The top 25 off the plan apartment developments to look out for across Sydney in 2024

<p>The Eastern Suburbs is the most expensive real estate region in Australia. Even with the prices that puts it as expensive as anywhere in the world, it is always in demand.</p>

<p>Harbourside tends to command the largest prices given there are waterfront homes with direct access to the harbour, and of course a number of homes with views of the Harbour Bridge or the Sydney Opera House.</p>

<p>The beach still does pretty well, in both the house and apartment market.</p>

<p>Given the heightened cost of land in the Eastern Suburbs, few developers can put their mark on any of the suburbs. But when they can, they know they'll attract buyers due to the limited supply of new property.</p>

<p>We've cast our eyes over the new developments expected to hit the Eastern Suburbs market in 2024.</p>

<h2>Project: Bronte Collection</h2>

<h3>Location: 122-128 Hewlett Street, Bronte NSW 2024</h3>

<h3>Developer: Fortis</h3>

<p>Having secured development approval from the Waverley Council for the <a href="/new-apartments/bronte-collection-122-128-hewlett-street-bronte">Bronte Collection</a>, Fortis plans to both launch the luxury project and start construction in 2024.</p>

<p>The Bronte Collection comprises just nine freestanding homes on Hewlett Street near Bronte Beach.</p>

<p>The project is designed by <a href="/builders/mhn-design-union">MHN Design Union</a>, in collaboration with interior architects Alexander &amp; CO. and <a href="/interior-designers/lawless-and-meyerson">Lawless &amp; Meyerson</a>&nbsp;and&nbsp;landscaping by Wyer &amp; Co.</p>

<p>Each of the nine homes will offer views of Bronte Beach and include spacious living, entertaining, and outdoor areas.&nbsp;</p>

<p>The residences will feature private dual garages with EV charging provisions, private pools, outdoor showers, and individual lifts. Some of the homes will also have state-of-the-art gyms and saunas.&nbsp;</p>

<p>Following the success of the <a href="/new-apartments/the-woollahra-collection-2a-james-street-woollahra">Woollahra Collection</a>, Fortis expects strong demand for the Bronte Collection, with an expected end value of $134 million.&nbsp;</p>

<h2>Location: 20-22 Sandridge Street, Bondi Beach</h2>

<h3>Developer: Central Element</h3>

<p>Busy developer&nbsp;<a href="/developers/central-element">Central Element</a> will create something of which <a href="/developments/bondi-beach-nsw-2026">Bondi Beach</a> hasn't seen before after securing a 2,000 sqm site for <a href="/news/nsw/central-element-secure-prized-bondi-beach-site-for-new-apartment-development">$51 million late last year.</a></p>

<p>The prime site, across 20-22 Sandridge Street and 21 Wilga Street, an amalgamation of six properties across three lots which had been years in the making, is set to home just a handful of&nbsp;ultra-premium apartments and houses on the site, with prices expected to start from $20 million.</p>

<p>Speaking to Central Element CEO Nathan Chivas last year, he said setting&nbsp;new benchmarks in property development has been in Central Element’s DNA for decades.</p>

<p>"It was something my father always did in his development days," Chivas says. "Since founding&nbsp;<a href="/developers/central-element">Central Element</a>&nbsp;in 2011, we've continued to evolve every year we've operated, and now we're moving into what we're calling the 'ultra-luxury phase'."</p>

<p>Chivas says they only want to develop in the best locations. But with that, you need to create an A-grade product.</p>

<p>“If you find a location and create A-grade product that matches that location, then you know you’ll have strong demand no matter where the property cycle is at,” Chivas says.</p>

<p>"In this end of the market, you really need to bring a story to life, whether it's through brining in heritage or other luxury design elements. Ultimately these types of developments need to be a cut above the rest. They need to be more than an apartment in a great location. The money demanded by these projects, and the buyers of the projects, demand nothing less. That extra layer of detailed design and amenity is warranted for locations like Coogee and Bondi."</p>

<h2>Project: Ballamac House</h2>

<h3>Location: 39 Arcadia Street, Coogee NSW 2034</h3>

<h3>Developer: Central Element</h3>

<p>Central Element's other landmark project set for 2024 is&nbsp;<a href="/new-apartments/ballamac-house-39-arcadia-street-coogee">Ballamac House</a>, a historic 1860s landmark in <a href="/new-apartments/coogee-nsw-2034">Coogee</a>&nbsp;which they intend to restore and redevelop.</p>

<p>The project involves transforming the heritage Victorian house into eight luxury apartments designed by <a href="/architects/tonkin-zulaikha-greer-architects">Tonkin Zulaikha Greer</a>.</p>

<p>The development will comprise two buildings, with the heritage Victorian house housing two of the eight apartments and the other six situated in a new contemporary building to the east.</p>

