<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The unique waterfront position has resonated particularly strongly with local downsizers. McSweeney says many buyers are long-time Applecross residents looking to transition from large family homes into a luxury apartment without sacrificing space, quality or the lifestyle they've enjoyed for decades.

North-facing Swan River views drive demand at Rivière Residences in Applecross

There was a clear lift in both the median house price and turnover in the property market in Perth at the end of last year, according to Real Estate Institute of Western Australia data released on Friday.
The institute’s December quarter results put the Perth median house price at $495,000, up by more than 3%, or $15,000, on the previous quarter.
It is now only $7,500 shy of Perth’s all-time peak from March 2010.
The lift in median prices is due to a welcome surge in turnover of more expensive properties, particularly in the $600,000 to $700,000 range.
Very strong first-home buyer activity means that many people looking to sell an existing home and move on have a ready pool of eager buyers.

This scenario is reflected in the fact that the top two suburbs for price growth in the December quarter were outer-suburban, affordable, <a target="_blank" href="/news">Calista </a>and gentrified, upper-market <a target="_blank" href="/news">Mount Lawley</a>.
REIWA reports a modest rise in metropolitan unit and apartment prices of around 2% to a median of $410,000. It is not surprising stronger growth is mostly with inner-city areas such as <a target="_blank" href="/news">Highgate </a>and <a target="_blank" href="/news">Burswood</a>, where demand was higher.
The more interesting news to come from our December analysis is that the average number of days it takes to sell property has dropped from 71 to 62 and the number of sellers dropping their asking price has fallen from almost 60% to around 55%. Together, these factors illustrate that the market is clearly improving as sellers get the pricing right and buyers respond in better time.
Of those sellers who dropped their asking price to seal the deal, the average discount was 5.5 per cent. The percentage of discounting also seems to be trending down as the market improves.
Total dwellings sales statewide for the December quarter are estimated at 11,600, around 15% up on the same time last year.
The regional market was pretty stable, with the median house price unchanged at $365,000 and virtually equal to a year ago. Blocks of land in country WA are also sitting still at a median of $165,000, although regional units and apartments slipped a little, dipping by just over 3 per cent to $315,000.
The Perth rental market is still tight. The equilibrium for the metropolitan vacancy rate is 3%, but currently we’re at 1.9%, and this is likely to shrink further during the March quarter, a traditionally busy period in the rental sector.
The Perth median rent remained stable at $450 per week during the December quarter, marking the first time in year that the median rent has not crept up. However, while the median remains unchanged, rents specifically for houses went up by $10 to $460 per week and for units and apartments dropped by $10 to $420 per week.
Preliminary estimates indicate Perth will record nearly 12,000 land sales for the 2012 year, which is a 37% increase on 2011. The south-west and north-west corridors accounted for half the sales.
The south-west corridor covering the Cockburn and Rockingham-Kwinana regions is the most affordable area in Perth in which to buy land, with an annual median of $210,000.
By contrast, the median land price in the northwest corridor, covering the Joondalup and Wanneroo local authorities, was higher at $240,000 across last year, while a median of $394,000 was determined for blocks that are within roughly ten kilometers of the CBD.
REIWA data on annual medians across 2012, show that in the regions, <a href="/news">Port Hedland</a> finished the year with 12% growth and a median price of $880,000, providing further evidence that sections of the mining sector are still having a profound effect on property in parts of the northwest.
Kalgoorlie-Boulder was the second best regional performer, with 4% growth during the year and a median price of around $343,000.
In the midwest, <a href="/news">Geraldton</a>-<a href="/news">Greenough </a>experienced just under 3% growth and settled with a median house price of $380,000.
<a href="/news">Mandurah</a>-<a href="/news">Murray</a> and <a href="/news">Busselton </a>both grew by 1.6% over the year, with median house prices of $380,000 and $416,500 respectively.
<a href="/news">Bunbury</a> recorded modest growth of 1.4% in 2012, to a median price of $365,000.
The poor performer was <a href="/news">Albany</a>, dropping to a median of $355,000 after experiencing negative growth of 4.4% over the year.
To put these regional figures in context, metropolitan Perth had overall growth in 2012 of 2.3%, although 2013 looks like being a better performer right across the board.

