<p>As demand for premium living spaces continues to rise, these seven new off the plan developments each offer a distinct style of living, ranging from island retreats and gated communities to absolute beachfront properties—and everything in between.</p>

<p>Several of these developments, marketed during and shortly after the pandemic, have attracted a significant portion of buyers from Sydney and Melbourne, many of whom plan to relocate to the Gold Coast upon completion or soon after.</p>

<p>In this article, we take a closer look at the <em>what</em>, the <em>who</em>, and the <em>where</em> of the best new developments completing on the Gold Coast in 2025.</p>

<h2>What: Pipis</h2>

<h3>Who:&nbsp;SIERA</h3>

<h3>Where:&nbsp;303 Golden Four Drive, Bilinga QLD 4225</h3>

<p>The best beachfront apartment development to complete next year is SIERA's <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a> in <a href="/developments/bilinga-qld-4225">Bilinga</a>.</p>

<p>Just two half-floor apartments remain, not including the two-level penthouses which will be released to the market early next year.</p>

<p>Pipis comprises just 17 apartments on the dress circle Golden Four Drive and will also feature&nbsp;a heated lap pool, gym, and sun lounge deck.&nbsp;</p>

<p>Around 65 per cent of the buyers so far have been from the Gold Coast and Brisbane, a mix of owner-occupiers, downsizers and investors, while 35 per cent have come from interstate, outside of Sydney and&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>.</p>

<h2>What: Tapestry</h2>

<h3>Where:&nbsp;39 Darrambal Street, Chevron Island QLD 4217</h3>

<p><a href="/developers/siera">SIERA</a> is also working on <a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a> on Chevron Island, its debut Gold Coast apartment development.</p>

<p>The 22-level, <a href="/architects/bda-architecture">BDA</a>-designed tower comprises 113 apartments that have proven popular with downsizers and those from regional NSW and VIC.</p>

<p>The rooftop is one of the best on the Gold Coast, with home to a private dining space and kitchen, which can be closed off, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.</p>

<p>Tapestry was the first development SIERA took on in the Gold Coast, having spent several years building boutique townhouse developments in Brisbane's inner-ring.</p>

<p>SIERA Founder Brent Thompson had been&nbsp;scoping out the Gold Coast market for 18 months before purchasing a prime 1500 sqm site on Darrambal Street.</p>

<p>On submitting plans for Tapestry in 2021, Thompson said&nbsp;<a href="/developments/chevron-island-qld-4217">Chevron Island</a>&nbsp;has a "great local community".</p>

<p>"It's a tight-knit community, while being ideally located just a five-minute walk from the international tourist hub of Surfers Paradise."</p>

<p>SIERA's in-house construction team is delivering Tapestry, a 22-level tower with 113 apartments just off the Thomas Street retail strip.</p>

<p>"We have always built in-house, so it was really more about building a team of experienced high-rise staff to deliver Tapestry as we always have as builder/ developer," Thompson says.</p>

<h2>What: Capri</h2>

<h3>Who:&nbsp;Monaco Property Group</h3>

<h3>Where:&nbsp;81 Salerno Street, Isle Of Capri QLD 4217</h3>

<p><a href="/new-townhouses/capri-villas-81-salerno-street-isle-of-capri">Capri</a> will be the only major townhouse development to be completed in the heart of the Gold Coast in 2025.</p>

<p>More like a luxury villa community rather than the traditional townhouse, Capri, named after its location on the Isle of Capri, is being built by Greyburn on behalf of developer <a href="/developers/monaco-property-group">Monaco Property Group</a>.</p>

<p>Construction is on track for completion in late 2025.&nbsp;</p>

<p>The gated Capri comprises&nbsp;48 two and three-level villas designed by <a href="/architects/plus-architecture">Plus Architecture</a> and BDA Architecture.&nbsp;</p>

<p>The villas have been cleverly oriented around central resort-style amenities like a resort-style pool,&nbsp;barbecue area, and a lounge with a kitchen and fireplace.</p>

<p>Capri is just a short walk from the cafes and shops of Capri on Via Roma.</p>

<p>So far the villas have been popular with empty nesters from nearby suburbs, as well as from interstate early retirees.</p>

<h2>What: Lagoon</h2>

<h3>Who:&nbsp;Drew Group</h3>

<h3>Where:&nbsp;11 Cronin Avenue, Main Beach QLD 4217</h3>

<p>Jon Drew's <a href="/developers/drew-group">Drew Group</a> is progressing well in its twin-tower Main Beach development, <a href="/new-apartments/lagoon-main-beach-11-23-cronin-avenue-main-beach">Lagoon Main Beach</a>.</p>

<p>The $390 million development is currently under construction by building giant <a href="/builders/hutchinson-builders">Hutchison's</a>, who are expecting a Q3 2025 completion.</p>

<p>Lagoon is the largest development in the area in three decades with 259 apartments.&nbsp;</p>

<h2>What: Lune</h2>

<h3>Who:&nbsp;Alroe Constructions</h3>

<h3>Where:&nbsp;19-21 Rankin Parade, Main Beach QLD 4217</h3>

<p>Another development that will also be completed in <a href="/developments/main-beach-qld-4217">Main Beach</a>, less than 600 metres from Lagoon, is&nbsp;<a href="/developers/alroe-constructions">Alroe</a>’s boutique development, Lune.</p>

