Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

State governments in Tasmania and Western Australia have introduced new stamp duty discounts aimed at encouraging the construction and purchase of new apartments and units.

These measures are part of broader efforts to increase housing density and provide more affordable housing options in regions where new construction has lagged behind demand.

In Tasmania, a 50 per cent stamp duty concession has been implemented for buyers of new apartments and units that are either off-the-plan or under construction.

The discount applies to properties valued at up to $750,000 and is available until June 30, 2026. This initiative is designed to support medium-density housing and make apartment living more accessible to Tasmanians.&nbsp;

The state government hopes that this will not only boost construction activity but also provide greater certainty for builders and developers by reducing financial risks associated with large-scale projects.

Western Australia has also introduced stamp duty exemptions and discounts to stimulate the new apartment market.&nbsp;

Buyers can benefit from a full stamp duty exemption on off-the-plan apartment purchases valued at up to $650,000 if the property is bought before construction begins.

For properties under construction, a 75 per cent stamp duty discount is available, also on purchases up to $650,000. Additional concessions are offered for homes worth up to $750,000.&nbsp;

The new policies reflect a growing recognition of the need to address housing affordability and supply issues, particularly in cities like Hobart and Launceston, where housing density remains low.&nbsp;

Although the Tasmanian housing market saw an 8.8 per cent increase in dwelling approvals in June, the state still trails significantly behind others.

The median Burnie rental rate of $190 a week is less than half the $455 a week median in Hobart, according to the latest Knight Frank/Residex data on Tasmania.
In Burnie, a renter could expect a house like <a href="https://www.realestate.com.au/property-house-tas-acton-415662996" target="_blank">71 Payne Street in Acton</a> (pictured below), for $230 per week.

In Hobart, at the median weekly rental rate of $455, a renter might secure <a href="https://www.realestate.com.au/property-house-tas-sandy+bay-414978087" target="_blank">18 Princes St in Sandy Bay</a> (pictured below). The three bedroom Federation house has floorboards throughout cost landlords $508,000 in 2009, and if they find a renter at its asking rate, it will yield 4.7%.

At Launceston, the median weekly rental rate is $320, the asking rent for this Youngtown house. Located at <a href="https://www.realestate.com.au/property-house-tas-youngtown-415649599" target="_blank">93 Poplar Parade</a> (pictured below), the three bedroom brick home has a flat backyard and a garage.

The landlords paid $255,000 for the investment property in October 2013. It will yield 6.5% if it's rented at its advertised price.
Rents have been gradually increasing across Tasmania since 2006, according to the research.
The priciest rental on the apple isle that Property Observer could find was a <a href="https://www.realestate.com.au/property-house-tas-sandy+bay-409136031" target="_blank">Sandy Bay holiday rental</a> (pictured below), which is available from $1,820 per week in the low season, and $2,450 per week in the high season.

Burnie rentals less than half Hobart: Knight Frank/Residex

Buoyant property market conditions do not always mean that all sectors of the property market are performing well according to quarterly rental data released by CoreLogic RP Data research analyst and report author Cameron Kusher.   Kusher said: “With new housing supply increasing and investor purchasing at record highs we have seen a significant slowdown in the rate of rental growth over the past couple of years and we expect this trend to continue over the coming year."   CoreLogic RP Data's Quarterly Rental Review results are showing that over the first quarter of 2015, national house and unit rental rates increased by just 1.3% while advertised weekly house and unit rents have risen 1.2% at a combined capital city level over the three months to the end of March 2015.

Launceston house and units rents going backwards: Corelogic RP Data

The Hobart housing market will consolidate its performance of 2014 with moderate prices growth expected through 2015, according to the Domain Group senior economist, Andrew Wilson.
Hobart has recorded prices growth over the last two years following a subdued period of buyer activity. The impact of lower interest rates since 2012 has been offset by an underperforming local economy that remains the worst performer of all the capitals. Recent signs, however, are positive with the local housing market recording strong growth over the December quarter.

Hobart recorded moderate price growth of just 2.1% over 2014 following the previous year’s 5% result.
This years lower interest rates will feed into buyer confidence and add to the prospects of rising buyer activity. Hobart’s median house price is set to increase by between 3 and 5% through 2015.

