Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Iwan Sunito secures approval for $1.9 billion Five Dock mixed-use precinct

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

State governments in Tasmania and Western Australia have introduced new stamp duty discounts aimed at encouraging the construction and purchase of new apartments and units.

These measures are part of broader efforts to increase housing density and provide more affordable housing options in regions where new construction has lagged behind demand.

In Tasmania, a 50 per cent stamp duty concession has been implemented for buyers of new apartments and units that are either off-the-plan or under construction.

The discount applies to properties valued at up to $750,000 and is available until June 30, 2026. This initiative is designed to support medium-density housing and make apartment living more accessible to Tasmanians.&nbsp;

The state government hopes that this will not only boost construction activity but also provide greater certainty for builders and developers by reducing financial risks associated with large-scale projects.

Western Australia has also introduced stamp duty exemptions and discounts to stimulate the new apartment market.&nbsp;

Buyers can benefit from a full stamp duty exemption on off-the-plan apartment purchases valued at up to $650,000 if the property is bought before construction begins.

For properties under construction, a 75 per cent stamp duty discount is available, also on purchases up to $650,000. Additional concessions are offered for homes worth up to $750,000.&nbsp;

The new policies reflect a growing recognition of the need to address housing affordability and supply issues, particularly in cities like Hobart and Launceston, where housing density remains low.&nbsp;

Although the Tasmanian housing market saw an 8.8 per cent increase in dwelling approvals in June, the state still trails significantly behind others.

The effectiveness of these discounts in driving new apartment construction will depend not only on buyer uptake, but also on the willingness of local governments to approve higher-density developments, a process that has historically faced challenges in Tasmania.

Within the greater Hobart region the suburbs worth watching are Moonah, Glenorchy and Berriedale which are all suburbs within a 15 kilometre drive of the Hobart CBD, according to HTW’s February 2017 update.
The valuation firm says within the $300,000 to $400,000 range, a larger family home can be purchased in these areas consisting of three to four bedrooms and in most cases being constructed of brick veneer with lockup garages.
The size of the houses within this price range would be between 140 and 240 square metres and the land size would range from 500 to 900 square metres.
Kingston is another suburb worth watching throughout the year.
Kingston is located on the southern outskirts of Hobart in the fast growing municipality of Kingborough.
While residents of Kingston have a longer commute to the city, it is a fast growing, well-serviced suburb located between Hobart and the Huon Valley.
The median sale price based on recent sales in this suburb was $388,000.
For this price in Kingston you could expect to purchase an older style 160 square metre home on just under 700 square metres of land.

HTW's top Hobart property hotspots to watch in 2017

Hobart is on track to be Australia’s best performing capital city property market in 2017 with the city boasting the tightest vacancy rates in the country, a more controlled housing supply pipeline and increased migration and tourism, according to HTW’s February 2017 update.
The valuation firm says buyer’s agents have reported an increased interest in the property market throughout the greater Hobart region and have observed first hand growth of 8% to 10% from January to December 2016.
Some of the buyer’s agents are predicting buyer activity further intensifying and forcing stronger growth throughout 2017.
The strong population growth in Tasmania has been suggested to be the main driver behind the performance of the Hobart housing market.
“Should the increased interstate migration and booming tourism levels continue we believe this will continue to create stronger growth throughout not only 2017 but also for the next few years,” HTW says.
HTW suggests that due to the increase in tourism throughout the state, many investors are purchasing properties to be used for short term holiday accommodation as they are able to offer competitive accommodation rates which in some cases offer a greater return compared to long-term rental accommodation.
“Many local real estate agents throughout the greater Hobart region have reported a shortage of stock which is driving shorter selling periods and higher sale prices as demand continues to outweigh supply,” the report says.
“2017 may be the year we see an increase in properties going to auction due to many properties having multiple offers only a few days after being listed.
“Taking properties to auction may increase the sales price achieved as it will allow further time for interested parties to discuss their options prior to rushing in with an offer in fear of missing out had the property not been offered for auction.
“Throughout the greater Hobart and Launceston regions centrally located suburbs that contain a good range of facilities, larger infrastructure such as shopping centres, educational and health institutions and public transport tend to be popular with renters and purchasers alike and are viewed as having the best capital growth potential.”

