One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada as one of the most influential developers shaping Campsie's future urban form.

The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

The luxury Gold Coast tower La Mer at Main Beach is set to relaunch, with a new developer and builder driving the project forward, offering rare full-floor beachside apartments on Main Beach Parade.

Developer ODUS is teaming up with builder Nazero to deliver the $140 million, 27-level development at 3580 Main Beach Parade. They started the build of the tower in July, and are expecting the tower to complete in late 2026.

The two-level penthouse will have four bedrooms across 600 sqm.

Residents will have exclusive access to a resort-style pool, spa, gym, sauna, barbeque facilities, private sun lounges, yoga lawn, and an outdoor beach shower.

The release comes after new research by Colliers which revealed a 30 per cent supply gap for ultra-luxury apartments on the Gold Coast.

ODUS Director Byron Sakha said La Mer was the latest evolution of the exclusive, laid-back <a href="/developments/main-beach-qld-4217">Main Beach</a> village, one of the Gold Coast’s most highly sought-after addresses.

“Every apartment in La Mer has house-sized proportions and incredible views—not to mention a location in one of the city’s best postcodes,” Sakha said. 
 
“Demand continues to outstrip supply for ultra-luxury apartments on the Gold Coast, and the rare full-floor design will make these residences particularly prized."

Sakha said the partnership was quick to secure the site when the opportunity presented and had already secured funding, meaning construction is powering ahead.

Developer <a href="/developers/odus">ODUS</a> is directed by Sakha—who also runs one of Australasia's largest coaching institutes, Jarrod Younan and Sebastian Younan. The Younans also head builder Nazero.

Together, the trio have a track record of delivering more than $500 million of boutique apartments and luxury homes over two decades.

OTP Group Director James Elliott, who is managing the project’s sales, said La Mer would appeal to buyers from across the Eastern seaboard.

It's been well documented that the Brisbane unit market has been one of the strongest property markets in Australia in 2024.

Only bettered by Perth, the growth in the unit market in <a href="/developments/brisbane-qld">Brisbane</a> has been the strongest it has been in around four decades, exclusive data from property data analytics company CoreLogic found

While there are several key developments that have been submitted to the Brisbane City Council, and approved, over the course of 2024, it's difficult to know when those large-scale projects will go to market given the complexities in the built environment in South East Queensland.

The final tower, <a href="/new-apartments/callista-on-park-west-end-49-mollison-street-west-end">Callista on Park</a>,&nbsp;will have 96 two, three and four-bedroom apartments and a roof terrace with an infinity pool edge, a wellness area, dining areas, and an open-air conservatory, all of which will be surrounded by landscaping and extensive city views.

Dibcorp, who sold out Bide Newstead before its completion last year, will be launching <a href="/new-apartments/one-hundred-spring-hill">One Hundred on Leichhardt</a>, an 18-level tower above the former Spring Hill Hotel.

As part of the development, Dibcorp will be restoring the old hotel which has fallen into disrepair in recent years.

To give buyers confidence, Dibcorp has already started construction on site at 100 Leichhardt Street, just down the road from Roma St Parklands and the convenience of Boundary Street that runs through from Brisbane Grammar School to the Howard Smith Wharves.

The towers will sit on the 5,485 sqm site directly across the road from the City Botanic Gardens from the Alice Street frontage. They will include a childcare centre, retail and food and beverage spaces, and communal open space facilities like swimming pools, an outdoor gym and play space on the level five podium level before it gives way to the main tower structure.

Bulletproof builder-developer, <a href="/developers/mosaic-property-group" target="">Mosaic Property Group</a>, has two new projects set to launch in Kangaroo Point.

The most impressive is <a href="/new-apartments/the-bedford-by-mosaic-16-30-prospect-street-kangaroo-point">The Bedford by Mosaic</a>, 128 apartments above a full-line Woolworths on a Prospect Street site that has been vacant for over three decades.

Morris tweaked the plans they inherited from Woolworths' development arm Fabcot, bringing in <a href="/architects/cottee-parker-architects" target="">Cottee Parker</a> to revise the scheme to include more three and four-bedroom apartments.

