<p>The sale equates to around $37,500 per sqm.</p>

<p>The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.</p>

<p>Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.</p>

<p>Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.</p>

<p>Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.</p>

<p>“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.</p>

<p>Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;</p>

<p>Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;</p>

<p data-end="150" data-start="66">A rare new apartment development has been proposed on the fringe of St Ives Village.</p>

<p data-end="370" data-start="152">Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.</p>

<p data-end="370" data-start="152">The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.</p>

Capital city home prices up, what happened to the downturn? Shane Oliver

<p>For some years now Modern Monetary Theory (MMT) has been gaining prominence as a solution to the perceived failure of traditional economic policies to achieve full employment and meet inflation targets, despite at or near zero interest rates.</p>
<p>MMT basically advocates using printed money from the central bank to directly finance government to spending, which boosts the economy. This concept is not new.</p>
<p>However, it has been given added impetus by the hit to economic activity from coronavirus. And with even Reserve Bank of Australia Governor Philip Lowe referring to it in question time after an address last week.</p>
<p>But can it help or is it just another fad like monetary targeting?</p>
<p><strong>MMT does provide some useful insights or reminders</strong></p>
<p>The experience over the last decade has highlighted the already well-known failings of the quantity theory of money.</p>
<p>Put simply there are different forms of money and its speed of circulation in the economy (or V) is not constant.</p>
<p>For example, quantitative easing (QE) led to an increase in the money supply in Europe, the US and Japan last decade but it was narrow money (like cash and bank reserves) not credit and the circulation of money through the economy slowed so there was not much, if any, increase in inflation.</p>
<p>MMT reminds us that, as long as there is spare capacity in the economy, using printed money to finance public spending should not be inflationary.</p>
<p>This is consistent with the experience of last decade which was characterised by spare capacity globally and taken together with a fall in the velocity of circulation of money in the economy explains why inflation did not take off despite QE boosting the money supply.</p>
<p>After all, using government spending to employ unemployed workers also has merit. In fact, it’s standard Keynesian economics.</p>
<p><strong>But what are the problems with MMT?</strong></p>
<p>While MMT provides some useful insights it has big problems:</p>
<p>First, it gives the impression there is always some sort of free lunch. That the central bank can just print money – like some sort of Magic Money Tree – and all economic problems can be solved. But as an old friend of mine used to repeatedly remind me, “you can’t make something out of nothing.” Of course, in the current environment of high unemployment and inflation below target, there perhaps is a bit of a free lunch if more government spending financed by money printing can result in full employment and boost inflation back to target.</p>
<p>But contrary to what some MMT supporters imply, the economy is not always in a position of spare capacity.</p>
<p>Second, the traditional concern about budget deficits and rising public debt is not always overblown. When the economy is strong, it can cause overheating as the competition for workers and funding can push up wages, prices and interest rates “crowding out” more productive private sector activity. Budget deficits and high public debt are not a problem now as there is spare capacity, economies are not overheating and interest rates are low but this won’t always be the case.</p>
<p>Third, MMT underestimates the costs and low productivity associated with large scale public employment programs. This has been evident in the failure of “work for the dole” schemes in Australia to make much headway. The more fundamental problem with MMT is that governments may have trouble turning off the monetary and fiscal stimulus when spare capacity is used up and inflation hots up.</p>
<p>Not only is it hard to get the timing right economically, but it’s compounded by politicians in government having an incentive to keep the stimulus going to get re-elected. Politicians risk becoming addicted to the flow of money from the central bank’s Magic Money Tree, resulting in wasteful government spending and eventually high inflation or hyperinflation.</p>
<p>And once the inflation genie gets out of the bottle, it’s hard to get it back in as we saw in the 1970s.</p>
<p>This is precisely why central banks are independent of politicians.</p>
<p>For now, spare capacity is massive which is keeping inflation is below target and so there is plenty of room for big budget deficits and this may remain the case for a while – so interest rates could remain low for several years.</p>
<p>But the combination of massive quantitative easing and fiscal spending along with increasing talk of MMT highlights that policy makers are increasingly focussed on taking more risks with inflation.</p>
<p>Ultimately the combination of ultra-easy monetary policy, huge budget deficits and a retreat from globalisation will add to the risk of an eventual pick-up in inflation - but at this stage this looks like something to be wary of on a five to ten-year horizon, but not right now.<span style="font-size: 12.16px;"> </span></p>