<p>The residences, spread across four stories, will each have three bedrooms. The penthouse, boasting panoramic ocean views, includes extravagant interiors, a wrap-around entertaining terrace, a second entertaining terrace on the first level, a butler's pantry, and floor-to-ceiling glazing to maximise views.</p>

<p>The conservation efforts include retaining external and internal walls, fireplaces, mantel pieces, and decorative ceilings, and reconstructing the wrap-around verandah. Central Element aims to fuse old and new, bringing the estate into a new era of luxury.</p>

<p>Future residents will have access to communal outdoor areas, lush green gardens, and a magnesium pool.</p>

<h2>Project: The Chimes</h2>

<h3>Location: 45-53 Macleay Street, Potts Point NSW 2011</h3>

<h3>Developer: Time &amp; Place</h3>

<p>Potts Point has long been the most high density harbourside suburb in the east. It's another suburb which is now only likely to see boutique developments given most land large enough for a new high-rise is already occupied by an old one.</p>

<p>The exception to this is The Chimes building, a&nbsp;mid-20th-century building, designed by architect Hugo Stossel. The Macleay Street building has been in the crosshairs of Melbourne developer Time &amp; Place for a number of years.</p>

<p>Time &amp; Place has been slowly but surely buying out apartment owners since 2020, when it was reported they essentially bid $85 million for the whole building.</p>

<p>Last year they lodged concept plans with the City of Sydney Council for a new SJB-designed building with 45 apartments.</p>

<p>The existing building contains 80 studio apartments, and the redevelopment aims to offer a mix of one, two, and three-bedroom apartments, ranging in size from 50 sqm to 270 sqm for half-floor apartments.&nbsp;</p>

<p>The new development will include ground-floor retail along Macleay Street. The plans include features such as private rooftop terraces with a barbecue area and plunge pool for the two penthouses.&nbsp;</p>

<p>Residential amenities, including a lap pool and open space, will be located on the ground level behind the retail spaces.&nbsp;</p>

<p>There's likely still much more work to do at The Chimes before the project is launched, but no doubt more information will be released as to whether Time &amp; Place have been successful in getting their project.</p>

<h2>Location: 117 Victoria Street, Potts Point</h2>

<h3>Developer: Ceerose</h3>

<p>Renowned architect <a href="/architects/koichi-takada-architects">Koichi Takada</a> is set to make his first mark in the high-end harbourside enclave, putting plans together for&nbsp;<a href="/builders/ceerose">Ceerose</a>&nbsp;on Victoria Street.</p>

<p>The proposed $19.58 million, 10-level building is designed to blend with the historic streetscape while providing a contemporary addition to Victoria Street.</p>

<p>Ceerose acquired the A-Grade site last year, which currently houses an original apartment block with 45 units that will be demolished for the new development.</p>

<p>The development will consist of two, three, and four-bedroom apartments, some spanning two levels.&nbsp;</p>

<p>Two-bedroom apartments start from 110 sqm, and there will be a variety of configurations, including apartments with plunge pools on their balconies.&nbsp;</p>

<p>The building will have 26 parking spaces, including four for visitors.</p>

<h2>Location: 10 Onslow Avenue and 21C Billyard Avenue, Elizabeth Bay</h2>

<h3>Developer: Fortis</h3>

<p>Prominent developer Fortis filed for its first project in Potts Point's neighbouring Elizabeth Bay last year and will likely launch this year, pending approvals.</p>

<p>The development will be located on an amalgamated 1,464 sqm block across 10 Onslow Avenue and 21C Billyard Avenue, comprising two <a href="/architects/smart-design-studio">Smart Design Studio</a>-designed buildings that will house 22 apartments.&nbsp;</p>

<p>The $23.25 million project involves demolishing two early 1970s freestanding flat buildings to make way for the new development.</p>

<p>The proposed buildings include three two-bedroom apartments, 18 three-bedroom units, and a sole four-bedroom apartment spanning 279 sqm.&nbsp;</p>

<p>The private rooftop terraces for the penthouses will feature barbecue and lounge areas, as well as private pools.&nbsp;</p>

<p>The development will provide 27 parking spaces for the 22 residences, with eight spaces equipped with EV charging and the other 19 designed with the provision to add EV charging at a later date.</p>

<h2>Location: 4-4A Barncleuth Square, Elizabeth Bay</h2>

<h3>Developer: Toohey Miller</h3>

<p>Developer <a href="/developers/toohey-miller">Toohey Miller</a> is set to continue to make its mark in Elizabeth Bay following the success of its debut apartment development, No.1 Onslow Avenue.</p>

<p>Having quickly sold three out of the five full-floor apartments in the luxury project with prices ranging from $8.25 million to $13 million, the Nick Couloumbis-led developer will no doubt be looking to their nearby project to launch.</p>

<p>There's nine apartments planned for the site at 4-4A Barncleuth Square,&nbsp;currently occupied by a mid-1960s building with over 20 apartments.</p>

<p>The design by SJB aims to complement the Art Deco architecture prevalent in the area, echoing the forms and styles of the neighbouring buildings.</p>