The building will also have a gym on the podium level, with the majority of facilities, like a 20m pool, wellness space with sauna and ice plunge, golf simulator and kitchen and dining space, located on the rooftop.

<h2>What: 23-level tower, 126 apartments</h2>

<h2>Where: Linton Street, Kangaroo Point</h2>

<h2>Who: Mosaic Property Group</h2>

After The Bedford, Mosaic will no doubt be looking to take advantage of the boom around the Olympics precinct.

They have another site in Kangaroo Point, just one row back from The Gabba at <a href="/new-apartments/77-linton-street-kangaroo-point">77 Linton Street</a>, where they have approved plans for a 23-level, BDA Architecture-designed tower with 126 apartments.

They will be 80 two-bed and 46 three-bedroom apartments in the building that also borders Vulture Street.

The level 24 rooftop will have a swimming&nbsp;pool, outdoor theatre area, barbecue areas, and a sauna.

BDA wrote in their planning documentation that the surrounding density of the "exceptional site" suggests it is the perfect location for the proposed development.

"The site’s prime location in close proximity to The Gabba Stadium provides an ideal opportunity to create long and short term accommodation options for sporting and entertainment events," BDA said.

Brisbane's top five new apartment developments to go to market in 2025

The hot new apartment market in Palm Beach is set to receive another injection of luxury apartments in early 2025, with two recent approvals paving the way for more half and full-floor apartments near the beach.

Sydney-based developer <a href="/developers/chanine-developments">Chanine Developments</a> has been given the green light to develop its first project outside of New South Wales, while local developer <a href="/developments/palm-beach-qld-4221">Macquarie York</a> has its sights set on launching <a href="/new-apartments/cirrus-palm-beach-1101-gold-coast-highway-palm-beach">Cirrus</a> after its recent approval.

Earlier this year Chanine Developments secured a prime site across 1407 Gold Coast Highway and 402-404 The Esplanade, swiftly filing plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse with a private rooftop pool.

Marwan&nbsp;Chanine&nbsp;said the vision&nbsp;is to bring the opulence of the Eastern Suburbs to&nbsp;<a href="/developments/palm-beach-qld-4221">Palm Beach</a>, in both finishes and aesthetics.

"The team is consistently looking across the entire eastern seaboard, and we've always loved Queensland,"&nbsp;<a href="/developers/chanine-developments" target="">Chanine</a>&nbsp;said of their first project outside of New South Wales.

"We're not building anymore coastline, so there's always value on the water."

Chanine has completed several developments across Sydney over the years, and is soon to launch a new project in Bellevue Hill, one of Sydney's most affluent suburbs.

The project is expected to hit the market in the first quarter of 2025.

Macquarie York is working toward an early 2025 launch of Cirrus, which also recently received approval from the Gold Coast City Council.

Cirrus is further south than the Chanine development, near the Palm Beach Surf Club and meeting the prestigous Jefferson Lane. It will comprise just 10 full-floor apartments and a two-level penthouse.

Cirrus will also feature a level one recereation deck with a swimming pool and lounge area overlooking the ocean.

Macquarie York secured a height uplift for Cirrus, at 13 levels. Managing Director Roy Skaf highlighted the strong engagement from the Gold Coast City Council to get the project approved.

“I want to acknowledge the exceptional engagement from Gold Coast City Council Oﬃcers throughout the assessment process, and thank both the Planning &amp; Regulation Committee and Full Council for their overwhelming support of this landmark development," Skaf said.

"Their vision and support have been instrumental in bringing Cirrus to life.”

Macquarie York had Plus Architecture take the architectural lead for the development.

“Having experienced Plus Architecture’s design excellence capabilities on Nina Chevron Island and Sunset Residence in Surfers Paradise, we knew they could help us achieve something truly exceptional here," Skaf added.

"The result speaks for itself – Cirrus will be an iconic addition to Palm Beach’s skyline and sets new standards for sophisticated beachfront living on the Gold Coast.”

Plus Director Danny Juric said they approached the&nbsp;project as an opportunity to demonstrate how design excellence can transform a site into an architectural landmark.