Best performers will be the budget and middle price market sections and regions with value perceptions from subdued prices growth over recent years driving increased changeover buyer activity.

Budget Hobart houses will be the city's best 2015 performers: Domain Group

Brightside House, a 1906 art nouveau Tasmania property, has been listed with $750,000 plus hopes.
It was built by orchardist Charles Wilis Fysh, the son of Sir Phillip Oakley Fysh, Premier of Tasmania between 1877 and 1878. The politician was postmaster general,<a href="https://adb.anu.edu.au/biography/fysh-sir-philip-oakley-6262" target="_blank"> both at state and federal levels</a>. 
Overlooking the Derwent Valley, the house with wrap around verandah sits on its one hectare lot at Glenfern, not far from New Norfolk.

Pressed tin ceilings in every room at Tasmania's 1906 Brightside homestead

Almost a third of Hobart house sales came in under the $300,000 mark in the December quarter, according to the Real Estate Institute of Tasmania.
An even greater proportion of house sales were sub-$300,000 in Launceston: <a href="/news/tas/31-of-hobart-house-sales-below-300-000-is-the-apple-isle-ripe-for-investor-harvesting">58% against Hobart's 31%</a>.
Hobart was also the surprise standout for December, with CoreLogic RP Data recording 1.6% price growth for the month - the second highest result of any capital city.
But does Australia's cheapest capital city actually offer strong prospects for investors?
Property Observer looks at three Hobart rental properties which cost less than $300,000. All were purchased in the past two years.
<a href="https://www.realestate.com.au/property-house-tas-blackmans+bay-414817411" target="_blank">34 Tingira Road in Blackmans Bay</a> is an investment property currently available to rent at $335 per week. The owners paid $290,000 in March 2013, with the vendors paying $87,000 in 1992  – meaning the home's value increased more than threefold in their 20 years of ownership.

If the renovated two bedroom house is rented at $335, it will reflect a rental yield of 6%. The house has built in robes in both of the bedrooms, open plan living and kitchen area, a separate bungalow and water views from the front deck.
Further out – roughly 45 minutes from Hobart's centre – is <a href="https://www.realestate.com.au/property-house-tas-cygnet-414968919" target="_blank">5 Solly Court in Cygnet</a>. The western red cedar has three bedrooms over its two storeys, and cost its investor owners $220,000 in 2014.

5 Solly Court It's available now for $270 per week – offering a rental yield of 6.4% if secured.
<a href="https://www.realestate.com.au/property-house-tas-kingston-118814267" target="_blank">14 Alfreds Garden in Kingston</a> cost buyers $260,000 in January. The two bedroom house, built in 2003, was rented out by the vendors in 2013, with an advertised rent of $310 per week. At that same rental rate and its current price, 14 Alfreds Garden would yield 6.2%.

How cheap is Hobart? Three investor picks under $300,000

The Real Estate Institute of Tasmania (REIT) has released its December Quarter Property Report revealing both an increase in house sales volume and the median house prices for the quarter.
REIT president Tony Collidge said the median house price for Tasmania saw a 4.5% increase for the quarter to $315,000, the highest median house price recorded since December 2010 when the state’s median house price peaked at $320,000.
The report also revealed a slight increase in house sales volume across the state up 3.1% on the previous quarter.
Hobart’s median remained steady for the quarter at $360,00. Launceston’s median house price rose 7.2% for the quarter, a 3.3% increase on December 2013.

Nine municipalities had a median price higher than the state median. These were Clarence ($370,000), Hobart ($475,000), Huon Valley ($349,000), Kentish ($333,500), Kingborough ($395,000), Latrobe ($344,500), Meander Valley ($320,000), Sorell ($325,000) and the Southern Midlands ($340,000).
“Breaking these figures down into regions, we can report that house sales in Hobart increased for both the quarter and the year, up 11.2% and 2.4% respectively," said Collidge.
“Launceston house sales were also up, recording a 5.1% increase for the quarter, while the North-West centres bucked the trend, reporting an 11.5 decrease for the quarter.”

