Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

State governments in Tasmania and Western Australia have introduced new stamp duty discounts aimed at encouraging the construction and purchase of new apartments and units.

These measures are part of broader efforts to increase housing density and provide more affordable housing options in regions where new construction has lagged behind demand.

In Tasmania, a 50 per cent stamp duty concession has been implemented for buyers of new apartments and units that are either off-the-plan or under construction.

The discount applies to properties valued at up to $750,000 and is available until June 30, 2026. This initiative is designed to support medium-density housing and make apartment living more accessible to Tasmanians.&nbsp;

The state government hopes that this will not only boost construction activity but also provide greater certainty for builders and developers by reducing financial risks associated with large-scale projects.

Western Australia has also introduced stamp duty exemptions and discounts to stimulate the new apartment market.&nbsp;

Buyers can benefit from a full stamp duty exemption on off-the-plan apartment purchases valued at up to $650,000 if the property is bought before construction begins.

For properties under construction, a 75 per cent stamp duty discount is available, also on purchases up to $650,000. Additional concessions are offered for homes worth up to $750,000.&nbsp;

The new policies reflect a growing recognition of the need to address housing affordability and supply issues, particularly in cities like Hobart and Launceston, where housing density remains low.&nbsp;

Although the Tasmanian housing market saw an 8.8 per cent increase in dwelling approvals in June, the state still trails significantly behind others.

Historic Tasmanian home with department store fame

A ten-bedroom, nine-bathroom property, <a href="https://www.harcourts.com.au/Property/508251/THH4324/2-Louisa-Street" target="_blank">2 Louisa Street, Ranelagh, named 'Clifton'</a>, is asking for $1,750,000, and comes with a royal stamp of approval, having been visited by the Queen in the 1970s during a Royal Tour.
The visit was covered at the time in the Australian Women's Weekly, with an example of the article displayed in the library of the home. The Queen's brief visit to <a target="_blank" href="/news">Ranelagh</a> was part of Tasmania's presentation of the apple harvesting process, as seen in the video below.

While the entire property is circa 1850, the main house was built from 1865 and is a landmark of the Huon Valley having once been part of a significant family enterprise before selling outside of the family for the first time in 2000.
The property includes a 25-room house, two cottage rooms, a four-car carport, a three-storey hop drying kilm called Oast House, which includes guest accommodation, two apple pickers' huts and a number of sheds. One of the cottages, Tilly's Cottage, was remodelled in 2007 out of a 1960s paintshed for bed and breakfast guests, with these properties all being constructed at different times.

Including five acres of garden, parkland and paddock, the main house and its adjoining Oast House, are listed by the National Trust. Oast House is the only kiln of its kind south of Hobart and has the original press and drying kiln.
At present it is used as a large family home, however it has been used as a bed and breakfast in the past for around a decade. It picked up a number of tourism awards and accolades.
"The Queen once stopped here for tea and a pee" notes the Lonely Planet guide to Tasmania, referring to the Bed and Breakfast, then called Matilda's, as one of Tasmania's finest. For those interested in restoring the property to a B&amp;B, under the former owners it was achieving from $165 per room per night upwards, including breakfast.
It won hotelaccommodation.com.au's People's Choice Award in 2004 and is noted online as being for lovers of golden retrievers.
It was previously owned by former WA winery 'Matilda Meadow' owners. The former hotelier Don Turnbull and former oil-industry executive Pamela Meldrum-Turnbull, who had five golden retrievers, bought Clifton on a visit to Tasmania.
During restoration they reputedly found an 1863 shilling and an 1873 penny. They also named several of the rooms after their dogs: Roxy, Pinot, Daisy, Blossom and Molly.
Their Matilda Meadow winery, acqured in the late 1980s, undewent refurbishment and was rechristened Rockcliffe by new owner in 2001 Steve Hall, a geologist.
The home includes classic original features, such as timber and marble fireplaces, timber panelling, ceiling roses, wide skirting and architraves and leadlighting.
An original meat safe is still in the kitchen wing, which the listing notes could be turned into a cellar, being naturally cool in the sandstone section.
The library, where the Queen's visit is commemorated, has an original fireplace, builty-in bookshelves and cabinets (recent additions), french doors and a corner box window.
Outside the property there is a chicken coop, a 150 year old Magnolia Grande tree, fruit trees inluding apricot, pear, cherry, nectarine, cherry plum, plum, mulberry, quince, lemon, greengage and apple.
RP Data notes that the property has been on the market since March, however the price has not budged.
The Huon Valley has previously been on Property Observer's radar as <a target="_blank" href="https://www.propertyobserver.com.au/residential/affordability-could-draw-investors-to-tasmania/2011090651232">somewhere that affordability-driven investors might consider</a>.
The owners of Clifton, who have contacted Property Observer, note that they are relocating so cannot keep the property, however expressed their love for the home through the years.

