A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

The proposal would replace two single-storey brick buildings currently on the site.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Broadbeach demand has continued to soar in 2023.

The latest success in the booming market has come from prominent South East Queensland developer Mosaic Property Group, who have sold out their first ever Broadbeach project, Marella by Mosaic.

It took less than six months for buyers to snap up nearly all 98 two and three-bedroom apartments, as well as the Mosaic Masterpiece Series sub-penthouses, across the 30-level Surf Parade tower.&nbsp;

The strong result for the multi award-winning developer led to construction being brought forward, with their internal building arm, Mosaic Construction, kicking off on-site in late 2022. Marella's expected completion is in early 2025.

After receiving significant early interest before hitting the market mid-last year, Mosaic snapped up the site next door, something which Mosaic Founder and Managing Director Brook Monahan said was a "no brainer."

They did the same with Dawn in Mermaid Beach, following the sell-out of Bela by Mosaic a few doors away on Peerless Avenue.

Now Mosaic are readying Lily by Mosaic, on Rosewood Avenue, just behind Marella around 100 metres away.

Monahan says the unveiling of the $160 million project&nbsp;was accelerated to fulfil the ongoing levels of enquiry for Mosaic product on the Gold Coast.&nbsp;

"Fortunately, the market has been traditionally quick to respond to our releases because of the quality, our track record and our commitment to exceptional design," Monahan says.

"Marella sold $94 million in five weeks of its initial release to our VIP database, and we now have nine sold-out projects under construction across the Gold Coast region.

Monahan believes Mosaic product continues to resonate with the market due to a combination of their track record, and the fact they also build their own developments, handling the quality control aspect of the project as well.

"While the buyer pool still remains smaller than a year ago due to consumer sentiment, but picking up again, so is the opportunity to secure a premium apartment in such a prime location from a developer with an unblemished track record of delivery," Monahan says, adding that people are people are recognising that fact.

Mosaic to launch Lily by Mosaic in Broadbeach after selling out neighbouring Marella

Developer builder, Jadecorp, has lodged pans for a site in Brisbane's north in Lutwyche, near to&nbsp;Kedron Brook and Lamington Markets.

The Brisbane-based group, led by director John Dracakis, are set to construct a mid-rise residential building at 21-23 Norman Avenue, which will take advantage of the site's proximity to high frequency public transport nodes and extensive access to public parkland.&nbsp;

Located just 6.5 kilometres from the CBD, Norman Avenue and the immediate surrounding area is currently in a state of transition on account of the adoption of the Lutwyche Corridor Neighbourhood Plan around a decade ago, which encouraged a higher density living environment in order to capitalise on the locality's proximity to the Northern Busway Corridor.&nbsp;

The 1,620 sqm site presents a single street frontage to Norman Avenue, with two pre-1947 dwellings currently occupying the site.&nbsp;

They'll be demolished to make way for 42 new apartments, with 10 one-bed, 20 two-bed and 12 three-bedroom residences proposed.&nbsp;

Jadecorp engaged Hayes Anderson Lynch&nbsp;Architects (HAL) to design the building, which will feature a mix of brick cladding and brick face screening to the facade, complemented with powder coated aluminium timber-look batten screening, and balustrade glass.&nbsp;

HAL said they wanted to create a vibrant and contemporary residential building which still retains a human scale and promotes casual surveillance by adopting balconies, opening and windows overlooking Norman Ave.&nbsp;

"Each apartment within the development is inclusive of generously dimensioned private balconies that activate each façade and reduce visual bulk. Fine level elevation detailing and screening techniques maintain privacy for future residents and neighbours, contribute to improved façade articulation and create desirable three dimensional shading effects," HAL said in their Town Planning Assessment.

The three-bedders on the top level are the most expansive of the offering, with over 135 sqm of internal living space. Each benefit from their own generously-sized terrace balcony, with over 70 sqm of space on offer.

Crowning the development will be a rooftop garden, with outdoor dining and barbecue facilities, as well as deep planting and a lawn area.&nbsp;

The site is just a four-minute walk from Lutwyche Bus Station, as well as Kedron Brook Bus Station, which will ferry future residents directly to the CBD and other regional centres and activity hubs on the north-side of Brisbane seamlessly.&nbsp;

Residents will also be well placed to utilise the extensive Kedron Brook parkland and bicycle network, which is located just under 200 metres from the site.&nbsp;

First look: New apartments plans lodged for Brisbane's north

Bhart Bhushan’s Bathla Group are set to add Queensland to their ever evolving pipeline, with the group lodging plans for a $32.4 million Moreton Bay development.