Perth property prices just $7,500 shy of all-time peak

Construction of Lend Lease’s $1 billion Waterbank urban regeneration project featuring 600 apartments on the shores of the Swan River adjacent to the Perth CBD is set to commence in 2014 following a deal inked with the Perth’s Metropolitan Redevelopment Authority. 
The formal signing of the Project Development Agreement (PDA) follows Lend Lease’s selection in November 2011 as the preferred developer of the project, which dates back to 2008.

The Riverside project, designed by architects Hassell, is situated on a six-hectare site on the banks of the Swan River and is one of the city’s key urban regeneration projects. 
Upon completion in 2021 the staged development is proposed to include over 600 residential apartments, commercial office space, a hotel, a variety of retail uses and substantial public spaces.

Concept sketches show two high-rise buildings and a host of smaller buildings featuring a row of retail and restaurants on the ground floor in a curve around a beach and gardens, with a dining pier jutting out into the river.
According Hassell, the site will also feature a town square area and a wetlands area. 
“We are delighted to have finalised an agreement with the MRA to deliver this project,” says Lend Lease group chief executive officer and managing director Steve McCann. 
“Lend Lease has significant experience in major waterfront and urban regeneration projects, both within Australia and overseas and we will leverage this expertise to deliver a world-class solution for the people of Perth.”
Lend Lease’s other major waterfront project is the <a href="https://www.propertyobserver.com.au/developments/every-apartments-has-harbour-views-as-lend-lease-unveils-two-barangaroo-apartment-blocks/2012112057997" target="_blank">$2 billion development of Barangaroo</a> in Sydney Harbour.

The upper-crust inner-northern suburb of Mt Lawley was the top performer over the quarter and the year, with median house prices up 9.5% to $1.02 million from 90 sales.
Mt Lawley is also the top-performing suburb for the calendar year, with house prices up 19.6%.
Last year, residents of Mt Lawley were up in arms when it was revealed that McDonald's planned to open a restaurant in a popular spot – it was later declared a hoax.
Recent sales include a three-bedroom house on First Avenue, Mt Lawley, that sold for $1.07 in November last year having previously sold for $879,000 in January 2011 – annual price appreciation of around 11%.
The highest price recorded over the year in Mt Lawley was $3.025 million paid for a three-bedroom <a href="https://homesenvogue.com.au/2012/01/for-sale-73-farnley-street-mount-lawley-wa-6050/">Art Nouveau home built circa 1913</a> at 73 Farnley Street featuring custom-designed stained-glass windows in nearly every room of the style of the architectural period.
The second best performing suburb over the quarter was the blue-collar outer-southern suburb of Calista, where house prices rose 8.4% over the year to a median of $265,500 from 36 sales. House prices in Calista were down 1.7% for the year.
“The lift in median price was due to a welcome surge in turnover with more expensive properties, particularly in the $600,000 - $700,000 range,” says Airey.
In contrast to the struggling Melbourne land market, preliminary estimates indicate Perth will record nearly 12,000 land sales for the 2012 year, which is a 37% increase on 2011. The southwest and northwest corridors accounted for half the sales.
The Urban Development Institute of Australia (UDIA) said the biggest developers in Perth recorded a 23.4% rise in land sales over the December quarter
The south-west corridor, covering the Cockburn and Rockingham-Kwinana regions, is the most affordable area in Perth in which to buy land, with an annual median of $210,000.
“By contrast, the median land price in the northwest corridor, covering the Joondalup and Wanneroo local authorities was higher at $240,000 across last year, while a median of $394,000 was determined for blocks that are within roughly ten kilometres of the CBD,” says Airey.