Palm Beach has been one of the most searched suburbs on Urban since the pandemic hit in early 2020, and its popularity hasn't abated.&nbsp;

Two new luxury apartment developments coming to Palm Beach in early 2025

The <a href="/developments/gold-coast-qld">Gold Coast</a> is set to see an exciting wave of new apartment developments completed in 2025, adding to the region's ever-growing skyline and reinforcing its reputation as one of Australia's most sought-after destinations for both investors and residents.

As demand for premium living spaces continues to rise, these seven new off the plan developments each offer a distinct style of living, ranging from island retreats and gated communities to absolute beachfront properties—and everything in between.

Several of these developments, marketed during and shortly after the pandemic, have attracted a significant portion of buyers from Sydney and Melbourne, many of whom plan to relocate to the Gold Coast upon completion or soon after.

In this article, we take a closer look at the what, the who, and the where of the best new developments completing on the Gold Coast in 2025.

<h2>What: Pipis</h2>

The best beachfront apartment development to complete next year is SIERA's <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a> in <a href="/developments/bilinga-qld-4225">Bilinga</a>.

Just two half-floor apartments remain, not including the two-level penthouses which will be released to the market early next year.

Pipis comprises just 17 apartments on the dress circle Golden Four Drive and will also feature&nbsp;a heated lap pool, gym, and sun lounge deck.&nbsp;

Around 65 per cent of the buyers so far have been from the Gold Coast and Brisbane, a mix of owner-occupiers, downsizers and investors, while 35 per cent have come from interstate, outside of Sydney and&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>.

<a href="/builders/lps-group">LPS Group</a> has officially topped out Pipis, with the internal fit out coming soon which will see residents move in in early 2025.

The 22-level, <a href="/architects/bda-architecture">BDA</a>-designed tower comprises 113 apartments that have proven popular with downsizers and those from regional NSW and VIC.

The rooftop is one of the best on the Gold Coast, with home to a private dining space and kitchen, which can be closed off, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.

Tapestry was the first development SIERA took on in the Gold Coast, having spent several years building boutique townhouse developments in Brisbane's inner-ring.

SIERA Founder Brent Thompson had been&nbsp;scoping out the Gold Coast market for 18 months before purchasing a prime 1500 sqm site on Darrambal Street.

On submitting plans for Tapestry in 2021, Thompson said&nbsp;<a href="/developments/chevron-island-qld-4217">Chevron Island</a>&nbsp;has a "great local community".

"It's a tight-knit community, while being ideally located just a five-minute walk from the international tourist hub of Surfers Paradise."

SIERA's in-house construction team is delivering Tapestry, a 22-level tower with 113 apartments just off the Thomas Street retail strip.

"We have always built in-house, so it was really more about building a team of experienced high-rise staff to deliver Tapestry as we always have as builder/ developer," Thompson says.

<h2>What: Capri</h2>

<h3>Who:&nbsp;Monaco Property Group</h3>

<h3>Where:&nbsp;81 Salerno Street, Isle Of Capri QLD 4217</h3>

<a href="/new-townhouses/capri-villas-81-salerno-street-isle-of-capri">Capri</a> will be the only major townhouse development to be completed in the heart of the Gold Coast in 2025.

More like a luxury villa community rather than the traditional townhouse, Capri, named after its location on the Isle of Capri, is being built by Greyburn on behalf of developer <a href="/developers/monaco-property-group">Monaco Property Group</a>.

Construction is on track for completion in late 2025.&nbsp;

The gated Capri comprises&nbsp;48 two and three-level villas designed by <a href="/architects/plus-architecture">Plus Architecture</a> and BDA Architecture.&nbsp;

The villas have been cleverly oriented around central resort-style amenities like a resort-style pool,&nbsp;barbecue area, and a lounge with a kitchen and fireplace.

Capri is just a short walk from the cafes and shops of Capri on Via Roma.

So far the villas have been popular with empty nesters from nearby suburbs, as well as from interstate early retirees.

<h2>What: Lagoon</h2>

The $390 million development is currently under construction by building giant <a href="/builders/hutchinson-builders">Hutchison's</a>, who are expecting a Q3 2025 completion.