Collidge said whilst increases in median house prices were observed across most of the state, the price distribution of sales differed significantly.
“Hobart saw 31% of all house sales occur below the $300,000 price point, while 59% occurred between the $300,001 and $600,000 bracket, and 10% of sales came in above that price, which included 10 sales up to and above $1 million dollars,” he said.
“While in Launceston, 58% of the quarter’s sales were recorded below $300,000, 40% between $300,001 and $600,000, while only 2 two% of all houses sold were above this price point.
“In contrast, the North West Centres saw 76% of all house sales occur below $300,000 and the remaining 24% fell into the bracket of $300,001 - $600,000."
“It’s interesting to note the appearance of a wide range of regional areas in Tasmania making it onto the list of locations with higher median house prices compared to the state average.
“The removal of the First Home Owners Grant on 1 July for purchasers buying established dwellings, resulted in a marked decrease in house purchases from first home buyers, with sales from this market segment dropping from 17%, to now sit at 13% of all house sales.
“Second home buyers picked up the 4% loss in first home buyers and continue to hold over half the market, accounting for 57% of house sales and a median house purchase price of $330,000.
“The report also revealed that 10 percent of sales occurred to overseas purchases while interstate buyers remained steady at 15% for the quarter.”

31% of Hobart house sales below $300,000: Is the Apple Isle ripe for investor harvesting?

Ninth Island, an island in Bass Strait off Tasmania, has been listed for sale, with the marketing aimed at Chinese buyers. Its price estimate is about $500,000.

It is not the vineyard that looks towards the island, but has been listed by the same owners, Kreglinger Australia.
The vineyard and label are not for sale.
About 1.3 kilometres long, 550 metres wide, the 16 hectare island is part of the Waterhouse Island Group, lying 11.7 kilometres from the north-eastern coast of Tasmania. 
It is partly privately owned and has been badly affected in the past by grazing and frequent fires, but home to a large mutton bird rookery.
In July 1995 the MV Iron Baron oil spill killed between 2,000 and 6,000 little penguins. 
An earlier maritime incident was <a href="https://oceans1.customer.netspace.net.au/tas-main" target="_blank">Sheerwater</a>, captained by the grandfather of the Crown Princess of Denmark, and native Tasmanian, Mary Donaldson. 
It was 1962 when Captain Peter Donaldson was on voyage from Bass Strait Islands, Tasmania with a cargo of livestock and a crew of five, when she was lost off Ninth Island, Bass Strait. From Whitemark for Launceston via Badger Island with sheep, it was wrecked on a reef just off Ninth Island on 23 August 1962. The crew were saved, but sheep were not so fortunate.  
"This picturesque island is eponymous to Tasmania's leading quality pinot noir brand as the Ninth Island brand take their name from this island as it is viewed from the vineyards," the ad says.
The marketing says it is just a short helicopter flight from mainland Tasmania.

Tasmania's Ninth Island being marketed to Chinese buyers

Unit prices in Hobart took the biggest dive of those in any Australian capital city over the November quarter, according to CoreLogic RP Data.
The Tasmanian capital's unit values fell by 5.7%. They're the cheapest capital city units in the country, with a median price of $247,000. A buyer in Sydney can expect to pay more than double that for an apartment.

The five most expensive suburbs to rent a unit in Tasmania

Rental changes have been introduced in Tasmania, commencing today, with more potentially to come down the track.
The changes are set to introduce the country's first minimum standards for rentals, and other state and territory tenants’ unions are pushing for similar standards to be implemented elsewhere.
In Tasmania, rent can now only be increased every 12 months, where previously it could be done so every six months.
Rental properties are now required to be advertised and offered at a fixed price, with “Rent bidding and price bands for rent are no longer allowed.”
The new introduced changes to Residential Tenancy Law include some differences in notice periods, changes to the Residential Tenancy Commissioner’s role, minimum standards for premises, clarification about definitions and several provisions that are social housing specific. 
This now applies to all agreements with tenants signed from today and onwards. Those who signed prior to today will not see the changes apply until the next lease agreement is signed.
However, two changes apply to everyone – a provision allowing the changing of locks and devices where the tenant is the subject of a family violence order, and a provision stating that tenancy ceases on the death of the tenant.
Notes indicate that several minor changes relating to minimum standards and photographs will be put to Parliament before 2015.
The Residential Tenancy Commissioner now handles cases in which the tenant believes a rent increase has been excessive.
The changes also include clarification that owners should repair or replace tap washers, light globes and light tubes that are reasonably inaccessible, while tenants should replace light globes that are accessible.