'Clifton', the Tasmanian beauty that had Her Majesty the Queen visiting

The third oldest house in Tasmania will go up for auction on February 1, 2014. The 1813 home, ‘Montrose’ on 76 Montrose Road, gave its name to the suburb.
Constructed by Scottish immigrant Robert Littlejohn, who is noted to be a botanist, painter and teacher, and who named the house, it was later extended by politician, member of the legislative council, and lawyer Thomas Horne with a Georgian flavour to the second storey with iron roof. This section is circa 1830.
The original wing includes convict brick, Blackwood and Huon pine floors, as well as original windows and a handmade shingled ceiling.
Littlejohn named the home after his ‘back home’ property on Scotland’s east coast, and records from first fleet wills note that it was referred to as ‘Montrose Estate’.
An older listing notes that the current sizable laundry was the original cooking area.
The property is on 4,800 square metres, and includes a 105 year old bay tree. It has a price guide of $575,000 to $625,000.
“Over the years the property has been modernised and renovated and at one stage it was a Bed and Breakfast, while today it is utilised as a family home,” said selling agent Stuart Whyment, LJ Hooker Glenorchy.
The property has five-bedrooms, each with an ensuite, and it has been used as a bed and breakfast in the past even though currently it is used as a home.
The house also features a study and a library with built-in bookshelves.
“This property abounds with original features, such as a handsome Blackwood staircase, huon pine and Blackwood flooring, convict brickwork plus a very special long dining room with the original hand cut shingle ceiling,” said Whyment.
“While retaining its historic feel, the house has been updated significantly with a modern kitchen with granite bench tops and a top of the range gas cooker. All the bathrooms are updated and there is built-in heating throughout.”
The original stable block with six stables and a workshop is still on the site, and it is rumoured that the colonial bushranger Martin Cash would stable his horse at the site for a quick getaway.
It last sold for $330,000 in January 2002, and was marketed back in October 2010 asking for offers over $790,000, according to RP Data.
Design and Art Australia Online notes that Littlejohn came to Tasmania onboard The Ocean.
Thomas Horne, however, from Chiswick, Middlesex in England, arrived on the William in 1830.
His history is somewhat colourful, being the editor of The Colonist – for the malcontents – and regularly speaking out against the government and leading actions against them. His speculative nature led him to debt, with records showing he sold his grant at Cape Portland, purchasing lots at Battery Point and Glenorchy.
Due to increasing debts, he then took a role as solicitor-general in 1841. He then looked to resign to the Lieutenant-Governor Sir Eardley Wilmot to claim benefits from the Insolvent Act.

Tasmania's third oldest home, stable to notorious bushranger Martin Cash, hits market

Searching for beautiful properties is never a difficult task, however it conjures up many conversations about taste, how money is spent and what really makes a home beautiful. In saying that, we were absolutely spoiled for choice by the Tasmanian listings. We were thrown one stunning house after another, and usually without the sum required for purchase that we'd see for many properties on the mainland.
One thing we did notice, however, was that while a home could be stunning from the outside, often the bathrooms and kitchens didn't live up to expectations - perhaps due to the older, heritage style of many of these properties. It appears that renovating isn't in everyone's blood. In saying that, despite the let down of these two rooms, many other elements shone through - stained glass windows, intricately decorated ceiling details and unique features that we couldn't help gaping at.

