<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

The Perth recovery is back on track, having paused in the lead-up to the Federal Election. Sales activity is solid to strong in many locations and some areas have had price growth. 
The Price Predictor Index published by Hotspotting reported increasingly strong signs of recovery in Perth markets in 2018 and early 2019. The number of suburbs with growing sales activity in five consecutive quarters was 39, 45, 49, 51 and 53 - undeniable evidence of growing demand in the Perth metro area.
Then the revival hit a wall. Like many locations across capital city Australia, Perth paused amid the uncertainty created by the Election and the prospect of a Labor victory and major changes to negative gearing and capital gains tax.
Tighter finance and a highly negative media also contributed to putting the brakes on the Perth recovery. For those reasons, the number of growth markets across the Perth metropolitan area was lower in our Winter survey.
Now our Spring survey shows that the decline has likely bottomed out, with a steady number of growth markets and improving number of consistency markets. There are now very few declining markets across the Perth metro area.
This comes as vacancy rates continue to tighten and rents rise. New data from SQM Research shows that the Perth vacancy rate is continuing to fall. In 2017 the rate was close to 6% and in mid-2018 it was still at 4% - but now 2.9% and trending in the right direction.
SQM Research also reports solid growth in Perth rentals, with the Rents Index up in annual terms for both houses and apartments. This source has also recorded short-term improvement recently in the city’s Prices Index.
Our analysis of median price trends shows that close to 30% of Perth suburbs have recorded growth in their median prices in the past 12 months. The list of suburbs with rising prices is dominated by top-end markets and upper-middle markets - locations with median prices above $700,000.
Mount Pleasant, which has stood out in a number of our recent surveys, continues to be a market leader with its median house price rising 14% to $1.25 million in the past year. This suburb is part of the Melville LGA which has been - and remains - one of the most solid precincts in the Perth market. 
An emerging feature is the number of suburbs with median prices lower than a year ago, but with growth in the latest quarter - providing further evidence of a recent market turnaround. Most of the locations exhibiting that trend are at the affordable end of the market - examples include Two Rocks in the Wanneroo LGA (median price $370,000 - down 3% in annual terms, but up 2% in the latest quarter) and Huntingdale in the Gosnells LGA (median price $375,000 - down 1% in annual terms but up 1% in the latest quarter).
Perth, in general terms, is a capital city leader on housing affordability (thanks to several years of price decreases) and, according to one recent report, has its highest affordability reading since 2004. Against that background, a notable feature of our Spring survey is the emergence of growth markets at the affordable end of the Perth market.
The LGAs of Armadale, Wanneroo, Canning, Gosnells, Kalamanda and Rockingham all now have suburbs with growth momentum.
Another precinct attracting attention is the Kwinana LGA in the south of the Perth metro area. It has been identified in a recent affordability report as the only part of the Perth market where it’s cheaper to buy than to rent. Many suburbs have median house prices in the low to mid $200,000s, making it the cheapest precinct in capital city Australia, except for parts of northern Adelaide.
Rental yields are typically above 6%, in an area that attracts residents because it’s close to one of Perth’s biggest jobs nodes and has good transport links to the CBD, as well as good local amenities.

Marine House, a historic Victorian style building in Fremantle, WA will be ready for a new tenant/tenants from July 2020. 
It is currently undergoing a refurbishment. 
The Department of Transport’s moved from the building at 1 Essex Street located 200m from Fisherman’s Wharf and adjacent to the Esplanade Hotel.
Marine House features 3,640 sqm of office space and abundant on-site parking.  
Knight Frank Partner and Joint Head of Office Leasing, Greg McAlpine, said Marine House was located in the Esplanade precinct of Fremantle and the site had been a key landmark and enduring legacy of the city’s history.

“It will also see the creation of brand new End of Trip facilities including bike storage and lockers, showers and change-rooms.”  
Mr McAlpine said available spaces within the building were an 805-955sqm ground floor tenancy, first and second floors of 1039sqm and a third floor of 607sqm.

