Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

It has been listed for November 21 auction through Brian Liston and Phil Rourke at Landmark Albury.
The historic 1891 homestead (pictured) is one of the original holdings on the upper reaches of the Murray River in NSW. The property was initially settled in 1841.
Located 19 kilometres west of Corowa and 68 kilometres west of Albury/Wodonga, Collendina Station has an extensive frontage to the Murray River.

His Cowra rural retreat came with initial $8.5 million plus hopes.
Jillamatong, which sits on the Murray River, is listed through Brian Liston at Landmark Albury.
It last traded in 1999 when $2.85 million was paid. It had traded at $1.92 million in 1996. Set about 50 kilometres from Albury in NSW, it is suitable for wool, beef, fat lambs, cereal grains or fodder crops. It has a 1928 homestead designed by A.C. McKnight.

Collendina joins spring Riverina rush

Fashion designer Arabella Ramsay secured a bullish $1,805,000 when her Albert Park warehouse conversion went to weekend auction.
Initial reported price estimates to buyers had been a very cautious $1.25 million plus for the freestanding Neville Street warehouse. But when Marshall White agent Oliver Bruce asked for opening bids, the auction kicked off at $1.5 million. That was still slightly below Ramsay’s $1.55 million purchase price in May of last year.
It represents annualised capital growth since the last sale of 11%.
“This compares to growth for Melbourne over the same time frame of 3.8%,” Mark Armstrong from propertytycoon.com.au notes.
It was knocked down to buyer's advocate Mal James who had to fend off three other parties during the 20-minute contestant. Bidding narrowed down to three after the two-bedroom property was declared on the market at $1,555,000.

Bullish result for designer's Albert Park warehouse conversion

Begun in the ninth century, this Medieval castle in Turin, Italy, is on 35,000 square metres of period gardens and includes 30 bedrooms and 47 bathrooms. It includes a Romanic chapel from about 850AD and a courtyard with the evocatively named Fountain of Mysteries.
King Arduino, of the Bishop of Ivrea and the Holy Roman Emperor Otto I have all at one point owned the castle.
It was restored in 1800 by architect Alfredo D’Andrade, and further restoration works were undertaken in the 1990s. The two-storey, four-bedroom Lee Hillam-designed house, with separate guest quarters and views across Pittwater, was finished in 2003. It stands on 525 square metres in Iluka Road, with a garden between the two living quarters. It’s presumably going to have $6.75 million expectations through David Edwards at LJ Hooker, given they paid $5.65 million in 2006 to the property developer Andrew Richardson.

Details of the reputed $12 million sale have been the most tightly held property secret in Sydney – virtually untraceable until now.
Some paperwork has only emerged after the now known buyer Anita Cunliffe lodged $1.92 million renovation plans for the 5,533-square-metre heritage-listed upper north shore property. The Petres offered extended settlement terms, with the first rumors of the June 2010 sale coming to Title Tattle late last year. The bungalow-style Deepdene, with its grass tennis court, was built in 1924, some 25 years after the local railway station opened. It was designed by the architect James Peddle for farm machinery manufacturer George Virtue.
In the meantime the Petres have bought on Sydney’s lower north shore, buying Alta Mura, the 1886 Lavender Bay mansion from Clive Steirn SC and his wife, Marilyn. Richard Harding and Geoff Smith at LJ Hooker expected more than $7 million in early 2010, but the Alta Mura sale documents show $6.4 million on its settlement last month. The four-bedroom house, which sits on a 764-square-metre block with Peter Fudge-designed parterre gardens, last traded in 1987 for $650,000 when bought by the Steirns.
Petre was one of the most visible members of Sydney's cyber-rich fraternity in the 1980s and 1990s, especially when he was the executive chairman of Ecorp, the internet arm of Kerry Packer's PBL, which operated Ninemsm, in partnership with Petre's previous employer, Microsoft.

Cyber-rich Daniel Petre swaps Sydney's upper north shore for the lower: Title Tattle

The mortgagee-in-possession has sold the Grantham, Potts Point apartment of besieged hotelier John Chaina.
Chaina had listed his Grantham Street apartment for April auction, and a bid of $6.7 million was rejected. The mortgagee-in-possession then scheduled the three-bedroom, three-bathroom apartment with westerly views to the Opera House and Sydney Harbour Bridge for mid-September auction with price hopes of $6 million plus.
It was again passed in through Richardson &amp; Wrench Elizabeth Bay's Jason Boon and Belle Property's Rick Nolasco, who have since secured a buyer at an undisclosed price.
It cost $7.5 million off the plan in 2007. It was settled in August 2010 upon completion.
With one apartment per floor, The Grantham complex stands on the site of a former serviced apartment block that was operated by the Goldstein family, which retains the penthouse of the new building.

