AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

Urban Property Group has been one of the busiest developers across Greater Sydney this year.

The developer is progressing around 1,000 apartments across <a href="https://www.apartments.com.au/news/nsw/first-look-urban-property-group-plans-next-major-wollongong-tower">two projects in Wollongong</a>, with several thousand more homes in the pipeline across Newcastle, Castle Hill, Little Bay and Penrith.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Balmoral, one of Brisbane's most exclusive residential catchments renowned for its riverfront lifestyle, is set to welcome a new residential precinct.&nbsp;

Local developer Skyhold has had Fender Katsalidis Architects draw up plans for a medium-density development at 91 Lytton Road and 57 Andrew Street.

This site plays a key role in Brisbane’s military history and is considered a significant remnant of the United States Military presence in Brisbane during the second World War.

The project aims to transform the site, which is currently occupied by a church and carpark, into a vibrant community consisting of 181 apartments and townhouses.

"Our vision for 91 Lytton Road is to repurpose an under-utilised site into a vibrant, medium density residential precinct optimising its existing natural landscape and bringing greenery across the precinct and into the residences spread across the site." Fender Katsalidis said in their Urban Context Report.

"The proposed exterior palette reference responds creatively to subtropical, residential architecture that is local to the greater Brisbane region.

"Architectural forms have been carefully located to maximise views and solar access whilst minimising visual bulk and respecting the scale of existing and future nearby buildings."

Spanning 23,265 sqm, the site's transformation holds great promise for the neighbourhood which is currently closed off to the broader community.

The project involves the demolition of the existing church building to make way for the construction of two rows of townhouses and three medium-density residential buildings. Designed with careful consideration for the surrounding environment, the buildings feature a stepped and horizontal form that mimics the site's steep topography.&nbsp;

A mix of two and three-bedroom apartments and penthouses will be on offer, in addition to seven three-bedroom townhouses and seven four-bedroom townhouses.

The strategic positioning of the buildings takes advantage of the site's topography and maximises favourable outlooks. The arrangement allows for ample northern views, while minimising any potential overlooking onto neighbouring residential housing along Bolan Street and Thorpe Street.

To maintain the area's lush greenery and natural beauty, a deep-planting conservation area measuring approximately 7,000 sqm is proposed along the western edge of the site.

"Taking cue from the diversity of residential neighbourhoods, the proposed development consists of four distinctive approaches to facade expression that address climate attenuation, outlook and privacy to create an architectural identity that is subtropical," FK's reported continued.

"The arrangement of these facade treatments also serves to break down the scale of built mass."

This building is comprised of 37 apartments over four levels, with the residences primarily located on upper floors.&nbsp;

Drew Group's Lagoon Main Beach offering best value for money on the Gold Coast

Palm Beach's dress circle Jefferson Lane is set to receive an injection of more luxury apartments.

The beachfront strip in the south of the Gold Coast has been busy in the last few years, with the likes of Graya, Lacey Group, and Daascon all developing on the exclusive strip.

The latest plans are by the Brisbane-based Green Leaves childcare boss Michael Hovey, who spent $6.35 million on the home on 597 sqm in December. Hovey also owns next door, which was bought for $3.5 million in 2017, making the amalgamated lot 1,194 sqm.

He's proposing just 10 apartments across a 12-level building, which would see it climb 42.9 metres, well above the building height allowance of 29 metres.

Town planner UPS argue however that, because the project is&nbsp;located in an ‘Urban neighbourhood’, the City Plan sets out provisions for an increase in height if development can demonstrate achievement of a number of architectural and contextual principles set out within the strategic framework.

Local architecture firm Plus were engaged to design the project, which they write in their documents filed to the Gold Coast City Council, "offers luxurious and thoughtfully designed living with breathtaking panoramic ocean views."

"The architecture of the building is designed to mimic the sculptural forms of sand shaped by water, with car ved elements providing relief and protection to the apartments, while also grounding the building into to the earth. The apartments are oriented towards the north-eastern aspect, with the sculptural forms peeling away to provide uninterrupted coastal views.

Each will have four bedrooms, one a master suite with walk in wardrobe and ensuite. There's a multi-purpose room, wine storage, and a butler's pantry in the kitchen.

Developer Goldfields said the majority of early buyers are owner occupiers seeking value in a city-fringe riverside suburb, access to quality amenities, and forward-thinking design. &nbsp;

Located in Milton, just two kilometres from the Brisbane CBD and adjacent to the Park Road precinct, the 130-apartment tower offers one, two and three-bedroom apartments set over 18 storeys, with city and river views, a rooftop pool, and close proximity to transport options.

