to support the economy through a more competitive currency and the freeing up of cash for borrowers, but any spill-over into excessive borrowing would always be seen as a constraint for policy.
 &gt; The focus on the labour market remains clear with the unemployment rate, the underemployment rate, and wages growth being the key indicators of spare capacity.
The Board notes that developments in these variables continue to indicate that spare capacity was likely to remain in the labour market for some time. That observation indicates that the Board expects that a further easing in monetary policy will be “needed”.
 &gt; Finally, it is worth noting that the Board specifically addresses the recent uplift in the Australian dollar.
It points out that it is important to assess the currency effect on the basis that without the rate cut, the exchange rate would have been higher as other central banks continue to ease policy.
Conclusion
On May 24th, Westpac complemented its February call for two rate cuts in the second half of 2019 with the likelihood of a third cut.
However, we expected that there would be some months break between the second and third cuts.
With the first two cuts now having been delivered, and some clear signals from these minutes that the Board is likely to pause before further adjustments, we remain comfortable with our call that the next move will be in November.
The minutes confirm that the Board is prepared to move and probably expects to move again but prefers to wait a while to assess the impact of the first two cuts.
Our forecasts for growth, inflation and the unemployment rate clearly point to the need for further stimulus, and we expect that the November meeting will provide that timing.
However we do recognise that while growth and inflation remain key policy objectives, the labour market has the most immediate priority.
With updates to conditions in the labour market being provided on a monthly basis, prospects for the next move being as early as September or October cannot be dismissed.

Two new giant gangways have arrived at the Overseas Passenger Terminal. 
The custom-built walkways have been designed to better support visits from larger cruise ships, some which carry over 5,000 passengers.
Arriving fully assembled, the gangways were unloaded by crane and installed on the wharf over two days. 
Minister for Transport and Roads Andrew Constance said the two new gangways will improve the terminal’s efficiency. 
“These new passenger bridges will move over 1,200 people every 30 minutes. The great thing is they increase capacity and speed up boarding and disembarking, making it a much more enjoyable experience for the hundreds of thousands of passengers welcomed at the Overseas Passenger Terminal every year,” Mr Constance said.
Following a period of testing and commissioning, the new gangways will be operational in time for the 2019/20 cruise season.
The installation of the new gangways builds on the NSW Government’s significant investments in Sydney’s cruise terminal facilities to ensure the city is the leading cruise tourism destination in Australia.

Over 1.6 million cruise passengers transit through Sydney’s two cruise terminals: the Overseas Passenger Terminal and White Bay Cruise Terminal, making New South Wales the home of cruise in Australia.
The 300-plus cruise ships visiting New South Wales each year generate $2.75 billion for the state’s economy, support almost 10,000 jobs and generate $800 million in wages.

Major upgrade for Sydney's cruise terminal

Regional Queensland is becoming one of the nation’s most compelling markets. Rising numbers of locations have growth symptoms, both in terms of sales activity and price movements. Over 60% of Regional Queensland markets have median prices higher than a year ago, with apartment markets a standout.
The Sunshine Coast remains the No.1 market in the state, but other growth markets are emerging. Increasingly we are seeing recovery signs in places that were previously in downturn, including the long-suffering Gladstone market.
The one major contradiction to the overall growth scenario is the Gold Coast, which had some uplift in the lead-up to the Commonwealth Games but has faded since. In Hotspotting’s Winter survey of sales activity, we can’t find any growth momentum in Gold Coast locations – most suburbs are “plateau” markets and there is a growing number of suburbs ranked as “decline” markets.
The Sunshine Coast stands in stark contrast to the Gold Coast. The Sunshine Coast has one of the nation’s leading growth economies and its real estate market is thriving as a result.
In our previous (Autumn 2019) quarterly survey, we observed that Mackay was challenging the Sunshine Coast as the leading Regional Queensland market. That situation has re-adjusted in this latest survey, with the Sunshine Coast still entrenched as the state leader and Mackay not as prominent.
Emerging centres with improvement in their markets include Cairns, Rockhampton and the Fraser Coast, while major regional cities like Toowoomba and Townsville may be on the cusp of new growth phases.
The number of growth markets in Regional Queensland has trended higher in the past 18 months. This is despite the decline of the Gold Coast. Recovery in resources-related regional centres like Mackay, Emerald and Rockhampton is helping, while Gladstone is now showing increasing signs of improvement, with some of its suburbs rising.
Regional Queensland markets collectively have improved in the past year or so: in the past six quarterly surveys, the number of locations with growing demand has been 30, 36, 40, 45, 48 and 45. The number of growth markets had decreased sharply in the late 2017 survey but showed steady improvement in 2018 and this has continued into 2019. 
The other key feature is the number of Regional Queensland markets with price growth. Hotspotting analysed price movements in 293 markets and found 179 (61%) have median prices higher than a year ago. Of the 179 growth markets, 77 have recorded median price growth of 5% or more, while another 102 markets have increased by less than 5%.
Of the higher growth markets, 21 have increased by more than 10%, headed by the Central Queensland mining-related centre of Emerald (up 27%). But the No.1 centre for house price growth is the Sunshine Coast: 10 of the 21 locations up by 10%-plus are Sunshine Coast suburbs, led by Eumundi (28%), Sunshine Beach (15%), Twin Waters (15%) and Wurtulla (15%).
Apartment markets overall are doing particularly well in Regional Queensland. Two-thirds of unit markets have median prices higher than a year ago, headed by Airlie Beach (up 31%), East Toowoomba (36%), Broadbeach Waters (25%) and Coolangatta (20%). The Sunshine Coast is prominent here as well – headed by the iconic Noosa market which is up 24%, while Noosaville has risen 15%. In the southern part of the Sunshine Coast, Golden Beach and Warana are both up 15%.
Our analysis of sales activity confirms the status of the Sunshine Coast: 10 suburbs have rising buyer demand, while another 13 have consistent sales activity.
Cairns (pictured top) has six growth suburbs and plenty of steady performers, while Mackay has five growth markets and the Fraser Coast four. Rockhampton has emerged for the first time in several years, with five of its suburbs notable for their rising buyer activity – including Norman Gardens, Berserker and Yeppoon.
There’s further evidence of revival in Gladstone, which we first noted in the two previous (Summer 2019 and Autumn 2019) quarterly surveys. But the situation remains patchy: our ranking of Gladstone suburbs include four rising, three plateau, one consistency, two decline and three danger.
We’ve been watching the Toowoomba market for growth signs, because this is one of Australia’s largest inland regional cities and it has been a growth market in the past. The early signs of uplift are now emerging, with Newtown lifting quarterly sales from 67-82-82-91-95 over the past year or so, and Centenary Heights showing 40-40-42-52-55.
Townsville has suffered setbacks from the February floods but nevertheless has growth markets and will be boosted when work starts on significant infrastructure projects.
As we reported in previous editions, the post-Games boost predicted by some has not eventuated on the Gold Coast. This market was strong from 2015 to 2017 because of the pre-Commonwealth Games construction boom. 
Since then the growth has subsided and there are now 40 suburbs classified as either plateau or consistency markets – and eight decline markets. 
The price outcomes are also mixed for the Gold Coast: 51 markets have median prices higher than a year ago, but there are 31 with prices lower than last year.