<p>The proposed building will consist of nine apartments, with the majority being three-bedroom units spanning 137 sqm internally.&nbsp;</p>

<p>The penthouse, located on the top level, will feature four bedrooms and 284 sqm of space, along with a private rooftop terrace equipped with a spa.</p>

<p>Sustainability features are also incorporated into the project, including a green roof to reduce building energy, cross-ventilation for all apartments, and the use of locally sourced bricks from Australian manufacturers, considered a more sustainable option compared to standard concrete facades.</p>

<h2>Location: 138 Maroubra Road, Maroubra</h2>

<h3>Developer: Lindsay Bennelong</h3>

<p><a href="/developers/lindsay-bennelong-developments">Lindsay Bennelong</a>, headed by <a href="/builders/clarendon-homes">Clarendon Homes</a> Founder Peter Campbell, is heading to the Eastern Suburbs with plans for a mixed-use development at 138 Maroubra Road in the Eastern Suburbs of Sydney.</p>

<p>The developer has filed for a nine-level building on the 1,512 sqm site, which was secured in 2022. The project aims to demolish the existing office building and replace it with a structure offering a mix of retail, commercial, and residential spaces.</p>

<p>The proposed <a href="/architects/djrd-architects">DJRD Architects</a>-designed building will feature 57 apartments, ranging from one to four bedrooms.&nbsp;</p>

<p>The ground level will include two retail spaces, and the first level will host a commercial office space surrounded by a landscaped outdoor area.&nbsp;</p>

<p>The apartment sizes vary, with one-bedroom units ranging from 51 sqm to 62 sqm, two-bedroom units starting from 86 sqm and reaching 99 sqm, and three-bedroom apartments ranging from 105 sqm to 149 sqm.&nbsp;</p>

<p>There is also a sole four-bedroom apartment with over 150 sqm of living space.</p>

<p>Outdoor breakout spaces for residents are planned on different levels, including an outdoor kid's play area and an outdoor gym on level two.&nbsp;</p>

<p>Level eight will also feature two outdoor spaces with barbecue and kitchen areas, communal dining spaces, and community garden planters.</p>

<h2>Project: Coast Little Bay</h2>

<h3>Location: 11 Jennifer Street, Little Bay</h3>

<h3>Developer: Urban Property Group</h3>

<p>Prominent Sydney developer <a href="/builders/urban-property-group">Urban Property Group</a> will be launching their first Eastern Suburbs project this year, at the southern tip in Little Bay.</p>

<p>The project, <a href="/new-apartments/jennifer-street-little-bay">Coast Little Bay</a>, will comprise three four-level buildings on over a hectare of bushland at 11 Jennifer Street. They will home 75 one, two, and three-bedroom apartments. The development plan also includes shared basement parking for 117 vehicles.</p>

<p>The project designed by Hill&nbsp;<a href="/architects/hill-thalis-architecture-urban-projects-pty-ltd" target="">Thalis</a>&nbsp;Architecture adopts the&nbsp;<a href="/new-apartments/the-courtyard-832-doncaster-road-doncaster" target="">courtyard apartment</a>&nbsp;type, which Hill&nbsp;<a href="/architects/hill-thalis-architecture-urban-projects-pty-ltd" target="">Thalis</a>&nbsp;founding principal Philip&nbsp;<a href="/architects/hill-thalis-architecture-urban-projects-pty-ltd" target="">Thalis</a>&nbsp;says is puzzlingly rare in Australian cities, despite its suitability to the climate and long architectural traditions of sociability.</p>

The top off the plan apartment developments to look out for in Sydney's Eastern Suburbs in 2024

<p>Sydney's northern suburbs, anything from north of the Harbour Bridge, saw a number of development applications filed in 2023 and late 2022.</p>

<p>Most of the developers will hope to get approval in a timely manner given the scarcity of supply in the harbour capital driving transactions.</p>

<p>We've had a look at the most exciting projects which are expected to launch in 2024, if not early 2025.</p>

<h2>Location: 184b-190 Kurraba Road, Kurraba Point</h2>

<h3>Developer: PB &amp; Co</h3>

<p><a href="/new-apartments/melbourne-vic">Melbourne</a>-based developer&nbsp;<a href="/developers/pb-co">PB &amp; Co</a>&nbsp;is marking their first venture in&nbsp;<a href="/new-apartments/sydney-nsw">Sydney</a>&nbsp;with a striking development in one of Sydney's most affluent areas.</p>

<p>They spent $60 million on a&nbsp;<a href="/new-apartments/kurraba-point-nsw-2089">Kurraba Point</a>&nbsp;site where they will be developing a&nbsp;highly sustainable and innovative luxury residential project in collaboration with&nbsp;<a href="/architects/koichi-takada-architects">Koichi Takada Architects</a>.</p>