<p><a href="/new-apartments/lune-main-beach-19-21-rankin-parade-main-beach-qld-4217">Lune</a> is a low-rise project comprising six half-floor apartments, each with nearly 300 sqm of living space.&nbsp;</p>

<h2>What: Yves</h2>

<h3>Who:&nbsp;Hirsch &amp; Faigen</h3>

<h3>Where:&nbsp;7-9 Mermaid Avenue, Mermaid Beach QLD 4218</h3>

<p>The sold-out <a href="/new-apartments/yves-mermaid-beach-7-9-mermaid-avenue-mermaid-beach">Yves Mermaid Beach</a> is Melbourne developer <a href="/developers/hirsch-faigen">Hirsch &amp; Faigen</a>'s third successful development on the Gold Coast. They debuted with Hemingway Palm Beach, before then completing Emerson in Kirra earlier this year.</p>

<p>Yves, their largest development on the Gold Coast, has 146 apartments across a 26-level building not far from the beach.</p>

<p>The Sunshine Coast off the plan apartment market is looking prime for a big 2025, with several developments from some of the regions biggest developers to launch next year.</p>

<p>Still a relatively untapped market as far as new apartments goes, a handful of developers have been creating places to live up and down the Sunshine Coast for years, while some are being attracted to the new CBD which is forming in <a href="/developments/maroochydore-qld-4558">Maroochydore</a>, Australia's largest&nbsp;greenfield CBD&nbsp;project.</p>

<p>The new Maroochydore City Centre is being developed on the former 53-hectare Horton Park Golf Club. Around 10,000 residents will eventually call Maroochydore City Centre home with 25,000 workers commuting to the CBD daily.</p>

<p>Sunshine Coast Mayor Rosanna Natoli said it would be great to see more apartments in the city centre, bringing even greater vibrancy and excitement to the growing heart of Maroochydore.</p>

<p data-v-a814a589="">“Decades of planning have positioned the Maroochydore City Centre as one of the best locations for housing and high-quality inner-city apartment living," Natoli said.</p>

<p>Habitat Development Group, one of the leading developers in Maroochydore over the past two decades, is now focusing on another CBD development as the city continues to grow into one of the most economically thriving in the country.</p>

<p>Recently completing The Corso, one of only a handful of residential developments completed in the Maroochydore CBD, Habitat will launch <a href="/new-apartments/the-millwell">The Millwell</a>, a similar two-bulding development, early next year.</p>

<p>"It’s nestled directly adjacent to the Sunshine Plaza, with 200m frontage to Cornmeal Creek and walking distance to the rapidly expanding&nbsp;<a href="/developments/maroochydore-qld-4558">Maroochydore</a>&nbsp;CBD," Clark said, adding that the city has evolved dramatically since Habitat first started building in the coastal area.</p>

<p>“We’ve been building on the Sunshine Coast for the past 19 years and have witnessed property in the region go from strength to strength, particularly the last four years.</p>

<p>"The Millwell provides us another opportunity to meet the demands of the growing region."</p>

<h2>What: Sol by Walker</h2>

<h3>Where: Maroochydore</h3>

<h3>Who: Walker Corporation</h3>

<p>National developer <a href="/developers/walker-corporation">Walker Corp</a>&nbsp;is one of the joint venture partners delivering the new Maroochdore City Centre alongside the Sunshine Coast Council and SunCentral Maroochydore.</p>

<p>Walker Corp recently revealed a $220 million mixed-use project, <a href="/new-apartments/sol-by-walker-maroochydore-first-ave-maroochydore">Sol by Walker</a>, in the heart of CBD.&nbsp;</p>

<p>Currently constructing Aurora on Depper in Brisbane's St Lucia, Dusk is planning Sunset, a seven-level building with 36 apartments minutes from&nbsp;Kings Beach and Bulcock Beach.</p>

<p>Dusk is catering for a wide range of buyers, with prices starting from $700,000. Construction is set to begin in Q2 2025.</p>

<p>The&nbsp;<a href="/developments/birtinya-qld-4575">Birtinya</a>&nbsp;apartment development at&nbsp;2 Prosperity Drive will comprise just 47 high-end apartments.</p>

<p>In&nbsp;bustling metropolitan cities like Melbourne, the allure of living on a park offers a refreshing respite from inner-city life.</p>

<p>New apartment developments on a park are hard to come by, given the cost of land surrounding a park, much like being beachfront, is typically more expensive.</p>

<p>That's why parkside apartments offer something from both a lifestyle and an investment standpoint, as the lack of abundance of parkside apartments generally speaking means they hold their value, attract more potential buyers, and can yield higher rents.</p>

<p>Parkside apartments appeal to a diverse range of buyers, especially families and pet owners who view the park as an extension of their living space. These developments are often designed to incorporate the natural surroundings, with apartments strategically oriented to maximize views of the greenery, both from inside the homes and on their balconies.</p>

<p>Melbourne is famous for its parks, but a lack of supply means opportunities for buyers are few and far between, with only a handful of new parkside developments coming every year.</p>

<p>Mirvac's latest parkside apartment development, Prince &amp; Parade, has proven to be a hit with local buyers from Brunswick, as well as the neighbouring Parkville, Princes Hill, and Carlton.</p>

