Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention back to the beach.

The developer, started 20 years ago by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success at Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms, whilst remaining compliant with the LMR controls.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

The design of the building incorporates a wave-like indentation running through the façade, referencing the nearby coastline and anchoring the building within its local context.

The scheme includes a mix of one-, two- and three-bedroom apartments, as well as a full-time building manager's office and wellness facilities including a sauna and a gym.

Full-height glazing runs across the primary living areas, and where the building faces east toward the ocean, those walls of glass are doing real work: framing a view corridor that the site's position directly opposite Broadbeach State School's playing fields keeps permanently open.

That outlook is the site's most consequential asset. In a suburb where new towers continue to rise, a protected view line is genuinely rare, and the Mary Avenue address secures it. Residents at Madeline will look out over open parkland rather than the rear of another building, a distinction that becomes more meaningful with each new development approved nearby.

Developer Fortezza Group is the latest to take its new apartment development, <a href="https://www.apartments.com.au/new-apartments/the-belvedere-5-7-church-street-nelson-bay-nsw-2315">The Belvedere in Nelson Bay</a>, to the NSW Government.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

The continued bullrun of unit growth in the Gold Coast has pushed the median value over $800,000.

So far in 2024, the unit market, which incorporates both apartments and townhouses, has jumped nearly 10 per cent, data from property analytics data firm CoreLogic shows. The median started 2024 at $724,000.

August showed another strong month for units, according to CoreLogic, recording 0.6 per cent growth.

The housing market tells a similar story, which is why downsizers are driving demand for new apartments and townhouses up and down the Gold Coast.

The median house value in the Gold Coast is $1,218,000, which in capital city terms, would be the second most expensive capital only behind Sydney.

CoreLogic’s Head of Research, Eliza Owen, noted that markets like the Gold Coast, along with Perth, Adelaide, and Brisbane, are outpacing other regions, thanks in part to a surge in demand for more affordable property options. This is reflected in the fact that unit values in most capital cities are now growing faster than house values.

<h2>What happened in Gold Coast’s off the plan apartment market in August</h2>

The Gold Coast's largest development for decades kicked off its construction in August.

Lewis Land, one of the pioneers of Gold Coast development founded by the late Bernard Lewis back in the 1950, broke ground on their landmark Biggera Waters masterplan, Harbour Shores.

<a href="/developers/lewis-land-group">Lewis Land</a>&nbsp;Chief Executive Officer Brett Draffen said the vacant 16-hectare site, which has been held by the group for more than 40 years, would be transformed into a vibrant ‘village of villages’ that will ultimately be home to more than 4,000 people.

<a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a>&nbsp;has received a 6 Star Green Star Communities rating from the&nbsp;<a href="/news/a-greener-future-green-building-council-australia-discuss-climate-change">Green Building Council</a>&nbsp;of &nbsp;Australia, a world leadership standard, making it the most sustainable development in the history of the Gold Coast.&nbsp;

Greyburn will deliver the first collection of residences. Around 40 per cent of the first stage has been reserved, with Colliers handling the sales.

Designed by&nbsp;<a href="/architects/bda-architecture">BDA architects</a>,&nbsp;Harbour Shores&nbsp;will evolve over the next decade to deliver a mix of boutique apartments and villas, communal open spaces and parklands, a 1.2-kilometre waterfront boardwalk, private marina berths, and a range of resort-style resident amenities.&nbsp;&nbsp;

Another city-shaping development is also set to get underway with the approval of the redevelopment of the Gold Coast Turf Club.

The joint venture with the Gold Coast Turf Club and Tony Fung's Aquis Australia will see a new $370 million delivered. Known so far as the Sunlight Lifestyle Precinct, the new community will home eight new buildings, including three high-rises which will house most of the 582 apartments and 63 short-term accommodation suites.

The remaining residential buildings will be low-rise, located away from the track, featuring ground-floor amenities along a sub-tropical boulevard.&nbsp;

The Sunlight Lifestyle Precinct project will span over seven years and aims to transform the area into a dynamic precinct that complements the Turf Club and nearby Home of the Arts (HOTA).

The 16 half-floor apartments, designed by <a href="/architects/guida-moseley-brown-architects">Guida Moseley Brown Architects</a>, feature three bedrooms and expansive views across the Gold Coast skyline.&nbsp;

Morris, with its own building arm, has been quietly building the boutique development, launching to the market just months before it completes. They're expecting to welcome buyers before the end of 2024.

