A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Chevron Island's street party, It’s ON ChevrON, is back for its latest installment.

The annual street celebration is set to take place on Sunday, 28th July 2024, on the main street of Thomas Drive.

St Lucia has long been one of Brisbane's premier riverfront suburbs.

The sought-after suburb, named after the West Indian island, is well known for its leafy streets, the Brisbane Botanic Garden, and the main campus for the University of Queensland.

As it's grown from its origins as a cotton farming district, significant riverside development has grown with it.&nbsp;One market that's been missed however is the growing market frequently being called the "missing middle".

‘Reverse sea changers’ are returning to Brisbane as the city’s vibrant culture, food and lifestyle offering comes of age.

Luxury apartment developer and hotel operator, KTQ Group, has cleared the final hurdle in its Kirra Beach Hotel redevelopment project.

A court appeal to stop the development of a further three buildings in the transformative project has recently been dismissed, paving the way for more apartments above a slew of new retail and services spaces in the sought-after surf mecca.

Following the first stage completion of Miles Residences, which recently settled, Peggy Flannery's&nbsp;<a href="/developers/ktq-group">KTQ Group</a> will now push on with another 16-level building with 116 apartments, a 13-level building with 87 apartments, and a seven-level hotel with 92 rooms.

&nbsp;

The development will also feature food and drink outlets, shops, offices, health care services, service industries, and indoor sports and recreation facilities.

<a href="/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">Miles Residences</a>&nbsp;was the first stage of the redevelopment that was released to the market in late 2020. It witnessed overwhelming demand, with all apartments sold within a few months. The success prompted the expedited construction of Miles Residences, alongside the replacement of the original Kirra Beach Hotel with a new pub and pavilion.

Other revisions to the initial 2022 plans include the removal of building four, the introduction of indoor sport and recreation facilities, design changes, and height increases for smaller buildings.

The development will be home to a total of 203 apartments and a 92-room hotel, with a notable shift towards fewer one-bedroom and more four-bedroom apartments compared to earlier proposals.

The final plans, designed by <a href="/architects/little-boat-projects">Little Boat Projects</a> with support from <a href="/architects/nettletontribe">Nettleton Tribe</a>, were approved following additional information on the noise impacts of the rooftop pool and bar area.&nbsp;

The rooftop area is designated for exclusive use by hotel guests and will not host live music events.

Sales are coming thick and fast at Siera Group's luxury Bilinga beachfront apartment development, Pipis.

The burgeoning developer, who is also delivering Tapestry on Chevron Island and is soon to launch a <a href="/new-apartments/exhale-surfers-paradise">new tower on Enderley Avenue</a>&nbsp;just off Northcliffe Beach, has seen a huge uptake from both local and interstate buyers at Pipis, on the quiet strip of sand just north of Kirra.

Around 65 per cent of the buyers so far have been from the Gold Coast and Brisbane, a mix of owner-occupiers, downsizers and investors, while 35 per cent have come from interstate, more specifically outside of Sydney and Melbourne.

The main motivation of the buyers has been to find somewhere that allows them to live on the beach, to walk, swim and surf every day, but paired with a location that offered a more relaxed, slower-paced lifestyle compared to some of the busier Gold Coast beaches.

Pipis comprises just 19 luxury beachfront apartments,&nbsp;17 half-floor, three-bedroom apartments and two two-level penthouses with four bedrooms which will be released to the market later this year.

Designed by&nbsp;<a href="/architects/ellivo-architects">Ellivo Architecture</a>,&nbsp;<a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225" target="">Pipis</a>&nbsp;apartments boast spacious open floor plans spanning from 233 sqm to 314 sqm, with the kitchen, living, and dining areas flowing onto balconies overlooking the beach.

Pipis will be well connected to the Gold Coast, with the&nbsp;new light rail stop set to be just 300 metres away from&nbsp;<a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225" target="">Pipis</a>&nbsp;at Boyd Street.

Siera Group Managing Director Brent Thompson says that while people see the apartments as a home, they also see it as an investment.

"Some of our buyers its an investment as much as a lifestyle play," Thompson says.

"They see the opportunity where they can appreciate good capital growth over the next decade. Those properties are beocming rarer and rarer and baechfront sites are becoming harder to amalgamate."

Thompson says that not only do the apartments present good value compared to the southern states, they represent good value compared to the rest of the Gold Coast.

"When you look at the Tugun, Bilinga beachfront, we're able to deliver 300 sqm apartments for around $15,000 per square metre. Anywhere else that's absolute beachfront on the Gold Coast, like Main Beach, it's more like $25,000 a metre. It's an&nbsp;amazing value proposition."

Pipis is under construction by LPS Group and is expected to be compelted by early-2025.

Siera Group's next development is on Enderley Avenue where they will launch 54 apartments designed by BDA Architecture in the coming months.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

Thompson believes the majority of buyers at Enderley will be local downsizers.

"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity," Thompon says.

Local and interstate buyers drive Pipis Bilinga apartments to 75% sold

It might still be eight years out from the 2032 Brisbane Summer Olympics, but there seems to be no end to the boom occurring in both Brisbane's house and unit markets.

Brisbane's unit market is on track to grow over 20 per cent in 2024, based on the performance in the first six months of the year.

June marked another 1.8 per cent value jump in units, taking the value increase up to 10.3 per cent year to date, CoreLogic's latest monthly Home Value Index showed. It's the second best performing unit market in the country this year, only behind Perth (+13.7 per cent).

Brisbane's median unit value is now $622,000. The staggering price growth has seen Brisbane unit values overtake both Melbourne and Canberra to be the second most expensive unit market in the country, only behind Sydney.

There are very few developers actively in market, and those that are are focusing on the high-end, luxury developments that might only comprise a handful of apartments.