<p>The parkside location on the 39-hectare Princes Park,&nbsp;home of Carlton Football Club, walking paths, sports grounds, and playgrounds,&nbsp;has been one of the biggest drivers in purchasing.</p>

<p>Designed by Bates Smart in collaboration with Mirvac Design and landscaped by Jack Merlo, Prince &amp; Parade comprises 144 one, two, three, and four-bedroom apartments.</p>

<p>Early site works have commenced on the development by Mirvac's inhouse construction arm.&nbsp;</p>

<h2>What: Maléa, Malvern East</h2>

<h3>Where: 94 Burke Road, Malvern East VIC 3145</h3>

<h3>Who: Abadeen Group</h3>

<p>Maléa is the first development by the Victorian arm of luxury developer Abadeen, a developer who's name has been synonymous with quality apartment developments across Sydney for the best park of two decades.</p>

<p>Their first development is on Central Park in Malvern East where they've created just seven apartments across a boutique building designed by Ewert Leaf with interiors by Carr.</p>

<p>The Burke Road location will put residents across from the seven-hectare Central Park that is bordered by just three streets, making Maléa an incredibly rare opportunity.</p>

<p>Andrew Leoncelli, who leads the Victoria arm of Abadeen, says they chose the site for&nbsp;Maléa because of its incredible location opposite Central Park in the beating heart of&nbsp;<a href="/developments/malvern-east-vic-3145">Malvern East</a>.</p>

<p>"We are committed to delivering a project of exceptional quality in this dynamic and thriving community across from one of the great heritage parks moments from all the very best that&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>&nbsp;has to offer," Leoncelli says.</p>

<h2>What: Eblana, East Melbourne</h2>

<p>Fitzroy Gardens is one of Melbourne's most well-known parks with historically significant gardens throughout its 26 hectares.</p>

<p>Luxury developer PB &amp; Co. recently revealed <a href="/new-apartments/eblana-east-melbourne-140-142-jolimont-road-east-melbourne">Eblana</a>, just four full-floor apartments on Joilimont Road, just 300 metres away from the southern end of Fitzroy Gardens, with Jolimont Reserve and Wellington Park even closer.</p>

<p>The ultra-high-end project will see the redevelopment of the landmark former residence of Young &amp; Jackson publican Thomas Jackson.</p>

<p>Each apartment will have three bedrooms, multiple living zones, winter gardens and study retreats, as well as a fully automated car parking system likened to a James Bond-style parking.</p>

<p>Four hectares of the large 9.3-hectare block has been reserved for greenery, three of which for a conservation area and one hectare for public parkland.</p>

<p>Designed by <a href="/architects/bates-smart">Bates Smart</a> and landscaped by <a href="/landscape-architect/arcadia-landscape-architecture">Arcadia Landscape Architecture</a>, The Newlands emphasises a pedestrian-oriented precinct with a focus on the natural landscape of Newlands Park.</p>

<p>Quietly set off Canberra Avenue, just minutes from the <a href="/developments/st-leonards-nsw-2065">St Leonards</a> activity centre and the train station but with the peace and privacy that living opposite a park brings.</p>

<h2>Project: The Orchards | Veue Parkside</h2>

<p><a href="/developers/sekisui-house-australia">Sekisui House Australia</a>&nbsp;sales manager David Lee says Veue Parkside’s direct connection to nature via a vertical green building spine supported by splendid northerly views overlooking&nbsp;<a href="/developments/castle-hill-nsw-2154">Castle Hill</a>&nbsp;Country Club and panoramic aspects across to the Blue Mountains from the west will capture the interest of perceptive buyers.</p>

Sydney's most nature-fuelled new apartment developments

<p>While established markets tend to take a breather over winter as agents head overseas, it's a busy time in the off the plan development space.</p>

<p>Developers, media agencies and project marketers start to firm up plans for a spring launch of their developments, giving prospective buyers the biggest hit of supply they'll see all year.</p>

<p>Anecdotal feedback from developers and project marketers is that there's enough demand for new apartments at the moment, based on the lack of supply and as long as the product is being delivered by a team with a strong background in development.&nbsp; Many of those who make this list have been in the development game for decades.</p>

<p>We've wrapped up the top developments that are set to launch before the end of 2024.</p>

<h2><b>Who:&nbsp;Milieu</b></h2>

<h2><b>What: Elsternwick Gardens by Milieu</b></h2>

<h2><b>Where: 8 Gordon Street, Elsternwick</b></h2>

<p>Having secured the 11,740 sqm site of the former ABC Studios on Gordon Street in Elsternwick back in 2022, design-focussed developer Milieu has spent the last two years working alongside Woods Bagot, K.P.D.O., Flack Studio, OCULUS, Broached Commissions and March Studio to create a garden-centric community they’re calling <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens by Milieu</a>.</p>

<p>Elsternwick Gardens by Milieu is a low-rise, campus-style development of six buildings and over half a hectare of green open space.</p>

<p>One of the biggest considerations in the planning phase was how to not only incorporate, but celebrate and take advantage of the neighbouring Rippon Lea Estate, the landmark 19th century mansion surrounded by seven hectares of gardens that are deemed some of the best in the country. The estate is listed on the National Heritage Register as one of the finest examples of original suburban estates in Australia.</p>