<p>The 4,200 sqm block will be home to four different residential buildings, including six luxury apartments on the street side of the block and four dual occupancy residences closer to the water.&nbsp;</p>

<p>The luxury apartments will offer various amenities, such as dedicated wine rooms, butler's pantries, multi-purpose rooms, and water-facing balconies. The dual occupancy buildings will include private rooftops with plunge pools and outdoor barbecue kitchens.&nbsp;</p>

<p>The project aims to achieve a 6-star Green Star rating with a focus on sustainability and a zero-carbon lifestyle.</p>

<p>Key sustainable features of the project include passive design strategies, rooftop solar farms, an underground geothermal energy system, rainwater collection for irrigation, building management systems for performance optimization, integrated shading structures, and the use of local, sustainable materials.&nbsp;</p>

<p>The development is intended to be carbon neutral not only in design but also in operations.</p>

<h2>&nbsp;Location: 617-621 Pacific Highway, St Leonards</h2>

<h3>Developer: Anson Group&nbsp;</h3>

<p>St Leonards has been a hive of activity for apartment developers in recent years, reflecting the transition from a predominantly commercial area to a more mixed-use and residential environment.</p>

<p><a href="/developers/anson-group">Anson Group</a>&nbsp;recently submitted <a href="/news/nsw/first-look-st-leonards-set-for-tallest-tower-as-anson-group-file-for-mixed-use-development">$187 million plans to build a 50-level tower</a>, making it one of the tallest in the area.&nbsp;</p>

<p>The mixed-use tower is designed by architecture firm&nbsp;<a href="/architects/bvn-architecture">BVN</a>&nbsp;and will consist of 195 apartments above a six-level podium featuring retail and commercial spaces.&nbsp;</p>

<p>Over half of the apartments are two-bedroom units, reflecting market preferences for larger living spaces, especially in the post-COVID era when remote work has become more prevalent.</p>

<p>The building will feature a two-level penthouse at the top, referred to as a "multilevel crown," and resident amenities on the 24th level, including a swimming pool, spa, multipurpose room, and outdoor terraces.&nbsp;</p>

<p>The development will also include a new community and arts centre, basement parking for 72 cars, nearly 400 sqm of retail space, and over 2,600 sqm of commercial space.</p>

<h2>Project: The Collective</h2>

<h2>Location: 50-56 Atchison Street, St Leonards</h2>

<h3>Developer: TWT Global</h3>

<p>Property developer&nbsp;<a href="/developers/twt-property-group">TWT Global</a>&nbsp;is expected to launch its highly anticipated $1 billion mixed-use St Leonards development, The Collective.</p>

<p>Last year the developer <a href="/news/nsw/exclusive-twt-global-secure-st-leonards-site-to-expand-1-billion-masterplan-the-collective">spent&nbsp;$35 million on 50-56 Atchison Street</a>, a 1080 sqm site which will be integrated into The Collective which will span&nbsp;nearly 9,500 sqm across multiple suburban blocks with three towers.</p>

<p>TWT Global, who have developed NewLife Darling Harbour and NewLife Bondi Junction, are committed to fostering cultural vibrancy in St Leonards through its Creative Precinct initiative.</p>

<p>Launched in 2014, the Creative Precinct involves the conversion of several commercial buildings into creative spaces, including artist studios, galleries, rehearsal spaces, recording studios, arts business offices, and creative retail.</p>

<p>The initiative has already supported over 800 artists and creative businesses, providing the local creative community with over 4,000 square metres of subsidised space.</p>

<h2>Project: Nelson Place</h2>

<h3>Location: 9-11 Nelson Street, Chatswood NSW 2067</h3>

<h3>Developer: VIMG</h3>

<p>Developer&nbsp;<a href="/developers/vimg">VIMG</a>&nbsp;is expected to push on with its&nbsp;<a href="/developments/chatswood-nsw-2067">Chatswood</a>&nbsp;project, <a href="/new-apartments/nelson-place-9-11-nelson-street-chatswood">Nelson Place</a>.</p>

<p>The two and three-bedroom apartments are reported to be 15 to 20 per cent larger than the minimum guidelines outlined in the Apartment Development Guidelines.</p>

<p>Nelson Place includes a landscaped podium roof for residents, featuring outdoor covered yoga and a pool deck positioned to take advantage of the north-facing aspect of the terrace.</p>

<p>The development will be within walking distance of the train station, a large shopping mall, and proximity to high-quality primary and secondary schools.</p>

<p>Sydney developer&nbsp;<a href="/developers/bridgestone-projects">Bridgestone Projects</a>&nbsp;is another looking to change the Chatswood skyline.</p>

<p>They have plans in with council for a plans for a new $90 million apartment development on a 2,687 sqm site at 44-52 Anderson Street.</p>

<p>The proposed project is set to include two towers linked by a green spine and a retail and commercial podium.</p>

<p>Bridgestone is emphasising larger apartment configurations, with only six one-bedroom and 16 two-bedroom apartments planned across the 25-level buildings.&nbsp;</p>

