<p>Nic Crema, head of <a href="/developers/crema-group">Projects by Crema</a>, aimed for something unique on his Palmerston Crescent site, strategically positioned near St Kilda Rd and amidst three of Melbourne's top parks.&nbsp;</p>

<p>The outcome is <a href="/buildings/the-eighth-south-melbourne-22-kings-place-south-melbourne">The Eighth</a>, a mixed-use development featuring commercial office space, 36 high-end apartments, a resident rooftop with a pool and bar, and a holistic corporate well-being business on the podium level.</p>

<p>The south of the Gold Coast rings differently to the rest of the in demand tourist hot spot which occupies around 70 kilometres of Queensland's coastline.</p>

<p>For a long time it's been a place for the locals, more beach shacks than high-rise new development.</p>

<p>However now the smaller suburbs of Palm Beach, Bilinga and Coolangatta, have had a wave of interest from both buyers and developers because they epitomise the relaxed Gold Coast lifestyle that both local and southern state dwellers seek.</p>

<p>After a busy 2023 in the southern pocket of the Gold Coast, there seems to be no slowing down in 2024.</p>

<p>We've picked the top five apartment developments which are expected to go live this calendar year.</p>

<h2>Location: 39 McLean Street, Coolangatta</h2>

<h2>Developer: Immerse Projects</h2>

<p>Burgeoning developer&nbsp;<a href="/developers/immerse-projects">I</a><a href="/developers/immerse-projects" target="">mmerse Projects</a>&nbsp;will be looking to launch their second&nbsp;<a href="/developments/coolangatta-qld-4225">Coolangatta apartment project</a>&nbsp;to the market later this year, having received approval from the Gold Coast City Council late last.</p>

<p>Veteran builder John Kearney, who heads up renowned developer Greyburn, is behind the 17-level apartment project at 39 McLean Street, adjacent to his&nbsp;<a href="/new-apartments/rhythm-kirra-hill-30-garrick-street-coolangatta-qld-4225">Rhythm Kirra Hill development</a>&nbsp;which is currently on the market.</p>

The design offers additional communal areas on the ground and first levels that will provide meeting rooms for work-from-home use and parcel delivery lockers for online purchases by residents.</p>

<h2>Location: 307 Golden Four Drive, Bilinga</h2>

<p>Last year South East Queensland developer <a href="/developers/molti">Molti</a>&nbsp;acquired a site and submitted plans for their first Gold Coast apartment development, on the beachfront at <a href="/new-apartments/blonde-307-golden-four-drive-bilinga">307 Golden Four Drive</a> in <a href="/new-apartments/bilinga-qld-4225">Bilinga</a>.</p>

<p>The <a href="/architects/bda-architecture">BDA Architecture</a>-designed project, next door to the under construction Si&nbsp;<a href="/developments/bilinga-qld-4225">Bilinga</a>&nbsp;apartment development and a few doors down from the recently launched <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a> by <a href="/developers/siera">Siera</a>, will have 19 apartments designed for the owner-occupier.</p>

<p>BDA Architecture design aims for an innovative architectural building that will become a timeless landmark along Golden Four Drive and the beachfront.&nbsp;</p>

<p>The building will have three distinct areas: a landscaped entry, a series of vertical and horizontal elements, and a large expressed floating roof with private rooftop recreation areas.</p>

<p>The apartments designed for owner-occupiers come in 16 three-bedroom apartments with multi-purpose rooms and three four-bedroom apartments, with only two units on each floor. The upper levels will include two double-storey penthouses.</p>

<p>Led by owner Peggy Flannery, KTQ Group has spent 11 years bringing the vision for Kirra Point to life in collaboration with architect Mark Damant from Little Boat Projects.&nbsp;</p>

<p>The $85 million lifestyle precinct aims to reinvigorate Kirra, featuring luxury apartments, a laneway retail precinct, new food and beverage outlets, a luxury hotel, and the reinvention of the existing Kirra Beach Hotel on the site.</p>

<p>Stage one of the four-stage mixed-use development includes the already sold-out <a href="/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">Miles Residences</a>, which consists of 116 one, two, and three-bedroom apartments with a north-facing oceanfront perspective.&nbsp;</p>

<p>The <a href="/architects/woods-bagot">Woods Bagot</a>-designed Miles also offers a suite of 5-star amenities featuring a 25-metre north-facing pool overlooking Kirra Point.</p>

