Deicorp's top four Sydney off the plan apartment developments for sale in August

<p>Affordability has began to pinch even the most astute property seeker, following 12 interest rate hikes from the RBA in as little as 14 months.</p>

<p>That's taken the official cash rate some four per cent higher than it was in April last year, to 4.1 per cent.</p>

<p>The NSW government estimates that around 84 per cent of first home buyers will benefit from the reforms, paying either a reduced rate or no stamp duty at all.</p>

<p>Brisbane's off the plan property market led the country in sales comparative to how much stock is on the market, according to Urbis' Apartment Essentials National Snapshot Q1 2023.</p>

<p>Brisbane just edged the Gold Coast having the highest sales rate as a percentage. Nearly a fifth of apartments that were on the market sold in Q1.</p>

<p>Sydney and Perth were just below the 10 per cent mark, while Melbourne had the largest gap with just five per cent of apartments selling compared to how many are on the market.</p>

<p>The next best performer was Monarch Residences, the recently launched project by Don O'Rorke's Consolidated Properties. They scored 75 sales in Q1, at an average sale price of just over $1 million. Nine apartments in the development have sold for over $4 million.</p>

<p>The interiors of Ovation are also very much defined by what exists outside of the apartments, with full height windows inviting in ample sunlight and stunning views of the city skyline and surrounding streetscapes.</p>

<h2>HOME</h2>

<p>Perched at the commanding intersection of Heidelberg Road and Chandler Highway in Alphington, a new architectural marvel named HOME claims the highest vantage point within the Alphington Paper Mill Development.</p>

<p>This extraordinary building boasts sleek lines and a daring design, solidifying its status as a true landmark. The brick podium pays homage to the site's industrial legacy, while the gracefully curved glazed tower showcases the cutting edge of contemporary architecture.</p>