Burnie ranks as cheapest Tasmanian unit locality: Investar

Within the greater Hobart region, the most favoured price point among buyers at present is within the $300,000 to $400,000 range.
The majority of these sales come from the middle Hobart suburbs, according to Herron Todd White’s latest monthly market report.
The property advisory firm says that home buyers at this price point in these mid suburbs include up-graders and downsizers along with some investors.
The majority of recent sales and listings within this price bracket came from Howrah, Kingston, Lutana and Moonah, all of which are within a 15 kilometre radius of Hobart’s centre.
"Within this price range in Howrah you would typically be able to purchase a smaller sized, approximately 125 square metres of living area, modern home or a larger (from 175 square metres) older style home," the report said.
"In Kingston, to the south west of Hobart and the most rapidly growing area within the greater Hobart region, you can expect to pick up an older style home offering 140 to 180 square metres of living area for between $350,000 and $400,000.
"For those who prefer unit living, in Kingston for between $300,000 and $350,000, a two to three bedroom unit with a living area of around 100 to 130 square metres can be purchased within one of the newer subdivisions."
The $300,000 to $400,000 range is mostly favoured throughout Moonah and Lutana due to the attractive rental return for investors.
Typically an older style, three or four bedroom home in original condition can be purchased at around $350,000 and could be expected to achieve a gross yield between 4.5% to 6%.
One example would be a three bedroom home at <a href="https://www.realestate.com.au/property-house-tas-moonah-123751390" target="_blank">4 Clifford Street</a> (pictured above) that has been for sale for $335,000.
In the north of the state the most favoured price point among buyers appears to be within the $250,000 to $350,000 price range. South Launceston, West Launceston, Newstead and Invermay have recorded multiple sales within the past few months in this price range.
An older style, renovated home offering between 100 and 150 square metres of living area in west or south Launceston can be picked up within this $250,000 to $350,000 bracket. For the same price range in Newstead you can get an older style home in original condition with a living area ranging between 120 and 180 square metres. All of these suburbs are within two to four kilometres of Launceston’s centre.
The north and north-west of the state have a similar demographic of purchasers within their respective favoured buyer price points. Second home buyers appear to be in the majority and are either upsizing or downsizing.
North-west Tasmania is seeing a favoured price point within the $200,000 to $300,000 range. Devonport, East Devonport, Sheffield and Port Sorell have had a relatively stronger presence for both sales and listings.
Recently in Devonport and East Devonport purchases of modern or renovated homes that offer 125 to 200 square metres of living area have been made within this price bracket.
Both the north and north-west of the state paint a similar picture for investors as that of the south with gross yields of between 5% to 6% being achieved.
Throughout Tasmania the slowest price point appears to be within the $100,000 to $170,000 range.
The majority of properties within this range in the south can be found in Clarendon Vale, Bridgewater, and Gagebrook all of which are within approximately 30 kilometres or a 30 minute commute to the Hobart CBD, the report said.
These properties are mostly single level, brick veneer, three bedroom, one bathroom houses ranging from 90 to 120 square metres of living area and were previously state housing.
Buyers within this range are often investors looking for a strong rental return with rents ranging between $200 and $300 per week. Many of these homes require repairs prior to being made available for rent.
"Due to required repairs these homes generally have extended selling periods and do not appear to be in strong demand," HTW advised.
"Rocherlea and Waverley are suburbs in the north where similar types of properties are available for purchase but demand is likewise limited.
"While these suburbs offer low barriers of entry and good gross yields for investors their potential for future capital growth should also be considered,\."

Attractive rental returns draw Tasmanian investors to Moonah and Lutana: HTW

Some 9.6% of Hobart houses and 14.5% of units resold over the June 2016 quarter were at a loss, according to the latest CoreLogic Pain and Gain report. 
The CoreLogic report compares the most recent sale price to the previous sale price in order to determine whether the property sold at a gross profit or gross loss.
Both property types recorded an increase over the quarter, however year on year there's some joy – 13.5% of Hobart homes resold over the June 2015 quarter were at a loss.
The Hobart metropolitian council regions with the highest proportion of loss making resales over the quarter were: Brighton (18.2%), Derwent Valley (17.4%) and Sorell (15.0%).

Mornington takes the equal top spot as Hobart's 2016/2017 hotspot for investing in houses with an expected increase of four percent over the next 12 months.
Mornington's current median price is $300,000, according to APM, in their forecast developed by APM senior economist, Dr Andrew Wilson.

Similarly a four bedroom house was recently sold at <a href="https://www.realestate.com.au/sold/property-house-tas-mornington-121388966" target="_blank">496 Cambridge Road</a> (above) for $380,000, which is $80,000 more than the median price.
The Smart Investor magazine, published by Fairfax Media, ranked Blackmans Bay and North Hobart as equal best hotspot.