<p>Elsternwick Gardens by Milieu residents will have private access to the heritage gardens through a gate that can only be accessed by its occupants.</p>

<h2>Who:&nbsp;ANGLE</h2>

<h2>What: Fernhurst, 20 apartments and homes&nbsp;</h2>

<h2>Where: Fernhurst Grove, Studley Park Kew</h2>

<p>Boutique apartment developer <a href="/developers/angle">ANGLE</a> is set to launch its Kew apartment development, <a href="/new-apartments/fernhurst-kew-11-15-fernhurst-grove-kew-vic-3101">Fernhurst</a>, in the coming months, having received development approval for the luxury 20-residence project late last year.</p>

<p>The development, on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park, will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.</p>

<p>The site has around 113 metres of frontage to Fernhurst Grove and Stawell Street. Every ground-floor apartment will have an average garden area of over 150 sqm, ANGLE’s most extensively landscaped project to date.</p>

<p>Director Lachie Gibson says Fernhurst will follow in the footsteps of ANGLE’s nearby projects, representing another opportunity for the team to demonstrate its industry-leading focus on design, landscaping and architecture.</p>

<p>Sydney-based developer DARE Property Group is breaking into the high-end residential market in Melbourne.</p>

<p>Its debut development will be in Fitzroy where they're soon to launch <a href="/new-apartments/saint-david-fitzroy-33-st-david-street-fitzroy-vic-3065">St David</a>, just 17 apartments named after its prime position on St David Street, between Smith and Brunswick streets.</p>

<p>Cera Stribley says 33 St David St "demands a structure of architectural distinction."</p>

<p>"Our design draws inspiration from the rich local context, specifically the iconic Rojo Stools from the former furniture factory. The proposed fluted facade pays homage to the curved form of the stool's seat, creating a simple yet striking architectural tectonic."</p>

<h2>Who: Kincrest</h2>

<h2>What: The Osment - 22 apartments on Grattan Gardens</h2>

<h2>Where: 3-7 Grattan Street, Prahran</h2>

<p>Developer <a href="/developers/kincrest">Kincrest</a> will be bringing one of the best parkside developments to Prahran in Spring after they put together a prime 1,613 sqm site on Grattan Gardens.</p>

<p>They'll be launching 22 two, three and four-bedroom apartments across a seven-level building at <a href="/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">3-7 Grattan Street</a>, a site with a 35-metre frontage to the popular <a href="/developments/prahran-vic-3181">Prahran</a> park.</p>

<p>"The Greville St precinct, with positive input from the City of Stonnington, has rejuvenated in recent years, we’re really excited to be within such a historical, vibrant area of life," Kincrest Director Tom Howgate says.</p>

<p>"We see this development as contributing to a world-class location."</p>

<h2>Who:&nbsp;Abadeen</h2>

<h2>What: 26 apartments by Carr</h2>

<h2>Where: 616-646 High Street, Prahran</h2>

<p>The Victorian division of Sydney's longtime luxury Lower North Shore development company Abadeen, is continuing its push into Melbourne's owner-occupier market.</p>

<p><a href="/developers/abadeen-group">Abadeen</a>, led locally by former CBRE Director Andrew Leoncelli, is looking to launch its Prahran apartment development, subject to council approval.</p>

<p>Abadeen will be developing a boutique building at 616-646 High Street, on the corner of Airlie Avenue and High Street near Toorak Park and Orrong Romanis Reserve.</p>

<p>They had <a href="/architects/carr-design">Carr</a> design a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.</p>

<p>There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments.</p>

<p>Abadeen announced itself to the Melbourne owner-occupier market with <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, just seven parkside apartments on Malvern East's Central Park.</p>

<h2>Who: Salvo</h2>

<h2>What: Moray House, 305 apartments</h2>

<h2>Where: 42 Moray Street and 11-13 Hancock Street, Southbank</h2>

<p>Prominent Melbourne fringe developer <a href="/developers/salvo">Salvo</a> is set to kick off the demolition phase of its recently-unveiled Southbank tower, <a href="/new-apartments/moray-house-42-moray-street-southbank">Moray House</a>.</p>

<p>Rising 56 levels on a prime corner site across 42 Moray Street and 11-13 Hancock Street, Moray House will comprise 305 apartments. More than 240 of the apartments&nbsp;have already been snapped up by a variety of demographics, from parents purchasing apartments for their children, professionals seeking a city base, families moving back to inner Melbourne post-COVID, and investors.</p>

<p>The $200 million project is primarily made up of two and three-bedroom apartments designed by interior designer David Hicks, as well as two double-level penthouses with never-to-be-built-out views. Moray House also comprises eight levels of office space, hi-tech co-working facilities and two floors of residential amenity with wellness and relaxation at its core.</p>

<p><a href="/developers/salvo">Salvo</a>&nbsp;Managing Partner James Maitland said&nbsp;<a href="/developers/salvo" target="">Salvo</a>’s&nbsp;Now Generation&nbsp;blueprint underscores the project’s design approach to how people live, work and relax today, based around health and wellness, connectivity, work-life balance, and practical luxuries.</p>