<p>This is the strongest Regional Queensland market in the six years that Hotspotting has been conducting its quarterly surveys of sales activity and prices. The number of rising markets is the highest recorded, by a considerable margin, and property values are growing.</p>
<p>We have identified 72 locations with rising sales activity, a remarkable result in the year of the pandemic. Locations across the state are benefiting from the Exodus to Affordable Lifestyle and/or the improvement in the resources sector. Vacancies are ultra-low in most of these places.<span style="font-size: 12.16px;"> </span></p>
<p>There are seven regional cities with five or more suburbs with forward momentum in sales activity: the Sunshine Coast, the Gold Coast, Toowoomba, Mackay, Rockhampton, Gladstone and Townsville. These cities, plus smaller regional centres like Gympie, Emerald, Warwick, Kingaroy and Dalby, all have markets trending in the right direction for sustained price growth.</p>
<p>The Sunshine Coast is again the standout location, but other regional markets are emerging, notably the important inland city of Toowoomba. And we are seeing recovery in resources-related centres which have spent several years in downturn, including Gladstone, Mount Isa and Emerald.</p>
<p>The exceptions to the trend of upwardly-mobile markets are Cairns and the Fraser Coast, neither of which appear to be experiencing the uplift seen elsewhere.<span style="font-size: 12.16px;"> </span></p>
<p>The Sunshine Coast continues to be one the nation’s outstanding property markets. There are 14 suburbs with rising sales activity and seven with consistent sales volumes. Neighbouring Noosa has two growth suburbs.</p>
<p>The Sunshine Coast is outperforming the Gold Coast, which is a much larger city but has only seven growth suburbs, as well as 12 consistent ones.</p>
<p>Toowoomba is the new contender, as its economy rises on the back of significant new infrastructure. Eight suburbs have rising sales activity and we expect prices to rise considerably.</p>
<p>Rockhampton, Gladstone, Mackay and Townsville each has between five and seven suburbs with rising momentum.</p>
<p>Gladstone’s re-emergence as a growth market is notable, after half a dozen years in downturn: vacancies are now low, sales activity is picking up and prices are now responding.</p>
<p>Markets across Regional Queensland are performing well on price growth: almost three-quarters of locations across Regional Queensland have had annual growth in their median house prices and a similar number of towns and suburbs have had uplift in the most recent quarter.</p>
<p>The Sunshine Coast continues to impress as one of the nation’s strongest markets, with price uplift in particular in the top end of the markets.<span style="font-size: 12.16px;"> </span></p>
<p>Sunshine Beach, the most expensive suburb on the coast, has recorded a 33% annual rise in its median house price, now $1,750,000. The canal-based suburb of Minyama has increased 29% in the past 12 months to $1,190,000. Yandina (median house price $730,000) has increased 30%.</p>
<p><span style="font-size: 12.16px;">The market in and around Noosa is a particular standout, with Sunshine Beach up 33%, Sunrise Beach up 17% and Noosaville up 12%. Mooloolaba (median price $900,000) has risen 10% and Moffat Beach (median price $910,000) is up 12%.</span></p>
<p>The Gold Coast has some notable growth performances also, with Worongary (30%), Runaway Bay (14%), Miami (12%), Arundel (15%) and Burleigh Heads (15%) all recording growth annual growth.</p>
<p>A number of Central Queensland are rising, including Mackay (where Andergrove, Blacks Beach, South Mackay and North Mackay have all recorded double-digit annual growth) and Rockhampton (where Berserker has led the growth with a 27% increase).</p>
<p>Gladstone continues to deliver evidence of recovery from a lengthy downturn, with median house price growth in suburbs such as Calliope (10%), Clinton (12%), West Gladstone (18%) and Tannum Sands (11%).<span style="font-size: 12.16px;"> </span></p>
<p>Central Queensland resources towns like Moranbah (up 23%) and Clermont (up 10%) are also recovering, albeit from a very low base. Chinchilla on the Western Downs is in a similar position, with its median house price rising 15% in the past year after several years of decline.</p>

Strongest regional Queensland market in six years: Hotspotting's Terry Ryder

<p>The Business Indicators publication is largely important each quarter for the data on inventories that helps finalise the estimate for economic growth.</p>
<p>The gross domestic product (GDP) or economic growth figures are released on Wednesday. But there are still two important ‘partial’ components before then in the shape of government spending and net exports – the figures released on Tuesday.</p>
<p>At this stage GDP is expected to have rebounded by at least 2½ per cent. That means that the economy exited from its first ‘technical’ recession in 29 years during the September quarter.</p>
<p>Courtesy of government assistance, corporate profits rose another 3.2 per cent in the September quarter after the 15.8 per cent gain the June quarter. Profits are rising at the fastest annual rate in three years. The aim of policymakers has been to keep business in business and keep workers in jobs. And all evidence suggests that the measures are working well.</p>
<p><strong>What do the figures show?</strong></p>
<p><em>Business Indicators – September quarter</em></p>
<p>Company operating profits rose by 3.2 per cent in the September quarter to be up 18.6 per cent on the year. Profits rose in 12 of the 15 industry groups in the September quarter.</p>
<p>Inventories fell by 0.5 per cent in the September quarter after a 2.9 per cent fall in the June quarter. Inventories will add 0.9 percentage points to quarterly economic activity. Four of the six industry sectors posted declines in inventories led by Electricity, gas, water and waste services (down 3.7 per cent).</p>
<p>The total real value of sales rose by 4.4 per cent in the September quarter but was down 5.4 per cent on the year. Real sales rose in all of the 15 industry sectors except Mining (-1.5 per cent) in the September quarter. In current prices, sales rose by 4.0 per cent in the quarter but fell 6.8 per cent on the year.</p>
<p>Over the full year to September, real sales fell by 3.6 per cent on a year earlier (decade average +1.5 per cent). And in current prices, sales fell by 3.2 per cent in the full year to September (decade average +3.3 per cent).</p>
<p>In current prices, sales rose in seven of the states and territories in the September quarter: NSW (up 5.8 per cent), Victoria (up 2.2 per cent), Queensland (up 2.8 per cent), South Australia (up by 9.8 per cent), Western Australia (up by 1.5 per cent), Tasmania (up 13.2 per cent), Northern Territory (down 0.7 per cent) and ACT (up by 4.0 per cent).</p>
<p>Wages &amp; salaries (includes changes in wages and employment) rose 2.4 per cent in the quarter to be up 0.4 per cent on the year – reflecting slower growth in wages but higher employment.</p>

