A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

The proposal would replace two single-storey brick buildings currently on the site.

Ashbury Terraces combines terraces, apartments and penthouses across a series of low-rise buildings, integrating contemporary architecture with landscaped communal spaces and resident amenity.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be a first-home buyer who does not currently own property.</li>

Buyers choose sunrise or sunset views at Lagoon Main Beach

Local owner-occupiers have dominated the early sales at Seaclusion, the new affordable Palm Beach apartment development located just off the sand.

Some $31 million worth of sales have been racked up in the first month or so of marketing, with more than 60 per cent of the 40-apartment project snapped up.

More than 80 per cent of the 25 sales have been to owner-occupiers.

Seaclusion, located at 4 Twenty First Avenue, will rise on a 1,200 sqm site that has been held by the Dorr family for three generations.

Northcliffe Beach has welcomed one of its finest apartment developments to date, with the official launch of the hotly anticipated luxury tower, Aalto.

Aalto, which received the greenlight from the Gold Coast City Council in July, is being developed by the Sydney developer Weiya Holdings, who secured the prime 1500 sqm Garfield Terrace site for $30 million mid-last year.

Since then Weiya has been in full planning mode with architecture firm Conrad Gargett, who also designed their most recent local project DE-LUXE, the transformation of the iconic Old Burleigh Theatre on the dress circle Goodwin Terrace.

What they’ve produced is one of the best projects the Surfers beachfront has seen, sales and marketing director Patrick Pancur, who is the exclusive agent on the project, says.

Pancur says the 38-level tower, which will home 66 high-end apartments including some half floor, full floor, and double-storey penthouses, is a cut above the rest on the beach.

“What we’re offering is quite different to what’s come before us, and will come after us,” Pancur says, referencing the site’s unique beach frontage.

The Garfield Terrace site is one of the widest on the exclusive street, resulting in more panoramic views than any other beachfront project in development. Garfield Terrace has recently started its extensive redevelopment. In the next five years the beachfront will home some of the Glitter Strip’s most expensive real estate in striking, architecturally-designed towers, replacing the 1960s-built blocks that have come before.

The striking design of Aalto came from an unusual design process. Conrad Gargett ran their own in-house design competition, with three teams testing a number of ideas to create the luxury building, which was named Aalto after the Finnish architect Alvar Aalto, whose work with organic forms inspired the design. The word Aalto translate to ‘wave’ in Finnish.

Lawrence Toaldo, Managing Director of Conrad Gargett, said the team considered what makes Surfers Paradise and the wider Gold Cost so uniquely beautiful.

“We want to continue to celebrate the Gold Coast’s urban heritage and character, telling stories of its past, conjuring memories of place and creating a much deeper overlay to the city,” Toaldo said.

Pancur expects Aalto to appeal to both the interstate holiday maker or local downsizers.

“It’s one of the best projects I’ve marketed on one of the best sites on the Gold Coast,” Pancur says.

Prices start from $2 million for the two-bedroom apartments, $3.2 million for the three-bedrooms, and $4 million for the sprawling four-bedders, which span a huge 270 sqm plus. Some of the premium four-bedroom apartments span a whole floor and will have nearly 360 sqm of living space. They start from $4.7 million.

Much like the apartments, the residential amenity has also been designed to take in the sweeping beach views, with an ocean view gym with sauna and rain showers, an ocean view yoga area, and an infinity pool almost hovering over the sand, one of two pools in the tower.

The Club AALTO lounge will have an owners bar and private function facilities, as well as a business centre with conference room and meeting rooms, a must have for the fly-in, fly-out business elite. Of course there's a concierge who can handle anything from booking space in Club AALTO, airport transfers , catering services and hair and make-up stylists, to laundry services and housekeeping.

There's even a further nod to the beachfront location. EACH apartment has its own beach room which is designed for surfboard storage.