Fremantle landmark Marine House up for lease

The Sydney CBD office market has seen several big transactions so far in 2019 in both strata and freehold spaces plus it still has room to grow, according to the latest report from property valuation firm Herron Todd White.
The most significant transaction, at $800 million, was Dexus and its unlisted Dexus Wholesale Property Fund’s purchase of GPT Group’s halfshare in the MLC Centre at 19-29 Martin Place.
Dexus already owned fifty per cent of the property prior to this transaction and now with full control of the property, the transaction cements them as the largest office landlord in Australia.
At 67 storeys, the MLC Centre was for many years the tallest office building in the country and the site remains one of the largest freehold sites within the Sydney CBD.
The valuation firm found, On a much smaller scale, the strata office market has seen a number of strong results, continuing to push square metre rates to unprecedented levels.
One such example is Noonan Property’s sale of Level 10 (398 square metres) of Heritage listed Culwalla Chambers, at 67-69 Castlereagh Street, achieved $6.395 million at auction, reflecting $16,068 per square metre of lettable area.
The report stated, "a result such as this shows the continued strength of the office strata market, however the number of transactions does appear to have slowed."
"On the leasing side, while there have been a number of large leases across the CBD, it is particularly worth noting the continued and growing presence of WeWork, who have recently signed a 12-year lease agreement over 11,000 square metres of office space across ten floors at 320 Pitt Street."
"It’s unclear what the impact of co-working space will have on the wider market, however it does present new options for tenants looking for more flexible options," the report noted
Vacancy rates remain very low across the CBD, reported at 3.7% as at July 2019 (PCA), down from 4.1% in January.
Low vacancy is driven by low supply which in turn causes above average rental growth.
The valuers said, "supply was particularly hampered during the first half of 2019 by withdrawals outweighing supply, reflecting -23,400 square metres of net supply (PCA)."
"A total of 32,039 square metres of office accommodation across eight sites was taken offline in the first half of 2019. Five of these sites are situated in the city core precinct."
"New approvals for office accommodation are low across the CBD, with approvals being generally focused on residential and hotel redevelopment rather than traditional office space."
"As an example, there are currently more than 20 hotels either under construction or approved for redevelopment."
"That said, there is new office supply on the horizon, however the majority of this will not come online until 2020 or 2021.
"For the time being, CBD rents are anticipated to remain strong, although will likely moderate, until supply catches up to demand and values are likely to remain strong for good quality stock," the valuers concluded.

Sydney office market still hasn't peaked: HTW Commercial

The Melbourne CBD continued to record the lowest vacancy rate amongst all of Australia’s CBDs at 3.3%, in front of Sydney CBD at 3.7%, according to the latest report from valuation firm Herron Todd White.
The report found, tenant demand is continuing to rise in the city fringe.
Tenants, especially from the creative, technology and business service sectors, actively compete for well-located high-quality office accommodation.
Vacancy rates in the city fringe, inner east and outer east are well below long term average vacancy levels.
The vacancy rate in the inner east fell to 3.58%, making it the lowest vacancy rate of all of Melbourne’s metro precincts.
The report authors stated, "the CBD’s increasing rent level is creating greater demand in city fringe locations as tenants seek cheaper alternatives."
"Incentives are currently broadly ranging from circa 10% to 25% net depending on the tenancy size, lease term and location. In the south-eastern and outer-eastern markets where vacancy rates are high, incentives are at their highest whilst in the city fringe and inner eastern markets, incentives are at their lowest."
"There has been strong capital growth for commercial development sites in Cremorne and Richmond over the past two years, particularly within the past 18 months. Larger development sites above 1,000 square metres are in high demand in the current market as they allow greater development scale as opposed to smaller sites."
"Record high land rates have resulted in Cremorne and Richmond this year with a number of development sites selling for land rates in excess of $13,000 per square metre. However, we highlight that the development market in these areas is considered to be at the peak," the authors noted.
Buyer demand is still solid for CBD, city fringe and suburban well-located sub-$50 million investment commercial assets. Properties in this price range are keenly sought by higher net worth private investors, syndicates and overseas investors.
Investment yields within the inner city are being influenced by the underlying land values of the properties. Land rich assets usually reflect lower yields compared to investment assets which have been fully developed.