Malo’s location offers residents easy access to Surf Parade, known for its dining options, as well as Pacific Fair, the largest shopping centre on the Gold Coast.

Several developers bolstered their apartment pipeline last month, with a handful of notable applications submitted to the Gold Coast City Council.

The largest pipeline of apartments by one developer is no doubt Harry Triguboff's <a href="/developers/meriton" target="">Meriton</a>. They have once again filed for a new high-rise in Surfers Paradise.

The new development,&nbsp;<a href="/new-apartments/shore-meriton-126-the-esplanade-surfers-paradise">Meriton&nbsp;Shore</a>, at 126 Esplanade Surfers Paradise, takes its name from the 52-year-old high-rise, The Shore, which currently sits on the vast 3,460 sqm site along with The Dolphins boutique apartment block and several high-street retail spaces.

<a href="/developers/meriton" target="">Meriton</a>&nbsp;Shore will have 519 one, two, three and four-bedroom apartments across a 73-level tower designed by&nbsp;<a href="/architects/cottee-parker-architects" target="">Cottee Parker</a>&nbsp;with landscaping by DBI.

The 3,460 sqm site is less than 300&nbsp;metres from the under construction Iconica, 260 metres from Ocean that was completed in 2022, and 700 metres from the recently launched Cypress Palms, set back from the beach on Cypress Avenue.

The four developments total well over 2,000 apartments.

Down the coastline,&nbsp;<a href="/developers/mosaic-property-group" target="">Mosaic Property Group</a>&nbsp;finalized&nbsp;plans for their newly acquired beachfront development site in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

&nbsp;

The nine-level building, designed by <a href="/architects/bureauproberts">bureau^proberts</a>, will replace a 1980s apartment block and will feature 32 luxury apartments.&nbsp;

The new development will have a mix of seven two-bedroom and 25 three-bedroom apartments. The apartments will sit above two levels of basement parking for 67 cars. It will form part of Mosaic's Masterpiece Series of luxury new apartment developments.

Another interesting development application in August came from Malaysian developer&nbsp;<a href="/developers/mrcb" target="">MRCB</a>, who is currently delivering Vista at Surfers Paradise.

They filed for a 20-level tower at 20 Queen Street, <a href="/developments/southport-qld-4215">Southport</a>, offering 180 one and two-bedroom apartments, configurations left behind in current market conditions.

It is also the first development to be delivered under The Spit Master Plan.

The Palm Beach apartment market has been running hot for several years, and has recently had another wave of development applications hit the table of the Gold Coast City Council.

Sherpa, one of the most active developers in Palm Beach, has <a href="/news/qld/first-look-sherpa-file-plans-for-first-gold-coast-apartment-development-under-new-flourish-brand">filed plans for Flourish on Sixth</a> which <a href="/new-apartments/flourish-on-sixth-ave-6-12-sixth-avenue-palm-beach">will have 94 apartments</a>.&nbsp;Builder developer 5Point is also doubling down on the suburb, seeking to <a href="/news/qld/5point-go-again-in-palm-beach-with-palm-shores-apartment-development">develop another luxury project</a> on Jefferson Lane.

Plans have been finalized for a towering green apartment building by Koichi Takada in Brisbane.

The development, at <a href="/new-apartments/25-mary-street-brisbane">25 Mary Street</a>, is to be developed by&nbsp;<a href="/developers/ks-property">KS Property</a>&nbsp;and will be one of the Queensland capital's tallest towers at 264 metres, only behind&nbsp;the Brisbane Sky Tower and The One Residences by Shayher Group.

The 71-level building by the&nbsp;renowned Japanese architect will home 527 one, two, three, and four-bedroom apartments and over 4,000 sqm of communal recreational space.

The design of the tower is inspired by natural forms, with the building's height evoking the image of a tree trunk rising into the sky, while the recreational levels are conceptualised as "nests" scattered throughout the structure.

Facilities on levels six and seven will cater to all residents, offering amenities such as a pet spa, yoga rooms, float therapy and a gym.

Higher up, on levels 23, 39, and 66, exclusive amenities will be provided for different apartment collections, including business centres, golf simulators, libraries, and private training rooms.

The podium and ground-level design also reflect the building's overall organic aesthetic, featuring cascading plants, green walls, and tactile materials that enhance the pedestrian experience.&nbsp;

The lobby will provide a generously proportioned, open space for residents and offer opportunities for passive surveillance of the street.

