<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

The Melbourne-based developer, Accord Property Group, are tweaking the make-up of apartments in their already approved South Brisbane apartment development, Gallery Residences.

Accord, founded by Buildcorp&#39;s Ross Clarke and Scott McVilly, had Cottee Parker go back to the drawing board to their 2016 plans and change the apartment configurations, which was in reaction to the current market expectation for inner-city living.

The recently submitted change application to the Brisbane City Council for 2 Cordelia Street will see the apartments reduced slightly, from 379 to 364, but most importantly a major change in how many one-bedrooms and two-bedrooms will go in the 30-level tower.

Some 56 one-bedroom apartments have been taken off the proposed 209, and 54 more two-bedroom apartments added. Now over half of the building is taken up by two-bedroom apartments.

There will be no more penthouse level, which had planned to have&nbsp;two four-bedroom and two three-bedroom apartments.

Instead the extensive amenity has been moved up from level four to the 29th level. Now there will be amenity across the top level and the rooftop.

Level 29 will feature a&nbsp;gym with an ice bath, steam, sauna, and treatment rooms, an outdoor sports court, barbecue deck, community garden, lounge, village hall, private dining, cinema room and a co-working space.

Crowning the tower will be a 25 metre lap pool, reminiscent of a holiday resort, as well as a kidis pool and spa, day beds near a fire pit, and more communal seating booths and private terraces with barbecues which can be booked by residents.

Cottee Parker&#39;s design focus for the tower was for a &quot;building&nbsp;that breathes.&quot;

&quot;The design of the building draws on its local context, the colour palette of the materials, the undulating form and the landscape overlay are all responses to the character of the area,&quot; Cottee Parker&#39;s design statement read.

The trend of lower density, high-rise towers continues to gather pace at the latest Gold Coast apartment tower launch.

GDI Group, headed by long-time Gold Coast developer Dean Gallagher, are soon to launch Drift Residences, a 27-level tower designed by Plus Architecture at 16-18 Hughes Avenue, near the central hub of Tedder Avenue in Main Beach.

There is approval for 44 apartments, but GDI has recently submitted a minor change notice to the Gold Coast City Council to add a further two apartments, and add another three levels to the building to make it 30 storeys.

The three-bedroom, 262 sqm apartments, just two per floor, will run from the second level to level 22.

From there will be the penthouse collection, five four-bedroom apartments spanning the whole floor and offering 531 sqm each.

The pandemic has forced a shift in the way people want to live, and developers on the Gold Coast are taking note of what buyers want in the modern world.

GV Property Group agent Luke&nbsp;Reaby, who amalgamates future development sites up and down the Gold Coast, says&nbsp;boutique sites for one-per-floor apartments are becoming more desirable by developers.

"It used to be the belief that larger sites equalled higher margins in the minds of developers," Reaby said.

"But now apartment developers are pivoting to the current market conditions, where buyers demand space, exclusivity and high end luxury, and are willing to pay a premium for it given the lack of high-end stock in the market."

Reaby is already fielding high demand for a 690 sqm site at 118 Old Burleigh Road in Broadbeach, which GV has listed for sale.

'When the downsizer market is this strong, you can see why a developer will choose to develop 10-25 apartments at $2m+ each instead of 90 apartments at $650k' Reaby says.

'It's also giving great design and architecture a chance as it's not as heavily dictated by price point.

'With limited development sites left, developers are seeing value in smaller sites suitable for boutique projects," Reaby said.

Jayde Pezet of KM Sales &amp; Marketing says the Gold Coast off t​he plan market has been underpinned by luxurious beachfront sales – a trend he expects to continue as the borders open and southerners sweep into the city for summer months.

“The strength of the off t​he plan market is heavily focussed on the luxury downsizer, whether local or interstate, wanting to downsize to luxury homes and live in properties that have unobstructed ocean views or views that cannot be built out,”&nbsp;Pezet says.

Pezet, alongside Todd Matheson at KM Sales &amp; Marketing, are handling the sales for the latest Broadbeach apartment development from Little Projects, who are targeting the luxury owner-occupier after selling out their their 246 apartment Signature nearby.

Aperture, a term which refers to the opening of a lens's diaphragm through which light passes, will have just 29 apartments across its 35 levels.

There's 26 full-floor apartments with three bedrooms, three bathrooms, and three parking spaces, all spanning over 200 sqm across a whole level of the 120 metre building.

The Mary Avenue building&nbsp;has been designed by the Melbourne architect firm Elenberg Fraser to cater for the luxury owner-occupier, with hand-crafted materials and a minimalistic design featuring throughout.

There's been huge success at Main Beach, where Polites Property Group, in a joint venture with QNY Group, aren't far from selling out La Mer, the luxury Main Beach Parade tower of just 29 apartments spread across 34 levels.

Mostly locals have snapped up the three-bedroom apartments, which were priced from $2.35 million. There's only a handful left, starting from $3,245,000.

Polites Property are taking the same line with their next joint venture.

Alongside Monaco Property Group, Polites has lodged plans for Belvue, the first residential tower in Runaway Bay for three decades.

That will have 31 apartments, just one apartment per floor, each with either&nbsp;four bedrooms or three and a multi-purpose room. The grounds are&nbsp;reminiscent of a resort-style hotel, with two luxury pools, private beach access and a barbecue pavilion.

Recently Ignite Projects sold out The Monaco at Main Beach at an average apartment price of $4.6 million, one of the most expensive towers on the Gold Coast. That will have just 24 half and full-floor apartments across 24 levels.

David Calvisi's FORME only has a few apartments left at its latest Burleigh Heads development, Sea, his second in Burleigh Heads designed by the renowned architect Koichi Takada.