The Western Australian property market is expected to steadily improve in the coming six months, due to consumer confidence and better buying conditions, according to the Western Australian property market outlook by First National.
“Our members are looking forward to 2013 where the market is expected to build on the momentum already seen over the last six months of 2012,” says Cambell Giles, state chair and principal of First National Real Estate Giles Jones in Midland.
Perth, Peel and the south west are already experiencing a rising market in the back end of 2012 and this is expected to strengthen further in 2013.
Activity sales are expected to increase in the first half of 2013, resulting in the average number of days a property is on the market to fall.
Giles says the Port Hedland and the Newman property markets remain strong and are attractive to investors and owner-occupiers.
“Despite negative media reports, towns like <a href="https://maps.google.com/maps?ll=-20.31,118.601&amp;spn=0.1,0.1&amp;q=-20.31,118.601%20(Port%20Hedland%2C%20Western%20Australia)&amp;t=h">Port Hedland</a> and Newman will see the property market remain strong, with the region more sensitive to factors affecting the Chinese rather than the Australian economy,” says Giles.
“Early indicators show demand for resources is ramping up and iron ore prices will stabilise by mid next year, seeing confidence in this sector returned to early 2012 levels.”
However, local agents believe the Pilbara region will still dominate the property market in 2013.
Property prices are expected to gradually improve in the coming 12 to 18 months, especially where the mining and resources sector remain strong.
“The steadily improving market conditions are expected to translate into a gradual improvement in property prices with house prices, specifically <a href="https://maps.google.com/maps?ll=-31.9522222222,115.858888889&amp;spn=0.1,0.1&amp;q=-31.9522222222,115.858888889%20(Perth%2C%20Western%20Australia)&amp;t=h">Perth</a>, expected to rise,” says Giles.
On the investment side, apartment and strata property prices are expected to remain at current levels due to a steady ongoing supply, with any increase being the result of strong demand.
Investor activity is expected to increase as a result of improving rental yields and returns, but first homebuyers are expected to represent the strongest growth sector in the state.
Areas that are cheaper to buy in rather than rent include Burswood, Perth, Ascot, Girrawheen, West Perth, Ledge Point, South Hedland and Nickol.

Pilbara still to dominate as First National's WA agents see confidence return

It's a <a href="/news">Swanbourne </a>house designed<a href="https://www.realestate.com.au/property-house-wa-swanbourne-112045407" target="_blank"> for the Campbell family by architect Kerry Hill</a>who reportedly has replicated his Hayman Island and Aman Hotels design ideas for Ocean Zone. Indeed the main bathroom has a spacious resort feel to it.

Kerry Hill architectural residential gem listed in Swanbourne, Perth

The median Perth house price grew by around 3% in the December quarter, increasing from $480,000 in the September quarter to $495,000 by December – according to a preliminary report by the Real Estate Institute of Western Australia (REIWA).
Overall sales activity increased by 4% in the December quarter with increased sales volumes in the higher price ranges.
Strong activity was recorded in Perth's western suburbs, where sales activity increased by 57% on the September quarter.
The southern part of the City of Joondalup was up 9% volumes wise on the September quarter and the western part of the City of Stirling experienced an increase in activity of 6%.
The REIWA president David Airey says the lift in median price could be attributed to a significant increase in higher priced properties that changed hands through-trade-ups.
“We have recorded more activity in the $600,00 to $700,00 range, as well as with homes over $800,000,” says Airey.
Turnover for dwellings under $350,000 dropped off in the December quarter but there was an increase in sales within the $350,000 to $400,000 range.
Only 55% of sellers discounted their house in the December quarter compared to 60% in the September quarter.
“However, now that buyers have more confidence and sellers are meeting the market with better pricing, the number of selling days has dropped from 71 to 62 for the quarter and this figure has been trending down for a while,” says Airey.
The number of listings continued to fall, down 32% on the same time last year.
By years end there were 9,200 properties on the market including 1,800 blocks of land.