Goldfields CEO Lachlan Thompson said demand for 33 Manning has been strong since launch as Brisbane continues to battle undersupply and lower vacancy rates.

Milton's 33 Manning races to 50% sold as Brisbane apartment market heats up

The busy Kokoda Property Group have officially lodged their application for their recently acquired site in Brisbane's Milton.

Kokoda, led by Mark Stevens, were already engaged with Cottee Parker before they secured the site at 12 Crombie Street, which will home 145 apartments across a 21-level tower dubbed Ruby Ruby.

There will be 54 one-bed units, 77 two-beds, 12 three-beds, and two four-bedroom penthouses on level 20.

The bulk of the resident amenity will be on the top level, barring a couple of meeting rooms and work from home facilities on the ground level and a podium with a private dining and lounge area,&nbsp;cinema room, and a billiards room.

The centrepiece of the rooftop is the full-width swimming pool which will have wide city views. Also on the roof are a number of cabanas, a firepit area, barbecues, another&nbsp;private dining and bar space, and a gym with a yoga area, plunge pool, and infrared sauna.

In their design statement submitted to the Brisbane City Council, Cottee Parker said the&nbsp;tower design has been developed with a vernacular and sub-tropical conscious in mind.

"The quality in unit design, recreational&nbsp;facilities, ground floor&nbsp;amenities and fluidity&nbsp;in&nbsp;form will assist&nbsp;in&nbsp;developing&nbsp;a&nbsp;building&nbsp;that&nbsp;further invigorates and populates Brisbane, Milton."

An unusual but key inspiration for Cottee Parker was cotton farming and production, which was led by prominent 1850s Milton business developer, Ambrose Eldrige.

"By using fabric and the product of cotton, the architectural vision is to capture the notion&nbsp;of&nbsp;‘Voile’," the report read.

"The organic form of the tower is cloak with perforated herringbone pattern&nbsp;screen. The integration&nbsp;of&nbsp;form and skin of the building create a identity&nbsp;that&nbsp;is&nbsp;unique&nbsp;to&nbsp;Milton with historical reference."

Kokoda have been particularly busy in recent months, having recently spent a record $100 million on the last remaining riverfront development site in Teneriffe.&nbsp;

Golden Four Drive in Bilinga has been in the spotlight since the start of 2023, with a number of apartment developments submitted, approved, and launched in the first half of the year.

The latest application is on Golden Four Drive, but in Tugun rather than Bilinga, as the street stretches some 3.5 kilometres from the north of Tugun to the south of Bilinga.

Plans with the Gold Coast City Council are for an 11-level tower, which would seek to tap into the 50 per cent uplift provision&nbsp;contained in the City Plan Strategic Framework. It will be targeting the high-end market, with half-floor apartments offering over 220 sqm of internal living space.

There will be 19 three-bedroom units with multi-purpose room. Each bedroom will offer walk in wardrobes and ensuites, and each kitchen will have a walk in pantry. The kitchen, living and dining area is oriented beachside, where they will be an ocean facing balcony.

There will be a single&nbsp;four-bedroom penthouse, which will share the top level with the communal swimming pool, outdoor barbecue kitchen, and indoor lounge and dining space.

The single ground floor apartment has its own private pool.

BDA Architecture has handled the designs of the project, writing in their Design Statement that the project offers the opportunity to design an innovative architectural building within the Tugun Beach precinct.&nbsp;

"The proposed residential building provides a coastal character that looks to create a strong architectural landmark along Golden Four Drive and the beachfront," BDA noted.

"The project offers a high quality coastal design that enhances the streetscape adding to the diverse range of building typologies within the area.&nbsp;

"The detailing and articulation of the built form demonstrates a positive outcome for the streetscape and Tugun area."

The large 1,232 sqm site at 367 Golden Four Drive is located on the prized beachfront. Currently on the site is a three-storey walk-up block. It's just across the road from a number of parks including Tugun Park, Golden Four Park and Honeymoon Tree Park.&nbsp;

Town planner Zone says the project "offers an excellent design outcome in response to the site context and neighbourhood character."

"[The] proposed development is considered appropriate for the location providing a contemporary and functional design outcome that will complement and enhance the existing, approved and emerging urban forms in the locality, without unduly impacting the amenity currently enjoyed by the surrounding properties," Zone's Town Planning Report read.

