<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The apartment redevelopment of the Hotel Komune Resort, at Coolangatta&#39;s Greenmount Beach, is set to begin.

Construction is slated for September at the already sold-out project by the Brisbane-based Spyre Group, who secured sales of all of the 30 apartments in just four weeks earlier this year.

It achieved an average sale price of $1.9 million, with prices rising as high as the penthouse which sold for $7.1 million.

It fell some way short of the area penthouse record, which is categorized in this market as south of Mermaid Beach, to not include the established high-rise developments in Surfers, Broadbeach&nbsp;and Main Beach.

David Calvisi&#39;s FORME Projects holds that mantle, securing a $9 million sale of the penthouse in his Koichi Takada-designed Norfolk at Burleigh Heads. The luxury development, which saw the bulk of its sales two years ago, well before the COVID-enduced boom in the area, also saw two further apartment sales at $8.5 million.

With the same team as Norfolk, and less than a kilometre away, FORME&nbsp;are set to launch 96 The Esplanade, with locals suggesting the penthouse could be priced around the $15 million mark.

The latest success story comes from Hamilton, where Brookfield&nbsp;Residential Properties has already secured over $100 million in off the plan sales at is riverfront Rivello Hamilton apartment development.

Sales of the 150 apartments have just officially hit the market.

It&#39;s been the higher end apartments in the $147 million, 21-level building designed by Cottee Parker Architects which have proved the most popular, with the penthouses among the first to sell.

Brookfield Residential Properties&rsquo; Managing Director, Lee Butterworth, said buyers had responded well to Rivello.

Brookfield launch sales at Hamilton apartment development Rivello

The residential development of the in demand Surfers Paradise enclave Chevron Island is set to continue.

The Brisbane-focused Ention Properties are the latest developer to enter the Gold Coast market from the Queensland capital. They&#39;re set to develop a&nbsp;New York-inspired apartment project, dubbed Greenwich, a reflection of Manhattan&#39;s famous Flatiron building.

Ention have reduced the number of apartments from 48 to 46, and increase the height level to 15. It will be&nbsp;targeted at owner-occupiers, KM Sales and Marketing associate director Todd Matheson says.

&quot;We envisage a majority of owner occupiers buying with 75% of the building being three bedrooms creating a vertical community crowned by a roof top with multi zoned amenity, allowing owners to come together or have private break out spaces,&rdquo; Matheson says.

The building designed by Ferro Chow Architects at 30 Anembo Street, on the corner of Anembo and Aruma Streets, will be predominantly made up of three-bedrooms. There&#39;s also&nbsp;a collection of two-bedroom apartments and a single four-bedroom apartment.&nbsp;

It was lasted sold at $1.7 million in 2011.

The 10th floor offering has 300sqm of living space.

It is set up as three bedrooms, plus an office.

$2.9 million Niecon-built Kirra Beach Coolangatta apartment sale tops Queensland sales

The 2032 Brisbane Olympics will not only deliver an economic boost to trade and tourism but is set to have a big impact on the local property market, according to one economist.

PRD Research chief economist, Dr Diaswati Mardiasmo, has predicted that Brisbane&rsquo;s median house price could increase to $1.7 million by 2023, 2.5 times its current median of $674,738.

The forecast by PRD Research was reached using historical data of house prices following two global events hosted in Brisbane, the World Expo in 1988 and the G20 Summit in 2014.

In the 11 years prior to Expo 88, the Brisbane LGA median house price grew by 278.8 per cent and prices in South Bank and its surrounding suburbs grew by an average 335.3 per cent.

In the year following, house prices grew by a further 29.7 per cent in Brisbane and 19.1 per cent in South Bank and nearby suburbs.

A similar trend unfolded when the city hosted the 2014 G20 Brisbane Summit with property prices surging 112 per cent in Brisbane and 116 per cent in South Bank in the decade before the event.

&ldquo;[H]osting both Expo 1988 and G20 Summit has served the Brisbane property market well,&rdquo; Dr Mardiasmo said.

Applying the same level of growth seen in these events, PRD Research predicts Brisbane&#39;s median house price to rise to $1.7 million by 2033, a year after the Olympics.

Dr Mardiasmo noted there were differences in the pace of property growth in past events, but even going at &ldquo;half-strength&rdquo;, the median house price would reach $1.2 million by 2033.

&quot;The prospect of a $1 million median house price for Brisbane is a real possibility.&quot;

A residential development opportunity on Chevron Island on the Gold Coast has been listed for sale.&nbsp;

The 25-29 Mawarra Street site is an amalgamation of three residential properties.