The tower will sit on a 2,736 sqm site that spans 25 Mary Street and 98 and 98A Margaret Street, just two streets away from the Brisbane City Botanic Gardens and a short distance from Queens Wharf Brisbane.&nbsp;

The site is adjacent to the Unilodge campus apartment building, Metro 21 apartment building, and the 23-level commercial office building, Mineral House.

Both Queensland locals, as well as those looking for an investment or lifestyle change from New South Wales, have showed the most interest in Morris Property Group's new Broadbeach apartment tower, Crest Broadbeach.

<a href="/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest</a>, well over 50 per cent sold, comprises 182 two and three-bedroom apartments designed by Guida Moseley Brown.

There will be a maximum of just five apartments per floor, with only three three-bedroom apartments per level on the building’s top three floors.

Residents will have access to extensive amenities on top of the building’s podium on level two, wrapped with terraces with seating and dining areas, featuring a pool, gym, lounge space and a communal barbecue area.

Since the project launched late last year, traffic from New South Wales to Crest Broadbeach has been consistent, anywhere between 20 per cent to 35 per cent of total traffic.

While owner-occupiers have dominated sales at Crest, the opportunity to purchase owner-occupier-friendly stock in Broadbeach hasn't been lost on investors. Investors have consistently accounted for over 40 per cent of enquiry on Urban at Crest, higher than the Broadbeach average of 32 per cent across 2024.

Crest Broadbeach is one of the only developments around Broadbeach Park, at the northern end of Broadbeach, to be catering for a wider demographic. Several towers that are being marketed or are in planning are priced closer to $3 million.

Crest sits on Armrick Avenue, one of three streets (Surf Parade and Chelsea Avenue), that front the 4.2-hectare Broadbeach Park, a sought-after spot given it means protected south and eastern views toward the beach and the ocean.

On top of the viewlines, Broadbeach Park is a drawcard by itself, home to&nbsp;Broadbeach Bowls Club, which has been there since the mid-1950s, several sports fields that are home to Broadbeach United Soccer Club, and the Broadbeach Life Saving Club.

There's also <a href="/developments/broadbeach-qld-4218">Broadbeach</a> Community kindergarten and a children's playground which draws the family buyer.

The Urban Community, who can vote on the key strengths of any given development, says the location, as well as floorplan designs, are the two biggest drawcards of Crest. Buyers also see good value for money in the development.

Crest is MPG's ninth development in Broadbeach since the Canberra-based developer started developing in the Gold Coast in the late 1990s.&nbsp;

MPG also recently launched their eighth Broadbeach development to the market. The builder-developer waited until they've nearly completed construction before launching&nbsp;<a href="/buildings/malo-broadbeach-8-jubilee-avenue-broadbeach-qld-4218">Malo Broadbeach</a>, just 16 half-floor apartments near the Gold Coast Convention and Exhibition Centre.

<a href="/developers/morris-property-group">MPG</a> is back to Broadbeach Park for their 12th Broadbeach development, which they're expecting to launch before the end of 2024.

Similar to Malo,&nbsp;<a href="/new-apartments/maison-broadbeach-22-chelsea-avenue-broadbeach">Maison Broadbeach</a>&nbsp;at 22 Chelsea Avenue&nbsp;will comprise just 22 three-bed apartments across a 25-level building, with the amenity located on the top floor.

Sherpa Property Group has revealed the first apartment development that will bring a more diverse buyer mix to one of the Gold Coast's most sought-after postcodes.

They've just filed plans for Flourish on Sixth, their first development under the Flourish brand which is committing to create a varied range of apartment configurations to a wide range of buyers.

By no means dense, the development offers the most apartments a new development has offered Palm Beach in several years, with the general focus over that time being on full-floor, beachfront luxury apartments.

The apartments, a maximum of nine per floor, will sit above three levels of basement with parking for 169 cars and 45 bicycles.

"The development’s proximity to the beach and key natural landmarks, combined with its connectivity to local amenities and the Gold Coast’s urban fabric, positions “Flourish on Sixth” as a prime residential offering in Palm Beach.

"The tower’s design is intended to complement the coastal environment while providing residents with expansive views and a seamless connection to the outdoors."

There will be a rare opportunity to buy a one-bedroom apartment in the building. There are 10 one-bedroom units, that are expected to be snapped up by first home buyers or investors, as well as 60 two-beds, 22 three-beds, and two penthouses.

Crowning the building will be a resident pool, two barbecues with alfresco spaces, as well as day beds and private garden retreats enveloped in landscaping by RPS.

