A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Morris Property Group launch half-floor apartments at Malo Broadbeach

Harry Triguboff's love affair with Surfers Paradise is showing no sign of waivering.

His apartment development giant, Meriton, has filed plans for yet another soaring tower on the Surfers Paradisde beachfront, its fourth in as many years.

The new development, Meriton Shore, at 126 Esplanade Surfers Paradise, takes its name from the 52-year-old high-rise, The Shore, which currently sits on the vast 3,460 sqm site along with The Dolphins boutique apartment block and several high-street retail spaces.

Meriton Shore will have 519 one, two, three and four-bedroom apartments across a 73-level tower designed by Cottee Parker with landscaping by DBI.

The majority of the apartments will be located above a seven-level podium, which will be crowned by an indoor and outdoor amenity level. There will be an outdoor pool, with integrated spa and kids pool, as well barbecue facilties, a sauna, and an indoor pool. On the level below will be a gym and a lounge room.

he Town Planning Report from UPS said&nbsp;the proposal will contribute highly desirable outcomes for the subject site and the Light Rail Urban Renewal Area and urban neighbourhood in which it is located, through the high-quality architectural design, bespoke integration of landscape design outcomes and the mix of land use activities to invigorate the public realm around the site.

"The proximity of the site to the high-frequency light rail network represents an opportunity to bring forward substantial investment and renewal of the site to deliver upon the intent for Surfers Paradise and the Light Rail Urban Renewal Area to transition toward the highly-connected, compact, mixed-use environment that is envisaged both by the Council and State Government," UPS noted in its submission.

The 3,460 sqm site is less than 300&nbsp;metres from the under construction Iconica, 260 metres from Ocean that was completed in 2022, and 700 metres from the recently launched Cypress Palms, set back from the beach on Cypress Avenue.

The four developments total well over 2,000 apartments.

“In Sydney you talk to the city’s town planners and get a ‘take it or leave’ attitude," Triguboff said.

“That’s not the case on the Gold Coast and in Brisbane, where the planners and councils are fair and, if a rule clearly is wrong, they’ll change it.

“In other words, life’s a lot easier for me in Queensland.”

Malaysian conglomerate MRCB has secured a second development site on the Gold Coast, with the company laying the foundations to deliver a new project following on from its $500 million 26 Vista project in Surfers Paradise.

<a href="/developers/mrcb">MRCB</a> International, a wholly owned subsidiary of publicly listed urban property and infrastructure developer Malaysian Resources Corporation Berhad (MRCB), has secured a 1,743 sqm site at 20 Queen Street in Southport and has already engaged <a href="/architects/plus-architecture">Plus Architecture</a> to create a design that will take advantage of expansive Broadwater views and deliver a collection of apartments largely comprising one and two-bedroom.

Residents will also have access to a range of resort-style amenities including a recreation deck, pool, barbecue areas, sauna and gymnasium.

MRCB International Sales and Marketing Director, Kevin Zhang, said the&nbsp;Southport development is aimed at capitalising on the prime location.

“The north-facing apartments will have unobstructed views of Broadwater, while residents will also enjoy easy access to all the popular dining, entertainment and shopping precincts of the central Gold Coast right at their doorstep, with access to the light rail.”

MRCB International is working on its debut Gold Coast apartment development,&nbsp;<a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a>, a 51-level tower comprising six three-level townhouses and 275 apartments in the heart of <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>.

Remaining unsold apartments at 26 Vista currently start around $1.5 million, but most of the stock at <a href="/developments/southport-qld-4215?referrer=undefined">Southport</a> is expected to be well under this price point, catering to a wider audience of buyers looking for a central Gold Coast lifestyle.

Burgeoining South East Queensland developer, Mosaic Property Group, has finalized plans for its recently acquired Palm Beach beachfront apartment development.