"Importantly, the proposed development will provide much needed accommodation in proximity to key infrastructure such as Gold Coast Airport and contribute to the further delivery of infill housing stock within the city."

The development has been submitted by Golden 4 Pty Ltd, an entity linked to Brisbane businessman Stephen Lambourne.

Further down Golden Four Drive toward Bilinga, Brent Thompson's Siera Property Group are preparing a unique project which has development approval for 11 levels. It will comprise 19 three and four-bedroom apartments.

Thompson secured the site late last year, saying that the site’s beachfront location, existing DA approval and advanced construction negotiations added significant value and made it a strategic addition to the group’s growing Gold Coast portfolio.&nbsp;

“The existing development approval is 50 per cent higher than other existing approvals in the area, enabling the penthouses and apartments on the upper levels to access sweeping ocean views, north to the Broadbeach-Surfers Paradise skyline and out to the hinterland mountains,’’ Thompson said.&nbsp;

First look: Beachfront apartments planned for Tugun's Golden Four Drive

High-rise king Harry Triguboff’s confidence in Surfers Paradise has surged to a new peak.

The Meriton founder is spending $67.5 million on a beachfront tower site a stroll from the tourism capital’s heart, in the middle of his two most recent towers, Iconica and Ocean.

The Esplanade land, with two other street frontages, currently homes the 52-year-old high-rise, The Shore, as well as The Dolphins boutique apartment block and a number of high-street retail spaces. The amalgamation of the 56 apartments of The Shore took over two years.

The deal has taken the veteran developer’s spending on Surfers Paradise sites over the past year to more than $176 million.

Triguboff has said is putting his Gold Coast wallet away for the time being and had no plans for more buys.

Triguboff, 90, said the latest purchase was not just a sign of confidence in Surfers Paradise, but also a reflection on how much easier it was to do business on the Gold Coast than in Sydney.

“In Sydney you talk to the city’s town planners and get a ‘take it or leave’ attitude," Triguboff said.

“That’s not the case on the Gold Coast and in Brisbane, where the planners and councils are fair and, if a rule clearly is wrong, they’ll change it.

“In other words, life’s a lot easier for me in Queensland.”

Triguboff, a $23 billion man, said he planned both retail and rental projects on his new Surfers buy and might include serviced apartments in the mix.

He last week spent $130 million on what he termed ‘the best site in Brisbane’, The Gardens apartments holding overlooking the Botanic Gardens.

His new north-east facing Surfers site spans 3534 sqm and is north of Ocean, a 76-floor building Meriton completed on The Esplanade last year after earlier bowling another old high-rise, one which started life as the Apollo.

Last year Triguboff bought land at the northern end of The Esplanade for $75 million and has the twin towers Iconica underway.

Earlier this year he settled the $34.352 million purchase of the bulk of the whole city block that is known as the Vomitron site and is <a href="/news/qld/first-look-exclusive-meriton-propose-three-tower-surfers-paradise-apartment-development-cypress">earmarked for three towers, one of them the city’s tallest</a>.

South Brisbane's art and cultural precinct is about to welcome its tallest tower yet, as Aria Property Group approaches completion of their latest residential project, Upper House.

The development will be adorned with golden ribbons, which were hoisted up 32 levels earlier this year, signifying the top of the building where the extensive rooftop amenity will sit.

The double-storey rooftop club, an Australian first, will cater to residents' social needs, with a wine bar, a lounge area, a wine cellar, a private theatre room, a private dining room, a home office, and an executive boardroom.&nbsp;

Internationally acclaimed architects, Koichi Takada drew inspiration&nbsp;from Queensland's Moreton Bay fig tree and the organic shapes found in the Daintree Rainforest, for the design of the building, which features dancing balconies and architectural ribbons.

The fluid and sculptural ribbons wind their way up the facade, creating a unique and visually striking presence in the streetscape, with the ribbons intertwining at the rooftop level to form a shaded pergola, enhancing the recreational and wellbeing spaces for residents.

A mix of two and three-bedroom apartments are on offer in Upper House,&nbsp;designed to maximise the sense of height, volume, and space. The project is Aria's first project to feature 3.0-metre high ceilings, with each apartment also set to boast Miele appliances and timber floors.

Consideration for neighbouring properties was a priority in positioning the building on the site, with generous setbacks to each lot boundary preserving neighbouring amenity, while also focussing on maintaining privacy for residents of Upper House.&nbsp;