<p>The ground floor of the development will host 13 retail and commercial spaces along Anderson, O'Brien, and Day Streets, as well as eight townhouse-style apartments across two levels.&nbsp;</p>

<p>A co-working space will occupy part of level one and level two. Resident amenities on the second level will include a swimming pool, vertical community garden, outdoor gym, and barbecue facilities.</p>

<p>The winning design by architecture firm&nbsp;<a href="/architects/make-architecture">MAKE Architecture</a>&nbsp;balances the scale of the towers with the heritage conservation areas.</p>

<p>The site is strategically located around 550 metres south of the Chatswood transport interchange and 750 metres from Chatswood's central retail precinct, providing convenient access to metro, rail, and bus services.</p>

<p>Last one I promise. Prolific developer&nbsp;<a href="/builders/billbergia-construction">Billbergia</a>&nbsp;revealed its first residential development on the North Shore last year, a $170 million mixed-use development in Chatswood.</p>

<p>Billbergia's Development Director Saul Moran said the project's focus was on innovative live-work typologies to address the growing trend of flexible post-COVID working styles and working from home.&nbsp;</p>

<p>The proposed development comprises two slender 27-storey towers with 251 apartments rising above a two-storey commercial podium.</p>

<p>The podium includes a mix of uses such as retail, commercial showrooms, and flexible SOHO (Small Office/Home Office) style live-work offerings, catering to residents who prefer working remotely in a separate, comfortable, and private setting.&nbsp;</p>

<p>Iwan Sunito's&nbsp;<a href="/developers/one-global-capital">One Global Capital</a>&nbsp;will hope to push the button on their Macquarie Park apartment development designed by Japanese architect&nbsp;<a href="/architects/koichi-takada-architects" target="">Koichi Takada</a>.</p>

<p>Contrary to initial discussions of including a hotel, the development will consist of just over 300 apartments across three towers, as well as activated street-level spaces at 7-11 Lachlan Avenue and 157-159 Herring Road in Macquarie Park.&nbsp;</p>

<p>The Macquarie Park site was acquired as the largest collection sale in Australia in 2022.</p>

<p>Melbourne is undergoing massive infrastructure works as part of Victoria's $11 billion Metro Rail Project.</p>

<p>The Metro Rail Project includes the construction of twin nine-kilometre rail tunnels from <a href="/developments/kensington-vic-3031">Kensington</a> to <a href="/developments/south-yarra-vic-3141">South Yarra</a> as part of a new end-to-end service from <a href="/developments/sunshine-vic-3020">Sunshine</a> to <a href="/developments/dandenong-vic-3175">Dandenong</a>.</p>

<p>The boom of the Gold Coast off the plan apartment market continued in 2023, with some agents reporting they secured more enquiry in sales even compared with 2022.</p>

<p>While not as strong as enquiry from 2020 and 2021 during the pandemic, there was still significant purchasing numbers from the southern state for the mid-level stock, around the $1.5 million mark. <h2>Mermaid Beach</h2>

<p>The millionaire's playground of <a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a> continues to attract downsizers and rightsizers whenever there's a new development, given the opportunity to develop in the pricey suburb is at a premium.</p>

<p>DANKAV's <a href="/new-apartments/laani-26-28-alexandra-avenue-mermaid-beach">LAANI</a> Mermaid Beach on Alexandra Avenue was a favourite for next home buyers. The 48 apartments across an 18-level building presented itself as boutique, but large enough to have significant residential amenity to service the building.</p>

<p>Around 60 per cent of LAANI's apartments are sold.</p>

<p>The apartments, which sold for $6 million and $5.5 million respectively, were secured by local Gold Coast downsizers, one who already resided in Mermaid Beach.</p>

<p>The Rothelowman-designed development, <a href="/developers/hirsch-faigen">Hirsch &amp; Faigen</a>'s third in the Gold Coast after <a href="/buildings/hemingway-1267-1273-gold-coast-highway-palm-beach">Hemingway</a> at Palm Beach and <a href="/buildings/emerson-kirra-100-musgrave-street-coolangatta">Emerson</a> at <a href="/developments/kirra-qld-4225">Kirra</a>, has continually garnered significant interest since it launched to the market at the start of 2022.</p>

<p>Apartments at Yves are priced from $1.05 million to $1.3 million.</p>

<p>Queensland’s largest and most reputable builder, <a href="/builders/hutchinson-builders">Hutchinson Builders</a>, anticipates a late-2024 completion date.</p>

<h2>Surfers Paradise</h2>

<p><a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> is popular with every kind of buyer, from first home buyer and investor to rightsizer and downsizer.</p>

<p>The majority of next home buyer interest came at <a href="/new-apartments/florian-surfers-paradise-42-monaco-street-surfers-paradise">Florian</a>, quietly outside of the central hub of Surfers on the river on Monaco Street.</p>

