Megara's Ora Sorrento approaches completion with final beachfront residences now selling

Megara is nearing completion on one of Perth's tightly held stretches of coastline, with the first residents expected to move into Ora Sorrento before summer.
The 73-residence development at 2 The Plaza, Sorrento, is being built by PACT Construction, with the final two, three and four-bedroom apartments and penthouses now selling. One-bedroom apartments have sold out.
The approaching completion will introduce new apartment stock to a suburb where apartments remain relatively limited. Previous Apartments.com.au research found apartments represent around five per cent of Sorrento's approximately 3,000 homes.
That limited apartment stock was part of the opportunity identified by Megara, particularly in an established suburb largely characterised by family homes.
"The area is a well-established suburb with large family homes – this presented an opportunity to offer a downsizing option to the local area, allowing people to stay in a suburb that they know and love," the developer said.
That is also reflected in the project's sales to date. The sales team says purchasers have predominantly been downsizers from the surrounding area, with many coming from within five kilometres of Ora.
Ora's position between the Indian Ocean and Geneff Park has been central to its design. The development sits opposite the beach, while the 14-hectare Geneff Park is immediately to the east. Hillarys Boat Harbour and Sorrento Quay are also within walking distance.
MJA Studio designed the building as a cascading form, responding both to the coastline and the predominantly low-rise residential neighbourhood around it. The bulk of the building's height was positioned toward the ocean frontage, away from surrounding homes.
According to the project team, the architectural brief was to make the most of the beachfront site through floor-to-ceiling glazing, large balconies and open-plan living areas oriented toward the water.
"Award Winning architects MJA Studio took inspiration from Sorrento's coastline and the organic shapes, natural materials and enviable ocean views of the location," the project briefing notes.
"The resulting cascading form was largely driven by the need to assimilate with the residences surrounding the site and create a beautiful architectural design with an understated coastal luxury interior feel."
Inside, residences feature elevated ceilings, engineered timber flooring and a material palette incorporating stone, porcelain and timber, with kitchens fitted with Swiss-made V-ZUG appliances. Ora is also targeting an average 7-Star NatHERS rating, supported by passive solar design, high-performance glazing, waterwise fittings and EV charging infrastructure.
A substantial part of Ora is dedicated to shared resident amenity. The podium will include a heated ocean-view swimming pool and cabanas, gym and yoga studio, sauna and steam room, landscaped courtyard and alfresco areas, along with a residents' lounge, kitchen and dining room. A wine cellar, Bocce court and Golf putting green add further spaces within the private residents' areas.
The ground level will also introduce a hospitality component to the site, with Kailis Hospitality Group secured to operate the bar and restaurant offering. Megara says the addition has received positive feedback from the surrounding community.
Ora's final residences are priced from $1,995,000.