Established in 1893, and built of sandstone, it sits on 6,396 square metres and is named 'Winmarleigh'.
Having been designed by the Tasmanian architect George Fagg, and constructed by owner/builder H.W. Stabb, the listing explains that it's the first time it has been on the market since its purchase by the Chief Justice in 1939.
Including an articulated verandah and vast gardens, the five-bedroom, two-bathroom home includes eight original fireplaces, it also has 14-foot ceilings and a servant's bell system.
Chief Justice John Demetrius Morris and his wife lived in this house and "loved to entertain" notes the Australian Dictionary of Biography.
"As administrator on occasion, he also received at Government House. He mixed equally well with conservative families, intellectual leaders and trade-union officials. He dressed well, had a natural charm and social ease, spoke learnedly and talked with wit," it <a target="_blank" href="https://adb.anu.edu.au/biography/morris-sir-john-demetrius-11172">notes of Morris</a>. He was titled Chief Justice in 1940 aged 38, and from 1944 was appointed Chancellor of the University of Tasmania and Chairman of the State Library Board.

Tasmania's five most breathtaking homes on the market

The development of Macquarie Point is one of Hobart's most long-term developments and it has recently received 1,200 comments from the community consultation process, according to Minister for Infrastructure David O'Byrne.
Noting that the area is a once-in-a-lifetime opportunity for the community to shape Hobart's economic, social and cultural growth, he said that it's worth looking to Docklands and Barangaroo for an idea of the way Macquarie Point will shape the area.
Large scale multi-use development on the waterfront has been shaping both Sydney and Melbourne for some time.
"Melbourne's Docklands and Sydney's Barangaroo are two obvious examples. Hobart now has a once-in-a-generation opportunity to do the same, as a result of the previous Federal Government’s commitment of $50 million to remediate the site," said O'Byrne.
“On top of the recent announcement of a new 500 person Vodafone facility to be constructed in Hobart, the $100 million parliament Square redevelopment well underway and the $30,000 First Home Builders Boost starting to kick in, the future development of Macquarie Point signals an exciting time for the city,” he said.
The site's connectivity to surrounding areas, economic value, respect for heritage and culture, sustainability, liveability, tourism opportunities, design quality and opportunities to strengthen martitime, port and Antarctic interests were all listed as important to the community.
The Macquarie Point Shared Vision paper is expected for completion early next year and will inform the development framework for the area.

Hobart waterfront hopes to follow in Barangaroo's and Docklands' footsteps

SCA Property Group - the listed property offshoot of Woolworths - has entered into an agreement to buy a portfolio of seven neighbourhood shopping centres in Tasmania for $145.7 million. 
In making the announcement, SCA Property Group (SCP) said that the vendor had agreed to buy two of its centres for $22.1 million, as well as to subscribe for a $10 million placement of SCP units, at an issue price of $1.61 per unit.   
SCA also separately flagged that it would be disposing of five non-core assets for $53.6 million.
At $145.7 million, the acquisition price reflected a weighted average capitalisation rate of 8%. 
"The acquisition will enhance SCP's portfolio quality and income growth profile, and improve the diversification of the portfolio," said the company. 
The acquisition will be funded with proceeds from asset sale, a placement to the vendor and existing undrawn debt facilities.

SCA Property Group makes $145.7 million Tasmanian shopping centres portfolio purchase