Perth house prices up in December quarter

Perth’s rental market has shown signs of easing towards the end of 2012, according to preliminary data from the Real Estate Institute of Western Australia.
It had the December quarter vacancy rate edging marginally higher from 1.8% to 1.9%.
The REIWA president David Airey suggested it was accompanied by an easing in the previous climb in rents over the previous year.
“Our data show that while the median rent for a house lifted by $10 to $460 per week, the median rent for strata dwellings such as units, apartments, villas and townhouses fell by $10 to $420 per week,” Mr Airey said.
Mr Airey said the December quarter saw a decrease in demand for rentals and an increase in listings.
“With the overall median rent remaining the same in the December quarter as it was with the September quarter, weekly rental listings topped 2,800 in mid December before decreasing towards the end of the year."
However as at early January there were 3,000 properties up for rent.
Mr Airey said new leases fell by 3% from 11,500 in the September quarter to 11,200 in the December quarter.
“Despite the modest drop in price for units and apartments in the last three months of 2012, we need to keep in mind that the March quarter is always the strongest period in the year for rental activity, so this drop may only be a temporary reprieve for tenants.
“The median rent may pick up again as the year progresses, but as always this will depend on supply and demand,” Mr Airey said.
The situation appears to have changed on the September outlook when it was noted Perth rents "are continuing to rise and there is no respite in sight."

"I can't see any signs on the horizon that will reduce the demand for rentals," said REIWA's David Airey in his September tweet.

 The current REIWA outlook differs from the <a target="_blank" href="https://www.propertyobserver.com.au/australian-capital-territory/rents-soaring-in-perth-and-darwin-apm/2013011658798?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=news">Australian Property Monitors whose report issued today </a>suggests strong rental growth will continue in Perth this year.

Perth rental market intensity eases slightly: REIWA

Marsala House, the fabulous 1970s Brutalist Iwan Iwanov-designed Dianella, Perth house that is the youngest property to be enshrined on the Western Australian heritage list, sold just two days after the Property Observer spotlight in April. The vendors Mark Etherton and Christopher Beer bought the then deteriorating house in 2005 for $725,000 and embarked on a massive restoration project. The result quickly re-established <a href="https://www.propertyobserver.com.au/western-australia/perths-iwan-iwanov-designed-brutalist-marsala-house-listed-for-sale/2012041654307" target="_blank">Marsala House </a>as one of Iwanov’s most idiosyncratic explorations of Australia’s late 20th-century Brutalist style, a movement that includes iconic Canberra buildings including the High Court of Australia and the Australian National Gallery. And so it sold for $2.2 million to the PR queen Melissa Lekias and partner, Jamie Mills. Built in 1976 for the Marsala family, the project pushed the boundaries of concrete block contemporary design, while the inside was heavily influenced by Las Vegas overstatement. It had been listed through Paul Tonich of Altitude Real Estate with $2 million-plus hopes. It first sold for $490,000 in 1992.

Anuket at Mosman Park in Perth has been sold in a partially gutted state for $11 million. It last sold in 2008 when property developer Luke Saraceni bought it from mining speculator David Rigoll, the former early-1990s Colonial Resources managing director, through the agent William Porteous for $16 million. It had previously also traded at $16 million in 2007 when offloaded by Firepower director Tim Johnston, who had bought it from property developer <a href="https://www.propertyobserver.com.au/residential/warren-anderson-homeless-and-bankrupt/2011112552549" target="_blank">Warren Anderson</a>. The house was built for the Burswood Casino developer Dallas Dempster to a design by architect Louise St John Kennedy.
The house was gutted and ready to be finished to one's own standard. Set on a 1,425-square-metre block, it comes with five bedrooms, six bathrooms and four living areas. The Chidley Way property comes with a huge lap pool overlooking the Swan River <a href="https://www.propertyobserver.com.au/western-australia/perth-developer-luke-saraceni-s-partially-gutted-mosman-park-residence-listed-for-sale/2011120752734" target="_blank">Expressions of interest </a>were sought in March 2012, with the sale secured in November through Linda Sullivan at Space Real Estate Cottesloe to the McGeorge clan.