<p>Two hospitality venues, Kirra Beach Hotel and Kirra Beach House, were opened in November.</p>

<p>The next phase includes Kirra Point Stays, offering elevated hotel apartment accommodation in the Miles apartments for holidaymakers to experience life like a Kirra local.</p>

<p>The long-term plan for stage two includes the construction of a second residential apartment tower, a boutique hotel, and a carefully curated laneway retail precinct.&nbsp;</p>

<p>The retail area will feature a lively village square, boutique retailers, artisans, a fresh food marketplace, a delicatessen, a florist, a bakery, gelateria, more food and beverage offerings, and a dedicated fitness, wellness, and recovery facility.</p>

<h2>Project: Palais Coolangatta</h2>

<h3>Location: 31-35 McLean Street, Coolangatta QLD 4225</h3>

<h3>Developer: BeckDev</h3>

<p>Developer <a href="/developers/beckdev">BeckDev</a> is still working through some design changes at&nbsp;<a href="/new-apartments/palais-coolangatta-31-35-mclean-street-coolangatta">Palais</a>, their $130 million apartment development in <a href="/new-apartments/coolangatta-qld-4225">Coolangatta</a>.</p>

<p>Designed by BDA, Palais is set to include 170 one, two, and three-bedroom residences with panoramic views and private hotel-style amenities.</p>

<p>BeckDev has made significant design concessions, including a notable reduction in height and scale when they <a href="/news/qld/beckdev-lodge-revised-plans-for-palais-coolangatta-apartment-development">proposed a redesign last year.</a> Originally the proposal was for 22 levels, however BeckDev has had to reduce the height of the tower to 17 levels.</p>

<p>The revised plans were submitted to the council in August, addressing concerns about the building's impact on the skyline and its proximity to an existing 24-storey structure.</p>

<p>Palais is located on the former Jazzland site in Coolangatta, aiming to honour the historical significance of the Jazzland Dance Hall's cultural legacy.&nbsp;</p>

<p>The residential tower and podium have been designed to recess, preserving the iconic Art Deco facade constructed in 1928, which serves as the gateway to the dance hall.</p>

<p>Palais is positioned just 200 metres from the beach, emphasising its coastal proximity and lifestyle appeal.</p>

<h2>Project: Kirra Beach Residences</h2>

<h3>Developer: Pyco Group</h3>

<p><a href="/new-apartments/brisbane-qld">Brisbane</a> developer <a href="/developers/pyco-group">Pyco Group</a>&nbsp;will hope for a speedy approval process at its first Gold Coast apartment development. They've plans to&nbsp;transform a prime corner block near Kirra Beach into a 14-level tower dubbed Kirra Beach Residences.</p>

<p>The developer amalgamated four sites to create the 2,044 sqm site at 10 Churchill Street for the project.&nbsp;</p>

<p>Designed by DAHA, Kirra Beach Residences will comprise 97 apartments, with a focus on larger units, offering 79 three-bedroom apartments and 18 two-bedroom apartments.</p>

<p>Melbourne's Bayside has long been one of the most attractive places to live in the Victoria capital.</p>

<p>It gained significant attention and growth as a knock on effect in the mid to late 20th century as Melbourne expanded and urbanized. The unrepeatable coastal suburbs, a premium in Melbourne compared to other capital cities across the country, meant it had a unique selling point which would never go away.</p>

<p>As transport to Bayside from the city improved, the property market grew and grew. Then came further investment within the suburbs themselves. Brighton's Church Street is now one of the most popular retail strips in Melbourne, and prices surrounding the street reflect that.</p>

<p>Some of Melbourne's best schools are also in Bayside, such as Melbourne Grammar School and St Leonard's College, while the Victoria Golf Club, one of the oldest and most prestigious golf courses in Australia, is located in Cheltenham.</p>

<p>There's only nine suburbs which make up the exclusive local government area on Port Phillip Bay. <p>Designed by architect David Dubois, these three-level residences feature striking red brick facades with terracotta shingles, framed by deeply recessed, electro-bronze steel windows.</p>

<p>Sloane, led by longtime developer Adam Sloane, says the project is all about the location.</p>

<h2>Andrews Labor Government to ramp up apartment approvals across Melbourne</h2>

<p>In September it was announced the then Andrews Labor Government was working on reforms to clear&nbsp;the backlog of approvals and build more homes, faster.</p>

<p>Over the last year to September, the number of dwellings approved across the state fell by 26.1 per cent.</p>