Anchoring the building at street level will be a commercial space pitched at being either an office, food and beverage space, or a shop.

The development will rise 39 metres, inline with the height limits imposed on Palm Beach and making the development code assessable, meaning it will likely go through the application process much quicker than developments that try and justify an increase in height.

First look: Sherpa file plans for first Gold Coast apartment development under new Flourish brand

The Gold Coast is poised to deliver a bumper crop of new apartments in 2024, with 2,000 expected to be completed and settled during the year.

That may not be enough however, with recent data from Colliers suggesting even 2,000 won't be enough to meet the continued heightened demand for apartments on the Gold Coast.

The shortage has become so acute that Colliers’ research shows that the ‘housing crisis’ is also hitting the top end, with a 30 per cent supply gap for luxury apartments.

“Despite an estimated 2,000 apartments coming to completion later this year, it has to be remembered that the bulk of this supply has already been presold over the last three years,” said Colliers Residential Director David Higgins.

“The settlements this year are effectively the flow-on effect of a massive increase in buyer activity in 2021, but since then we have seen significant challenges for the high-rise sector that continues to keep supply well behind the demand curve. Buyers continue to flood the market competing for less available stock than this time last year.”

Colliers has revealed that 1,157 new apartments sold off the plan in the past 12 months on the Gold Coast, leaving 1,401 apartments available for sale, or just over 12 months supply.

The pressure is being shared across all price points as supply at the end of the June quarter remained well below the 1,689 apartments for sale in the second quarter of 2023.

This led to a surge in the weighted average price for new apartments to $1.772 million in the first quarter of this year, the highest ever reported by Colliers.&nbsp;

The average price held its ground in the second quarter at $1.714 million and Colliers sees plenty of reason to expect the average price to hold r even go higher.

“We’re now seeing more apartments selling above $1 million than ever before and it’s evident that this is part of a changing dynamic for the Gold Coast market,” Higgins added.

“Over the last two years, 67 per cent of sales were priced at $1 million and over, but during the second quarter of this year 89 per cent of sales were $1 million and over.”

While price gains have been driven in part by lagging supply, with Colliers estimating that the supply gap sits at 30 per cent even for the luxury end of the market, demand has remained elevated on the Gold Coast for some time. Colliers estimates that 30 per cent of all high value property transactions in Southeast Queensland last year occurred on the Gold Coast.

“Over the next decade, the stage is set for what we believe will be a transformative shift in luxury real estate on the Gold Coast with the critical force behind this being led by the baby boomer demographic,” Higgins said.

“These buyers, many of them downsizing, are investing their capital in luxury apartments and houses and frequently paying cash up front, without the need to secure finance to complete.

“Ultimately, this will continue to be driven by an estimated $272 billion inheritance windfall over the next decade as wealth begins to be transferred to the next generation.”

The latest research from Colliers into the apartment sector shows that the Gold Coast recorded total sales of 571 apartments for the first half of 2024, which is slightly above the 499 reported a year earlier.

The Gold Coast Central Precinct accounted for 89 per cent of sales during the second quarter 2024. This precinct also has the highest level of supply with 91 per cent of the 1,400 apartments remaining for sale on the Gold Coast.

The market is currently being led by experienced developers with most of the projects being launched and moving forward to construction being undertaken by those backed by a solid reputation of project delivery.

While there are about 5,650 new apartments under construction across the Gold Coast, only 31 per cent are expected to be completed this year and a further 36 per cent next year.

2,000 new Gold Coast apartments not enough to meet demand: Colliers

Units in Brisbane are on track to grow in value by over 20 per cent over 2024.

Last month, with data commissioned by property data analytics firm CoreLogic, Urban reported&nbsp;that Brisbane's unit market hadn't been this strong since 1988.

After CoreLogic's latest monthly update, it looks set to surpass the 16 per cent gains from 1988.

The August index from CoreLogic showed no slowing down for units, with values jumping another 1.7 per cent to now be 13.9 per cent up over the calendar year.

Based on the rolling quarter gains of five per cent, Brisbane should record a 20 per cent gain in the unit market in 2024, a remarkable turn of events that has seen it leapfrog Melbourne to become the second most expensive capital city unit market in the country.

The Brisbane median unit value is now $40,000 higher than Melbourne, despite only overtaking the Victorian capital earlier this year.

The unit market outstripped growth in the house market in August (+0.9 per cent) , a trend which is being seen across every capital city. Brisbane's median house value is now $966,000, up 8.5 per cent year to date.