It's a 1913 home with dual signature fish-scaled towers, extensive wrap-around verandas, exquisite stained glass, wrought iron and distinctive fretwork. All in the Art Nouveau style from the front gate throughout. It was bought by a couple at ecologia Environment.

The <a href="https://www.realestate.com.au/property-house-wa-attadale-110467225" target="_blank">Japanese fan-style </a>house, a landmark tri-level residence at Attadale, sold for $2.85 million, having been listed through Sam Fazio at Harcourts Realty Plus Hamilton Hill. It comes with amazing Marri timber spiral staircase. The  dining area has a custom made terrazzo table and lazy Susan. There's also 2.7-metre deep swimming pool with an 18-metre long curved infinity edge finish featuring three port hole windows that capture the guest room downstairs. There's a six seater state-of-the-art therapeutic jacuzzi, a sauna and outdoor cocktail bar and entertaining area. For a while the vendors tried to rent the Doongalla Road property at $2,500 a week.

There were growing whispers that Denby Macgregor,  the only daughter of late Multiplex founder John Roberts, was abandoning plans to build on the $30 million superblock in Mosman Park ever since the local paper suggested Macgregor was looking at a heritage home in Cottesloe. Subsequently fetching $8.85 million in September, the Forrest Street, <a href="/news">Cottesloe</a>, house with a tennis court on its 1,772-square-metre holding (pictured above) was sold by Angela Nasuti, who bought it in 2006 for $4.8 million. Overlooking Sea View Golf Course, the home was built in 1924 for solicitor Joseph Barsden. Macgregor has now listed her recently renovated Mosman Park house on a 1,639-square-metre block through <a href="https://www.realestate.com.au/property-house-wa-mosman+park-112183655" target="_blank">William Porteous Properties International</a> in conjunction with <a href="https://www.mackhall.com.au/for-sale/mosman-park/hill-10-terrace/274522.aspx" target="_blank">Mack Hall Real Estate</a>. It's a non-riverfront portion of the five-block site consolidation, which cost more than $30 million in 2009 and covered about 5,500 square metres.

Thunderstruck: Six prestige Perth sales that snuck through when we weren't looking

House prices in Kalgoorlie/Boulder in the Goldfields-Esperance region of Western Australia have risen 10% over the year to September, making it the top-performing market in the state, according to ANZ.
As the graph below shows, regional markets in WA have been both the best performers and the worst performers over the 12-month period, with the largest price decline of 8% recorded in <a href="/news">Pallinup </a>in the Great Southern region.

In July Property Observer reported that <a href="https://www.propertyobserver.com.au/hotspots/broken-hill-and-kalgoorlie-no-longer-as-risky-for-property-investors-but-some-mining-towns-unsustainable-westpac/2012071955639">Kalgoorlie/Boulder</a> had been removed off a Westpac list of mainly mining towns deemed as risky single-industry mining towns, where the bank is reluctant to provide investor loans.
Real Estate Institute of WA president David Airey said that in contrast to “unsustainable” house prices and rents in mining towns like <a target="_blank" href="/news">Karratha</a>, <a target="_blank" href="/news">Port Hedland</a>, <a target="_blank" href="/news">South Hedland</a> and <a target="_blank" href="/news">Newman </a>“the steady growth and more affordable market of Kalgoorlie-Boulder perhaps offers greater confidence to lenders”.
Recent sales in Kalgoorlie include this four-bedroom fully renovated house (below) in Lamington, built in 1925, which sold for $358,000 in October having been listed in June for $399,000. The property sold through Andrew Zafer from Fyson &amp; Associates, having last sold for $290,000 in July 2010.

A more affordable investment option was this four-bedroom plain-looking bungalow (below) in South Boulder, dating back to 1950. It sold for $161,000 through Nicola Unkovich, also from Fyson &amp; Associates having last sold for $73,000 in 2005. It has been appraised as promising weekly rental returns of around $300 per week, which would equate to an indicative yield of over 9%.

Kalgoorlie/Boulder leads WA house price growth in year to September: ANZ
