<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

Motorists in Sydney and Brisbane probably reckon that they have never seen a bigger weekly change in the petrol price. And they would be right. Nationally, petrol prices jumped by a record 10.9 cents a litre last week. But the price jump was between 17-26 cents a litre in Sydney, Melbourne and Brisbane. The big changes in pump prices would be unsettling for motorists.
Brisbane, Gold Coast and Ipswich were amongst the dearest paces in Australia to buy unleaded fuel in the past week, near $1.65 a litre. Geelong was the cheapest at 137.8 cents a litre.
Petrol prices have now peaked on east coast capital cities – Sydney and Melbourne prices peaked over the weekend and in Brisbane the cycle peaked last Wednesday. Adelaide prices have fallen for nine days. It takes around 10-15 days for petrol prices to fall from the peak to the trough of the discounting cycle. So the message for most east coast capital city motorists is to top up, not fill up. However, Adelaide motorists need to be more vigilant.
Filling up the car with petrol can cost the average motorist $80-90 – the single biggest weekly purchase for most households. While petrol prices are not historically high, they are not historically low either. But peak cycle prices in capital cities near $1.74 a litre may be adding to cautious consumer spending behaviour. Unfortunately there are few signs of relief at the pump. While the wholesale (terminal gate) price has eased 1.2 cents from recent 3-month highs, it is still up by 2.5 cents on a month ago.
Overall, global prices are holding at higher levels. Last week Singapore gasoline prices lifted in Aussie dollar terms to a 6-week high of 70.88 cents a litre. On Friday Brent crude fell by US58 cents or 0.9 per cent to US$63.39 a barrel. And the US Nymex price fell by US81 cents or 1.4 per cent to US$57.77 a barrel. Over the week Brent and Nymex rose by 0.1 per cent. Oil producers are being successful in supporting prices at higher levels by restricting production.
What do the figures show?
According to the Australian Institute of Petroleum, the national average price of unleaded petrol rose by a record 10.9 cents in the past week to 153.0 cents a litre. The metropolitan price rose by 15.1 cents to 155.6 cents a litre but the regional price rose by just 2.3 cents to 147.7 cents a litre.
Average unleaded petrol prices across states and territories over the past week were: Sydney (up 20.3 cents to 154.4c/l), Melbourne (up 17.3 cents to 156.2 c/l), Brisbane (up 26.3 cents to 165.6 c/l), Adelaide (down 4.7 cents to 152.1 c/l), Perth (up 2.0 cents to 146.4 c/l), Darwin (down 0.2 cents to 143.1 c/l), Canberra (up 0.2 cents to 147.8 c/l) and Hobart (up 0.1 cent to 156.2 c/l).
The smoothed gross retail margin (2-month rolling average) for unleaded petrol rose from 13.26 cents a litre to 13.97 cents a litre (24-month average: 13.1 cents a litre).
The national average diesel petrol price fell by 0.2 cents to 149.2 cents a litre over the week. The metropolitan price fell by 0.1 cents to 147.9 cents a litre and the regional price fell by 0.2 cents to 150.3 cents a litre.
Today, the national average wholesale (terminal gate) unleaded petrol price stands at 136.0 cents a litre, down by 1.2 cents over the week. The terminal gate diesel price stands at 134.8 cents a litre, up by 0.4 cents over the past week.
MotorMouth records the following average retail prices for unleaded fuel in capital cities today: Sydney 163.4c; Melbourne 165.3c; Brisbane 162.2c; Adelaide 140.9c; Perth 140.2c; Canberra 147.7c; Darwin 143.2c; Hobart 156.4c.
The key Singapore gasoline price was unchanged last week at US$76. 50 a barrel. In Australian dollar terms, the Singapore gasoline price rose by 12 cents or 0.1 per cent to $112.70 a barrel or a 6-week high of 70.88 cents a litre.
What are the implications for interest rates and investors?
Tax refunds are up around 30 per cent on a year ago. And interest rates are low. So there is plenty of stimulus on offer. Unfortunately consumer sentiment has weakened in recent months. Rate cuts have spooked many consumers and petrol signboards have been showing $1.74 a litre – two factors serving to induce consumer caution.
It’s not just high petrol prices that are unsettling consumers. It’s the fact that prices can vary so much in eastern and southern capital cities.
Many consumers will be hoping for plenty of deals on offer at upcoming ‘Black Friday’ and ‘Cyber Monday’ sales.