Bookie Mark Read's Westin Melbourne apartment races to quick sale

John Marasco, Colliers International managing director of investment services, says Australia’s major property players will continue to invest domestically over the next 12 months, mainly for reasons of social and political stability and the mining boom.
“Our investors continue to be upbeat about the state of the market, with most still seeing the market in early upswing,” Marasco says.
“Just over 60% of surveyed investors indicated they were likely to expand their real estate holdings over the next six months, with just fewer than 18% stating it was unlikely.
“This level is higher than last year, when 46%of investors were looking to expand.”
He pinpointed the top three acquisition targets as office assets in Sydney, followed by Melbourne and Brisbane.
Sydney was highlighted as the top long-term hold, while Melbourne was the top short-term hold consistent with Colliers’ view of the rental cycle in these markets.
Some 59% of Australian respondents expect rental growth to exceed the rate of inflation over the next three to five years.
The report also found that office assets were also the top market sector for investors looking to sell, with Melbourne office assets slightly more likely to be to be disposed of than those in other cities.
“The strong demand for Australian office assets is encouraging many vendors to sell with many seeing this as an ideal time to take buildings to market to achieve the best price possible,” Marasco says.
“Major property players are returning to core portfolios, a trend we have seen in recent times by the likes of REITs such as GPT, Stockland and DEXUS.”
Investors in Australia/New Zealand, Asia and Latin America were also seeing increased demand for suburban office space, while investors in other regions were witnessing the opposite – a trend toward recentralization resulting in lower demand for suburban office space.
“The survey has shown the majority of Australian investors now see overseas markets as too risky at present, given economic conditions in major financial markets,” Colliers International research director Nerida Conisbee notes.
The survey was conducted a week either side of the US debt rating downgrade on August 6.
Conisbee says the global economic outlook is impacting sentiment in the Australian property market.
“Survey respondents cited concerns about the flow on impacts of problems in the US and Europe to Australia and New Zealand, with access to finance also proving an issue,” Conisbee says.
“Access to finance and cost of finance was not seen to have improved over the past six months. But a stablisation seems to have occurred. Half of all investors believe that conditions in lending markets have not changed, and there has been no change to the cost of debt.”
Some 30% believe there has been a tightening of lending standards and 20% suggest a loosening of lending standards.
On a global level, Marasco says investors believe demand is rising, availability and vacancy rates are falling, and headline rents are on the rise.
“This optimistic outlook suggests they have the confidence to make buying and selling decisions — a confidence absent in 2008 and 2009, when investment sales dwindled to a fraction of their usual volume,” he says.
“Around the world, capital real estate flows have continued to grow with about 9,250 investment properties worth US$350 billion changing hands, an increase of 30% in volume over the same period in 2010.
“The real driver behind this result was positive growth within the America’s region, with the United States experiencing an increase of 124% in the value of commercial property transactions in the first half of this year.
“Other world regions also saw investment growth, with Europe Middle East and Africa increasing by 21% to US$87 billion, while Asia Pacific saw 12%growth over the year.
“The safety transparency and positive outlook for rental growth in Australian property markets means that global and local investors will continue to be active of the next 12 months further fuelling transaction volumes,” Marasco says
Other global highlights from the report include:

<li>As evidence of investors’ renewed confidence in the global market, 85% of investors said they are likely to expand their portfolio in the next six months. In the 2010 survey, only 60% of investors said they planned to expand their portfolio in the coming year.</li>
<li>Most investors see the global investment market in early stages of upturn, but not necessarily for the same reasons. For example, in the US and Canada, cheaper and easier credit makes buyers more optimistic.</li>
<li>In the Middle East and Africa, political risk is their primary barrier to expansion. In Asia, economic uncertainty is seen as the greatest risk. In Australia, the key concern is equity.</li>
<li>Canadians have the greatest appetite for risk at 64%, and 60% of US investors said they were more aggressive than six months ago, a stronger shift in risk tolerance than any other region.</li>
<li>Investors in Asia, Australia/New Zealand and Latin America see increased demand for suburban office space, while investors in other regions see a trend toward recentralization, resulting in lower demand for suburban office space.</li>
<li>atin American investors were most pessimistic, believing we are at the peak of the market. However, they also noted that there is insufficient supply of properties for sale, suggesting that investors are still interested in buying.</li>

Corterre Park, the Provence-style house in the NSW Southern Highlands of the former Mariner Corporation boss Bill Ireland, has been sold.
The Mittagong property was the highest recorded Southern Highlands acreage house sale when it fetched $5.15 million in 2003.
It was initially tipped to fetch more than $8 million on its mid-2010 listing, but is understood to have sold through Drew Lindsay of Drew Lindsay Real Estate Bowral at closer to its recent $6.5 million asking price. It is likely to be the highest price achieved for the region this year.
It has views towards Sydney and the Blue Mountains from its 21-hectare Range Road position.
The sandstone walled and slate roofed mansion comes with seven spacious living rooms.
There are four bedroom suites and a two-bedroom guest apartment.
The grounds have a pool and tennis court.

Southern Highlands notches another prestige sale with Corterre Park deal

Former NSW Government Architect Chris Johnson will take over as chief executive of the Urban Taskforce.
Johnson served as the NSW Government Architect for 10 years and subsequently became executive director in the NSW Department of Planning.
He was a former member of the Central Sydney Planning Committee.
“Chris has first-hand experience with the zoning and approval issues that our community needs to address,” Urban Taskforce secretary/treasurer David Tanevski says.
Johnson has written or edited 14 books on urban planning and architecture and for the last three years has run his own consultancy working for many private sector clients.
"I am keen to change the simplistic debate on density, from being either for or against, to an understanding that there are a range of at least a dozen types of density and each has a place in the city of the future,” Johnson says.
He succeeds<a href="https://www.propertyobserver.com.au/industry-news/urban-taskforce-ceo-aaron-gadiel-off-to-gadens/2011091351538" target="_blank"> Aaron Gadiel, who after four years is off to the legal firm Gadens</a>.
The Urban Taskforce is a property development industry group representing Australia’s most prominent property developers and equity financiers.