Tasmania's Gagebrook, in Brighton local government area, takes out top prize as the cheapest city suburb for houses, with RP Data recently citing the median house price as $135,184 in their Spring Buyers Guide report. It's now <a href="/news">listed even lower</a> at $112,500.
With a gross indicative rental yield of 10.2%, due to a $215 cited median rent, it is an area that is surprisingly slow moving, taking 175 days on market on average for a home to exchange hands, and seeing a 9.2% vendor discount rate.
We have to take these statistics with a little bit of wariness when trying to judge the entire area - we saw just 13 properties transact in the last 12 months. Tim Lawless <a href="https://www.propertyobserver.com.au/trophy-homes/the-154-capital-city-suburbs-with-a-median-house-value-under-%24300000-and-gagebrook-tasmania-tops-the-list/2012020653265" target="_blank">previously noted</a> that these areas are often cheap for a reason.
Bound by Briggs Road and the Jordan River, its boundaries surround Herdsmans Cove and it neighbours Bridgewater. It is 20 to 25 kilometres from Hobart.
As one of the northern-most suburbs of Hobart, it previously was seen as a social housing area and certainly does appear to have a lower socio-economic demographic. Looking over to the 2011 census data we see that there are 1,567 people, with a median age of 24, and a median weekly income of $622, residents are mainly Australian or English with 45.2% working full time. The most common occupations included labourer (27.5%), community and personal service workers (16.7%) and technicians and trades (14.4%) closely followed by sales (14.1%).
The suburb was originally created as a broadacre public housing estate in the 1970s when concentrating public housing into one area was common and the social issues not yet readily identified. It has been noted as the most socio-economically disadvantaged area in Tasmania by the Australian Bureau of Statistics.
The vast majority of dwellings, at 95%, are separate houses (with 77.2% being three-bedders) and the majority are rented, at 71.2%.  Council <a href="https://www.brighton.tas.gov.au/images/stories/PDFs/Agendas_and_Minutes/Minutes/Ordinary_Council_Meeting/2013/OCM_Minutes_10-13_website.pdf" target="_blank">meeting minutes in October</a> refer to a resident asking to waive his fees for the planning and building of a shed on his property due to financial hardship, and the council decide to waive certain fees but not others for fear of setting a precedent. A 'Tip Shop' is discussed, where items that come from the tip that are saleable are then sold on to provide the council with more funds. Playgrounds are also a major source of discussion.
The <a href="https://griffithreview.com/edition-15-divided-nation/on-the-ground" target="_blank">Griffith Review</a>, discussing our divided nation, say that some of the issue is to do with the property boom that surged the prices up to their current state.
"The "new have nots" are already feeing the pinch, not least of windfall envy. This boom has placed home ownership out of the reach of many Tasmanians, including the majority of Bridgewater and Gagebrook locals who missed out when prices were lower," the article notes, pointing out that while house prices of around $150,000 may seem like peanuts to those on the mainland, those in the suburb might not quite see it that way with household income lows, unemployment highs and educational attainment below the Tasmanian average.
What is currently on the market in Gagebrook speaks volumes.

"Offered to our target group of Streets Ahead and Home Share," the agent advertises. The $120,000, three-bedroom, one-bathroom home appears to have undergone a recent cosmetical renovation.
Then there's <a href="https://www.realestate.com.au/property-house-tas-gagebrook-115198255" target="_blank">20 Tottenham Road</a> (pictured below) which also notes "Streets Ahead &amp; Home Share please apply 1st 30 days." This three-bedroom, one-bathroom house is advertised at $115,000.

And <a href="https://www.realestate.com.au/property-house-tas-gagebrook-113565283" target="_blank">28 Plymouth Road</a> (pictured below), advertised to investors and first home buyers, for $140,000 has four bedrooms and one bathroom.

Streets Ahead and Home Share are Tasmania's assistance to those trying to get onto the property ladder. Often, they are provided for sales of Housing Tasmania properties, which can be offered to Streets Ahead and Home Share eligible buyers first as seen in these advertisements.
It has been talked about on investment forums for the last few years, not always favourably, and it has cropped up in a <a href="https://www.commbank.com.au/personal/apply-online/download-printed-forms/Austrailas_best_investment_suburbs_report.pdf" target="_blank">Commonwealth Bank report</a> (in conjunction with RP Data) as having potential cash flow positive opportunities.
In the 2008 Tasmanian state budget, there was an announced urban renewal project, and there has been steady interest in this since 1996 with the Bridgewater/Gagebrook Urban Renewal Program (affectionately referred to as BURP). However, it's this gentrification question, and how quickly this may occur, that seems to be the 'wait and see' factor for many potential buyers.

A stroll through Australia's cheapest city suburb: Gagebrook, Tasmania

The Royal Automobile Club in Tasmania has swooped on a number of iconic regional tourism businesses in the state as part of its future long term growth strategy.