With the property markets in Sydney and Melbourne projected to reach new peaks by the end of 2020, it’s back to ‘square one’ for housing affordability. There is also likely to be a new tipping point as well as potential for the reintroduction of macroprudential measures by APRA.
According to RiskWise’s latest Risks &amp; Opportunities Report, Sydney and Melbourne were highly likely to be the top performing markets in Australia next year, well ahead of any others.
It also means both Sydney and Melbourne would be back to ‘square one’ when it came to housing affordability and undersupply of family-suitable properties relative to demand driven by population increases, the biggest (recurrent) issue in the Australian property market since mid-last decade.
And it could spark the reintroduction of macroprudential measures by APRA if ‘speculation’ by investors rises and increases the risk to the financial stability.
New peaks are expected in Sydney and Melbourne with additional peaks reached thereafter more frequently until the market reaches a new tipping point.
This is the point where consumer confidence in relation to house price materially decreases, houses are severely unaffordable for owner-occupiers and investors’ out-of-pocket expenses will mean they are beyond their tolerance point especially with low rental returns.
Obviously the key question is when the new tipping point will be. We’re not expecting one in 2020 but without regulatory intervention there will be one.
He said RiskWise projected strong price increases across a large number of areas in Sydney and Melbourne in the short term, and particularly the long term, thanks to a good (while a somewhat deteriorating) employment market and strong population growth, particularly in Melbourne.
The RBA’s interest rate cuts (the most recent one in October 2019 with the possibility of a further one in the first half of 2020), some loosening of credit restrictions, significant improvement in buyer confidence and increased auction clearance rates provide very strong indications regarding these markets, he said.
Buyer sentiment in relation to housing measures has noticeably improved and the Westpac-Melbourne Institute’s House Price Expectations and Time to Buy a Dwelling Indices show a consistent trend. Auction clearance rates have also recovered and are largely above 70 per cent in Sydney and Melbourne.
As we predicted immediately after the election and in our previous Risks &amp; Opportunities Reports, the market has materially improved with affordable areas that have shown resilience recovering well. Other areas, including lucrative ones that experienced strong price reductions, are now leading the way to this recovery.
However, he said a significant reduction in dwelling commencements would continue to create a problem of undersupply of family-suitable properties in high-demand areas, while there was also a high level of supply of rental properties in some areas.
September ABS dwelling approvals showed a 32.6 per cent drop in Sydney and a 30.3 per cent in Melbourne.
These imbalances are a major issue with a very material impact on dwelling prices particularly those unsuitable for families, he said.
In addition, a sustained period of ultra-low interest rates and, consequently, a significant increase in housing finance, is highly likely to see a rise in investor activity. Sydney and Melbourne have the largest concentration of investors and an increase in their activity will have a major impact on dwelling prices.
However, he said it was possible APRA would consider the reintroduction of macroprudential measures if increased investor activity contributed to double digit growth.
A new tipping point is reached when properties become very unaffordable for owner-occupiers and the out-of-pocket costs for investors become so high, they cease investing. Banks will also become more risk aware and apply additional rules and requirements to ensure serviceability.
Obviously, if APRA reintroduces tighter lending restrictions, this is highly likely to have a negative impact on price increases, potentially not only in Sydney and Melbourne but also other areas of the country.
Interest rate reductions have significantly improved serviceability of both owner-occupiers and investors. However, with low economic growth and effective unemployment above the ‘full employment’ target, it is possible that without a material change to the fiscal policy, the RBA will cut interest rates again during 2020 to 0.5 per cent.
Since moving through a trough in May, the value of new owner-occupier home loan commitments has increased by 17.3 per cent through to the end of September and the value of investor loan commitments is up 8.4 per cent.
Population growth continues to be strong in Sydney at 1.8 per cent, and unemployment sits at 4.3 per cent. In Melbourne population growth is 2.5 per cent (the highest in the country), and unemployment 4.8 per cent.
The latest ABS data on new housing credit also shows a sharp rise in the value of home loan commitments, driven by a surge in owner-occupier lending as well as a smaller rise in investment lending.
APRA is watching the housing market closely, particularly given record-low interest rates, high household debt and signs of some revival in borrowing for speculative purposes.
It should be noted that strong investor activity is perceived by the RBA as ‘speculation’ that increases the risk to the financial stability. Consequently, a major increase in investor activity is likely to trigger the reintroduction of macroprudential measures by APRA.

When is the next tipping point for residential property in Sydney & Melbourne: RiskWise's Doron Peleg