<p>“The pandemic accelerated a shift in the way people live and awareness of the critical role that internal and external environments play in our physical and mental health and wellbeing," Maitland said.</p>

<p>“Traditional apartment living has evolved to vertical communities and urban placemaking where residents can make new social connections in various communal indoor and outdoor spaces. They also expect resort-style amenities and connectivity with their local environment."</p>

<h2>Who:&nbsp;Second Nature Developments</h2>

<h2>What: 21 sustainable apartments and townhouses</h2>

<h2>Where:&nbsp;197-205 St Georges Road, Fitzroy North</h2>

<p>Later this year Fitzroy North will welcome its first fossil-fuel-free apartment development with the recent approval of a boutique mixed-use building on St Georges Road.</p>

<p>Second Nature Developments is behind the unique project that features 21 dwellings and three retail tenancies across a part two-level, part six-level development.</p>

<p>The building will sit across 197-201 and 203-205 St Georges Road, a 989 sqm block near Edinburgh Gardens.</p>

<p>Austin Maynard Architects are behind the designs for the new project which will have 17 apartments two and three-bedroom apartments and four double-storey townhouses to the western side of the building.</p>

<p>Project by Buxton Director Heath Thompson will be marketing the development.&nbsp;</p>

<h2>Who: Wickton</h2>

<h2>What: Seven apartments above retail and offices</h2>

<h2>Where: 387-403 Malvern Road, South Yarra</h2>

<p>Property developer <a href="/developers/wickton">Wickton</a> is continuing to move fast in Melbourne's development space.</p>

<p>Wickton, led by Blanco Norton and architect Will Leaf, will be taking to market their mixed-use development in the Hawksburn Village precinct, on the border of South Yarra and Prahran.</p>

<p>Leaf’s architecture practice <a href="/architects/ewert-leaf">Ewert Leaf</a> redesigned the plans to create seven two and three-bedroom luxury apartments above a vibrant ground floor retail with premium hospitality and retail spaces that will anchor three levels of strata offices.</p>

<p>The designs were altered from the previous plans so the floorplates expanded, which meant the apartments sat above the building's large privacy screens and the adjoining buildings so both levels of apartments take in uninterrupted views across Melbourne and back to the city skyline.</p>

<p>Wickton is expecting to start demolition of the bottle shop and adjoining commercial building on the site later this year and start the build in early 2025.&nbsp;</p>

<h2>Who: Sun Property Group</h2>

<h2>What: 18 apartments by Cera Stribley</h2>

<h2>Where: 226-228 Williams Road, Toorak</h2>

<p>National apartment developer <a href="/developers/sun-property-group">Sun Property Group</a>&nbsp;(SPG) is continuing its push into Melbourne with their second project in the city's most affluent postcode.</p>

<p>SPG's latest development, on a double block at 226-228 Williams Road in Toorak, will comprise 18 apartments in a three-level building designed by&nbsp;<a href="/architects/cera-stribley-architects">Cera Stribley</a>. There will be a&nbsp;mix of 10 two-bedroom apartments, four three-beds, and four penthouses on offer.</p>

<p>The new development is around&nbsp;500 metres away from SPG's debut Melbourne development, The Brookville.</p>

<h2>Who: Ondas</h2>

<h2>What: Shoptop development with 16 apartments</h2>

<h2>Where: 3-15 Fitzroy Street, St Kilda</h2>

<p>Billionaire tech entrepreneur Robin Khuda's development arm <a href="/developers/ondas">Ondas</a>&nbsp;will too be planning the launch of their Fitzroy St, St Kilda shoptop development after securing approval earlier this year.</p>

<p>Designed by <a href="/architects/warren-and-mahoney">Warren &amp; Mahony</a>, the $22 million project will encompass 16 apartments, predominantly three-bedders, above 244 sqm of commercial space and 327 sqm of retail space across the four amalgamated sites which will span 3-15 Fitzroy Street, just down the road from Fortis.</p>

<p>In their Urban Context Report submitted to the City of Port Phillip Bay Council, Warren and Mahoney said the apartments are designed as "urban villas".</p>

<p>"The villas are all planned with private open spaces in mind; to host families, friends or colleagues."</p>


The 10 hottest off the plan apartment developments coming to Melbourne in 2024 

<p>Sydney's off the plan apartment market has been buoyant so far in 2024.</p>

<p>The expectation at the start of the year was that there would be a spike in buyer sentiment with more positive news about inflation and interest rates, and buyers would come flooding back into the sector.</p>

<p>It's not quite panned out that way. With a cut likely pushed into 2025 or further, the&nbsp;spike developers and project marketers were forecasting failed to materialize.</p>

<p>That being said, there was plenty of activity in Sydney's off the plan apartment development space, far-reaching across the whole of the city.</p>

<p>Records were broken in Bondi Beach, while huge, suburb-shaping precincts are being delivered by <a href="/developers/sekisui-house-australia?referrer=Sekisui%20House%20Australia">Sekisui House Australia</a> in <a href="/developments/norwest-nsw-2153">Norwest</a> and Deicorp in the Hills District.</p>