It is a 1,517sqm site. &nbsp;&nbsp;

CBRE Gold Coast agent Mark Witheriff said the approval was for a north-facing apartment building that will feature coastline, canal and hinterland views.

Chevron Island is seeing very strong apartment sales for its off the plan offerings including at Chevron One at 36-44 Stanhill Drive, Surfers Paradise.

The Mawarra Street site has an existing development approval for 105 one, two- and three-bedroom apartments.

The Ellis Beach Oceanfront Bungalows Holiday Park has been listed for sale with approvals for a 221-key resort development including hotel, motel and apartment accommodation.

The holiday park and the adjoining Ellis Beach Bar and Grill have been listed for sale with expressions of interest closing September 9.

The Captain Cook Highway property overlooking the Coral Sea 28km north of the Cairns CBD, with bungalows, caravan and campsites.

The site is a combination of crown and perpetual leases over two parcels that include the beachside camping area and the bar and restaurant on the other side of the highway.

The Tropical North Queensland site includes a 9.7ha property held under perpetual lease. 

It charges up to $210 a night high season.

CBRE agents Danny Betros and Scott Callow are running the national marketing campaign.

“It presents a prime opportunity to make the most of a recently granted 20-year state government lease over the land, which secures the operation into the future,” the local paper reported. 

“DA approvals for projects of this scale take considerable investment and provide real value for an incoming purchaser, ” Callow added.

According to the development application lodged with council, the existing Ellis Beach Bungalows and Caravan Park are unable to satisfy existing demand for accommodation at Ellis Beach during the peak season. 

Bellbird Park Developments Pty Ltd which has operated Ellis Beach Bungalows and Caravan Park and the Ellis Beach Bar and Grill for many years, initially lodged the application in 2012.

The $100-million project involved eight stages.

They were granted an extension pending the environment approval in 2018.

CoreLogic indicate the site last sold in 2003 at $3.75 million in a liquidation sale.

The respected Sydney-based developer, Abadeen Group, has officially launched&nbsp;its first Gold Coast project.

Abadeen, founded and run by property industry veteran&nbsp;Justin Brown, is behind the latest Palm Beach tower, Villea.

The 69-apartment tower at 26 Mawarra Street has one,&nbsp;two and three-bedroom apartments,&nbsp;designed for owner-occupier.

All of the one-bedroom apartments have already been snapped up pre-launch.

Villea offers&nbsp;a rare affordable entry point in Palm Beach, with current and future projects in the pipeline predominantly targeted at the luxury owner-occupier, many with prices starting from $2 million and up.

Brown said Abadeen&nbsp;was delighted to have purchased such a strategic site to enter the Gold Coast market.

&ldquo;We are extremely excited with the purchase in what we believe is one of Australia&rsquo;s premier beachfront locations,&rdquo;&nbsp;Brown said.

&ldquo;The location of the site is close to northern Palm Beach&rsquo;s pristine beachfront precinct as well as Tallebudgera Creek and is located in an area where there are very few development opportunities for such a project.

&ldquo;We know the market is running very strongly on the southern Gold Coast, in Palm Beach particularly, and&nbsp;believe the market is primed for this project.&quot;

There will be private facilities at Villea solely for residents, which includes a&nbsp;resort-style pool, fully equipped gym and a&nbsp;recreational BBQ area.

Villea will also&nbsp;revitalize the street level, with a cool retail&nbsp;strip.

BDA says the project offers the opportunity to reimagine the existing neighbourhood retail centre, as well as&nbsp;introducing&nbsp;a residential component.

&quot;The design approach will result in the addition of high quality, engaging development within this area, that provide a considerable amenity for residents, visitors and neighbours alike,&quot; BDA advise.

One of the biggest drivers for buyers will be the location, 400 metres to the sand of Palm Beach and around the corner from Palm Beach&#39;s thriving cafe and dining precinct.

Palm Beach is also set to be connected to the rest of the Gold Coast by the expanding Gold Coast light rail.

Villea Apartments have views west to the Gold Coast hinterland, north to Burleigh Heads and east across the Pacific Ocean.

Each apartment will have premium finishes and inclusions, including&nbsp;stone benchtops, timber flooring, high quality European appliances, porcelain tile and full height windows to take advantage of the Gold Coast sun.

Abadeen secured the site through GV Property Group&#39;s Antonio Mercuri, who handled the sale on&nbsp;behalf of Gold Coast developer Cru Collective.

It was a well-timed entry in to the Gold Coast market for Abadeen, with the market currently undergoing its highest demand in years.