That's pushing supply to historic lows, while demand continues to swell due to the relative affordability compared to Sydney, and the prospect of further price growth given the billions of dollars of infrastructure projects underway ahead of the 2032 Brisbane Summer Olympics.

One developer able to move ahead with their project is the Sydney-based <a href="/developers/sarazin">Sarazin</a>. They've appointed Hutchinson's to build their <a href="/developments/woolloongabba-qld-4102">Woolloongabba</a> apartment development, <a href="/new-apartments/murcia-residences-east-brisbane-9-overend-street-east-brisbane">Murcia Residences</a>.

Murcia Residences, named after its design influence of the Spanish city, comprises 186 one, two, three, and four-bedroom apartments with open-plan living spaces that integrate indoor and outdoor areas.&nbsp;

Crowning the development will be an infinity pool, accompanied by private poolside cabanas and sun lounges.

Murcia will sit just 500 metres away from the new Cross River Rail Station, slated for completion in early 2025, with the convenient transportation hub set to connect residents to the rest of the city.

There were two notable development applications submitted in June, both in&nbsp;<a href="/developments/newstead-qld-4006">Newstead</a>.

Luxury developer <a href="/developers/fortis" target="">Fortis</a>&nbsp;has tinkered again with their commercial deveopment on Kyabra Street. When they acquired the site in early 2022 when it came with approval for an 11-level timber officer tower.

In February they sought to change the design of the building to create something more in keeping with local architecture.&nbsp;Now those plans are likely to be moot, given the recently submitted plans for a <a href="/architects/bureauproberts">bureau^proberts</a>-designed building with 65 apartments.

The architecture firm suggested in the planning documents that the new proposal better aligns with changing market conditions and the local architectural context.

The new 22-level tower will now house a mix of 54 two-bedroom and 11 three-bedroom apartments.

Jonathan Leishman’s Churchill Development Group is also seeking to add some much needed supply to the Brisbane market, submitted plans for a mixed-use development fronting Breakfast Creek Road.

Dubbed Breakfast Creek Quarter, the proposal aims to transform a 6778-square-metre site into a vibrant residential and commercial precinct.

Designed by&nbsp;<a href="/architects/mas-architecture-studio">MAS Architecture Studio</a>, Breakfast Creek Quarter will comprise three towers rising 23, 26, and 28 levels with a total of 752 apartments. Around 80 per cent of the apartments are designated as build-to-rent.&nbsp;

The tallest tower however will feature 164 build-to-sell apartments.

At the ground level, the plan includes an activated laneway and a landscaped civic plaza facing Breakfast Creek Road, envisioned as an extension of Newstead Park, designed to enhance interaction with the streetscape.&nbsp;

Buyers have dived into Southport’s new $650 million <a href="/new-apartments/regal-residences-imperial-square-59-73-meron-street-southport">Monarch Place</a> with more than $40 million in sales achieved since its release to the market less than a week ago.

Owner occupiers and downsizers make up the largest cohort of buyers in the second stage of Robert Badalotti’s $3.8 billion Imperial Square development in the city’s CBD.

Sales flurry at Monarch Place in Southport's $3.8 billion Imperial Square development

Sydney-based developer Sammut Group is continuing its success on its debut Gold Coast project COAST, with the final apartments released to the market.&nbsp;

The remaining apartments present the last chance to secure a residence off the plan inside the prestigious <a href="/new-apartments/coast-surfers-paradise-43-garfield-terrace-surfers-paradise">COAST</a> tower, where only nine apartments now remain for sale.&nbsp;

Construction progress is expected to drive the final sales push on the 37-storey luxury tower, which occupies an absolute beachfront site on Garfield Terrace in the exclusive Northcliffe precinct of <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>.

Announcing the developer’s final release, <a href="/developers/sammut-developments">Sammut Group</a> Managing Director Allen Sammut said the construction program was moving full steam ahead.&nbsp;

“The basements and ground floor are completed, so to be out of the ground now is a huge boost of certainty and confidence for our buyers in a market where most developers are struggling to secure a builder,” Sammut said.

“In the coming months, the four podium levels that house the amenities will be finished and the tower will start. Our intention from there is to pour a floor every four to five days.”

Construction giant <a href="/builders/multiplex">Multiplex</a> has been tasked with bringing to fruition the $250 million project which will see 52 residences delivered over 37 levels, with four levels of resort-style amenities including two pools, a sunset bar and lounge, and extensive wellness and fitness facilities.

Multiplex Regional Manager Glenn Robinson said COAST promised a high-end development for the Gold Coast beachfront.

“Multiplex has been involved in luxury developments in Southeast Queensland for probably 35 years and COAST stands out as a very high-end, luxury residential development,” Robinson said.

“I think everyone who works on it will get a buzz out of the final product.”

The current timeline would see COAST finalised in the first quarter of 2026, making it among the first new development to be completed on the Northcliffe strip halfway between Broadbeach and Surfers Paradise.

Kollosche has been engaged to market the newly released apartments, which include beachfront half floors priced from $6.15 million and offering 287 sqm with three ensuite bedrooms, a multi-purpose room, powder room and balconies.

The full-floor beachfront apartments offer a sprawling 578 sqm – the largest available off the plan on Garfield Terrace – and include four ensuite bedrooms, two powder rooms, a multi-purpose room, an entertainment quarter and 143 sqm of external area.&nbsp;

Generous balconies and floor-to-ceiling glazing take full advantage of the absolute beachfront location, capturing coveted Pacific Ocean panoramas and a 360-degree vista of the Gold Coast.

No residential neighbours are permitted on the north and south aspects as the building is flanked by a park to the south and Northcliffe Surf Club to the north, meaning the coastal views and privacy are protected.&nbsp;