Mornington ranked the 2017 hotspot for Hobart houses

With Sydney and Melbourne slowing, where do you think the next property hotspot could be? Hobart?
Few analysts would take this suggestion seriously, but researcher John Lindeman has come up with the numbers to back the idea.
"With only 2 percent of the nation’s population, a sluggish economy, high unemployment and social issues, especially in the northern cites. Yet look at what took place back in 2004, after the last big housing boom in Sydney and Melbourne had cooled down."
"Where did all the investors go to buy? In Hobart, and according to official ABS housing data, house prices there jumped by 50 percent in one year."

John Lindeman says that Hobart’s median house price in 2003 was just one third that of Sydney, but after the boom year, it had risen to half. And where is it right now? Back to one third of Sydney’s median house price again. 
"Of course, history doesn’t repeat itself, because the conditions are always different, but there is another way to check the potential for a Hobart housing boom, and that is by using our patented predictive methodology, which enables us to produce these pie charts showing the type of house market in each of Tasmania’s suburbs and towns a year ago, right now and the predicted change over the next year."

The legend indicates what the colour of each type of market means, with prices rising strongly in a “boom” market, falling heavily in a “stressed” market, and the other types performing in between these extremes, so that a “neutral” market indicates no price change.
The pie charts tell an interesting story – they reveal that one year ago, a third of Tasmania’s suburbs and towns had seller or boom types of markets and this has now grown to more than half, but even more significantly, the number of suburbs with growth is expected to include two thirds of the total during the forecast period, and one third will be boom markets.
Most of the current and predicted boom markets are in Hobart, and even though Launceston is not showing any signs of growth potential as yet, rises in price are expected to extend there as well over the next year or two. Hobart has a shortage of housing, it’s a city which is attractive and affordable for retirees and offers positive cash flow opportunities to investors. Ten years of little to no growth are set to end as mainland investors turn their sights to Tasmania.
Simon Pressley of <a href="https://www.propertyology.com.au/">www.propertyology.com.au</a> is also betting on Hobart. “If we draw a line in the sand right now and cast our minds forward three years, of Australia’s eight capital city property markets my money is on Hobart being Australia’s best performer!" 
"While other so-called experts were berating Tasmania’s basket-case economy, Propertyology gave Hobart our official green-light back in April 2014," he adds.

Hobart could be the next property hotspot: John Lindeman

The volume of house sales across Tasmania increased by 12.1% over the March quarter, according to the Real Estate Institute of Tasmania (REIT).
In the March quarter, 1,622 Tasmanian houses sold. The result is the highest seen in Tasmania since the March quarter of 2010, when 1,658 houses sold. REIT president Tony Collidge claims the quarterly results show many markets in Tasmania have bottomed out.
The 1,622 houses sold with a median price of $310,000, with prices highest in Hobart's inner ring, which recorded a median price of $548,000.
In West Hobart, the <a href="https://www.realestateview.com.au/Real-Estate/west-hobart/Property-Details-sold-residential-8471530" target="_blank">Federation home</a> pictured below sold for $548,000 in March this year.

The four bedroom double brick home is on a 600 square metre plot and is located close to various schools and public transport.
Vendors are taking offers over $530,000 for this <a href="https://www.realestateview.com.au/Real-Estate/318-murray-street-north-hobart/Property-Details-buy-residential-3777505">double storey brick home</a>. It has been renovated, and has four bedrooms, with both formal and informal living areas.

Launceston house sale volumes rose by a greater proportion in the quarter, at 15.3%, than in Hobart, where the number of house sales increased by 7%.
Across Tasmania, the median house price was down 1.6% for the quarter, but up 1.6% annually.
Collidge said investor activity had increased over the three months to March, with 261 sales to investors.
"These investor figures are up 2% to 16% of all buyers, with a median house purchase price of $242,000," said Collidge.
"Likewise mainland buyers increased to 17% of all sales, whilst sales to foreign purchasers remained at 1%.
"These figures are indicative of the Melbourne and Sydney markets being near the top of their run, with many mainland investors looking for other destinations to invest, and the positive signs within our property market, good returns, low vacancy rates, and a turnaround in activity have made Tasmania an area worth considering."
The REIT recorded the strongest rates of first home buyer sales in the North West Coast and Launceston. Over the quarter, 19 Tasmanian homes sold for over $1 million.