Brisbane’s ongoing undersupply of new apartments and the city’s appeal as a lifestyle destination are major drivers of this surge, particularly as the city gears up for the 2032 Olympics.&nbsp;

Supply constraints remain a challenge, with increased construction costs and a shortage of available construction companies slowing the pace of new developments in market.&nbsp;

<h2>What happened in Brisbane’s off the plan apartment market in August?</h2>

There were just two new <a href="/developments/brisbane-qld">Brisbane</a> apartment developments to hit Urban in August, two developments which cater for very different buyers.

The first images were unveiled for the $1.5 billion&nbsp;<a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe">Teneriffe Banks</a>, a suburb-shaping development on Skyring Terrace on the Brisbane River.

Teneriffe Banks&nbsp;by&nbsp;<a href="/developers/kokoda-property">Kokoda Property</a>&nbsp;will feature around 200 luxury apartments in the five-building development that will also incorporate&nbsp;Brisbane’s first Kimpton Hotel and a host of high-end amenities, including a rooftop bar with panoramic city views, an infinity pool, and extensive wellness facilities.&nbsp;

The only other development is Amado Windsor, by the family-run Carbone Developments.

Amado comprises just 30 large-scale apartments across a six-level building in the inner-north suburb.&nbsp;

Targeting the owner-occupier, Amado is a mix of two and three-bedroom apartments, and two large penthouses spread across the top level with the communal rooftop that offers unrivalled panoramic views of Brisbane City.&nbsp;

The Granston St development represents the fifth apartment project in Windsor for Carbone.

Another significant development is set to prevail once the national developer&nbsp;<a href="/developers/traders-in-purple">Traders in Purple</a>&nbsp;works out what it wants to do with the $63.5 million West End site they just bought from the now defunct Crown Group.

Traders will be reducing the number of apartments, down from the approved 440.

City Beat September: 2024 to mark Brisbane's biggest unit boom in four decades

Two and a half years ago, when I was looking at the Broadbeach market in particular, I wrote a piece looking at the Broadbeach market.

"Why it's all about Broadbeach in 2022," was the article headline.

Fast forward to the present, and it's still all about Broadbeach. The fundamentals haven't changed, and interest in the market has continued from both developers and buyers.

Broadbeach has everything, from the famous Gold Coast beach to the amenity of the new Star Casino and the Gold Coast Convention and Exhibition Centre.&nbsp;

During 2021 and 2022, the suburb gained immense popularity among interstate investors, with inquiries from those seeking off the plan apartments from New South Wales and Victoria exceeding 40 per cent, data from <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, Urban's new data product, showed.

While enquiry has declined from the peaks when the southern states were in and out of lock down,&nbsp;<a href="/developments/broadbeach-qld-4218">Broadbeach</a> is still consistently one of the most enquired on suburbs across the Gold Coast on <a href="/">Apartments.com.au</a>.

Now local owner-occupiers dominate the market, while first home buyers are acting quickly to secure the first release of apartments knowing they're in competition for the entry level apartments with a still higher than normal interstate investor audience.

First home buyers now make up less than a fifth of the Broadbeach market given the huge price growth during the pandemic.

Data gathered from property data analytics firm, CoreLogic, showed the rolling annual growth from September 2020 jumped from 3.3 per cent to 37.2 per cent in September 2021. It remained well above 30 per cent until early 2022 when growth started to cool.

While declines were felt for just a few months in 2023 when nationally the country was going through a correction due to interest rate increases, growth has again picked up, with the rolling annual growth now stable between 10 and 15 per cent over 2024.

Barry Morris' Morris Property Group has known the draw of Broadbeach for nearly three decades. It was in the 1990s when Morris delved into Broadbeach. Now they're delivering their 10th and 11th projects in the suburb, with only a handful outside of the suburb over the last 25 years.

"Buyers love Broadbeach because it offers beachside living with metropolitan amenities, which is what the market is after," Morris told Urban back in 2022.

Morris has waited until they've nearly completed construction before launching <a href="/buildings/malo-broadbeach-8-jubilee-avenue-broadbeach-qld-4218">Malo Broadbeach</a>, just 16 half-floor apartments near the Gold Coast Convention and Exhibition Centre.

The launch of Malo comes hot on the heels of success from <a href="/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest Broadbeach</a> nearby. Launched late last year, Crest, which comprises 182 two and three-bedroom apartments, has sold well over half of its apartments and recently kicked off construction through their in-house building arm.