<p>The development, by <a href="/developers/pacifico-investments">Pacifico Investments</a>, comprises just&nbsp;45 two and three-bedroom apartments across 17 levels. Pacifico went back to the drawing board during the sales process after identifying the demand from the downsizer and rightsizer market for two-bedroom apartments with a multi-purpose room, as well as larger three-bedroom units.</p>

<p>Embracing a French Riviera theme, prominent interior design firm <a href="/interior-designers/coco-republic-interior-design">Coco Republic</a> curated the apartment interiors with light, coastal tones.</p>

<p>There was also next home buyer interest at 26 <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">Vista</a>, the 51-level tower on Vista Street by <a href="/developers/mrcb">MRCB</a>.</p>

<p><a href="/project-marketer/urban-activation">Urban Activation</a> Sales Director Matt George said there were around 140 sales in the sustainable building in 2023, with both prices and enquiry rising from 2022 levels.</p>

<h2>Chevron Island</h2>

<p>Chevron Island's rise in popularity among downsizers is a testament to its status as a hidden gem on the Gold Coast.&nbsp;</p>

<p>The highly sought-after $135 million <a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a> project by <a href="/developers/siera">Siera Property Group</a>, which commenced construction last September, reflects the surging demand in the area. Initially marketed as a 22-storey tower, the Tapestry project expanded to incorporate five additional levels, totalling 113 units, to meet market demand in the area.</p>

<h2>Main Beach</h2>

<p>A little like Mermaid Beach, <a href="/developments/main-beach-qld-4217">Main Beach</a> sees an affordable multi-residential development, which is one of the contributing reasons of the success of Drew Group's <a href="/new-apartments/lagoon-main-beach-11-23-cronin-avenue-main-beach">Lagoon Main Beach</a>.</p>

<p>Lagoon Main Beach,&nbsp;two towers centred around a lagoon pool on Cronin Avenue, has been Main Beach's most popular project for a number of years.</p>

<p><a href="/developments/brisbane-qld">Brisbane</a> continues to outperform the eastern seaboard capitals in both its house and unit market.</p>

<p>Units rose 1.1 per cent again over December to be 12.2 per cent higher than they were at the start of 2023, data from CoreLogic found.</p>

<p>Urban.com.au data shows significant interest in Brisbane over 2023, spiking in months when a new project launched given the lack of new supply in the Queensland capital.</p>

<p>We've looked at the top five most popular Brisbane apartment developments that captured the attention of prospective buyers in Q4 2023.</p>

Brisbane’s top five most popular off the plan apartment developments on Urban in Q4 2023

<p>Sydney's inner ring suburbs are continuing to gentrify, and with that gentrification comes the want for new apartments.</p>

<p>Last year&nbsp;I remember speaking to Sal Quah, Deputy Managing Director at Melbourne-based developer ICD Property. He said Sydney is like Australia's New York.</p>

<p>"If you've done it [developed] in Sydney, then you've made it," Quah said, admitting that Sydney had always been on the radar for the prolific Melbourne CBD developer.</p>

<p>Indeed Sydney ranks fifth in Knight Frank's Global Prime Residential Forecast for 2024, with five per cent growth predicted ranking the harbour capital ahead of the likes of Miami and Monaco and on par with Madrid and Dubai.</p>

<p>Melbourne-based developer&nbsp;<a href="/developers/icd-property">ICD Property</a>&nbsp;and their joint venture partners, Singapore-listed First Sponsor, will be looking to launch their redevelopment of the <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club</a> this year, having already started construction on the landmark project.</p>

<p>The redevelopment involves the construction of a new 50-level tower above the restored, heritage listed parts of the original building. The tower will home 241 apartments and a high-end hotel with around 110 rooms.</p>

<p>The project is expected to support more than 1,600 jobs during the construction phase and create significant long-term economic benefits once completed. Construction completion is expected in 2026.</p>

<h2>Project: Fig &amp; Wattle</h2>

<h2>Location: 14-26 Wattle Street, Pyrmont NSW 2009</h2>

<h2>Developer: Landream</h2>

<p><a href="/developers/landream">Landream</a>&nbsp;will be looking to advance their plans in Pyrmont for their $330 million, multi-building development, Fig &amp; Wattle.</p>

<p>Landream is set to capitalise on the $750 million Sydney Fish Markets redevelopment at Blackwattle Bay, adjacent from the 12,381 sqm Wattle Street site they bought from the Sydney City Council in 2021.</p>

<p>Sydney-based architecture firm BVN won the design competition, a competition which the City of Sydney Council makes all large-scale developments go through.</p>

<p><a href="/developers/mirvac">Mirvac</a> will be hoping to launch their next phase of the Green Square redevelopment in <a href="/developments/zetland-nsw-2017">Zetland</a> this year, pending council approvals.</p>

<p>The Green Square redevelopment has been a long-standing collaboration between Mirvac and <a href="/developers/landcom">Landcom</a> since 2012.</p>