<p>Lendlease completed One Sydney Harbour in Barangaroo, home to Australia's most expensive piece of real estate (a $140 million, three-level penthouse). Top Spring's <a href="/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a> continues to break records in <a href="/new-apartments/st-leonards-nsw-2065">St Leonards</a>, while First Quadrant and Qualitas quickly sold out the first stage of their <a href="/new-apartments/willoughby-grounds-5-walter-street-willoughby">Willoughby Grounds</a> project, breaking apartment sale prices for the area in the process.</p>

<p>Developers are now waiting on the weather, preparing their marketing material during winter, waiting to push the go button come September and get their projects in market for the famous spring and summer selling seasons Sydney so famously enjoys.</p>

<p>Clutch is set to make a big splash in the Eastern Suburbs market later this year.</p>

<p>As they approach completion of their luxury Bellevue Hill apartment developer MIRA Bellevue Hill, Clutch will launch <a href="/new-apartments/avra-bondi-beach-141-155-curlewis-street-bondi-beach-nsw-2026">Avra</a> just 18 luxury apartments at 141-155 Curlewis Street, about 150 metres from Campbell Parade.</p>

<p>Clutch is planning to go back to back in the affluent East. They're looking at launching Margaux, another luxe development in Edgecliff, around the same time as Avra.</p>

<p><a href="/new-apartments/margaux-edgecliff-440-edgecliff-road-edgecliff">Margaux</a> will comprise just eight three-bedroom apartments, not far from Woollahra Village.</p>

Margaux will be the first ever mutli-residential off the plan apartment development Decus has worked on.</p>

<p>On offer will be four full-floor, penthouse-style apartments and four split-level apartments, each extending onto generously sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the site's northernly aspect.</p>

<p>A communal open space will include a pool, lounge and outdoor seating. CBRE is marketing both Avra and Margaux.</p>

<h2><b>Who: Abadeen &amp; PERIFA</b></h2>

<h2><b>What: Putney Wharf Residences - 49 apartments, 18 townhouses, and a 36-berth marina</b></h2>

<p>Fabrizio Perilli's&nbsp;<a href="/developers/perifa">PERIFA</a> is partnering up with Justin Brown's&nbsp;<a href="/developers/abadeen-group">Abadeen</a> to create a new waterfront precinct in <a href="/new-apartments/putney-nsw-2112">Putney</a>, intending on creating a premium mixed-use development on the harbour.</p>

<p>The project, <a href="/new-apartments/putney-wharf-residences-20-waterview-street-putney">Putney Wharf Residences</a>, spans 15,870 sqm and includes the refurbishment of Halvorsen's boatshed to create a waterfront dining and commercial area, two three-level apartment buildings with 49 one, two and three-bedroom apartments, and 18 four-bedroom townhouses.</p>

<p>Part of the offering development will see 36 new marina berths created.</p>

<p>Joe Tack, Abadeen's Chief Operating Officer, sees the project as a rare opportunity to regenerate a significant infill site with 300 metres of waterfrontage.</p>

<h2>Who: Fortis</h2>

<h3>Where: Onslow &amp; Billyard Avenue, Elizabeth Bay</h3>

<h3>What: Regency House - 22 luxury apartments</h3>

<p>Luxury developer&nbsp;<a href="/developers/fortis" target="">Fortis</a>&nbsp;is set to develop its first project in&nbsp;<a href="/developments/elizabeth-bay-nsw-2011">Elizabeth Bay</a>.</p>

<p>Regency House will home 22 apartments across two buildings that will front two of Elizabeth Bay's best streets, Onslow and Billyard Avenue.</p>

<h2><b>Who: Deicorp</b></h2>

<h2><b>What: Melrose Central - 494 apartments above mixed-use precinct</b></h2>

<p>Busy Sydney developer <a href="/developers/deicorp?referrer=Deicorp">Deicorp</a> is turning a 55-hectare patch of dirt just outside of Parramatta into a full mixed-use community.</p>

<p>Deicorp, who are teaming up with fellow developer <a href="/developers/payce-consolidated-limited">PAYCE</a> on the huge $700 million project dubbed <a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>, engaged Turner Architects to draw up the plans.</p>

<p>Melrose Central will feature a major supermarket and several&nbsp;specialty stores, as well as outdioor dining spaces and health and wellness facilities. It will be well-connected to the rest of Sydney with the second stage of the&nbsp;Parramatta Light Rail to run right outside.</p>

<p>Builder developer DASCO is looking to launch their recently acquired Waterloo masterplan.</p>

<p><a href="/builders/dasco-australia">DASCO</a>, a 4.5-star iCIRT-rated builder, secured a 1.7-hectare site at 903-921 Bourke Street, a former industrial site on the corner of Bourke, McEvoy and Young streets, from Melbourne developer Dahua earlier this year.</p>

<p>It was sold with&nbsp;development approval for a new mixed-use precinct with around 370 apartments and retail and commercial spaces.</p>

<p>The six new buildings, not including the two heritage-listed buildings that will be restored, will be focused around a central plaza with retail space and new parks&nbsp;with lush landscaping and multiple public art installations.</p>

<p>Two buildings will flank Young Street, one being the tallest tower proposed. Described as a stepped tower with family-targeted terraces that address the park, the building will have 147 apartments across its 20 levels.</p>

