ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Durack and Inala – postcode 4077 – top the list of Brisbane suburbs with high yields at 6.2%.
Property Observer completed a brief survey of the suburbs to see the reality on the ground. Most yields came close though yields in Wakerley were somewhat below published figures.
Brisbane suburbs rank quite low compared to the rest of Queensland. The top Brisbane locality is beaten by 23 other localities in Queensland.
The median sale price in the locality is $283,804 with a median weekly rent of $337, according to the REIQ.
According to RP Data, median prices in <a target="_blank" href="/news">Durack</a> and <a target="_blank" href="/news">Inala</a>, in the outer south west, dropped 2.4% and 4.6% respectively.

Two aggregations of 15,186 hectares and 46,184 hectares have been listed for sale through Elders Real Estate Rockhampton.

Property tycoon Donald Trump’s outrider says Queensland's Gold Coast needs to lift its game if it hopes to attract more premium tourism.
Trump International senior vice-president for global hotel development and acquisitions, Todd Wynee-Parry is currently in Australia sizing up opportunities.

“I think [the Gold Coast] needs to rethink its development strategy and designate some proper resort sites," he told Fairfax Media.

Donald Trump's senior vice president says the Australian Gold Coast needs to lift its game to attract premium tourism

Ray White Surfers Paradise Group secured more than $5 million in sales at their Autumn auction on the Gold Coast last Sunday.
Some 28 properties went under the hammer with 16 sold, reflecting a clearance rate of 57%.
The highest priced sale included an acreage dwelling in <a href="/news">Helensvale</a> which sold for $1.1 million.
The main home includes three bedrooms plus a study and a family room with a wet bar. The 4,318-square-metre riverfront property last sold in 2004 for $720,000.
Another sale was a 14th floor apartment in the Surfers Paradise block, Surfers Manhattan, which sold for $980,000 through Tolemy Stevens from Ray White Prestige.
The unit (pictured below) occupies half of the 14th floor and features three bedrooms and two bathrooms.

Surfers Manhattan is a residential building only, with no holiday letting allowed.

The most recent sale at Surfers Manhattan was $1,565,000 for the 350 square metre whole floor on the 17th floor. It had previously sold at $105 million in 1997 and at $1.1 million in 1994.
The prestige properties sold last weekend by Ray White Surfers Paradise almost totalled $20 million.
“The result follows prestige sales very strong week of sales in the prestige segment of the market,” says Ray White Surfers Paradise CEO Andrew Bell.
“This reinforces a strong sales trend in the first quarter across the Ray White Surfers Paradise Group, with sales result in keeping with the best market in Australia.”
 Bell says inspection volumes are also very high this year, which shows there are more people looking to get into the market.
“Buyer confidence is improving and coupled with lower than usual supply levels is creating greater competition for properties,” says Bell.
There were 103 registered bidders at the auction.

According to RP Data it was last listed for rent at $400 per week in 2012. This would give a potential gross yield of 5.33%. It last traded for $390,000 in 2009.

The median price in <a target="_blank" href="/news">Greenslopes</a>, 4.5 kilometres south of the CBD, is $293,500 with rents at $362 per week, according to the REIQ.

A two-bedroom unit at <a target="_blank" href="https://www.realestate.com.au/property-unit-qld-greenslopes-113581675">3/58 Douglas Street</a> Greenslopes is listed for sale at more than $310,000. It is currently rented at $290 per week giving a potential gross yield of 4.86%. 

It is being sold by Di Dent from Harcourts.

A two-bedroom unit at <a target="_blank" href="https://www.realestate.com.au/property-unit-qld-greenslopes-113547943">51/38 Palmer Street</a> Greenslopes is listed for sale at $345,000. It currently rents at $385 per week giving a potential gross yield of 5.8%.

It is being sold by Matthew Griffiths from RE/MAX.

Outside of Brisbane, the highest unit yields in Queensland are found in <a target="_blank" href="/news">Holloways Beach</a> and <a target="_blank" href="/news">Yorkeys Knob</a> in Cairns, as well as <a target="_blank" href="/news">Chinchilla</a> in the Western Downs, both at 8.2%.

The Logan City localities of <a target="_blank" href="/news">Woodridge</a> and <a target="_blank" href="/news">Slack’s Creek</a> are next at 7.8% and 7.7%.

Moorooka, Greenslopes and Brisbane City top the unit yields in Brisbane suburbs: REIQ