<p>Over the past decade, the focus has been on a 13.7-hectare block around the Green Square Train Station, leading to the construction of apartments, food and beverage establishments, a library, and a primary school.</p>

<p>The latest $315 million plans are for&nbsp;three towers, two designed by <a href="/architects/tzannes-architects">Tzannes Architects</a> and one by <a href="/architects/bates-smart">Bates Smart</a>, in collaboration with Mirvac's in-house design team.</p>

<p>Meanwhile, the 21-level building designed by Bates Smart will have a further 77 apartments with a mix shifted towards larger owner-occupied dwellings.</p>

<p>2024 is likely to be the year&nbsp;<a href="/developers/hpg-australia">HPG Australia</a> relaunch their transformative <a href="/new-apartments/one-sydney-park-215-euston-road-alexandria">One Sydney Park</a> development in <a href="/developments/alexandria-nsw-2015">Alexandria</a>.</p>

<p>The development, which faced launch challenges given it was launched right before the pandemic shut the country down, is set to repurpose a historically significant yet previously underutilised 2.1-hectare former warehousing site within Sydney Park.</p>

<p>One Sydney Park comprises eight low-rise buildings designed to house one, two, and three-bedroom apartments, luxurious penthouses, and terraces.</p>

Inner Sydney's top five off the plan apartment developments to look out for in 2024 

<p>Given the further interest rate rises in 2023, it was no surprise to anyone that the dominant buyer demographic in the off the plan property market was downsizer.</p>

<p>Not subject to large mortgages given they're selling their longtime family home and looking for something smaller, downsizers are the only buyer camp who doesn't tend to need to look at what moves the RBA are making each month.</p>

<p>It's particularly the case in Sydney where the price of houses has skyrocketed more than any other capital over the last two to three decades. That's put an astronomical amount of money in their pockets which they'd struggle to spend even downsizing to the most luxurious apartment.</p>

<p>We've looked at our data to see which were the most popular suburbs for downsizers on Urban in 2023.</p>

<h2>Castle Hill</h2>

<p>Situated in Sydney's northwest, Castle Hill has emerged as a top pick for both rightsizers and downsizers. The area is being given a facelift with the $1 billion Metro Showground redevelopment and the introduction of the new Sydney Metro, connecting residents to the city in as little as half an hour.</p>

<p>Popular with downsizers who were both buying the penthouse size apartments as well as amalgamating is Grand Reve, the Garthowen Crescent development by luxury home builder turned developer Kassis Homes.</p>

<p>Billed as the most prestigious development in the Hills area, Grand Reve comprises to buildings – one 12 storeys and the other 16 storeys. Kassis were clever in the design phase, developing floorplate which lent themselves to apartment amalgamations should the question be posed.</p>

<p>Aura by Aqualand in North Sydney has become the preferred choice for downsizers as the development checks all the essential boxes.</p>

<p>The in-demand $135 million Tapestry project by Siera Property Group kicked off its construction in September after the Brent Thompson-led developer brought construction in house for the Chevron Island apartment development.</p>

<p>Residents are one step closer to witnessing the rise of the 22-level sculptural tower, designed by the local architecture firm BDA and situated on the prized east side of Chevron Island at 39 Darrambal Street.</p>

<p>Tapestry features one of the most impressive rooftop amenity levels on the Gold Coast. The 700 sqm space features&nbsp;separate recreation zones for residents to relax, connect and engage in the elevated landscape.</p>

<p>It includes a private dining space and kitchen, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.</p>

<p>Prospective homebuyers can still secure a home at Tapestry. The remaining two and three-bedroom apartments start at $939,900.</p>

<p>Due to high demand in the early stages of marketing for Tapestry, Siera Property Group received approval to add another five levels to the tower, with the extra apartments to fill the market in the area. Tapestry has a total of 113 apartments.</p>

<p>The rooftop amenity at Tapestry is set to rival the best on the Gold Coast, featuring a private dining space, which can be closed off to the rest of the rooftop, an infinity pool with views across Surfers Paradise, a gym, and outdoor lounge areas.</p>

<p>Tapestry is slated for completion in July 2025.</p>

<p>Tapestry is Siera Property Group's first foray into the Gold Coast apartment market, having had success for several years developing in Brisbane's inner ring. They're now developing Pipis, a luxury collection of apartments on the Bilinga beachfront, and have approval for an owner-occupier tower on Enderley Avenue, Surfers Paradise.</p>

<p>The end of 2023 has been a busy year for Siera, who also kicked off construction of Pipis, the&nbsp;$85 million apartment development at 303 Golden Four Drive.</p>

<p>Under construction by LPS Group, the 11-level building will offer just 19 residences, 17 half-floor apartments and two double-storey penthouses.</p>

<p>With its direct beachfront access and excellent connectivity to the Gold Coast, Pipis has primarily attracted downsizing owner-occupiers from local areas, Brisbane and Sydney.</p>