Brook Monahan's Mosaic has submitted code assessable plans for a nine-level building designed by <a href="/architects/bureauproberts">bureau^proberts</a>. It will have 32 apartments on the 1,651 sqm site at&nbsp;<a href="/new-apartments/sophia-by-mosaic-1357-gold-coast-highway-palm-beach">1357 Gold Coast Highway, Palm Beach</a>, not far from Palm Beach State School.

It will replace a 1980s block of five apartments.

The new development will have a mix of seven two-bedroom and 25 three-bedroom apartments. The apartments will sit above two levels of basement parking for 67 cars. It will form part of Mosaic's Masterpiece Series of luxury new apartment developments.

Residents will have access to a communal open space on the second level that will feature a pool, lounge chairs, a sauna, a magnesium spa, and a gym across 225 sqm. A lobby will feature&nbsp;informal resident spaces, board rack storage, and parcel lockers.&nbsp;

The site will also offer direct beach access along its southern boundary, complete with an outdoor shower.

First look: Mosaic finalizes plans for next Gold Coast apartment development

Brisbane's supercharged property market is continuing its bull run in 2024.

If it wasn't for Perth, Brisbane would be the best performing capital city unit market in the country.&nbsp;

CoreLogic's Monthly Hedonic Index showed the value of Brisbane units, which incorporates both apartments and townhouses, rose 1.9 per cent in July.&nbsp;

So far in 2024, units in Brisbane are now 12.8 per cent higher than they started the year, taking the median value from $561,000 to $638,000, surpassing Melbourne and Canberra to become the second most expensive capital city unit market in the country.

CoreLogic Research Director, Tim Lawless, said available supply is a key factor explaining the diverse outcomes in housing growth trends.

“The number of homes for sale in Brisbane, Adelaide and Perth is more than 30 per cent below average for this time of the year, while weaker markets like Melbourne and Hobart are recording advertised supply well above average levels,” Lawless said.

<h2>What happened in Brisbane’s off the plan apartment market in July</h2>

<a href="/developers/sekisui-house-australia" target="">Sekisui House</a>&nbsp;Australia secured a $5.25 million sale of a penthouse atop Altura, one of its buildings in its $1 billion&nbsp;<a href="/developments/west-end-qld-4101">West End</a> masterplan, West Village.

They've seen a 'reverse sea changer' trend at&nbsp;<a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">West Village</a>, which is approaching its final tower release. The buyers,&nbsp;business owners Leo Nipperess and partner Brett Park, are coming from a large home on Sovereign Island.

Nipperess and Park were drawn to the expansive 368 sqm layout complete with multiple living and entertaining zones, five bedrooms, four bathrooms and multiple balconies, only 800m from the Brisbane CBD.

West End is also set for some more future supply with builder-developer Zen Group planning two&nbsp;"climate-responsive and contextually driven" apartment towers at <a href="/new-apartments/24-duncan-street-west-end">24 Duncan Street</a>, near Montague Markets.

Aurora on Depper presents an attractive opportunity, considering the scarcity of townhouses in the suburb and the competitive starting price of $1.55 million.

The builder-developer model isn't new.

Some of Queensland's best developers have been vertically integrated builder-developer for decades.

The challenging construction environment on the Gold Coast, characterized by a substantial increase in apartment projects since COVID-19, along with limited labor resources and rising costs for materials and labor, has led some developers to adjust their strategies to incorporate construction as part of their core service.

The likes of <a href="/developers/morris-property-group">Morris Property Group</a>&nbsp;and <a href="/developers/mosaic-property-group">Mosaic Property Group</a> have had their own building arm for years. They've created the blueprint that a lot of developers on the Gold Coast are looking toward.

<a href="/developers/siera">Siera Group</a>, who made the move from Brisbane to the Gold Coast a few years ago, has for a long time had construction in-house when building luxury townhouse developments across Brisbane's inner ring. They've now decided to do the same at <a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry on Chevron Island</a>.