<p>Next door will be a six-storey plaza building with 23 apartments, defined as "quirky" by Bates Smart, while along Young Street there will be two other buildings, one with 21 apartments and the other with 32 apartments, designed by Richards and Spence who worked in collaboration with Bates Smart on the tower and the plaza.</p>

<p>"The quirky 6-storey plaza building defines the heritage square, with clear reference to the industrial brick buildings of the past," the design statement as part of the 2022 development submission noted.</p>

<p>There will be a further two buildings facing Bourke Street, designed by architect MHNDU in collaboration with Fieldwork. They will have a combined 150 apartments, taking the total number of apartments across the precinct to 373 apartments.</p>

<h2>Who: Orosi</h2>

<h3>Where: 1 The Avenue, Rose Bay</h3>

<h3>What: 50 luxury apartments next to Royal Sydney Golf Club</h3>

<p>Eastern Suburbs developer <a href="/developers/orosi">Orosi</a> is taking on its largest project to date, which will also be one of the largest the affluent Rose Bay has seen in years.</p>

<p>The integrated developer, who serves as both the architect and builder of its projects, will be <a href="/new-apartments/orosi-rose-bay-1-the-avenue-rose-bay">launching the new development</a> in the coming months, some 50 two and three-bedroom apartments&nbsp;across a structure that ranges from four to five levels.</p>

<p>There will be 34 two-bedroom apartments and 16 three-bed apartments.</p>

<p>Orosi,&nbsp;led by Founder and Managing Director Hamid Samavi, secured the vast 3,000 sqm gateway site, a two year-long amalgamation of several lots over The Avenue,&nbsp;<a href="/buildings/dusk-625-627-old-south-head-road-rose-bay">Old South Head Road</a>&nbsp;and William Street, last year.</p>

<p>The building,&nbsp;across the road from the Royal Sydney Golf Club, will be divided into two adjacent, inter-connected buildings to reduce its overall bulk, setting back the development from The Avenue and William Street boundaries.</p>

<p>"The apartments are on the larger side, so they will suit a wide range of demographics, not just downsizers,"&nbsp;Samavi told Urban, adding that&nbsp;the vision is to create an iconic landmark that serves as a welcoming gateway to&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>.</p>

<p>"OROSI&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>&nbsp;will set a new benchmark for architecture and sustainability in The Eastern Suburbs, featuring state-of-the-art facilities and curated retail spaces, including a Kosher café, an organic restaurant, and Sydney’s most iconic wellness centre," Samavi said.</p>

<h2><span id="cke_bm_393S" style="display: none;">&nbsp;</span>Who: Level 33</h2>

<h3>Where: 19-21 Bourrool Street, Kiama</h3>

<h3>What: 21 luxury three-bedroom apartments&nbsp;</h3>

<p>Prominent Wollongong developer <a href="/developers/level-33">Level 33</a> will be launching its first development in Kiama.&nbsp;</p>

<p>PBD designed the four-level building with just 15 apartments above two levels of basement parking at <a href="/new-apartments/19-21-bourrool-street-kiama">19-21 Bourrool Street</a>, at the south end of the Kiama Surf Beach.</p>

<p>The proposed residential flat building is designed to respond cohesively to the existing and desired future character of the neighbourhood streetscape with appropriate build form and material palette that respond thoughtfully to the immediate context.</p>

<p>The 15 three-bedroom apartments are inline with the apartment sizes within the area, architect PBD suggests. They said the proposal reflects current market demands in relation to typologies and living patterns in the local area.</p>

<p>They have another project in Kiama, having acquired the Akuna St car park for $28 million last year. They’re planning a shoptop development with 82 apartments above a retail precinct with 24 tenancies, two major supermarkets, and 344 basement car parking spaces.</p>


The eight hottest off the plan apartment developments coming to Sydney in 2024

<p>In Australia, capital city markets typically quieten down over winter as developers, agents, and prospective buyers gear up for the spring and summer selling seasons.</p>

<p>That's not the case in the Gold Coast however. In fact, it's the complete opposite.</p>

<p>Especially since the pandemic, the Gold Coast garners national attention during the colder months, more so than the entire year, except perhaps for the Christmas holiday season in December and January.</p>

<p>Developers are acutely aware of the limited apartment supply on the Gold Coast and are poised to bring apartments to market as soon as they can.</p>

<p>We've compiled a list of the top apartment developments to watch for in the second half of 2024</p>

<h2>Who: Siera Group</h2>

<h2>Where:&nbsp;8 Enderley Avenue, Surfers Paradise QLD 4217</h2>

<h2>What: 54 two and three-bedroom apartments</h2>

<p>Burgeoning apartment developer Siera Group will launch its third local apartment development since breaking onto the Gold Coast development scene in 2021 with their debut project Tapestry.</p>

<p>Siera Group, led by founder and managing director Brent Thompson, is gearing up the launch of its <a href="/new-apartments/exhale-surfers-paradise">Enderley Avenue project</a>, just off Northcliffe Beach. The approved project designed by <a href="/architects/bda-architecture">BDA Architecture</a> will comprise 54 apartments across a 25-level building, a maximum of three apartments per floor.</p>

<p>There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.</p>

<p>Thompson believes the majority of buyers at Enderley will be local downsizers.</p>