<p>SIERA Founder and Managing Director Brent Thompson said early purchasers were eager to jump at the pre-release opportunity to secure a boutique apartment before the opening of the sales gallery.</p>

<p>“Sales enquiries are increasing with the mobilisation of the construction team on site, and we have already had strong interest from purchasers looking for a second holiday home at Pipis because of its proximity to Gold Coast Airport and absolute beachfront position,” he said.</p>

<p>Positioned in the exclusive pocket of Bilinga on the Southern Gold Coast, Pipis benefits from its proximity to the evolving Golden Four Drive strip and the developing Kirra Point to the south.</p>

<p>Thompson emphasised that these apartments are ideal for affluent downsizers seeking high-end convenience and a low-maintenance sea-change, considering the rarity of such beach access.</p>

<h3>Project: Vista Surfers Paradise</h3>

<p>Vista, the debut Surfers Paradise apartment development by Malaysian/Melbourne developer MRCB, comprises 280 one, two and three-bedroom apartments priced from $890,000.</p>

<p>The 51-level development saw 80 of its 280 apartments sold in the third quarter of 2023 at an average price of $1,013,138.</p>

<p>26 Vista’s sales agent, Urban Activation Director Matt George, said the project's success is primarily due to the limited supply and sustained demand for premium properties like 26 Vista on the Gold Coast.</p>

<p>George says buyers also see value in the beachside location, which is centrally positioned to the Gold Coast, sitting directly above the Northcliffe tram station, allowing residents to easily commute across the Gold Coast.</p>

<p>MRCB International CEO Ravi Krishnan says the strong sales achieved to date are synonymous with creating a product that meets the market needs; there is more emphasis on sustainability, wellbeing and space.</p>

<p>The building is all-electric, with no gas and a low carbon footprint.</p>

<p>Residents can access many amenities, including an internal wellbeing precinct featuring a spa, gym, outdoor yoga space, pool, sauna, steam room, and residents' lounge.</p>

<p>There are 187 apartments still available in 26 Vista. The project is due to be completed in 2026.</p>

<h3>Project: Perspective Nexus</h3>

<h3>Developer: Sherpa Property Group</h3>

<p>Sherpa's recently launched development in their sought-after Perspective series, Perspective Nexus, has already sold half of its units ahead of the construction commencing in February 2024.</p>

<p>Located in the equally sought-after Palm Beach, Perspective Nexus, just 32 apartments designed by Hayes Anderson Lynch comprise a sole two-bedroom apartment, 21 three-bedroom apartments with a multi-purpose room, and five four-bedroom apartments. There are also two penthouses and three two-level skyhomes with private rooftops.</p>

<p>Prospective homebuyers have at least 13 more apartments remaining, considering three units are now under offer.</p>

<p>A recent purchaser said the location of the development, its internal amenities, and the developer's reputation were the driving factors in her purchase.</p>

<p>Perspective Nexus will be home to an array of luxurious communal amenities, including a dedicated wellness space featuring a magnesium spa, outdoor kitchen, sauna, hot and cold pools, a steam room, and a wellness garden for residents to enjoy the beachside ambience.&nbsp;</p>

<p>Additional amenities and features will include an electric car charging station, individual apartment storage, a car wash bay, a dog wash, and parcel delivery storage, including a cold store.&nbsp;</p>

<p>Construction is expected to be completed in the third quarter of 2025.</p>

<h3>Project: Victoria &amp; Albert</h3>

<h3>Developer: Iris Capital</h3>

<p>Iris Capital's prestigious development in Broadbeach, Victoria &amp; Albert has been met with a remarkable surge in buyer demand throughout 2023.</p>

<p>The project, referred to as V&amp;A, has attracted diverse buyers, as Colliers sales agent Paul Putsay highlighted.</p>

<p>"Interestingly, V&amp;A has enticed a delightful mix of fly-in and fly-out clientele in the Albert Tower, while the Victoria building has seen a significant uptake from hybrid investors and occupiers," Putsay noted.</p>

<p>"The building is also proving to be extremely popular with buyers from Melbourne and Sydney, partly because of the $200 million commercial retail and fresh food precinct underneath."</p>

<p>With at least 50 per cent of the development already sold, a range of one, two, and three-bedroom apartments is still available.&nbsp;</p>

<p>Designed by DBI, V&amp;A comprises two residential towers: Victoria Residences and Albert Residences.</p>

<p>Victoria Residences offers carefully crafted one and two-bedroom apartments, while Albert Residences offers luxurious, home-sized residences starting at $1.99 million with panoramic views of the Gold Coast's natural landscape.</p>

<p>Approaching the completion of early construction works by CF Group, the Sam Arnaout-led developer will be building the next stage of construction of its much anticipated two-tower development, Victoria &amp; Albert, by itself. They've announced Iris Built is already fully licensed with the QBCC.&nbsp;</p>