I’m expecting uplift in apartment markets in the major cities as we transition into the New Year. It’s clear from the evidence that’s emerging week by week that the post-boom correction that afflicted Melbourne and Sydney has run its course and recovery is real.
But, contrary to the general tone of mainstream media, there was no blanket collapse in price levels across the two biggest cities during that recent downturn. Some market sectors were strongly resistant.
Generalised reporting, with a single figure to describe outcomes in an entire very large city, disguises the myriad scenarios playing out across a metropolitan area. At Hotspotting, we conduct a suburb-by-suburb analysis of sales activity and price trends every quarter and that shows how many variances there are. Even neighbouring suburbs can have contrasting fortunes. It’s fundamentally about local conditions.
A trend I saw during that correction phase was numerous suburbs in both Melbourne and Sydney where median house prices were down (a lot, in many cases) but median unit prices were still up.
As investors fell away, younger home buyers became increasingly active and there’s a preference among young adults for the apartment lifestyle, and not only because units are cheaper. Young adults are making choices that are different to those of their parents and grandparents, who generally opted for the suburban house on land.
Apartments offer a low-maintenance low-energy lifestyle, often in a better-connected location at a cheaper price. So demand for apartments held up pretty well in the big-city downturn and prices stayed solid in many locations (not all).
And now we have the brave new world of recovering or rising markets in our capital cities. We’re entering 2020 with real estate consumer confidence rising and buyers becoming increasingly active, helped by easier finance and tax cuts, and nudged along by a more positive tone in media coverage.
First-home buyers are busy and, according to the ABS date, more prominent (measured by their share of owner-occupier loans) than at any time in the past 7-8 years.
The Federal Government’s assistance package will add impetus – and urgency, because it’s limited to the first 10,000 who take action.
So demand in big-city apartment markets is likely to strengthen.
Here are some case studies.
The Moreland LGA in Melbourne attracts a lot of demand from both renters and buyers, thanks in part to the proximity of the big medical/education precinct around Parkville/Carlton. Most postcodes have vacancies well below 2%.
In the popular suburb of Brunswick, you pay close to $1 million for the typical house but the median price for units is a little above $500,000. In Coburg, the median prices are around $900,000 for houses and $500,000 for units. So you can get into the typical apartment for half the price of houses, generally speaking.
In the past 12 months, the median house prices in both suburbs have dropped significantly, but median unit prices have increased – by 4% in Coburg and 6% in Brunswick.
In the Northern Beaches area of Sydney, Dee Why attracts consistent demand for apartments, with over 500 unit sales in the past 12 months. The median prices are $1,530,000 for houses and $740,000 for apartments – and price levels have stayed solid for apartments while houses are down 9% in annual terms.
In the Northern Beaches suburb of Newport, the median price comparison is $1,700,000 for houses and $860,000 for apartments, with house prices down 8% in annual terms, while apartment prices are up 4%.
Another factor boosting apartment markets is the fall off in construction levels, which means supply levels have moderated at a time when demand generally is rising. Vacancy rates are low and falling in most of our capital cities, although there are exceptions and buyers need to be informed about local situations.
In Kangaroo Point in inner-city Brisbane, you pay around $460,000 for the typical apartment and vacancies, which were consistently above 5% in recent years, are now down around 3%.
A year ago, the vacancy rate for South Brisbane was around 8%. Now it’s around 4% and trending in the right direction. The median apartment price is around $500,000, up slightly in the past 12 months.
I’m not advocating that people dash out and buy apartments – and we could have large debates about the pros and cons of investing in apartments, But I do think we’re going to see rising demand in unit markets in the major cities in 2020, especially by owner-occupier buyers, with first-timers prominent.

Uplift in major city apartment markets coming: Hotspotting's Terry Ryder

A childcare centre in Bellmere, just north of Brisbane has been sold for $4.68 million transaction.
The purpose-built property is occupied on a 15-year lease with option by the UK-based childcare group, Busy Bees, a global childcare organisation backed by a Canadian pension fund with approximately 600 centres around the world including and 40 (and growing) in Australia.
The Bellmere facility has 120 childcare places on its approximately 3,482 sqm site.
Deepen Khagram of RE/MAX U said, "the buyer was initially wanting a service station to add as an asset to his self-managed superannuation fund but he saw this site offered an excellent opportunity and a solid investment asset."
“He transacted the deal while travelling overseas on holidays,” Mr Khagram said.
The sale price reflected the yield of 6.15 percent.

Bellmere child care facility sold for $4.7 million

A low-site-coverage commercial property, near south-east Melbourne’s arterial road network, has sold for $5,700,000.
Logistics firm Ladher Express purchased the site at 46-62 Fowler Road, Dandenong South.
The site comprises of 26,080 square metres, and features a 2,190 square metre warehouse building.
CBRE’s Lachlan Ferguson and Ned Murphy managed the off-market sale.
“The site’s access to major arterials, namely the South Gippsland Highway, M1 and Dandenong Bypass,was a driving factor in this off-market acquisition,” Mr Ferguson said.
“There is currently an under supply of low-site-coverage assets in Melbourne’s south-east, and tenants and owner occupiers are prepared to pay a premium for this type of asset.”
The property previously traded in 2015, when it sold for $2,500,000.

An owner-occupier has secured a vacant industrial unit in the Moreton Bay Region of Caboolture for $345,000.
The 194 square metre strata unit, is situated at 1/1 Lear Jet Drive, on the Corporate Park Estate.
Ray White Commercial Northern Corridor Group Principal Chris Massie said it was one of the more hotly contested auctions of the year for the office. “We had 20 genuine enquiries and 10 inspections and that resulted in having eight registered bidders on the day, some of whom hadn’t even inspected previously,” Mr Massie said. “Bidding started at $200,000, and after more than 30 bids from five different bidders the hammer fell, selling well over reserve at $345,000. Ray White Commercial Northern Corridor Group Sales and Leasing Executive Aaron Canavan said the sale provided more evidence of a growing trend in increasing appetite for vacant properties with good features.