<p>"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity," Thompon says.</p>

<h2>Who:&nbsp;Aniko Group</h2>

<h2>Where:&nbsp;14 Seaview Avenue, Mermaid Beach QLD 4218</h2>

<h2>What: The Landmark - 821 one, two, three and four-bedroom apartments across four towers</h2>

<p>The much anticipated $2 billion, four-tower Mermaid Beach precinct by&nbsp;<a href="/developers/aniko-group">Aniko Group</a> is expected to be available to buy into this year.</p>

<p>The precinct-style development, dubbed&nbsp;<a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a>, will spread across a prime 1.1-hectare site&nbsp;on the corner of the Gold Coast Highway and Seaview Avenue. It will comprise residential, hotel, retail, hospitality, and commercial spaces, as well as significant amenities for future residents.</p>

<p><a href="/developers/aniko-group">Aniko Group</a>&nbsp;Managing Director&nbsp;George Mastrocostas said The Landmark&nbsp;will have every conceivable amenity on site for residents, hotel guests and office tenants while being just a short walk to everything that&nbsp;<a href="/new-apartments/mermaid-beach-qld-4218">Mermaid Beach</a>&nbsp;and nearby&nbsp;<a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a>&nbsp;have to offer.</p>

<p>Roy Skaf's <a href="/developers/macquarie-york">Macquarie York</a> will launch its Sunset Boulevarde tower later this year, having secured approval for the riverfront building in April.</p>

<p>The 17-level tower at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing <a href="/developments/chevron-island-qld-4217">Chevron Island</a>'s Home of The Arts building, will home 42 two and three-bedroom apartments, as well as a three-level, four-bedroom penthouse.</p>

<h2>Who:&nbsp;Amalgamated Property Group</h2>

<h2>Where:&nbsp;42-46 Chelsea Avenue, Broadbeach QLD 4218</h2>

<h2>What:&nbsp;Affinity Broadbeach - 185 two and three-bedroom apartments</h2>

<p>The Canberra-based apartment developer <a href="/developers/amalgamated-property-group">Amalgamated Property Group</a> is looking to launch its second Broadbeach apartment development.</p>

<p>Currently building Amaya on First Avenue, APG has its sites set on revealing its next tower, <a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a>.</p>

<p>The 1,820 sqm Chelsea Avenue site, just 700 metres from&nbsp;Nikiforides Park was bought from Raptis with approval for a 41-level Archidiom-designed tower with 180 apartments.</p>

<p>APG has tweaked the plans, bringing in DBI to change the product mix, instead now offering 148 two-beds and 37 three-bed apartments, a total of 185 apartments.</p>

<p>The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.&nbsp;</p>

<h2>Who:&nbsp;Pyco</h2>

<h2>Where:&nbsp;10 Churchill Street, Coolangatta QLD 4225</h2>

<h2>What:&nbsp;Kirra Beach Residences - 97 two and three-bedroom apartments</h2>

<p>The Brisbane-focussed developer&nbsp;<a href="/developers/pyco-group">Pyco</a>, is breaking into the Gold Coast with its maiden apartment development, Kirra Beach Residences.</p>

<p>Pyco Founder Lachlan Cottee says the project, 97 apartments across a 14-level building just one row back from Kirra Beach, will launch later this year. The owner-occupier development, made up of 79 three-beds and 18 two-beds, is set to be incredibly popular in an area that has been starved of supply.</p>

<p>Ignite, led by Josh Foote, is seeking to create 36 high-end apartments, akin to Cabana Palm Beach, Ignite's last Palm Beach project.</p>

<p>There will be four two-bedroom apartments and 32 three-beds, 31 of which have an additional multi-purpose room.</p>

The Gold Coast's hottest apartment developments set to launch in H2 2024

<p>New apartments in the affordable end of the market are few and far between in Brisbane, and have been for quite some time.</p>

<p>While apartment values continue to rise month on month, it's the luxury end of the market in the off the plan space which is dominating in both supply and sales metrics.</p>

<p>The good news is the Brisbane market is incredibly strong. The median value of units has risen to $587,000, and, if the trends continue, will overtake Melbourne's median unit value by the end of the year.</p>

<p>Both trends in the data, as well as developers and agents on the ground, suggest there's not going to be a slowdown of growth in Brisbane anytime soon.</p>

<p>What has made the market problematic for prospective off the plan buyers is the volume of higher-density projects, which tend to offer more affordable options than boutique riverfront buildings. They've been few and far between, given the availability of builders and construction costs. Smaller, higher-end buildings cost less to build and take a shorter amount of time, and the prices in them make the whole development more feasible financially.</p>

<p>Amid a limited market for the entry-level buyer, we've cast our eye over the whole of Brisbane and wrapped up the best apartment developments in Brisbane that have apartments under the $1 million mark.</p>

<p>They bridge the gap between apartments and houses, in both size and price, and they appeal to probably the widest demographic of any type of home.</p>

<p>Seeing the demand trends for the townhouse product, a number of developers have analyzed the market and produced townhouse developments, the majority of which are catering for that demand in an area which hasn't seen new townhouse stock for a number of years.</p>

<p>We've wrapped up the best townhouse developments currently selling across Melbourne in March 2024.</p>

<h2>Project: Bastings Community</h2>

<h3>Location: 88 Bastings Street, Northcote VIC 3070</h3>