<a href="/developers/marquee">Marquee</a> Development Partners have brought construction in-house for <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Bella Palm Beach</a>, as have <a href="/developers/iris-capital">Iris Capital</a> for its $1 billion Broadbeach development <a href="/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">Victoria &amp; Albert</a> and Steer Developments for its <a href="/new-apartments/c-te-palm-beach-3-thirteenth-avenue-palm-beach">COTE Palm Beach</a> project.

Antonio Mercuri, who heads up site amalgamation specialists GV Property Group, says a key point the team look for&nbsp;when selling a site is if the buyer (developer) has a genuine track record of finishing their projects.

“If you see a high or midrise under construction on the Gold Coast at the moment, chances are, they’re a builder-developer,” Mercuri says.

“It's been a trend in the past couple of years, and very much so in the past 12 months.

“There are so many builders collapsing in Queensland at the moment under that rising cost of construction, and that’s leaving limited competition in the market.&nbsp;It’s forcing a change and as a result, many developers have started building themselves. They’re the ones delivering on these projects - it’s no coincidence."

Mercuri says if someone is looking to buy off the plan, they should do&nbsp;their homework and check if they’re either a builder developer, or in the least, have a builder who they’ve worked alongside in the past.

“It’s devastating for a buyer who’s handed over a hard earned deposit, only to be told their apartment simply isn't being built.

“Ideally, the project goes up and their unit appreciates in value but that’s not always the case.”

The growing trend of the builder-developer, and why it impacts the Gold Coast off the plan apartment market more than most

Sydney-based Oracle Estates has submitted plans for a two-tower apartment project in Brisbane's Spring Hill.

The development at&nbsp;25 Fortescue Street will bring 252 apartments to the burgeoning&nbsp;<a href="/developments/spring-hill-qld-4000">Spring Hill</a>&nbsp;market. The development, at 25 Fortescue Street, will accommodate&nbsp;social and affordable housing.

Tower 1, dedicated to social housing, will rise 14 levels and include 115 apartments, with a mix of 74 one-bedroom, 39 two-bedroom, and two three-bedroom units.&nbsp;

Tower 2, focused on affordable housing, will reach 15 levels and contain 137 apartments, consisting of 24 studios, 73 one-bedroom, 38 two-bedroom, and two three-bedroom units.

The development will also feature 115 parking spaces distributed across two basement levels.

Designed by <a href="/architects/rothelowman">Rothelowman</a>, the architectural style of the development is described as a bold subtropical expression, characterised by order, rigour, and simplicity.

"The design seeks humility in its respect for the daily life of future residents. A clear focus on the way in which people will live within this place allows for an outcome that prioritises liveability, functionality, longevity and care; design enabling a simple way of life."

Symmetry and repetition in the building's plan and elevations contribute to a timeless aesthetic, while textured vertical panels and reflective glazing add to the building's visual appeal.

The development also includes a newly created laneway connecting Little Edward Street and Fortescue Street, serving as both a connective and communal space.

"The masterplan for the site seeks to create a sense of communal engagement. The newly created laneway acts as both a connective space but also a collective one."

This laneway will function as a lobby, play area, garden, work zone, and gathering space, fostering communal engagement and a sense of collective ownership among residents.

Commercial spaces along Little Edward Street,&nbsp;, likely cafes and restaurants, will enhance the street frontage.

Twin apartment towers pitched for Spring Hill

Brisbane's affluent suburb of Kangaroo Point is going through a development boom.

The riverside suburb immediately south of the Story Bridge is having its time in the sun, with several developers creating varying levels of density in the area.

The latest application is for a 22-level building at 51 Darragh Street which will home 65 apartments. Like most apartments being offered in <a href="/new-apartments/kangaroo-point-qld-4169">Kangaroo Point</a>, they are targeted at the owner-occupier. There are 58 three-bedroom apartments proposed and seven four-beds.

The apartment sizes on offer will be generous. Internally, the three-bedders start from 129 sqm, with a further 26 sqm balcony. The largest apartments span 239 sqm internally and have balconies as large as 67 sqm.