The UK; a case study on botched COVID-19 stimulus: Pete Wargent

<p>The Bundaberg and Bargara markets are still going well despite COVID, according to the latest report from valuation firm Herron Todd White.</p>
<p>They found that, according to CoreLogic's platform, there have been five properties sold in 2020 for between $1 million and $1.5 million, and eight properties sold for $800,000 to $1 million.</p>
<p>These properties are diverse, ranging from prestige homes and units in Bargara, either in upmarket estates or oceanfront or with ocean views, to redevelopment blocks on the oceanfront along with two properties over one hectare improved with large dwellings. </p>
<p>The high value sales figures were considerably less last year.</p>
<p>Catherine Kersnovske, a property valuer at Herron Todd White, says it will be interesting to see what eventuates as the weather warms up, with a number of listings over $800,000 in the area.</p>

Bundaberg prestige market sales volume grows: HTW

<p>Prices remain resilient and on an upward trend in Melbourne’s eastern suburbs, valuation firm Herron Todd White found.</p>
<p>They found, despite the unprecedented year, there have been some notable prestige sales in the inner east of the city.</p>
<p>A home at 13 Wimba Avenue in Kew sold for an $7.9 million in March 2020, just before COVID took over the housing market.</p>
<p>The home has six bedrooms and six bathrooms across three lift-accessible levels on 918 square metres of land.</p>
<p>The property, with northern sunlight and range views, has a Hampton’s inspired summer room that opens to a large pool and alfresco area. There's a basement-level theatre, billiards room, gym and cellar, along with a six-car garage.</p>
<p>The substantial property sales aren’t only limited to houses on large sites in some of Melbourne’s most affluent neighbourhoods.</p>
<p>Luxury units, townhouses and apartments built with well-appointed finishes, highly desirable features and clever design also fetch prices much higher than the median prices seen in the eastern corridor.</p>
<p>A city-facing, ground level unit at G02/8 Main Drive, Kew sold off-the-plan in August 2020 for $2.15 million.</p>
<p>The residence will comprise three bedrooms and two bathrooms and feature natural stone and timber surfaces throughout its kitchen, bathroom and ensuite as well as an abundance of brushed chrome finishes.</p>
<p>It also features a study nook, outdoor entertainment area and space to park two cars.</p>
<p>The property is one of 17 residences in the <a href="/buildings/oakwood-kew-residences-8-main-drive-kew">Oakwood development in Kew</a>, located on a tree-lined boulevard, approximately 15 minutes drive from the CBD.</p>

<p>NSW's Central Coast has a diverse supply of prestige properties, ranging from beachfront homes hugging the sandy shores from Pearl Beach in the south stretching to Norah Head in the north to rural lifestyle properties hidden away in the natural valleys of Matcham and Holgate, according to the latest report from Herron Todd White</p>
<p>The valuation firm said that rural region to the west of the M1 motorway, located in Mount White, Mangrove Mountain, Kulnura and Yarramalong, should not be forgotten with property owners of large rural holdings and horse stud farms calling this area home.</p>
<p>The year so far has been one of uncertainty and unfamiliarity with the emergence of COVID-19, however by looking through the wise lens of hindsight, the prestige market on the Central Coast has shown resilience to date with sustained confidence throughout these uncertain times.</p>
<p>Local agents have been rather buoyed by the level of demand and are reporting increased buyer enquiry from Sydneysiders mixed in with stable local buyer interest. One reason for the increased interest from potential Sydney buyers is the change in workplace environments with the working from home movement in some professions widening the pool of buyers for the region.</p>

NSW's Central Coast prestige market shows resilience: HTW

<p>The sentiment around retail property is still the weakest in NAB's Q3 Commercial Property Survey.</p>
<p>Confidence in the retail market is still -71, followed by CBD hotels, -60, and office, -53.</p>
<p>And there doesn't look to be a big spike if Australia continues to control the COVID-19 pandemic as well as any other nation.</p>
<p>The 12 month confidence still has retail at -71, and it expects office to be -63.</p>
<p>The two year measure was also broadly unchanged at near record lows in both sectors (Retail -47; Office -40).</p>
<p>Over the next 12 months, rents are expected to fall -6.2 per cent in retail.</p>