There's no chance of Morris slowing down in Broadbeach either, however it's becoming more difficult to acquire a development site in the small 1.4 square kilometre suburb perfectly positioned between the bustling Surfers Paradise and the quieter Mermaid Beach.

They do have another tower lined up to launch before the end of the year.

Similar to Malo, <a href="/new-apartments/maison-broadbeach-22-chelsea-avenue-broadbeach">Maison Broadbeach at 22 Chelsea Avenue</a>, will comprise just 18 three-bed apartments across a 20-level building.

It was the draw Broadbeach that lured Sydney billionaire Sam Aranout's Iris Capital to the Gold Coast. They spent a reported $58 million on the landmark Niecon Plaza in 2021.

Not many developers can boast a $1 billion-plus development as their first in many states. Of course, Iris has a huge pedigree in both the residential development and hotel market. They're behind the $1 billion Newcastle placemaking development, East End, and own a string of hotels across the country.

<a href="/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">Victoria &amp; Albert</a>, or V&amp;A as it's been more commonly referred to, comprises just over 400 apartments across two towers in the heart of Broadbeach.

The towers will have some of the most amenity ever produced on the Gold Coast, with a 25-metre lap pool, a fully equipped gym, a yoga deck and a resident’s lounge. The podium will also feature a children’s area, a Zen garden, and an outdoor dining and barbecue area adorned with lush green landscape.

Residents will sit above, and have direct access to, the full commercial precinct that will occupy the ground and podium levels and will home a suite of hand-selected retailers.

<a href="/developers/mosaic-property-group">Mosaic Property</a>, one of South East Queensland's most prominent builder developers, is approaching completion of its two Broadbeach apartment developments, <a href="/buildings/marella-146-surf-parade-broadbeach">Marella</a> and <a href="/new-apartments/lily-by-mosaic-4-rosewood-avenue-broadbeach">Lily</a>, the debut apartment towers by Mosaic in Broadbeach.

When speaking to Mosaic CEO Brook Monahan in 2022, he said there's a lot of nostalgia with Broadbeach for a lot of residents in South East Queensland.

"It's a very nostalgic place for a lot of people who would have come to Broadbeach and holidayed as kids," Monahan says, adding that the walkability factor puts Broadbeach ahead of other Gold Coast suburbs.

The Broadbeach apartment development pipeline is possibly not as large as it was in 2022, but there are several major developments coming up.

<a href="/developers/amalgamated-property-group">Amalgamated Property Group</a> and joint venture partner Base Developments are preparing to launch its second Broadbeach development, Affinity Broadbeach, following the success of <a href="/new-apartments/amaya-at-broadbeach-30-first-avenue-broadbeach-qld-4218">Amaya Broadbeach</a> on First Avenue, around 700 metres away from the new project.

Amaya, under construction and slated for completion next year, features 120 apartments and is 95 per cent sold.

<a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a> will follow a similar footprint, with 185 two and three-bedroom apartments, also designed by DBI.

The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.&nbsp;

The Abedian family, who founded Sunland, is set for its first Broadbeach development having secured two side-by-side sites on Mary Avenue, opposite the Broadbeach State School.

Now under their new private family development company,&nbsp;<a href="/developers/arium">Arium</a>, bought the amalgamated 1,518 sqm site across 14-18 Mary Avenue that had been earmarked for Eternity, the second Broadbeach tower by Leo Sarris's Bassar Group following on from their nearby completed project Infinity. Then they bought the 600 sqm next door at 20 Mary Avenue from&nbsp;<a href="/developers/little-projects-co">Little Projects</a>, creating a development site of over 2,100 sqm.

Since Urban revealed the purchase back in April, <a href="/developers/arium">Arium</a> is yet to reveal what it's doing with the site. A few weeks later, Urban again revealed another site purchase, also in Broadbeach.

They secured a 516 sqm site at&nbsp;<a href="/new-apartments/11-anne-avenue-broadbeach">11 Anne Avenue</a>&nbsp;from&nbsp;the&nbsp;Brisbane-based&nbsp;<a href="/developers/di-carlo-property-group" target="">Di Carlo</a>&nbsp;Property Group, who had approved plans for a 17-level tower with 15 full-floor, four-bedroom apartments.

During 2021 and 2022, the suburb gained immense popularity among interstate investors, with inquiries from those seeking off the plan apartments from New South Wales and Victoria exceeding 40%