Residents will have exclusive access to two swimming pools, one literally hovering over the beach, the other connecting to the cabana lounge area.

Construction completion for Aalto is slated for mid-2025.

Aalto, Surfers Paradise beachfront apartments launch

A collection of former footballers have teamed up to make their Gold Coast development debut, and they've picked one of the Coast's most emerging spots.

Former Socceroo and Sydney FC legend Alex Brosque has teamed up with current Sydney FC captain Alex Wilkinson and former footballer Brendan Renaud to create a boutique development on Bilinga's Golden Four Drive, just one row back from the beach.

The plans, lodged through an entity Bella Felicita, have been put together by Gold Coast design studio, Impact Design, who note in their design statement that the&nbsp;contemporary design respects the surrounding coastal environment whilst also providing an increased density of living.

"The considered details of the facade will enhance the neighbourhood of Bilinga and the streetscape of Golden Four Drive," the report reads.

"The built form was designed to make privacy a priority while still allowing each unit to capture potential views. The facade partially shuts off to the noise and harsh western sun while still allowing glimpses of the mountains beyond and opens up to the eastern pacific ocean views.

"The materiality, colours and form of the building have been carefully considered in keeping with the coastal locality. Light tones and soft curves resemble the undulating sands and waves of the nearby beaches."

The building is mostly three-bedroom apartments, with the exceptions a two-bedroom apartments on the ground level and the two four-bedroom, full floor penthouses. The top penthouse has its own private rooftop terrace with a spa.

Each apartment features living spaces which flow to outdoor entertaining areas.&nbsp;

The 759 sqm block currently homes&nbsp;a two-level brick and fibro home which will be demolished before construction. Next door is a three-level brick duplex which is also soon to make way. That will be replaced by a new for a six-unit, four-level townhouse development.&nbsp;

Town Planner, Zone, said it is evident that the site is located within an urban area that is extremely well located with regard to proximity to high frequency transport, commercial services, retail services and public recreation space.

"Commercial land uses are located in Coolangatta to the south, and the Neighbourhood Centre Zone of Bilinga to the north-west," Zone's report read.

"The site is highly accessible with excellent links to surrounding road networks, high levels of walkability, and a range of bus services along Golden Four Drive."

Southport is set to see one of the tallest towers ever built in Australia.

A consortium of highly experienced Australia property industry specialists has lodged a development application to create two towers, a 100-level residential tower and an adjoining 60-level office tower, in the heart of the Southport CBD.

The project is being led by&nbsp;experienced developer Baracon and Melbourne-based funds manager Payton Group, who had Australian architect BKK draw up the plans for the Park Lane project.

The residential tower at 1 Park Lane will deliver&nbsp;197 apartments to the city centre and will feature a range of resort-style resident amenities and topped by three two-storey penthouses.

The 60-storey office building will inject up to 12,000 sqm of office space amid a looming shortage of prime A-grade space on the Gold Coast, with the project set to become the most significant new office development in the city in more than a decade.

The twin towers are connected by an artistic moulded base canopy three storeys high over an open public realm and a skybridge at level 22 that will create a striking architectural feature for the development while providing a primary structural purpose that ties the buildings together.

The skybridge will become a key feature of the development in its own right by offering additional landscaped areas as well as a restaurant, function space and bar that can be&nbsp; accessed by residents, office workers and the broader community.

BKK Architect Simon Knott sees 1 Park Lane as a major catalyst that will inspire a new wave of developments in Southport.

It’s estimated 1 Park Lane will accommodate up to 500 employees in the office tower and 580 residents in the main tower, while the project is expected to create about 1,000 jobs alone during construction.

The twin-tower development will feature significant sustainability initiatives including a photo electric solar cell wall to the west face, which will harness the energy provided from the sun for reuse within the apartment building.

100-level apartment tower planned for Gold Coast's Southport CBD

Sekisui House Australia has launched its latest stage in its multi-award winning West Village precinct, West End.