The prominent Sydney developers are set to make waves in Deception Bay, with plans for two residential buildings that will deliver 101 apartments upon completion at 7 Captain Cook Parade.

Bathla bought the 2,908 sqm site for $1.865 million, from Chinese investor&nbsp;Wenxing Ma, who has previously lodged ambitious plans for a 94-level Broadbeach tower.&nbsp;

Situated across an amalgamated lot along Captain Cook Parade and Wallin Avenue, Bathla will construct Building A, which will comprise just three three-bedroom apartments, as well as Building B, which will offer a mix of apartment types.&nbsp;

There'll be six one-bedroom apartments in Building B, along with 50 two-bed units, 40 three-bedders, eight four-bed apartments, and just one five-bedroom unit.

The group engaged architecture firm Jackson Teece to design the two buildings, which heavily feature aluminium windows and timber cladding.

Each building will be crowned with a rooftop terrace, with four separate spaces set to don the rooftops, providing a range of open, breakout spaces for residents.&nbsp;

The Gold Coast Turf Club is set for a major redevelopment, which will include a number of apartments flanking the finishing post.

The $370 million plans for Sunlight Lifestyle Precinct, named after the 2018 Magic Millions 2YO Classic winner Sunlight,&nbsp;come off the back of a separate $63 million application to build three new racing and training tracks. It will see eight new buildings constructed over a seven-year period.

There will be three high rise towers which will home the bulk of the 557 apartments, a number of low-rise buildings, and a five-level building with 63 service apartments.

The project is being developed by the Gold Coast Turf Club, in partnership with Tony Fung's Aquis Australia. It will cover&nbsp;1.8 hectares on corner of Racecourse Drive and Crombie Ave, where currently there's a number of horse tie-up stalls which will be relocated to the south of the existing events centre.

Woods Bagot have designed the project which will have a significant ground plane, with a number of&nbsp;retail and commercial tenancies.

A major focus has been the rooftop amenity on some of the taller towers.

Crowning the residential buildings currently dubbed Tower A and Tower B, which together have a combined 369 apartments, will be a swimming pool with day beds, and outdoor dining area with barbecue facilities, a sauna and spa, and an indoor function room.

Atop Tower C, the tallest tower at 19 levels, is a two-level space with an impressive day club vibe. A central pool is overlooked by cabanas, day beds and pavilions, while there's also restaurant dining, bar space, a second plunge pool, and a VIP lounge. Upstairs is more function space and a prep kitchen. Tower C will home 154 apartments.

In their Design Statement submitted to the Gold Coast City Council, Woods Bagot said the&nbsp;proposed development offers a unique opportunity to create an exciting sub-tropical, mixed-use precinct within the Gold Coast Turf Club Equine centre.

"Sunlight is conceived as a catalytic development within the wider Turf Club precinct and aims to create a unique lifestyle &amp; tourism destination that contributes to the Gold Coast's economy.

"The development celebrates the sub-tropical climate &amp; enviable lifestyle of the Gold Coast by integrating the indoors with the outdoors."

There are four three-level buildings which will have just eight apartments in each. They will be shielded from the track and have ground-floor amenity which meets a "sub-tropical boulevard."

"The buildings are arranged in a way to prioritise the public realm and create a variety high-quality, landscaped sub-precincts connected via a series of pedestrian links that are activated by both retail and amenity," Woods Bagot noted.

"The sub-tropical boulevard is the main pedestrian and vehicular linkage through the precinct, connecting the Northern &amp; Western entries.

The last sky home in Broadbeach's recently completed Beach House development by Andrews Projects, has hit the market.

The newly launched penthouse, which has a price guide of $6.5 million, crowns the 14-level building which features a curved facade designed by bureau^proberts.

There are just 12 full-floor apartments in the Australia Avenue building, featuring open-planned floorplans, north-facing views, and large floor-to-ceiling windows.

Andrews Projects Sales Manager Sarah Andrews said Beach House was designed with owner occupiers in mind, with the majority of purchasers to date being downsizers. A number of buyers came from Victoria.

“Our vision for Beach House was to bring house-sized proportions into an apartment space; floorplans are functional and provide similarities to purchasers’ current homes to make the transition into sky living seamless," Andrews says.

Each home features a kitchen island bench over four metres long, as well as a butler's pantry, dual work from home spaces, a second multi-purpose room and access to the exclusive resident’s only rooftop, complete with a heated infinity pool, spa, gym, sauna and a sunken lounge.