<p>At a council level, there’s a backlog of around 1,400 planning permit applications for multi-unit housing that have been sitting with councils for more than six months waiting for a decision. Some 550 of those applications have been waiting for more than a year.</p>

<p>Of these, 78 projects have a development cost of more than $10 million – and would deliver around 4,900 new homes.</p>

<p>Premier Daniel Andrews said "building, buying, renovating or renting shouldn't be this hard."</p>

<p>"We need to build more homes, with the best design standards, where people want to live. And that means going up and out – not just out," Mr Andrews said.</p>

<p>In April national developer&nbsp;<a href="/developers/frasers-property">Frasers</a>&nbsp;unveiled plans for the former Keperra Quarry in <a href="/developments/brisbane-qld">Brisbane</a>'s north-west, outlining two residential precincts, a sports and recreational precinct, and a conservation zone.&nbsp;</p>

<p><a href="/architects/rothelowman">Rothelowman</a>'s designs for the first precinct feature 91 townhouses spread across 5,043 sqm of the overall 18.9-hectare residential site.&nbsp;</p>

<p>The townhouses will feature a mix of three or four bedrooms across two or three levels, with a minimum gross floor area of 140 sqm and a dedicated private open space of 35 sqm.&nbsp;</p>

<h3>The top 12 developers to watch out for on the Gold Coast in 2024</h3>

<p>One of the most popular articles was sent at the end of last year, looking forward to 2024 and reviewing which developers are likely to be the most active this year.</p>

<p>Sales momentum gathered at a strong rate toward the end of 2023, which will have had developers licking their lips and doing what they can to get their projects in market.&nbsp;</p>

<p>There were 400 apartments sold in Q3 2023 across prominent areas like <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, Main Beach, and Surfers Paradise.</p>

Urban's top five most read articles in Queensland in 2023

<p>Sydney's urban sprawl has seen developers look for opportunities outside the confides of the Sydney CBD and its immediate surrounds.</p>

<p>We've looked at the top five apartment developments west of Sydney, ranging from harbourside Putney to Sydney's second CBD, Parramatta, all of which are expected to launch in 2024.</p>

<h2>Project: Marquette &amp; Mary</h2>

<h2>Location: 4 Mary Street, Rhodes</h2>

<h2>Developer: Deicorp</h2>

<p>This year&nbsp;<a href="/developers/deicorp" target="">Deicorp</a>&nbsp;will launch <a href="/new-apartments/marquet-mary-rhodes-1-9-marquet-street-rhodes-nsw-2138">Marquette &amp; Mary</a>, their&nbsp;$310 million,&nbsp;<a href="/architects/fk-australia" target="">Fender Katsalidis</a>-designed mixed-use tower in&nbsp;<a href="/new-apartments/rhodes-nsw-2138">Rhodes</a>. There will be 214 apartments across the 32-level building.</p>

<p>The City of Canada Bay Council Design Jury for the design excellence competition selected FK’s design for its “elegant internal apartment planning, the tripartite vertical rhythm of the facade and elegant tower form, along with the human scaled design of the podium. …The central courtyard providing light and natural ventilation, the provision of a public plaza at the southern entrance to the through site link and fine-grain design of the ground plane… “.</p>

<p>To the east of the site, a new public landscaped laneway, enlivened by active retail uses on the ground level, aims to connect the greater Rhodes area.</p>

<p>The materiality proposed on the podium references the masonry and brickwork heritage of inter-war period bungalow typologies historically known in the suburb. Adding an atrium to the north of the podium was a key design element to provide new apartment offerings, natural light and ventilation to the site.</p>

<p>The tower’s eastern edges are angled and feature a profiled facade. The sleek, glassy form minimises shadowing on an existing plaza adjacent to the site, creating a dynamic and articulated tower expression.</p>

<h2>Project: Cosmopolitan Parramatta</h2>

<p><a href="/developers/deicorp" target="">Deicorp</a>&nbsp;will also&nbsp;<a href="/new-apartments/cosmopolitan-by-deicorp-parramatta-34-hassall-street-parramatta-nsw-2150">Cosmopolitan Parramatta</a>, their two 46-level, side by side towers in <a href="/new-apartments/parramatta-nsw">Parramatta</a> which will add another 600 apartments to their portfolio.</p>

<p>Designed by Turner,&nbsp;Cosmopolitan Parramatta will comprise one, two and three-bedroom apartments which will sit above a new hub of retail village laneways with alfresco dining hospital.</p>