Each apartment is designed by <a href="/architects/peddle-thorp-architects">Peddle Thorp Architects</a> to offer significant river and city views, with a large, north-facing balcony providing ample outdoor living space, good shading in warmer months, and excellent solar access in winter.

Occupying a 1272 sqm site, the development dedicates over 73 per cent of its area to recreation and landscape spaces.&nbsp;

Ground level facilities include two tennis courts (one covered), a 25-metre lap pool, and shady lawns surrounded by deep planting areas and the retention of established hedges on the eastern and southern frontages.&nbsp;

These amenities are intended for both the development's residents and those living in the Dockside precinct.

A public through-site link will be provided via a stair and lift to access the tennis court and gym and a pergola designed to block views to the dock from the adjacent building.

There is also a small public coffee shop with external seating and a poolside bar table area enhancing the streetscape.

The rooftop offers another 600 sqm of recreation space. That includes a large swimming pool, covered lounge areas, a 'sunset lounge' with city views, a covered BBQ area with river views, a sunny play lawn, and an exercise area with an outdoor exercise lawn.&nbsp;

Kangaroo Point has been a hive of activity in the last 12 months.

<a href="/news/qld/pikos-property-group-changes-to-kangaroo-point-maroochydore-employment-hub-of-the-sunshine-coast">Pikos Group</a> relaunched Skye Residences, 69 luxury apartments across two buildings connected by a sky bridge on the corner of River Terrace and Main Street.

Pikos is also soon to launch <a href="/new-apartments/gaia-kangaroo-point-108-lambert-street-kangaroo-point">Gaia</a>, a further 215 apartments across three 15-level buildings at 108 Lambert Street. The development will also create a full acre of inner-city parklands.

More boutique developments have seen huge success recently. <a href="/new-apartments/sorano-house-kangaroo-point-12-hamilton-street-kangaroo-point">Sorano House</a>, on the dress circle Hamilton Street, recently <a href="/news/qld/sorano-house-kangaroo-point-penthouse-breaks-brisbane-record">smashed the price per square metre record</a> for Brisbane.

First look: Kangaroo Point apartment boom continues with new 22-level tower plans

Kokoda Property has provided the first glimpse into what life could look like as part of Brisbane’s largest private development, a $1.5 billion mixed-use precinct on the banks of Teneriffe.&nbsp;

Known as <a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe">Teneriffe Banks</a>, the next evolution of Brisbane City will provide a place to live, work, play and rejuvenate, spanning residential, hotel, commercial, and riverfront dining and retail.&nbsp;

Teneriffe Banks will comprise five unique buildings, The Interloom (North and South), The Ferry Building, The Store Houses (North and South) and within them, The Woven Lofts.&nbsp;

The Interloom North will be home to Brisbane’s first Kimpton Hotel, which will feature a 200-plus-seat signature restaurant and bar, spa with multiple treatment rooms, a fitness centre, large-scale multi-purpose meeting and event spaces, as well as an open-air Garden Terrace complete with infinity pool, and a rooftop bar with spectacular Brisbane city views.&nbsp;

The Ferry Building, adjacent to the iconic <a href="/developments/teneriffe-qld-4005">Teneriffe</a>&nbsp;Ferry Terminal, will feature expansive modernist homes with 3.6m ceiling heights, offering layouts that masterfully blend the neighbourhood character of the woolstores with modern craft.&nbsp;

Along Skyring Terrace, The Store Houses North and South will be home to modern warehouse residences known as The Woven Lofts, offering a contemporary interpretation of the iconic Teneriffe warehouse, inspired by the world’s best post-industrial homes.&nbsp;

Kokoda Property unveils Teneriffe Banks, $1.5 billion Brisbane River precinct

Developer Sarazin and tier-one construction firm Hutchinson Builders has signalled the start of construction of Woolloongabba's newest development, Murcia Residences.

Following tradition, Sarazin and Hutchies has officially turned the first earth at a sod-turning ceremony that has become a custom practice in the development industry.