Lagoon is the largest development in the area in three decades with 259 apartments.&nbsp;

Designed by Plus Architecture, Lagoon boasts premium amenities, including a central pool oasis, fitness centre, yoga deck and a business hub.

It's attracted a wide variety of buyers, given it has offered one, two, three and four-bedroom apartments since its launch.

Lagoon Main Beach is around 85 per cent sold.

<h2>What: Lune</h2>

<h3>Where:&nbsp;19-21 Rankin Parade, Main Beach QLD 4217</h3>

Another development that will also be completed in <a href="/developments/main-beach-qld-4217">Main Beach</a>, less than 600 metres from Lagoon, is&nbsp;<a href="/developers/alroe-constructions">Alroe</a>’s boutique development, Lune.

Gold Coast's top six new developments completing in 2025

The Sunshine Coast off the plan apartment market is looking prime for a big 2025, with several developments from some of the regions biggest developers to launch next year.

Still a relatively untapped market as far as new apartments goes, a handful of developers have been creating places to live up and down the Sunshine Coast for years, while some are being attracted to the new CBD which is forming in <a href="/developments/maroochydore-qld-4558">Maroochydore</a>, Australia's largest&nbsp;greenfield CBD&nbsp;project.

The new Maroochydore City Centre is being developed on the former 53-hectare Horton Park Golf Club. Around 10,000 residents will eventually call Maroochydore City Centre home with 25,000 workers commuting to the CBD daily.

Sunshine Coast Mayor Rosanna Natoli said it would be great to see more apartments in the city centre, bringing even greater vibrancy and excitement to the growing heart of Maroochydore.

“Decades of planning have positioned the Maroochydore City Centre as one of the best locations for housing and high-quality inner-city apartment living," Natoli said.

SunCentral CEO Amanda Yeates said the new city centre is becoming a popular location for apartment living, with more families choosing to call Maroochydore City Centre home.

Habitat Development Group, one of the leading developers in Maroochydore over the past two decades, is now focusing on another CBD development as the city continues to grow into one of the most economically thriving in the country.

Recently completing The Corso, one of only a handful of residential developments completed in the Maroochydore CBD, Habitat will launch <a href="/new-apartments/the-millwell">The Millwell</a>, a similar two-bulding development, early next year.

"It’s nestled directly adjacent to the Sunshine Plaza, with 200m frontage to Cornmeal Creek and walking distance to the rapidly expanding&nbsp;<a href="/developments/maroochydore-qld-4558">Maroochydore</a>&nbsp;CBD," Clark said, adding that the city has evolved dramatically since Habitat first started building in the coastal area.

“We’ve been building on the Sunshine Coast for the past 19 years and have witnessed property in the region go from strength to strength, particularly the last four years.

"The Millwell provides us another opportunity to meet the demands of the growing region."

<h2>What: Sol by Walker</h2>

National developer <a href="/developers/walker-corporation">Walker Corp</a>&nbsp;is one of the joint venture partners delivering the new Maroochdore City Centre alongside the Sunshine Coast Council and SunCentral Maroochydore.

Walker Corp recently revealed a $220 million mixed-use project, <a href="/new-apartments/sol-by-walker-maroochydore-first-ave-maroochydore">Sol by Walker</a>, in the heart of CBD.&nbsp;

They will sit above a three-level commercial and retail podium.

Brisbane developer <a href="/developers/dusk-group">Dusk Group</a> identified beachside Caloundra for their next development.

Currently constructing Aurora on Depper in Brisbane's St Lucia, Dusk is planning Sunset, a seven-level building with 36 apartments minutes from&nbsp;Kings Beach and Bulcock Beach.

Dusk is catering for a wide range of buyers, with prices starting from $700,000. Construction is set to begin in Q2 2025.

Sunshine Coast developer&nbsp;<a href="/developers/cube-developments">Cube</a> is preparing to launch <a href="/new-apartments/lago-birtinya-2-prosperity-drive-birtinya">Lago</a>, which will continue the local developers commitment to delivering residential projects in premium coastal locations up and down the Sunshine Coast.