<p>The entire structure is inspired by a nature, offering a park-like experience for both residents and visitors. The apartment's design follows this theme, providing district views of nearby points of interest such as the river and parkland, inviting the surrounding nature in to each of the homes.&nbsp;</p>

<p>Cosmopolitan is ideally located on Hassal Street, overlooking the park and next to the new light rail stop.</p>

<h2>Project: Pier 20</h2>

<h3>Location: 20 Waterview Street, Putney NSW 2112</h3>

<h3>Developer: PERIFA and Abadeen</h3>

<p>Newly launched <a href="/new-apartments/sydney-nsw">Sydney</a>-based development company <a href="/developers/perifa">PERIFA</a> is partnering up with developer <a href="/developers/abadeen-group">Abadeen</a> on a waterfront precinct in <a href="/new-apartments/putney-nsw-2112">Putney</a>, intending to create a&nbsp;premium mixed-use development on the harbour.</p>

<p>The project, named <a href="/new-apartments/putney-wharf-residences-20-waterview-street-putney">Pier 20</a>, spans 15,870 sqm and includes the refurbishment of Halvorsen's boatshed to create a waterfront dining and commercial area, the construction of two three-level apartment buildings, 18 three-level townhouses, and a 36-berth marina.</p>

<p>Pier 20, located near Putney Village, provides immediate access to major retail amenities and is within walking distance of ferry stops, train lines, and local parks.</p>

<p>Joe Tack, Abadeen's Chief Operating Officer, sees the project as a rare opportunity to regenerate a significant infill site with 300 metres of waterfrontage.&nbsp;</p>

<p>The mix of townhouses, apartments, curated food and beverage options, and a new marina is expected to be a unique offering when the project is brought to market in 2024. Pier 20 is slated for completion in 2027.</p>

<h3>Developer: Billbergia</h3>

<p>National property developer <a href="/builders/billbergia-construction">Billbergia</a> is seeking to create a new sustainable tower in the heart of <a href="/new-apartments/rhodes-nsw-2138">Rhodes</a>.</p>

<p>The proposed tower, located at 9-13 Blaxland Road, will rise 37 levels and home 244 apartments. It is designed to be environmentally friendly and aligned with the principles of the Rhodes Place Strategy.&nbsp;</p>

<p>The apartments will sit atop a mixed-use podium with nine levels of basement car parking, a café, and outdoor seating.</p>

<p>The design also incorporates a two-storey high suspended Ficus tree at the entrance as a nod to nearby remnant giant Ficus trees from the early 1900s.&nbsp;</p>

<p>The <a href="/architects/group-gsa">Group GSA</a>-designed tower will be part of the Rhodes Station Gateway East precinct, rezoned by the NSW State Government in 2021, and is intended to connect various public spaces such as Blaxland Road, Rhodes Station, Churchill Tucker Reserve, McIlwaine Park, and Brays Bay.</p>

<p>The proposed tower aims to set a new benchmark for sustainable living, targeting a 7.4 Star NaTHERS sustainability rating. It includes communal spaces, a rooftop tree canopy, and an infinity pool.&nbsp;</p>

<p>The overall architectural concept is described as a "vertical forest," with a green façade providing both aesthetic appeal and practical benefits such as acoustic and urban heat mitigation.</p>

<p>The tower's design emphasises sustainability, with features like natural cross-ventilation, vertical biophilic gardens, and a focus on waste minimisation, recycling, green transportation, landscaping by Singaporean landscape studio Salad Dressing, climate adaptability, and eco-materials.</p>

<h2>Location: 444-446 Concord Road, Rhodes</h2>

<h3>Developer: Meriton</h3>

<p>Australia's largest apartment builder <a href="/builders/meriton">Meriton</a> is gearing up for a new buy-to-sell project in Rhodes.</p>

<p>The $137 million project involves the development of two towers designed by <a href="/architects/plus-architecture">Plus Architecture</a>, comprising a total of 285 apartments on a 5,516 sqm site situated across Blaxland Road, Concord Road, and Llewellyn Street.</p>

<p>The apartment includes configurations in one, two, three, and four-bedroom, with over half of the units being two-bedroom apartments.</p>

<p>The Rhodes development will also have a 1,143 sqm medical centre, a 1,153 sqm child care centre, 529 sqm of commercial tenancy, and four retail tenancies totalling 626 sqm.&nbsp;</p>