“We don’t expect Residence 1201 to last long, the amount of interest we receive on a daily basis for Beach House is phenomenal - it’s been very well received by the market as there is nothing comparable to in Broadbeach and won’t be for a long time," Andrews added.

“The design and consideration of the site in relation to its neighbours has been really well thought out; the exterior is alluring and features the signature Andrews Projects curves, while extended concrete slabs and vertical blades work as functional sun protectors and privacy screens."

The first 10 residences sold within a week of launching to market back in 2021. Buyers are expected to move in within the coming weeks.

Andrew Projects is currently developing Cascade in Robina, a $250 million, two-tower project set within one hectare of resort-style landscaping and amenity.

A 25-metre magnesium pool, gym, spa pool and sauna form part of the state-of-the-art wellness centre, while generous landscaping complements the lush communal areas which include an amphitheatre and private poolside cabana.

The development, which is due to commence construction in mid-2023, is now selling the second tower apartments, which start from $750,000 for a two-bedroom unit.

Andrews Projects release Beach House penthouse in Broadbeach

Consolidated Properties Group has launched its luxury penthouse collection in its $450 million Monarch Residences.

The 11 oversized apartments bookend the Monarch Residences buildings, with eight residences located on the top floors to take in skyline and river views, plus three river homes offering a leafy outlook at the water’s edge.

Priced from $4.15 million through to $12 million for a sprawling 406 sqm apartments, the Monarch Residences Penthouses are more than double the size of the average 186 sqm Australian home.

La Isla, the completed Southport apartment development, is offering its investor buyers a rare six per cent rental guarantee for the first year of ownership.

Eric Machado, Director at Sutherland Group Property who are marketing the La Isla apartments on behalf of developer Draycon, says the rental guarantee will be particularly appealing for investors from Interstate.

"I don't know of any development on the Gold Coast, or even in South East Queensland, which is offering a 6% rental guarantee on purchase," Machado says.

"The guarantee offers certainty for an investor that they will start to see a return straight away."

There are some dual key apartments on offer which have so far been snapped up by local investors, while some are currently occupied and managed by Draycon.

Draycon initially saw the La Isla building as an opportunity to develop and keep the entire project but pivoted to the more traditional selling model given the lack of brand new apartments available on the Gold Coast.

"There's hardly any brand new apartments available on the Gold Coast, never mind projects tailor-made for the investor," Machado added

A portion of the &nbsp;La Isla residents are owner-occupiers, residing in the two and three-bedroom, owner-occupier focused apartments. Most of the owner-occupiers were driven by both the size of the apartments, and the high-end resident amenity on offer.

Crowning the 14-level La Isla is a rooftop infinity pool, a hot tub on the north-east corner and an open entertaining area offering never-to-be-built-out views over the Broadwater, Marina Mirage and Southport Yacht Club. Residents also have easy access to other areas of the Gold Coast, with a tram stop right outside the Queens Street building.

La Isla was complete late last year to a design by architects Burling Brown.

Southport is undergoing a regeneration and opportunities are limited.

Global design practice Plus Architecture were engaged to design the luxury $130 million Runaway Bay apartment tower, Belvue.

Their design inspiration came from the&nbsp;Belvue’s highly coveted waterfront location, set on the last east-facing high-rise opportunity in the Gold Coast suburb.

The tower design is fully orientated to take advantage of its waterfront location. Each of the 31 full floor apartments feature an atrium dining space, which Juric says will make residents feel they are dining right on the water's edge with the glowing city skyline as the backdrop.

"[The atrium will] transform a regular dining party into a cosmopolitan soiree," Juric said.

Each kitchen features a solid island bench carved from Taj Mahal stone, as well as a generously sized butler's pantry and integrated Gaggenau appliances.

There are three bedrooms in each apartment, as well as a multi-purpose room, three bathrooms, and two car spaces.

On offer at Belvue are three villas at the foot of the building, each featuring their own private courtyard.

Following a property boom, capital cities tend to see prolonged contractions in the market, generally driven by an affordability pinch.

It's happened in Sydney and Melbourne, with values coming back over -10 per cent over the last 12 months. The COVID-induced boom however saw some Sydney suburbs see gains of over 50 per cent.

While the Gold Coast saw values spike due to the huge number of interstate migrants either working remotely for years or making the permanent move to the coastal hotspot, the anticipated end of the growth cycle has many believing there's a new entry point which prices won't go back below.

That's been recently reaffirmed with new data from property data analytics company CoreLogic, who suggest unit values are just -3.5 per cent lower than they were this time 12 months ago. In fact, the value of units has grown over the last two months. CoreLogic's Home Value Index found Gold Coast unit values rose 0.1 per cent in March and a further 0.8 per cent in April.

