Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Lagoon Main Beach apartments fast tracked after strong interest

Leading private Brisbane developer, Consolidated Properties Group, in joint venture with the Qualitas Real Estate Opportunity Fund 2, has&nbsp;received approval for Monarch Residences, a $375 million development of the last significant riverfront parcel of land at Toowong in Brisbane.

The&nbsp;development of 600 Coronation Drive will see two 15-level towers built among three acres of riverfront gardens with around 130 metres of direct river frontage.

The development approval allows for a third 15-level tower to be built on the site, however it is expected that this third tower will not proceed to make way for the Toowong to West End Green Bridge in the future.

The two Monarch Residences towers will include 233 apartments that will be launched to market in Spring this year. There will be a mix of&nbsp;one, two, three&nbsp;and four bedroom skyhomes, river villas and penthouses. The Monarch Residences are priced from $550,000 for the one-bedroom apartments through to $8 million-plus for the penthouses.

Monarch Residences have been designed to maximise views across the Brisbane River and the city. AIA Gold Medal award-winning architect John Wardle Architects (JWA) has designed the development with support from local Brisbane architects Cottee Parker Associates.

Consolidated Properties Group Chairman Don O’Rorke said Monarch Residences will become the signature address in Brisbane’s inner west.

“Monarch Residences will set a new standard in apartment living in Toowong with its premium location and unsurpassed quality and style," O'Rorke said.

“Monarch Residences is an outstanding offer and will be unique for the area with its extensive gardens which run to the river’s edge. It will become renowned in the local area, and we look forward to working with Hutchinson Builders to get it started.”

Monarch Residences site is rich in history, with the local community awaiting its development. It will provide a significant uplift for the local Toowong community as the development approval includes an extension of the Bicentennial Bikeway, a riverfront park and the restoration of the Heritage listed Middenbury House. Upon completion, Middenbury House will be accessible to the public for the first time since it was built in 1865. Its refurbishment will include a conversion into a café and restaurant.

Consolidated Properties Group and Qualitas Group purchased 600 Coronation Drive for $35.5 million from Sunland in March 2022. The site has been vacant since 2006 when the ABC decommissioned their operations.

Consolidated Properties Group Head of Residential James MacGinley said 85 per cent&nbsp;of those registered so far have been locals.

"Feedback on the apartment design from these locals have reaffirmed the deliberate approach we’ve taken to enlarge living areas and balconies to embrace Queensland living,"&nbsp;MacGinley said.

Positioned within the highly sought after and quiet residential Kirra Hill pocket,&nbsp;the project will deliver beachside apartments, within walking distance of some of Coolangatta&rsquo;s most iconic beaches and best amenity on the Gold Coast.

Colliers recently reported that strong population growth, a fast-growing economy and more than $20 billion in infrastructure and investment ahead of the 2032 Olympic Games are just some of the things that will continue to drive the Gold Coast property market over the next decade.

While a string of luxe projects have cropped up around the region, many have a number of options for those looking to get their start in the property market.

The top five off the plan Gold Coast apartments under $750,000

The Sunshine Coast CBD Maroochydore is set for a rare boutique apartment development.

Dubbed The Paddington, at 21 Wright Street near Maroochydore Road and Duporth Avenue, will have just 10 apartments. There will be nine two-bedders and a one-bed apartment. Each apartment spans two levels.

It&#39;s a unique design by Sprout Architects, the local architecture firm founded by architect Anthony Robinson back in 2007.

&ldquo;A two-level unit as opposed to a single storey unit allows pushing and pulling of facade elements to create more character and greater setbacks between the property boundaries and the building,&rdquo; Robinson noted in the development application submission.

&ldquo;The two-level dwelling typologies are sympathetic to Australia&rsquo;s traditional terrace house character. As opposed to the redundant six pack developments of the 70s 80s 90s that contained single level, repetitive floor plates.&rdquo;

Robinson added that compared to traditional stacked single level developments, the two-level unit type will achieve a less bulky form, due to the void created in the balcony design. &nbsp;

The two-level design will also create a greener project, with residents given the opportunity to grow vertical plants up to 5.4 meters instead of 2.4 in traditional apartments.

&ldquo;This can be achieved via trellis or light weight vertical planting, such as bamboo on balconies,&rdquo; Robinson added.

The apartments follow an open plan design, with the dining area flowing to the kitchen at the centre of the floorplate, before leading to the living space which connects to the main balcony.

The second level of the apartments will home the bedrooms and bathroom, with the master-bedrooms featuring an ensuite, as well as an additional juliet balcony.

An outdoor communal space will be located on level one of the building, with the space featuring outdoor seating, gardens, a bar and barbecue areas.