The&nbsp;new&nbsp;development at 96 The Esplanade will home 23 half-floor apartments of around 220 sqm, as well as three full-floor residences with around 440 sqm of space.

Cru Collective are currently selling SUR at Kirra Beach, which will have just 10 whole-floor apartments on the dress circle Musgrave Street.

One of the latest developers to join the Gold Coast scene is also taking the same approach.

Orenda Projects, led by the South East Queensland veteran developer Leonard Steiner, are set to create Myst, a slick 33-level tower designed by Plus Architecture.

There will be 46 apartments across the 33-level tower, 45 of those being three-bedroom apartments, which, apart from the three whole-floor sub-penthouses, will span half of a floor.

Brisbane apartment values spiked 1.3 per cent over October, posting its second highest monthly returns of 2021, CoreLogic&#39;s Hedonic Home Value Index found.

The continued growth sees Brisbane&#39;s apartment values rise 3.3 per cent on a rolling quarterly average, following 0.6 per cent gains last month and 1.4 per cent growth over August.

Apartment values ended 2020 at $390,000. Now the median apartment value is $437,000, up 9.7 per cent year to date.

Brisbane&#39;s rental increase has also been one of the highest in the country, up 2.3 per cent over the last three months, only second to Sydney where rents rose 2.4 per cent.

Overall Brisbane was the fastest growing market over October, with values up 2.5 per cent across the combined house and unit markets.

It was another month in Brisbane where the price gap between houses and units grew further. Houses saw 2.8 per cent gains, more than double the rate of growth for units.

&ldquo;As housing becomes less affordable, we expect to see more demand deflected towards the higher density sectors of the market,&quot; CoreLogic&#39;s research director, Tim Lawless, said.&nbsp;

&quot;This is one of the reasons why first home buyers are becoming a progressively smaller component of housing demand.&quot;

Lawless&nbsp;expects the flick to higher density&nbsp;to occur most prevalently&nbsp;in Sydney than anywhere else in the country. The gap between the median house and unit value is now nearly $500,000. In Brisbane it&#39;s around $300,000. Melbourne&#39;s house median was $731,000 after the 2.8 per cent October gains.

&quot;With investors becoming a larger component of new housing finance, we may see more demand flowing into medium to high density properties,&quot; Lawless added.

Construction has started on the Brisbane riverfront apartment building, Rivello, in Northshore Hamilton, which has seen over&nbsp;90 per cent of apartments sold for more than $133 million in just 10 weeks.

The sales rush has been led by owner-occupiers, including young professionals and downsizers, many of whom live within a 10-kilometre radius.

Interstate purchasers looking to relocate or invest in the Queensland have made up around 10 per cent of the sales.

More than 1,000 jobs will be created during construction of the $149 million, 21-storey building, which will home 150 apartments and a suite of resort-style amenities, including a roof-top infinity-edge pool with expansive views across the Brisbane River to the CBD.

Developer Brookfield Residential Properties has appointed builder Tomkins Commercial and Industrial Builders - who have delivered more than 300 projects across the residential, commercial, industrial and education sectors - to construct the mixed-use development, with completion anticipated for late 2023.

Rivello is the latest stage of Brookfield&rsquo;s activities in the Northshore Hamilton Priority Development Area (PDA), situated six kilometres from the Brisbane CBD, and the ninth building by Brookfield Residential Properties in the Portside residential and lifestyle precinct.

Brookfield Residential Properties Managing Director, Lee Butterworth, said the outstanding sales result had seen construction start on Rivello several months ahead of schedule.

&ldquo;The response to Rivello has been exceptional, with sales including an ultra-opulent penthouse for more than $5.5 million, two sub-penthouses for more than $2.9 million each and the majority of our three bedroom apartments, which average $1.5 million,&rdquo; he said.

Construction begins on Rivello, Brisbane apartments, as sales hit 90%

The Brisbane-based Pikos Group are set to launch its next apartment project, a striking collection of three towers in the affluent suburb of Kangaroo Point.

The first release of Lambert Street Apartments, to be developed on one of the last remaining vacant sites overlooking the Brisbane River, will see 75 apartments up for grabs, with strong enquiry already fielded by the Pedro Pikos-led developer.

There will be three towers as part of the Lambert Street Apartments, designed by Conrad Gargett Architect and oriented to look across the river to New Farm.

Gap Development Sales Director Grant Plummer, who is handling the marketing, said there&#39;s been incredible levels of demand already.

Pikos Group set to launch La Storia, first stage of Lambert Street Apartments in Kangaroo Point

The architect-turned developer, Joe Adsett, has submitted plans for his&nbsp;next South East Queensland residential apartment development.

Adsett, who secured a sell-out at his Rockpool, Rainbow Bay project&nbsp;earlier this year, has ventured to the affluent and tightly held waterfront of Kangaroo Point, where he's&nbsp;set to create a&nbsp;luxury $85 million, 15-level tower.

Named River Arc for its location on the curve of the Brisbane River at 44 O'Connell Street, the project will home just 14 luxe apartments, set&nbsp;on one of the last north-east facing, absolute riverfront development sites.

Adsett said to differentiate, they went with a lower density on the 1,186 sqm site, which would typically yield 75 apartments.

The hotly anticipated Aperture, which will be one of the most high-end apartment developments&nbsp;in Broadbeach when completed in mid-2023, has officially launched to the market.

Pyke said they made a conscious effort to change the course from the high-density projects and instead offer full floor collection of apartments, offering enough space for the downsizer.

&ldquo;We put a lot of thought and energy into this project, alongside our talented team of architects, to come up with a design concept that blends with the superb location of the site.&rdquo;
