First look: Steer Developments approved for Jardin Palm Beach apartments
Fresh off the back of completing its boutique Côte development, Rob Steer's Steer Developments has secured approval for its next Palm Beach apartment project, this time joining the growing collection of developers targeting tightly held Jefferson Lane.
Steer has been given the green light for Jardin at 234-236 Jefferson Lane, one row back from the beach and on a strip that has become increasingly difficult for developers to secure sites of scale.
The approval is the next step for a project Apartments.com.au first revealed in September last year, when Steer lodged plans after working with the existing landowners to amalgamate three sites spanning 1,242 sqm.
The project has evolved through the planning process.
Steer's original application sought 40 apartments across nine levels, comprising 24 two-bedroom and 16 three-bedroom residences. The approved scheme has increased to 51 apartments across eight storeys, with parking for 78 cars.
Jardin will become Steer's second Palm Beach apartment development following Côte, its tightly held collection of just 17 apartments on nearby Thirteenth Avenue.
Côte also represented an important evolution for Steer's development model. After original builder GCB collapsed during construction, Steer brought construction in-house and established SunBuilt to complete the project.
Jardin was originally designed by Plus Studio, which approached the project as a heavily landscaped, Mediterranean-inspired building that would "unfold" among curated gardens.
The architecture incorporated a central spine accentuated by vertical planting, while stepped terraces to the western side of the building were designed to cascade towards the Gold Coast Highway with integrated greenery.
Original plans also incorporated resident amenity at ground level, including a swimming pool, gym, sauna and barbecue deck.
The latest approved scheme lists Gold Coast-based BDA Architecture as the project architect.
The approval comes as Palm Beach continues to mature from a traditionally low-rise beachside suburb into one of the southern Gold Coast's most active new apartment markets. Much of the development activity has centred around the narrow strip between the Gold Coast Highway and the beach, where increasingly scarce sites and strong demand from local owner-occupiers and interstate buyers have supported a steady pipeline of boutique projects.
Jefferson Lane in particular has emerged as one of Palm Beach's most active new apartment strips.
Running one row back from the beachfront, the tightly held street has attracted a number of developers looking to offer the beachside lifestyle without requiring absolute beachfront sites.
Josh Foote's Ignite Projects is delivering Retreat Palm Beach, while Tim Gordon's Gordon Corp, in a partnership with the Mathieson family, is under construction on Elle on Jefferson.
Steer is expected to launch sales at Jardin in the coming months.