It’s been a long time coming, but the Sunshine Coast has finally made it to the Hotspotting list of prime suspects.  
I’ve been a long-time resident of the Sunshine Coast region but have never been able to include it in a top ten hotspots list because, frankly, the market has stunk for years.  
The local tourism economy was struggling, there was over-supply and affordability was poor. The Sunshine Coast market has ranked, alongside the Gold Coast, among the worst performers on capital growth in Queensland over the past five years.  
Noosa, which has never deserved its star ranking with investors, still has apartment prices lower than five years ago.  
But nothing lasts forever. I’ve been watching the Sunshine Coast market for the past couple of years, awaiting the optimum time for investors to consider this location. I think that time has arrived.  
The market is being helped by a combination of factors. The tourism industry is stronger; the market is more balanced in terms of supply and demand; previous price decline has made coast property more affordable; apartments are increasing in popularity with both home-buyers and investors; many FIFO mine workers are choosing to settle on the Sunshine Coast; and some serious infrastructure is being built in the area.  
This last factor is probably the most important. Nothing generates property price growth like major new infrastructure, which generates jobs, economic activity and improved amenity for residents.  
The big-ticket item is the $2 billion Sunshine Coast University Hospital, now under construction. There will also be a $150 million private hospital built in association with it. The Sunshine Coast University continues to expand, with a $37 million engineering learning hub the latest project to be announced.  
That combination of medical and education facilities is always powerful in driving real estate demand.  
There is considerable retail expansion as well, with Lend Lease recently winning approval for a $350 million expansion of Sunshine Plaza, Reed Property Group undertaking a major revamp of the Big Top shopping centre and Coles planning a supermarket in the Sippy Downs Town Centre.  
Big-ticket residential developments include master-planned communities at Oceanside Kawana and Caloundra South.  
The Sunshine Coast market is now showing the first signs of growth for several years. There has been a considerable uplift in sales volumes, which is a forerunner of price growth.  
I believe the best part of the Sunshine Coast for investors to consider is the southern precinct, from Kawana south to Caloundra. This is the area where the key new infrastructure is being built, including new commercial precincts, the University Hospital, the associated private hospital and major residential developments. This is where the new jobs are being generated.  
This is also the precinct that offers the best affordability on the Sunshine Coast.  
Other parts of the Sunshine Coast will show growth also, but the Kawana precinct offers the best combination of affordability and growth drivers of anywhere on the coast.

The time has come for the Sunshine Coast to prosper

A four-bedroom home in Fig Tree Pocket is listed for a auction this Saturday with a $2 million-plus price guide. 
Situated on a large 2,425-square-metre elevated block across two titles on Mactier Street, the two-storey heritage-style home last sold in 2008.
Inspired by Brisbane’s Milton House on Coronation Drive, the home boasts 3.3-metre high ceilings, sandstone stairs and a large wrap around verandah.
Milton House features Georgian architecture and was built in 1853 for retired Queen Street chemist Ambrose Eldridge.
Built in 1995, the Fig Tree Pocket property features a floodlit tennis court and a pool.

Milton House look alike property seeks $2 million plus in Fig Tree Pocket

There are more than 100 postcodes in Queensland with yields above 5% for houses, according to the Real Estate Institute of Queensland.
Yields are particularly firm in mining locations and those with affordable housing, it found in its latest gross rental yield report.
“Our property market has turned a corner over the past six months, and these robust yields reflect that sales prices had yet to fully rebound in the December quarter last year but rents had definitely increased,” REIQ chief executive Anton Kardash says.
“This year, there continues to be strong demand for rental properties from tenants which in turn is driving activity from investors.
“REIQ analysis of Australian Bureau of Statistics (ABS) housing finance data found that the number of investors in the Queensland property market in February had increased more than 10% compared to January this year.”
The highest yields for houses are found in <a target="_blank" href="/news">Miles</a>, at 9.3%. In the Western Downs region, Miles forms part of the Surat Basin Energy Province. According to RP Data, median prices in the area increased 17.5% in the last year.

The town was initially called Dogwood Crossing by explorer Ludwig Leichhardt who passed through the district on three expeditions. It was later renamed Miles in honour of a local member of parliament.
In March, Terry Ryder pegged Miles as one of the Surat Basin towns which will continue to grow.
"They all had double-digit price increases last year and will continue to show more," he says.
One of the cheapest houses listed on online real estate portals is <a href="https://www.realestate.com.au/property-house-qld-miles-112459211">13 Daisy Street</a>. The three bedroom house on 809 square metres is listed at $280,000. The sales campaign started at $350,000 in December last year.
A new four bedroom house on 2514 square metres at <a href="https://www.realestate.com.au/property-house-qld-miles-113560763">Lot 20 Vowles Road</a> is listed for sale at $525,000. It advertises an unfurnished rent of $725 a week and a furnished rent of $1200 per week. The unfurnished rent would give a potential gross yield of 7.18%.
There are a number of <a href="https://www.realestate.com.au/property-house-qld-miles-110414053?listingType=buy">off-the-plan housing developments</a> being marketed, variously promising returns of around 9%.
Number two were <a target="_blank" href="/news">Russell </a>and <a target="_blank" href="/news">Macleay islands</a> at 9%. The Brisbane Bay islands boast plenty of affordable houses and a healthy rental market.
Number three was <a target="_blank" href="/news">Mount Morgan</a> at 8.7%. It is in the Rockhampton local government area, which features many affordable properties.
There were no Brisbane suburbs in the top 20. Brisbane first makes an appearance on the list at number 24 with the outer-southwest suburbs <a target="_blank" href="/news">Durack </a>and <a target="_blank" href="/news">Inala </a>at 6.2%.
The REIQ gross rental yields use weighted median rents and sale prices to derive yields, which is the annual income earned from a tenanted property divided by the purchase price.

Miles heads Queensland's top 20 house yield locations with Brisbane suburbs missing the cut

A historic gold mine tourism attraction 140 kilometres west of Cairns has been listed for auction.
The <a target="_blank" href="https://www.tyrconnell.com.au/">Tyrconnell gold mine</a> (pictured below) commenced operation in 1876 producing large quantities of gold.

The mine helped launch the development of Far North Queensland with the establishment of port towns Cairns and Port Douglas.
It was only 16 years ago that the owner shifted their focus from mining to developing a tourist attraction. Andrew Bell and Cate Harley and their family mined for gold at Tyrconnell since the 1980s, but the focus has been on restoring the heritage assets on site and sharing it with visitors since 1997.

Tyrconnell mine is held under mining leases covering 40 hectares with campsite and four heritage style cottages. Some 120 years ago Tyrconnell was the most famous mine on the Hodgkinson goldfield with several original buildings and machines remnants from the bustling era.