Open space was a focus in the design of The Paddington, with Sprout plotting additional communal area on level three, with lounges, dining and barbecue facilities.

The built form is made up of concrete filled blocks with the lower levels taking on a lighter palette, before topping out in a dark, charcoal finish. Anodised Aluminium battens in flat bronze wrap the sides of the building, with the outdoor communal space a feature in the fa&ccedil;ade when viewed from the street.

First look: Maroochydore set for unique apartment development, The Paddington

The longtime local South East Queensland home builder turned apartment developer Choice Homes has broken ground at its $100 million Coomera apartment complex, Oakey Bay.

FKG Group is constructing the first stage of the three-tower&nbsp;project within the Coomera Marine Precinct, which will see 54 apartments created in Riverside Tower. Around 90 per cent of stage one are under contract, from a mix of local and interstate buyers.

The build will take place across three stages, creating over 167 apartments upon completion, along with providing a boost for employment in the region for trades, supplier and local businesses for the projected, next three to four years.

Oakey Bay will comprise a mix of two and three-bedroom apartments, averaging 110 sqm in size, set amid a resort-style environment which will home two pools, a tennis court, barbecue facilities, and a gym.

According to a recent report by Urbis, demand for homes, including high-density accommodation, has outstripped the existing property market.

The report identified a shortage of land has led to a surge in apartment sales across the Gold Coast - of up to 97 per cent in 2021 &ndash; reinforcing the decision for the developers on the location and timing of the project.

Having secured all of the sales in their one per floor tower Aperture in Broadbeach following the sell out of Signature, Little Projects, led by Leighton Pyke, are sticking to Broadbeach.

They&#39;ve filed plans, in a joint venture with the fellow Melbourne-based developer R.Corp,&nbsp;for another high-end&nbsp;tower at 118 Old Burleigh Road, with 33 apartments across the 37 levels&nbsp;on the corner of Old Burleigh Road and Australia Avenue. It will tower over the neighbouring Ocean Royale and Boulevard Tower, which are 16 and 17 levels respectively. They are also more focused on short-term accomodation apartments, whereas the new project, dubbed One Australia, will be another by Little Projects targeting the high-end owner-occupier.

DKO Architecture has put forward the designs for the slender tower, which will have full floor apartments, with 218 sqm of living space, from level two to level 33. Above will be a three-level penthouse with its own rooftop pool.

In their design statement, DKO noted they were&nbsp;inspired by two main concepts.

&quot;The first one is the idea of le estate or the Italian summer - the ideas of relaxation, inspiration and escape,&quot; DKO wrote in their submission to the Gold Coast City Council.

They said Italians pretty much own the concept of a long summer.&nbsp;

The extensive amenity is located on the first level above the podium.

The communal zone is book-ended by a pool towards the ocean end and an indoor/outdoor exercise zone towards Old Burleigh Road. In between, there are a series of smaller spaces including a co-work zone, residents lounge and a tucked away outdoor room which is elevated and provides views over the entire communal zone as well as views along Old Burleigh Road.

Little Projects secured the 690 sqm site through GV Property Group&#39;s Antonio Mercuri and Luke Reaby, who got the owners of the two-storey walk-up, around 40 years old, to band together the sell the prime site.&nbsp;

GV&nbsp;had over eight offers for the site from both local and interstate developers.

&quot;It&#39;s a complex site that was best suited to veteran developers and ones with local knowledge and experience,&quot; Reaby says.

Local apartment seeker Lyn&nbsp;Pearsall&nbsp;only spent 10 minutes in the Tapestry display suite before signing off on one of the biggest apartments in the artistic Chevron Island project.&nbsp;

&ldquo;I&nbsp;rang my daughter and said that i&#39;m going to sign a contract at the launch, I was only there for 10 minutes,&quot; Pearsall, who lives not far from the Darrambal Street development,&nbsp;said.

Her daughter came over to have a look and her immediate response was &quot;we&#39;re buying the top floor.&quot;

Pearsall, who had been researching her next purchase for around 12 months,&nbsp;brought forward her purchase, having had the intention of buying an apartment in 2023.

Pearsall intended on buying the ground floor apartment, because of her dog and she wanted a big outdoor area, however she was sold on the abundance of space on one of the upper level apartments, as well as the extensive amenity on offer.

&ldquo;The facilities are awesome,&quot; Pearsall said, adding that she&#39;s already started planning to have her girlfriends over in the private dining space.

A recently renovated house is currently on the beachfront, but between Seaclusion and the house is an easement through to another two houses, which makes it very unlikely of a developer coming in and building a tower.