The median value of an apartment on the Gold Coast is now $654,000, according to CoreLogic.

A lot of agent feedback is positive, with demand in most areas still outstripping supply.

Pezet Matheson Managing Director Jayde Pezet says they had a strong run of sales between Coolangatta and Main Beach across April.

"In Coolangatta, Esprit, Rhythm Kirra Hill and Rockpool saw a great run of unconditional sales over the past four weeks, whilst Lagoon Main Beach commenced construction which ignited a string of extremely qualified enquiries that resulted in sales," Pezet says.

Pezet says lead flow has softened, however&nbsp;the quality of leads is much stronger, with a solid conversion rate for projects that are currently under construction and being undertaken by credible developers with highly credentialed consultants.

"We see a steady back end to 2023 for projects that are well funded, commenced construction with well-known builders and that have a robust team to deliver," Pezet added.

Demand is still alive at the high end of the market too,&nbsp;NPA Projects Director Andrew Erwin says.

"Despite ongoing concerns with construction certainty, the Gold Coast luxury apartment market has been remarkably vibrant leading into and post Easter, with downsizers and relocators motivated to find a suitable project with completions forecast for 2024/25," Erwin says, adding that there is&nbsp;a sense that new markets will emerge with international interest spiking.

Ray White Head of Projects Caitlin Rosenboom says the Gold Coast&nbsp;residential market continues to outperform others around the country due to a number of key principles.

"The combination of domestic population growth due to continuing interstate relocations; and international migration, which is steadily returning to pre-pandemic levels, puts increased demand on an already critically undersupplied property market," Rosenboom says.

"Investors in particular are keen to purchase property off the plan on the likely assumption that demand will continue to outstrip supply in the foreseeable future, suggesting steady and continuing capital growth and, of course, excellent investment yields. &nbsp;

"With the volume of development applications continuing to slow and fewer residential projects being launched, those who purchase off the plan in successful projects will reap the rewards.”

Urban.com.au data showed a further increase in buyer interest for Gold Coast off the plan property from New South Wales. There was also increased levels of search demand from Queensland. which is starting to trend upwards following a sharp decline in search at the start of 2022.

Seven of Queensland's top 10 most searched suburbs by interstate property buyers were on the Gold Coast. Broadbeach was again the most popular, followed by Burleigh Heads, Coolangatta, Palm Beach, Surfers Paradise, Kirra, and Main Beach.

Urban.com.au CEO Mike Bird says the Gold Coast has a long and interesting road ahead of it.

"What tells me there’s legs in the market is some of the best developers both in Australia and internationally are developing in the burgeoning area," Bird says.

"Tim Gurner and Harry Triguboff are two of our most prolific developers, and they’re contributing thousands of apartments to the skyline, while international developer SPG Land is also bringing the same level of density.

"Even a member of the UK Royal Family picked Main Beach as their first ever project in Australia. That to me suggests there's more growth in the local market, from local, interstate, and international buyers."

National property developer Kokoda Property has acquired the last remaining riverfront site in Brisbane’s Teneriffe, breaking the record for the largest sale ever recorded in Brisbane’s history.

Located at 17 and 27 Skyring Terrace, the unique site spans an extensive 17,600 sqm, offers 6,000 sqm Wet Lease and over 200 sqm of direct river frontage and upon completion, will be transformed into a $1.75 billion mixed-use development that will activate the waterfront at a scale not yet explored.

Kokoda’s vision for the site comprises apartments and townhouses, a waterfront office tower, a luxury hotel in partnership with an international hotel brand, a retail precinct comprising high-end luxury retail and F&amp;B, and a&nbsp;marina, connecting the expanding Brisbane riverwalk replete with waterfront hospitality, retail and dining.

The development will also continue to support the local community with upgraded public amenities and the Community Hub.

Teneriffe is a suburb rich in history and today, is known as Brisbane’s most expensive suburb with a median house price in excess of $2.9 million.

Kokoda are also developing the 200-apartment mixed-use precinct The Malvern Collective in Melbourne's Malvern.

The Skyring Terrace deal was brokered by Elliot O’Shea, Director - Head of Middle Markets Queensland and Seb Turnbull, Head of Capital Markets - Queensland / Executive Director, Capital Markets - Australia, both from JLL. Prior to Skyring Terrace, the most expensive site to be sold was in West End, which was brokered for $87 million in 2014.

Kokoda Property is currently in the planning and design phase for Skyring Terrace and hopes to launch an expression of interest campaign in late 2023.