The&nbsp;<a href="/developments/birtinya-qld-4575">Birtinya</a>&nbsp;apartment development at&nbsp;2 Prosperity Drive will comprise just 47 high-end apartments.

With luxury apartments riding a wave of popularity on the Sunshine Coast, Cube Senior Development Manager Daniel Ryan said he expected a very strong response to the new project.

“With premium amenity and accessibility in a growing location, we anticipate a very strong response when Lago is released to market towards the end of this year,’’ Ryan said.

The top four apartment developments set to launch on the Sunshine Coast in 2025

Two years after apartment developer <a href="/developers/polycell-group">Polycell</a> spent nearly $45 million on the 1980s timeshare Voyager Resort in Broadbeach, they have unveiled their redevelopment plans.

Currently delivering <a href="/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a> nearby and <a href="/news/qld/exclusive-the-rochester-developer-polycell-locks-sights-on-next-gold-coast-apartment-project">buying out owners in the apartment building Sandpiper</a>, Polycell is making another development move.

They have submitted plans to build a 59-level tower at 167 Old Burleigh Road, a prime 2,076 sqm site at the corner of Elizabeth Avenue. The site is next to the under-construction Luxe Broadbeach and in front of the twin Oracle towers, which were completed in 2010.

The proposed development includes 130 apartments in two, three, and four-bedroom configurations, along with a ground-floor café and basement and podium parking for 317 vehicles.

BDA Architecture, who designed The Rochester for Polycell, has taken the architectural reigns for the new project, dubbed 167.OBR in the documentation submitted to the Gold Coast City Council last week.

BDA said the project&nbsp;presents an exciting opportunity to create a landmark residential tower within the vibrant, high-density Broadbeach precinct.

"[The] development is designed to respond to the existing built form character, landscape, climate and neighbourhood character to reinforce a strong sense of place and local identity," BDA noted.

"The proposed tower architecture embodies a contemporary, yet elegantly restrained, fluid vernacular. The structure is articulated with a glazed façade infused with coastal tactility, featuring fluid, soft edges that echo the gentle contours of the Gold Coast landscape."

The design preserves most of the existing Norfolk pine streetscape and natural organic edges.

"This approach not only respects the existing landscape but also strengthens the connection between the development and its context."

When referring to the podium, BDA said the architecture is a cohesion of contemporary sub-tropical vernacular infused with a coastal tactility.

"The fluid organic form portrays the organic nature of the Gold Coast landscape layered with a timeless material palette creating a rich and layered coastal effect."

Crowning the podium will be two swimming pools: one 25 metres long, flanked by daybeds, and the other a smaller pool adjacent to barbecues and alfresco dining areas.

A gym, yoga room, and Peloton room have been proposed for the podium rooftop, along with a hot and cold plunge pool, spa, steam room, sauna, treatment room, and a games room.

Additional amenities will be located on levels 38 and 39. Known as the 'Club Lounge,' the first level will feature a zen lounge with a tea bar and private terrace, several lounge and dining areas, and a meeting room. The upper level will include a library with an art wall, a cinema, a gym for personal training, a games room, more dining and lounge spaces, and two private club rooms, positioned either side of a wine storage room.

A maximum of three apartments per floor will be spread across the tower. The proposed layout includes 79 three-bedroom apartments, 32 two-bedroom apartments, 15 four-bedroom apartments, and four five-bedroom apartments, along with three sub-penthouses and a two-level penthouse featuring a cinema, gym with hot and cold plunge pools, and a private 14m lap pool.

Currently, the site is home to the Voyager Resort timeshare building, which was launched in the mid-1980s. A large portion of the 2,000 sqm site is occupied by a tennis court and swimming pool. Voyager Resort is made up of 62 one-bedroom apartments across a 16-level building.

Poylcell, an international company specialising in packaging primarily as well as property development and asset management, debuted in the Gold Coast off the plan apartment market in 2023 with The Rochester, 182 apartments on Surf Parade.

Currently, the 167 Old Burleigh Road site is home to the Voyager timeshare building, which was launched in the mid-1980s.