Among the assets purchased by the motoring group (known as RACT),  include Strahan Village, Gordon River Cruises, Freycinet Lodge, and the Cradle Mountain Chateau from the Federal Group.
The purchase is part of the motoring group's key business objective to diversify its operational activities. Tourism is one area it wants to expand in.
RACT chief executive Harvey Lennon said “our research tells us there is strong interest in RACT-branded operations and our tourism division will provide us with new opportunities to generate revenue from outside our Tasmanian demographic, including opportunities to market to around 7 million affiliated auto club members across Australia".

RACT swoops on iconic Tasmanian tourism assets

Tasmania’s Minister for Sustainable Transport Nick McKim announced today that the first stage of Hobart’s proposed light rail service would be extended to the Museum of Old and Modern Art, and will be named Riverline.
Real Estate Institute of Tasmania (REIT) president Adrian Kelly told Property Observer that “it will be fantastic – if they get it off the ground.”
Kelly added that the rail corridor is already present, flanking both residential and commercial areas. He believes the light rail will bring a much-needed efficient public transport system to Hobart, which is currently serviced by buses.
“For example, to catch a bus from a suburb called Brighton into the city, that would take at least 45 to 50 minutes. To jump on the light rail, it would probably not take more than 15 (minutes). The light rail service will also run through areas that would make it much easier for people to park and ride,” he said.
Stage one of Riverline is slated to have stops at Franklin Square, Moonah, Glenorchy and MONA, with potential stops at the Botanical Gardens and New Town. 
McKim believes the light rail will be a huge economic winner.
"For example, in Perth in Western Australia, property values have risen by up to 40 per cent in areas within 400 metres of light rail stations."
"The same academic report shows land values rose by up to 15 per cent as far as 800 metres from stations," he said.
However, Kelly thinks there will be “very slight price increases if a home is near a station”.
Conversely, Rick Abbott, Principal of Raine &amp; Horne Hobart, is skeptical about Riverline.
“Stuff's like that been floating down here but nobody believes any of it. When it becomes reality, I imagine it will have some effect on the property market,” he said.
McKim stated that the project has already entered the planning phase, which includes undertaking a strategic assessment of the wider benefits of the project, as well as evaluate funding and financing options.

Hobart to get new light rail

With first home buyer grants across the country now redirected towards new homes, Tasmania has taken it a step further than any other state or territory, offering $30,000 to quickly push up new home building activity.
With RP Data citing the median dwelling price in Hobart at $300,000, this is a subtantial portion on offer from the government, having previously been half this amount at $15,000.
Premier Lara Giddings, in announcing the new stimulus at a jobs forum, said that it is effective immediately, after a slower take up than expected of the previous grant of $8,000 under the First Home Builder Boost plus the $7,000 inital grant. The new incentive is $23,000 plus the $7,000 initial grant.
“The average cost of constructing a first home in Tasmania was around $234,000 in 2012-13 and this grant will make building an even more attractive proposition," Giddings said.
“Builders have told us that there has been a lot of interest from people wanting to build their first home, but they needed more time to accumulate a deposit," she said.
“That is why we have taken the decision to turbo-charge the incentive for people to build their first home, effectively paying the cost of a deposit on an average new home build."
She pointed to record low interest rates, affordable house and land packages, and a ramped up incentive as pointing to no better time to buy.
“I would encourage anyone who has been thinking about building or even buying a new home off the plan to think seriously about taking advantage of this offer," she said.
“Tasmania already offers a lifestyle that is second to none and it is now amongst the cheapest places in the country to realise the great Australian dream of building a new home," she continued.
The scheme, starting on November 7, will continue through until December 2014 with costs coming from the $24.5 million Tasmanian Jobs Package.
Since the announcement, Giddings has said that strong interest has already been reported.
Today, in a release regarding ABS figures around housing finance on the rise for first home buyers, she said this should further underpin the increase.
“It is pleasing to see an 18% annual increase the number of loans to first home buyers, proving that there is no better place in Australia to realise the dream of home ownership," Giddings said. “The supercharged $30,000 First Home Builders Boost will give a further adrenalin shot to the property sector while creating much needed jobs and activity in the building industry.”