Melbourne office market still has Australia's lowest vacancy rates: HTW Commercial

Investa Commercial Property Fund has recently leased the remaining 7,800 sqm of space at their Kent Street office tower at the Sydney CBD.
It achieved 100% occupancy for the Building at 201 Kent Street, Sydney and a WALE of four years.
Global workforce solutions company Manpower relocated from Darling Park to secure 1,730 sqm for 10 years.
Software company Nutanix, secured 1,730 sqm over a six-year term. 
The Commonwealth of Australia finalised a lease over 1,300 sqm for a ten-year term on level 29, with the remaining 3,000 sqm renewed by an existing tenant.
The building’s CBD location in the western corridor provides direct connectivity between Wynyard and Barangaroo and multiple transport options for staff. 
Leasing agent Frank Sassine of Colliers International said the tenants were also attracted to the amenities and services within the complex, which include a courtyard, a gymnasium, childcare centre, conference facilities, cafes, and onsite property management.

Southern Cross Industrial Estate's largest Ballina development site listed

The London-based international investment group Mayfair 101 has announced it will spend $1.6 billion on the Cassowary Coast over the next 15 years.
The group's purchase of the Dunk Island Resort went unconditional last week.
Mayfair 101 plans to not only redevelop the Cyclone Yasi-ravaged resort, but also to add a golf course on the mainland.
The Courier Mail reported the company intends to purchase more than 200 tourism-related properties in the Mission Beach area, worth more than $150 million.
The company has also indicated it wants to upgrade Innisfail Airport to take international flights.
Since 2011, Dunk Island Resort has had a succession of owners, including Linc Energy founder Peter Bond and Property Bay, however their plans to resurrect the resort never eventuated.
Cassowary Coast Mayor John Kremastos said the council was “cautiously optimistic” about Mayfair 101’s plans for the region.
"Once the word gets out we'll see a whole new invigoration in Far North Queensland," Mr Kremastos added.
Dunk Island has reportedly sold for more than $30 million.
The Bond family had paid about $7.5 million in 2012 and spent about $5 million on repairs in readiness for its proposed development.
Managing director James Mawhinney told ABC News that construction of multiple projects such as camping sites, family-style resorts and an ultra-luxury beach-club-style resort on the mainland at Mission Beach would create up to 10,000 jobs.
Mr Mawhinney said, "we are delighted and humbled in being given the opportunity to restore the jewel in the crown of Far North Queensland." 
"It will be a long and difficult process and there would be many hurdles going forward to extend the runway."
"Having said that, I have a vision of creating an intermodal transport hub and I'd be supportive of having the capacity to bring larger jets into the area," he added.

Mayfair 101 to spend $1.6 billion on Cassowary Coast expansion after Dunk Island purchase

A local investor has snapped up a KFC in Mentone, southeast of the Melbourne CBD, for over $5.6 million amid a heated international contest.
The premium 2,360 sqm commercial site at 157-159 Nepean Highway saw more than 230 enquiries and 17 offers from local and international investors during its expressions of interest campaign.
The sale, through Savills agents Benson Zhou, Julian Heatherich, and Yvonne Zhou, exceeded the $5 million price expectation.
“The level of interest in the property and attraction to the KFC brand caused the whole agency team to spend late nights and weekends answering enquiries,” said Mr Zhou.  
“Our expressions of interest campaign was especially strong, and the property received over 90,000 views on realcommercial.com.au.” 
Mr Zhou said investors were also attracted to the security, scarcity, and prominence of the KFC investment. 
“KFCs really don’t come up for sale very often,” he noted. “The last comparable sale of a KFC was in 2016 in Altona North.” 
The 157-159 Nepean Highway KFC has invaluable vehicle access onto two of Melbourne’s busiest roads--- Lower Dandendong Road and Nepean Highway. 57,000 cars are estimated to pass the site daily. 
The site currently provides an income stream of $262,836 and is leased on a 12-year term with options to extend until 2043. 
KFC has been operating at the property since 2000. It was refurbished in 2013.
